London House Prices Crash 47% 😲

In this 20‑minute YouTube monologue, seasoned property investor Rob Moore (19 years in the business, ~345 owned rental units and ~1,350 managed units) announces dramatic price drops in central London – Chelsea down 47% from its 2013 peak, Mayfair down ~40%, Westminster down ~21% – and frames these corrections as a rare buying window. He explains his investment philosophy (BHD: buy, hold, die), describing a “perfect storm” of low purchase prices, relatively low mortgage rates (early 4%), and high rental demand driven by stamp‑duty hikes, immigration and other tax pressures. Moore contrasts the current crash with the 2008 downturn and cites Robert Kiyosaki’s long‑standing crash warnings. He then promotes his new online learning platform, property.school (formerly Progressive Property Club), offering a limited‑time half‑price membership and a free two‑day joint‑venture finance‑raising course to the first 45 sign‑ups. The video mixes market analysis, personal credibility, and a strong sales pitch, urging viewers to act immediately before the price doubles tomorrow.

London house prices crash 47%. So I am in London enjoying the sun. 47% house price crash in one central area of London. Not some cheap north outside of London area, but central London. Can you guess in the comments which area it is? In fact, you know what, I'll give a silver coin to the first person who can guess which area in central London has dropped 47% since peak. This is madness what's going on. People don't believe it, they don't know it's happening. It's happening. So Westminster apparently has dropped about 21%. I think it's probably more. When lockdown happened, you know, Mayfair dropped 40%. Now many areas of the country when lockdown happened went up in value because there was no house sales, but Mayfair dropped 40%. Now, no one on the planet ever predicted that London house prices would crash, let alone 21%, 40%, 47%. Remember, first person to guess 47%, I'll give you a silver coin. I never thought I'd be saying this. I remember in 2008 when properties dropped 30% in my local area, I thought I can't imagine you're ever going to get a bigger drop than that, but of course the bigger the booms, the bigger the busts. But of course the bigger the downsides of the busts, the bigger the upsides of the opportunity. So we've got this wild thing going on where across the country some areas don't seem like they've dropped yet. Maybe in your area— I do these lives and some people say, oh well, Rob, all this house price crash warning stuff, Robert Kiyosaki predicting the biggest crash in history, it's all just fearmongering, I'm not seeing it in my area. Well, every area in the UK is a bit different, but usually what happens in London then ripples out. And can anyone guess yet the area that's dropped 47%? Like, I never thought I would see this. Now, I think, I wonder if maybe the news is suppressing it a bit. I can't say that for sure, but if you imagine, you know, you are UK PLC, you don't really want the world to know that London, one of the, you know, the fintech center of the world, one of the greatest cities in the world, you don't really want a world advert that it's crashing 21%, 40%, and 47%. So I'm not sure why we're not seeing this everywhere. But in a way, that's good. So I'm a property investor. I have been for 19 years. My business partner and I, we're about to hit our 20th anniversary. We're buying a couple of nice big juicy deals right now. We've got 345-ish rental units in the portfolio we own. We've got about 1,350 units that we manage in our property management company. And I have never seen such wild crashes and therefore such huge opportunities as there are right now. So some people accuse me of being a bit of a doom monger, though it is a beautiful day. But I actually believe that the bigger the downside, the bigger the upside opportunity. Because think about it, if you bought a property for a million and it's gone down to 550 grand and you just lost, you know, 45%, that's really bad for you if you bought high and you sold low. But that's not how you make money. How you make money is by buying low and either selling high or buying low and holding. My favourite investing strategy is BHD, which is buy, hold, die. So imagine coming and swooping in to Mayfair and buying at 40% less than the peak pre-lockdown. You're winning and you're winning big. Now, London prices got out of control in some areas in the UK. No one could afford a house, and now they've completely corrected back. But there is some nuance to this. You've got to know the area, you've got to know what to buy, where to buy, how to buy it. Um, and the place that's dropped 47% since peak back to 2013 prices is Chelsea. Now, who'd have thought it? Chelsea. Chelsea, Knightsbridge, all these areas, best central, most expensive areas of London, average house price is £1.5 million plus, and now they're back 47%, 40%, it's bonkers. But here's the opportunity. You can buy low and either buy, hold, die, or buy low and sell high. Now there's a triangle of opportunity when it comes to property investing. What you want in an ideal perfect storm is you want high rents, low purchase prices, low mortgage costs. So right now we have dropping significantly purchase prices, we have relatively low interest rates. You can get mortgage now in the early 4%, which is relatively low, and we have really high rents. And with everything the government are doing, the increase in stamp duty, which will just make more people rent, all the asylum seekers, or just the rents are just going to go up and up and up and up, more taxes. Increase rents. It's just, it's just how it's going to work. So right now you've almost got a perfect storm of relatively cheap prices, relatively low rates, and relatively high rents. So if you'd like to learn how to cash in on perhaps the biggest crash we're ever going to see— Robert Kiyosaki kept saying this is going to be the biggest crash in history. He was saying it since 2013. I didn't really believe him. Now I wonder if he's right. But if you'd like to take the opportunity to cash in to learn how to buy property, what, where, how, when, to build for your pension, to get some part-time assets, to get some recurring income, or even to become a professional one day, or to park your money and invest it well, or to cash in on the opportunity, I recommend you join our new platform, property.school. So we had a platform called Progressive Property Club. We didn't really market it. We've just put it on a new platform. It's called property.school. Tomorrow the price doubles. So I'm doing this live now so you get the opportunity to jump in at half price before the price doubles. So right now it's about 20p a day. You can cancel any time. There's no ongoing contract. I just spent more on coffee this morning than it costs to have a monthly membership inside property.school. And there's dozens and soon to be hundreds of hours of courses, resources, and masterclasses to build multiple streams of property income. So here's the link to join and I recommend you do it right now before the price doubles. I think it's planned tomorrow. I don't know the exact time, but don't wait. It's never too late to start. It's always too late to wait. So the link is property.school. Now I've decided because I have about 45 places left on our September joint venture finance raising training, we've improved it from 1 day to 2 days, how to raise finance, how to buy deals, no money down. How to borrow money, how to do joint ventures. Because we've got about 45 places left, I thought screw it. The first 45 people from my content here that join property.school, I'll actually give you this joint venture finance raising 2-day course now. Usually it will cost you £100 or a lot more depending on where you buy it from. I'm going to give it to you completely for free. Here's what you need to do. You need to go to property.school, join real quick. Remember I said no risk, you can cancel any time, no ongoing contract. And then just type property in the comments once you've done. I'll count the first 45. By the way, I'm doing more than one video so you're going to need to be quick. So go and join at property.school and then just type property in the comments. And by the way, there's no, nothing that we sell at this event. It's an event for us to help people raise money to buy property because obviously that benefits them because I was 50 grand in debt when I started and I didn't know that you could do property no money down or other people's money. Of course, when I learned to do that, I'm like, well, then anyone can get into property. But you know, from my own motives point of view, if I help you raise money and get into property, well then maybe in the future you might join some of our courses. You know, you might choose to work with me. So I'm giving out some goodwill. And because it's at my training suite that I already own, I don't have to hire a hotel, I can pass the saving on to you. So a 2-day joint venture finance raising training day, which is many hundreds of pounds that people have paid, I will give access to you completely for free if you're one of the first 45 that join on our new platform, property.school. The link is property.school. Yes, it is different to money.school. Money.school is about business money and property.school is specifically about property investing. I think it might be the world's only dedicated property online school. So, and like I said, the price doubles tomorrow. At the moment it costs you what I spent on coffee this morning a month. So the link, in fact, it's going to cost you maybe hundreds of thousands or millions if you don't join. 'Cause my portfolio is now worth tens of millions and I was 50 grand in debt when I started. So the link is property.school. Go join, then come back, type in property in the comments. Don't wait, do it now before the price doubles tomorrow. And I'm not saying every area in the country has crashed yet. You know like those old graphic equalisers? Different areas grow and drop at different times, but prime real estate has really dropped, it really has. And it's completely surprising to me. And I've been doing this nearly 20 years, so that's the great thing about life, isn't it? It just continually surprises you. But it's great opportunity. In 2008, I was buying properties for £50,000 and £70,000. And like, if only I could go back in the time machine, but you don't need to because this, cycle's coming around again. But you need to know what to buy, where to buy, how to buy it, when to buy it, and that's all inside Property.School. Really appreciate you following me. Thanks for tuning in, and remember, if you don't risk anything, you risk everything.
