New House Price Crash Warning ⛔️

In this solo YouTube commentary, Rob Moore warns of an imminent, large‑scale UK house‑price crash. He cites recent RICS data showing September house sales at their lowest since the pandemic and mortgage‑stress levels at a 15‑year high, comparable to the 2008 crash period. He explains how rising Bank of England rates—now around 6% for mortgages, up from 2.9% a year ago—are being priced into fixed‑rate products, and how banks are pulling mortgage offerings due to rate‑rise fears. Rob argues that after 12 years of ultra‑low rates, rates must climb further, and combined with inflation, cost‑of‑living pressures, Brexit, energy and pandemic fallout, the market is primed for a correction. He predicts a crash within 6‑24 months, potentially larger than the 2008 25‑30% drop, possibly 30‑50%. He advises viewers to stay liquid, avoid hoarding cash, and be ready to purchase undervalued assets when the market falls, emphasizing that the crash will be rapid due to market reflexivity. Throughout, he engages with audience comments, asks for predictions on timing and magnitude, and repeatedly promotes his paid education platform Rob.team, offering low‑cost membership, masterclasses, a Telegram group, and free 3‑hour mentoring sessions for members. The video blends market analysis, actionable investment advice, audience interaction, and extensive self‑promotion.

There's been a new fresh house price crash warning, um, and the RICS, who are the Royal Institute for Chartered Surveyors, have said that house sales have been the lowest in September since the start of the pandemic, um, and people struggling to pay their mortgages is at a 15-year high. I'll just give you the quick updated news, then I'll chuck my thoughts in, then I'd love yours. So, um, the number of people struggling to cope with the rising interest rates and paying their mortgage is now a 15-year high, which is about almost to the day the time when the last house price crash happened. 2008. So that's something, something to think about. Um, the house price sales have been their lowest since the pandemic this September, according to RICS, who are the Royal Institute for Chartered Surveyors. Um, of course, interest rates are, um, higher now and predicted to go much higher. So the fear of interest rates has pushed up the new fixed rates. Because fixed rates have the future believed interest rates priced in. So fixed rates are higher than variable rates because essentially you're paying for an insurance policy against a rate rise. So whatever the, um, swap rate is, or the future predicted interest rates, this will be priced into today's mortgages. Do you know many banks even pulled mortgages? They're like, they fear interest rates will go so high they haven't even put products on the market. And now many mortgage rates are pretty much 6% now. Now, December they were 2.9-ish, and now they're almost 6% in 10 months. And I think everybody feels that the interest rates are going to go even higher. Scott has said the economy is up shit creek. That's probably putting it mildly there, Scott. New house buyer inquiries fell in September, fifth row— in fifth month in a row that they've fallen. Now look, that's the news, but to me it's absolutely obvious that a massive house price crash is coming. Massive. Number one, rates have been so low for 12 years, like less than 0.25%. Rates have been, and now they're up at between 2 and 3. They've got to go up. The really weak pound is putting pressure to put the rates up to attract the overseas money. Inflation is soaring, and higher interest rates is one way to try to control inflation. So it's only a matter of time before interest rates go up significantly. Prices, um, in properties have been going up for 15 years since the last crash in 2008. So you could say even just from a cycle point of view, we're probably fairly close to a correction anyway from natural cycles. But the soaring cost of living, the soaring inflation, now the rising interest rates, the fear— I mean, the Bank of England are scared. It's obvious that they're scared, all at this intervention and pressure on the UK government, um, basically to not get into more debt and to not stress big interest rate rises and fear from foreign investors. So all of this is bubbling up, and you know what this means? It means big house price crash coming. I'm convinced of it. I don't need anybody to convince me. I'm convinced. So for me, the question is not will the house price crash come. The question is, when will the house price crash come? So I would like your opinions. Please let me know in the comments, when do you think the house price crash is coming? Um, do you think it's like 6-12 months, 12-24 months, or beyond? Let me know. Jeff thinks it's here. It's actually not here yet, Jeff. Um, prices may have slightly slowed but we've no, no way had a crash yet. No way. Prices are still very high, and I think, um, how high the prices have been with property surprised many people. So it's not here yet. The recession is not here yet. We're not technically in recession. We haven't had two quarters of negative growth, but it's all building up now. In addition to when do you think it will crash— Scott has said 6 months— um, when do you think it will crash? The next question is by how much. So in the last property crash, it was 25 to 30%, um, the, the house prices corrected. How can it not be more? This is my question. So do you think it's going to be more than the last recession crash or less? Because I'm quite surprised how many people think it'll be less. But in the last house price crash, it was caused by banks and toxic loans, and the banks were bailed out, um, and then rates were dropped right down. It crashed quickly, 25-30%, and then it stabilized. Um, but this time it's not just a banking and a money crisis. There's pandemics, COVID lockdowns, um, Brexit, massive inflation, now increasing interest rates, energy crisis. Cost of living crisis, all these different factors now in the economy, and I believe that's going to make it bigger. So I believe it's going to be bigger than the last house price crash. Now I can see many of you in here are smart because you're seeing the opportunity. You're going and viewing properties, you're putting offers in, um, and when the market turns, it will drop fast if any previous crashes are anything to go by, prices generally when they come down don't trickle down really steadily because that's not how fear and anxiety work. And you get reflexivity in the market. Reflexivity is when the emotions of the people create self-fulfilling, um, actions within the market. So as soon as there's a bit of fear, the market will tank. Just like there was a little bit of fear around the mini-budget and all of a sudden the pound tanked. So as soon as we get a little bit of fear, a few people selling houses off a little bit cheaper, it'll tank. So you don't want to get ready, you want to be ready. You want to be out there viewing properties. You want to be as liquid as you can. You want that cash to go into assets. And actually, within the next 6 to 24 months could be one of the best times to buy property. Houses could get a little bit more affordable. Again, David, you're right, they're not affordable right now. Although the government have stepped in and they've increased the stamp duty threshold, finally, that was long overdue. But if they correct, which I think they will, David, then of course you're going to have more affordable housing, you're going to buy cheaper, you're going to have a higher yield if you're going to rent them out as buy-to-lets because you'll have a lower price relative to the mortgage— sorry, the rental income. So actually it could be a really good time to buy your own home, could be an even better time to buy investment property. So here's what I would say, here's a few tips. Number 1, don't be scared of the crash. Don't go and hide away. You can't save your way out of a recession, by the way. Can't save your way out of a crash. How can you save your way out of when your money's going down and down and down in value? You can't. You can invest your way out of it, you can earn your way out of it, you can create multiple streams of income out of it, you can buy assets through it, but you can't save your way out of it. Inflation is really high, the value of money is really low. So don't try and get in the, the, um, scarcity mindset and the hoarding mindset. You'll end up losing. Your money will go down in value. Your assets, or if you've got any, will go down in value. Instead, you need to try and remain as liquid as possible until the market crashes, and then you want to go shopping and you want to buy as many assets as you can over the period. Now, of course, you don't know when the period is. You only know when you look back. But I can tell you this: 2008 was the best— 2008, 2009, the best 2 years for buying property in terms of how cheap the prices were. And you didn't know until you look back a few years later. But you know, if, if the cycles are 15-ish, 17-ish, whatever years, you know, they vary slightly, but they'll be similar, then we're pretty close. So you might look back in 3 or 5 years and go— you'll either go, wow, I bought a lot of property in 2023 and it was cheap, Or you'll go, property in 2023 was cheap, I wish I'd bought a lot of property. And you might say, well, I haven't got money. Then you need to learn how to raise money. You might say, I don't know how to invest property. Then you need to learn how to invest in property. So if you'd like to learn how to invest in property, if you'd like to learn how to raise money, if you'd like to learn how to invest, like to learn how to take advantage of, you know, the upcoming crash and learn how to build and invest in assets even with low and no money down, I recommend you join Rob.team. There's the, um, How to Raise Money for Property Masterclass, the Multiple Streams of Property Income live event that you can get premium upgraded tickets for, all as a rob.team member. Look at all the people in the comments talking about how good it was buying in the last recession. Jonah said we went through this 30 years ago, um, and she saw that. So that was the last recession before then. I mean, I bet 2 recessions ago, um, properties were £30,000 or less. Now they're £200,000, £250,000. Um, Tony saw it in the '80s and says the strongest will survive. Now it's time to be strong. Now it's time to learn, earn, and invest. Get the mindset, skill set, strategies, and tactics of millionaires and billionaires and investors and the wealthy. Um, yeah, I can see, uh, Joni said, um, they bought 2 properties in the recession. Rajesh is already a member of Rob.team. So there's also a 9-module, 10-hour How to Invest series in Rob.team where you can learn how to invest in property, gold, precious metals, watches, classic cars, the stock market, cryptos, businesses, side hustles. 10-hour masterclass on how to invest with one of the top property investor entrepreneurs in the whole of the UK who I interview. Now that would be at least a $200 or $300 course if that was sold separately, but instead you can get that completely for free as a Rob.team member. Perfect timing because of how near we are to the, the property crash. And the news is coming out all the time. Interest rates are going up, fresh new warnings, data to suggest the property market is about to crash. Exactly, don't wait to buy property, buy property and wait. Don't wait to join Rob.team, join Rob.team and wait. So go join Rob.team by typing in R-O-B dot T-E-A-M, Rob.team into a new window in the internet. Any page, join right now, less than 20p today, cancel any time. I do 2 deep dive 2-hour masterclasses a month, 1 Sunday session a week. There's various events and live streams and courses and resources you get to attend as a Rob.team member. I think it's a really valuable resource that you'll find very useful. Um, Colette said, Rob, if the pound is weak, is it a bad time to buy and invest? No, I don't think it does. Um, it's just If the pound is weak, it's just weak against foreign currency like the dollar. So the dollar's stronger, but, you know, if you invest in assets into the UK, the pound is worth what the pound is worth. So I would say the one thing you want to do is get out of money if you can. Get out of cash and savings and money and get into assets, because a bigger threat than the weak pound to some people in the UK Is massive inflation and massive interest rates? Well, of course, if you have cash and there's massive interest rates, you benefit because every downside has an upside. But, um, yeah, inflation and the soaring cost of living crisis and the lack of trust in the banks— these are things that are a threat on your cash. And actually, your cash in assets where it's protected from inflation, it ultimately will go up in value and you get recurring and passive income. I think that's the best hedge against difficult times. Patricia said buy when properties are cheap, it's a no-brainer. So here's the thing, if you wait until the market crashes, it's too late. You need to learn, earn, and invest. Get educated, go and view properties, and know what to buy and where to buy and how to buy and be liquid before the market crashes. Because when it crashes, it will crash quick. So in 2008, it took 6 months to go down 25 to 30%. I know because because I was in it and I was buying through it and I was buying after it and it went really quick. So if I, if I'd have been like, all right, wait till the crash to happen just to be safe, I don't want to over— the crash, the crash would happen so quick. I'd be like, oh shit, it's gone. Shit, everything's cheaper. Oh, it's too late. So you need to learn, earn, and invest now in your education and your knowledge so that, you know, you want to be ready at least 6 to 12 months before the crash. Which is probably now, by the way. So if you would like to know how to invest in real estate property and build assets and produce recurring income and get the right financial education and knowledge they didn't teach you in school and build the mindset and skill set and strategies and tactics of millionaires, then join rob.team. Make sure you do that now because it's a platform that I set up actually in the lockdown. I completely changed the way I was selling online courses So instead of charging thousands or hundreds for online courses, which I've done to the tune of £15 to £20 million a year for many years now, I decided to have Rob.team just at £6 a month, which is less than 20 pence a day, as my way to give back and help people get good education and knowledge that they should have got in school but didn't, and that the system doesn't want them to know. But I never ended up putting it back or putting it up. I will be putting Rob.team price up soon, by the way. I'm building out a new platform which you're going to love, very intuitive new platform. But get in while you can, while it's only 20 pence a day and not, you know, $100 or $200 or more. In fact, some of my online courses are $1,500, some of them are £1,500. So get into Rob.team for just a fraction of that. There's so many courses, resources, and masterclasses on— so there's the 9-module, 10-hour How to Invest series. The 21 Ways to Monetize Social Media, the How to Increase Your Earning Power Masterclass, the How to Get Leads and Clients for Free Part 1, the How to Get Leads and Clients for Free Part 2, the How to Raise Money for Property Masterclass. It's all in rob.team. So if you haven't joined yet, what are you waiting for? Go open a new page on the internet and type in r-o-b dot t-e-a-m. E-A-M. No Volvo, Tony. Cash in, um, cash is not safe. Cash is safer in assets than cash, I believe. Now, um, property I think you'll still be safe with. I know some people say, well, property, you know, you, they could take it off you. And if it's digital ownership, well, it's not digital ownership yet. I mean, property and the blockchain have not merged yet. They're going to take decades for that to happen. So you're much safer in assets that you own and control than you are in cash, and you're protecting it from deflation, devaluation, and you're increasing the capital value, and you're getting recurring income. So actually, I think you're much safer in, in real assets than you are in cash. So let me ask you this then: do you think that the crash is coming in the next 1, 2, 3 years or more? Let me know in the comments. Within 1 year, 2 years, 3 years— when do you think it's coming? Do you agree with me that it's inevitable and that it's coming? And then by how much do you think the crash will be? Do you think it will be, um, 20%, 30%, 50%? Let me know in the comments. Um, I'm really intrigued to see what you think. I always like to read your comments. I always get involved in the chat as much as I can, as you know. Um, because, um, there's been a new house price crash warning and fresh warnings, um, because of the number of people struggling to pay mortgages is at a 15-year high. And you know what happened 15 years ago, the last property crash. So there's some recurring warning signs there. House sales in September hit their lowest level since the pandemic, and obviously the pandemic was going to be the lowest, um, house sales ever because you couldn't sell a house. Um, so yeah, there's lots of lower buyer inquiries, 5th month in a row that buying inquiries have fallen for property. Um, fewer properties for sale, all the signs are there, increasing interest rates. High inflation, fear in the market, 15 years of growth— all the signs are there. So I'd love your thoughts in the comments. Stanley says he says the crash will be less than 6 months. Warren believes 1 year and very certain a 30% crash. Interestingly, Rajesh says 25% maximum. I think it'll be more. Why? Because that's what it was in the last recession, and it was only a banking and money crisis, and the banks got bailed out. I can't imagine the, um, the government have got any money to bail out the property crash. Definitely can't imagine that. So yeah, really enjoying reading all your comments. Actually, I've just thought of something before you go. Don't go anywhere yet, um, because this week I'm actually doing 3 hours of online mentoring. So if you found my content useful, either in this video or in many videos that you've watched of mine, I'm going to give you a link to my brand new giveaways Telegram group, and within the next week I'm doing a 3-hour mentoring, online mentoring. I've got a 99-apartment block, a 42-apartment block, a 44-apartment block all next to each other. I might take you around them. I'll buy lunch for you. I've just put the link in the comments. Where's it gone? Let me do it again. So I've just put the, the link to my brand new Telegram group in the comments. Um, this won't cost you anything, there's nothing you need to buy on this. Um, and let me just type it in. I'll be giving away a 3-hour online mentoring session, and you can ask me any question you like, and we can talk about property and the market and starting and scaling a business and getting multiple streams income. And in addition to that, um, the 2 or 3 best winners are going to get a shadow day with me, take you around my properties, take you around my offices, take you out for a VIP lunch. There is the Telegram group. Um, Gary, this is an interesting comment. Um, just go, go and join my Telegram group real quick. Gary, I'd like to challenge you on your comment. First off, thank you for your comment. Gary said, Rob, I watch your lives every day and you seem to um, have a half-empty cup. Try and be positive for a change. I've got a few things to say on this, Gary. So number one is I actually am positive, and if you listen more carefully, I think you'll realize that what I do is address what's really going on and then give you a solution. Every single video, there's a solution. But I believe it's better to be realistic, Gary, than positive, because I believe at the moment positivity is naivety. But at the end, for example, on this one, I talked about the house price crash, and then I talked about the opportunity— buying underpriced assets, getting higher yields, getting better income. More millionaires are made in a recession than at any other time. Observe the masses, do the opposite. Be fearful when others are greedy, and greedy when others are fearful. Gary, I think you are misunderstanding me. Um, also, Gary, I would say to people who are demanding for me to be positive, I would say you need to sort your own mindset out. 'Cause if you need me to be positive, your mindset isn't positive enough 'cause you need me to be positive. And I'm actually not being clever or cocky about that, 'cause I used to want other people to be more positive, thinking that we should all be more positive, but it was because I couldn't manage my own positivity. I wanted them to be positive 'cause it was easier for me to be positive when they're positive. But in fact, I've got to manage my own positivity, if you can make sense of what I've just said there. You know, I used to be really upset and annoyed with people when they were negative or in a bad mood. But that's only because I didn't know how to manage my own mood. So if you watch every one of my videos more carefully, Gary, you will see that I'm warning people about realism, not fantasyism and not optimism. Realism. But realism isn't negative. Realism is reality. And then there's always a positive outcome. There's always a solution. I mean, I've given you access to rob.team and hundreds of hours of content on property and business. And sales and building assets for less than 20 pence a day, and giving you some tips on managing your money and getting into assets and not trusting the banking system. So Gary, I hope you now, um, my explanation has helped you a little bit understand what I'm more about. Um, the next thing, by the way, is I've done a couple of, um, really happy positive videos and no one watches them and no one is interested in them. So I have tried Um, but unfortunately, you know, the, the difficult news is we need to be aware of it. And oh, and Gary, here's the irony here. Gary's saying I need to be a bit more positive. Um, I've just given you access to my brand new Telegram group where you can get 3 hours of mentoring with me. Now, by the way, for my Facebook Lives, what I do is I address an issue and I usually pick an issue that affects us all, and then I look at turning it into an opportunity and a solution. When, when I do mentoring on Zooms and you get more time with me, it's solution, solution, solution, solution, positive, moving forward, progress, growth, solution, progress, growth. So if you want a bit more of that, come and join this 3-hour Zoom, but you can only get access to this mentoring with me in my brand new Telegram group. And 2 or 3 people who ask the best question, they're going to shadow me for a day. I'm going to take them on a tour around my hundreds of properties. They're going to be able to sit in meetings with me when, you know, in my offices with 100 staff. That's a pretty cool thing, and it's all free if you go join my Telegram group. My Telegram group, I have just shared the link in the comments. Um, Gary's still got something to say. So you see, he still can't listen and he still can't take the answer as it is. Negativity breeds negativity. But Gary, I'm not negative. You're negative. I'm not negative. I'm not negative. How is, um, me stating that there's going to be a property crash, and there's one in every 17 years, so it's actually just a cyclical fact, and then when the property crash happens, um, you'll be able to get better priced assets higher yields, and, um, probably it'll be the best time to buy in the, um, certainly in the last 15 years and maybe in the next 15 years. How's that negative? It's not negative, Gary. You're missing the point. Do you know what? This is one of the problems. Oh, someone's asked me to share the link again. Um, here's the link to my brand new Telegram group if you missed it. If you want, um, 3 hours of mentoring with me, there's 2 1.5-hour sessions, but you can jump on both. And you like the ambiance, ask me questions, and also, um, getting the chance of a day's worth of shadowing with me, here is the Telegram group. Just shared it in the comments one more time. All right, actually, I'm, you know, Gary, I'm just going to keep going on this, um, I think, Gary, in some ways the personal development industry has let you down because, um, a lot of personal development is always being positive. You can't, um— Gary, if, um, someone kidnapped your kids and beheaded them, would you be positive? And would you go on live saying, oh yeah, I'm just being positive because my, um, my kids have just been beheaded? No, you wouldn't. And, and you'd be stupid too. And that will cause you a shitload of trauma, and it should. And the thought of it should fucking scare you. And that should be a negative thought because it should warn you so you keep them safe. So, um, you know, negativity isn't bad. That every upside has a downside, every downside has an upside. So positivity needs negativity because it's opposite energy. Negativity needs positivity. Um, so you need to understand balance, I believe. And sometimes you need to be scared and you need to be anxious. And, um, what I used to do, Gary, is I used to just try and get rid of it all. Like, the thing with people is they can't sit in pain long enough. So they feel a bit of pain, they want rid of it, that they push it away. And, you know, push it away through addictions. Um, and they push under the rug all of the trauma that they built in their life instead of sitting in it and breathing it and understanding it and moving through it. You know, if you went to the gym and it's like, I don't want to feel any pain, and as soon as the exercise got hard, you stopped exercising. You wouldn't get stronger. Pain helps you grow. So, um, yeah, anyway, interesting little side chat there with Gary. Jason's joined Rob.team and also told Gary to, um, cheer up. I'll see you all in my new Telegram group where we can have 3 hours of mentoring and discussion and debate. Notice, by the way, I've not hated on Gary. I've challenged him, but I've not hated on him, and I won't hate on anyone who— yeah, Tatiana has said negative thoughts bring money. Yeah, if you have a negative thought and you think, shit, I better insure myself, shit, I've got scared, I better protect the downside, shit, I better make sure no one screws me, that serves you. And it saves and makes you money. Really good point there, Tatiana. If you're really positive, oh, I trust that guy, there's a million pounds, I trust you because I'm so positive, and you get fucked, what are you gonna do then? Be positive? Oh, it doesn't matter because everything is awesome. I got fucked for a million, but everything is awesome. No, no, you're not. Anyway, look, I've gone on a load of tangents here. Come and join Rob.team if for less than 20 pence a day you'd like to start and scale a business, get better financial education and knowledge, make, manage, and master money, build multiple streams of recurring income, get masterclass courses and resources probably 3 or 4 times a week on making, managing, and multiplying money, and getting free upgrades to special events and VIP tickets and networking dinners and you name it. There's nearly 10,000 members in Rob.team now. Come and join us. No contract, cancel anytime, less than 20p a day. Come and join us.
