New House Price Crash Warning ⛔️

In this YouTube presentation, property investor Rob Moore warns that a massive house‑price crash is imminent, potentially the biggest in a century. He argues that global institutional buyers such as BlackRock and UK banks (e.g., Lloyds) are snapping up large volumes of real estate, signalling that prices are undervalued. He backs his claim with on‑the‑ground evidence from his own portfolio of 340 rental units: a roughly 20 % decline in lower‑end buy‑to‑let prices over the past 18 months, a surge of empty high‑street units, soaring rents, and developers going bust. He explains how rising mortgage rates and upcoming rate resets will force many borrowers into arrears, leading to a wave of repossessions that will further depress prices. Moore frames the crash as a contrarian investment opportunity, urging viewers to act now, learn no‑money‑down techniques, raise finance, and reduce tax liabilities. He promotes an “emergency house‑price‑crash” Zoom masterclass (tiny.cc/housecrash) featuring a no‑money‑down expert, positioning the training as a limited‑time chance to profit from the downturn.

New house price crash warning. So right now there are many things going on in the property market that I saw in 2008, and I'm going to share the main wider global and closer local to you factors that I believe are causing possibly the biggest crash you've ever seen in your life and I've ever seen in my life. Possibly the biggest crash for 100 years. This is not me doom-mongering, because actually I'll share with you an opportunity in a moment, um, which actually is a really good positive thing about what's going on, um, in the property market. But a lot of people have been, um, oh no, the property market's not going to crash, oh no, inflation's gone down, oh no, interest rates have gone up. And you know, they look at the sort of the economics And they believe— because here's the irony, right? All the people who read the FT and The Economist, they don't understand that that's just as much propaganda as the mainstream media. They think it's credible and believable and factual because it's in an apparently credible and believable and factual media, but it's still propaganda. Like, do you know the truth? The only way you really know what's happening is really knowing your local market. And we really know our local market because we own 340 rental units here, because we've been investing in here for nearly 2 decades. So we know. So, um, I've been saying this for 4 years. Just before lockdown, I said this lockdown will cause possibly the biggest crash in a century or in our lifetime. And some people think I'm, I'm doom-mongering. I'm not the mainstream media. Look, I'm here to help you. There is great opportunity. But look, let's look at the facts here. So on a global level, um, who's buying up a load of property in America? BlackRock. So you know, when the biggest funds in the world and the biggest banks in the world buy up loads of real estate, do you think it's over or underpriced? Do you think that the banks might know something that we don't? About the property market. The banks have all the property data. Lloyds and Nationwide in the UK, they have all the property data, all the behind-the-scenes information. So one sure way to work out what's going on in the property market is look at what the banks are doing. And BlackRock are literally buying up cities in America. Lloyds have said they want to be the biggest private landlord in the UK. They've actually openly said it. Which is kind of stupid. So Lloyds will lend you the loans nice and cheap when rates are low. The rates will go through the roof, you can't afford your house anymore, they'll repossess it off you, and then they'll buy it back cheap. So you need to do what the banks do and remove judgment, because that pisses me off. It's not right, but they do it. But if you transcend judgment and go, okay, so if the banks are buying property, I should. If the pension funds are buying property, I should. It's not that hard when you just push through all the propaganda. Okay, so number 1, banks are buying up a load of property. That means it's probably cheaper. It's going to be cheap because they know something we don't. Number 2, walk down your local high street and look at it. So I'm going to do a live video with my Ray-Ban Facebook Live glasses because they seem to go well. Um, rented, empty, rented, empty, empty, empty, rented, empty, empty, empty. There's so many empty units. So many. If that's not a sign that the house market or the property market is crashing or it has crashed, then what is? So the more empty units there are, the lower demand, therefore, and the higher supply, and therefore the lower the price, whether it's purchase price or rental price. So the next sign is how high rents are. Rents are crazy, and so it's becoming more and more unaffordable for people to buy and people to live. Next thing is I have seen nearly 20% drop in my local area. So people say to me, oh yeah, Robert, not in mine. I mean, they might have dropped 20% in your area but not in mine. Well, how do you know? Um, because here's the thing, I've seen the drop of nearly 20% since last November. So that's what, less than 18 months? I've seen a drop of nearly 20% in the lower end buy-to-let By the way, some of the bigger commercial stuff have dropped even more. So I'm seeing it with my own eyes. And remember, I'm an on-the-ground investor, and they're the ones that really know, not, you know, the economists or the theorists. So now you might say, yeah, but Rob, in my area, prices haven't come down. How do you know? Because sold prices are quite a way out of date. And look at the asking prices and take off 20%. Because here's the thing, asking prices might be firm, but how much are you actually going to be able to get to sell that property? How much? If you look at the car markets, here's another thing. Look at all the other assets. Car market going down like that, many other asset classes going down like that. So, um, Maria said house prices in my area hasn't dropped, in fact it's soared through the roof. I don't think that's the case, Maria. You might be looking at the higher end or a specific niche. I don't think any price, any property prices recently have soared through the roof. Maybe they did after lockdown because that was a false economy, if you like. Um, but look at how expensive mortgages are now. That's a surefire way of a sign that the properties have to correct. If people can't afford to get mortgages anymore, if you need two incomes, not one, if interest rates are really high, if people's— there are millions of properties Sorry, millions of mortgages against properties that are about to come off their fixed rate. Millions, probably a month. And they go off from a 2% fixed to a 6 or 7 and 8 or more percent variable. No one's going to be able to afford that. So then they have to be sold quick for cheap, or they get repossessed for even cheaper, and then they go on the market cheaper, and then that sets the new price. The next thing is my business partner and I have seen huge blocks in our town which, um, the developers have not finished and they've gone bust. So if a building isn't finished and the developer's gone bust, you're not going to be buying that at full market value. That's not going to be its peak price. That is going to come cheap. That is going to come cheap. Now Maria said, think you're wrong, Rob, just sold my house off and I've made profit. Yeah, but you might have bought that 10 years ago. Anyone can make profit buying property and selling it 10 years later. In fact, you can buy property badly over market value, and if you keep it long enough, you'll make money. And actually, Maria, that leads me to this next point, which is the opportunity. So all these things are happening, and they're real, and they're here, and they're now. Now remember I said you've got the, the global, and then you've got the national, and then you've got the local. Um, so you have to find the right area, and you have to find the right property types. But here's the thing, All these factors are pushing prices down, or that's coming. So would you rather be ready or miss it? It's never too late to buy property, but it's always too late to wait. So we're doing an emergency house price crash Zoom masterclass because of all these factors, and because basically half the people that watch my content are like, oh yeah, Rob Moore, it's really hard. 'House price crash is really affecting me.' And the other half are like, 'Oh, maybe this is an opportunity then. I see that this could be an opportunity to buy at lower prices.' Because here's the thing, if you can buy at lower prices while rents are high, you win. Because to make money in property, you need the lowest relative price and the highest relative rent. And a few years ago, we might have had higher rent, so maybe 2, 3 years ago, very high relative prices and low relative rents. And now we've seen it where the prices have dropped fairly hard and the rents have gone up fairly hard. So that's a great opportunity for you. So give me a yes in the comments if you'd like to cash in on the crash, take the opportunity, observe the masses and do the opposite, create multiple streams of property income, be able to either buy your first house you know, relatively cheaply and affordably, or start a pension relatively cheaply and affordably, or, you know, invest in property and even become a full-time investor relatively cheaply and affordably. Because if you would like to do this, um, would I say now is the perfect time? Getting there. The perfect time has probably not quite happened yet. But here's the thing: if you wait for the perfect time, it's going to have gone and you're going to have missed it. So better me talking about it now a little bit before we get to the bottom of the market than we actually get to the bottom of the market, and then you bloody missed it. And you heard me shouting about it and ranting about it for 5 years, and you went, oh no, Rob's wrong, and then you fucking missed it. So type yes if you'd like me to bring in a guest expert and teach you how to get into property with none of your own money, teach you how to cash in on the crash, teach you how to create multiple streams of property income, teach you how to get your tax bill down, teach you how to beat the government at its own game. Um, type yes if you would like access to this, and I will give you access to this. Okay, and then the final thing is, um, so what did we cover? Let me just get this right. So we covered the banks are buying property. We covered that the rents are relatively high and the prices are relatively dropping, so the cash flow could be getting better. We covered that the mortgages are really high, Therefore, the repossessions could be really high. Therefore, the affordability is really low. We covered the— there's a load of empty properties in my city. We covered that the commercial properties are getting repossessed. We covered a lot of stuff. So I'll tell you what I'll do. I'll just give you the link. So if you'd like to register for this training, it's a unique one-off. I'm actually bringing my no-money-down mentor expert in. Go to tiny.cc/housecrash. tiny.cc/housecrash. There are other factors, and maybe we'll share them with you on the Zoom. I've seen this in 2008. It was different because obviously the banks were mostly at fault. And there's other factors now— lockdowns and, um, all sorts of other nefarious activities going on in the banks and the governments. Um, there's a lot of tax breaks that have been taken away, which has got a lot of landlords out of the market, which has put a lot of land off a lot of landlords going in, which is actually your opportunity. So if you'd like to learn how to cash in on the crash, make, manage, and multiply money through property investing, create multiple streams of passive recurring income through property, then go to tiny.cc/housecrash. That's the link. You can either type it in— I've shared the link in the comments, so you should be able to see it— tiny.cc/housecrash. Um, I was taught to observe the masses and do the opposite about 2006. It took me about 2 years because I was observing the masses and doing the same as the masses. And then when the 2008 crash happened, I was in denial for a bit, and then I just saw the prices drop hard and fast. By the way, when the prices do drop, they drop hard and fast because it's a bit like being constipated. It builds up and builds up and builds up and builds up and builds up and builds up, and you think it's coming, it's not, and you think it's coming and it's not. You're thinking it's and it's not, and it builds up and builds up and builds up and builds up and builds up and builds up, and then bang, it all fires out. And that is exactly how the housing crashes work. If you go back on nationwide house price data, um, the biggest drops happen in quarters or half years. It's not like the 25% or the 30% drop that happened in 2008 and might have happened in a previous crash. It's not like it just drops gently over years. You generally get a quarter or a half, most of it. Like, most of the 30% drop in Peterborough in the lower end of the market in 2008 was in 6 months. Most of it. That's how it works, um, because there's a load of fear, um, and there's a load of panic. So here's the thing: if it's not happening in your area yet, at least be ready. You want to be ready for when it is happening in your area. So it's good to get yourself educated, at the very least. What's the harm in getting yourself educated? What's the harm in knowing what the prices are even if they haven't dropped yet? What's the harm in being ready? So if you'd like some tools and tips and to start your educational process and journey of learning how to cash in on a crash, you know, and be greedy when others are fearful and fearful when others are greedy, and learn how to raise the money to be ready. Because here's the thing, you don't want to have the crash happened and then think, oh, how do I get into this when it's too late? You want to raise the money and be ready now. You want to have the education now. Now in some areas like mine, the crash has already started. I mean, we might be two-thirds of the way through it already in, in my area specifically. Yours might be different, and I know a couple of you said, oh, my area is different. It's actually probably better for you if your area hasn't dropped 20% yet because you're going to be ready and you're going to cash in when it happens. Whereas, you know, well, I was going to say with me it's already dropped 20%, but Mark and I did buy a nice juicy property and, you know, we're looking right now. So if you want to C, if it's a good time, look at the professional investors. What are they doing? Are they waiting or are they buying? Now, Mark and I, honestly, we were like, I'm not sure it's a good time. That over the last couple of years before last year, we were always looking, but now we're actively looking and we're getting deals thrown at us and they are cheap. And actually, in the last week, my business partner's shown me two big deals that we actually actively could purchase. So that's another big sign. Are the, the The contrarian professional investors going in. Are the big banks and funds going in? And we are. So if you'd like to get yourself educated, cash in on the crash, learn how to raise finance, learn how to get your tax bill down and get around some of these new rules and legislation and how anyone can be a professional investor, just go to tiny.cc/housecrash. That's tiny.cc/housecrash. Um, because coming in, what, 2 days' time, I'm going to do a— I'm going to give you a complimentary place. I'm going to sponsorship you— sponsor you to have a place. Because, you know, a lot of my courses and training are, are not free. Um, because free advice is worth every penny, but when you pay, you pay attention. But you are a loyal follower of mine. I see many of you like Mark and Paul and Philip there. Who follow me regularly, so I want to help you guys. I've brought in an expert of mine who's done hundreds of no-money-down deals. He started with minus 145 grand of debt, so he turned his life around. He built his portfolio in the crash just like I did. More millionaires are made in recessions than other times in the cycle over history. And if you think about it logically, we're kind of due a recession, aren't we, or due a crash, because the last one was 16 years ago, and they say the cycle is 15 to 17 years. So we're kind of due anyway, just, you know, cyclically. So if you'd like to learn all this and cash in on the crash and open your mind up, then go to tiny.cc/housecrash. Tiny.cc/housecrash. Simple as that. Marcus said he thinks that they are trying to cause recessions, depressions. Well, if you think about it, The banks probably want the properties to be quite cheap if they want to buy them all and own them all. They don't want to overpay. They don't want to buy at the top of the market. So if the banks have an ulterior motive for properties to be cheap, because the banks can buy them all cheap, then maybe they're going to use their powers because they probably do have an influence over the market. So I'm not sure that's a conspiracy theory. I think that's just Monopoly theory. So yeah, I agree. I know something that a top economist told me about how the banks work and why the banks don't want to continue to build. In the UK, there's a major undersupply of properties, and if you think about it, if there was an oversupply of properties, property prices would drop. If property prices dropped, all the mortgage values would drop. Therefore, if all the mortgage values dropped, the balance sheets of the banks would drop. They actually don't want that, so they want to limit the supply on purpose. Um, there's been 15 housing ministers, something like that, in the UK in the last 15 years, and they come in with this ideology that they can change and build loads of houses, and it never happens because the banks are pulling the strings. So the banks have got power, and right now the BlackRock in America are buying everything, and Lloyds want to be the biggest private landlord in the UK. That and that alone it's probably the sign that it's the right time to buy. Let alone everywhere being empty. Let alone rents relatively high and prices relatively low. Let alone all these repos are going to happen when people's fixed rates go from under 2% to 6% or 8%. This is now the time, and don't wait to buy property, buy property and wait. But of course, you've got to learn. The more you learn, the more you earn. So, um, yeah, just type in tiny.cc/housecrash, and I'll give you a training and I'll sponsor you. Um, no recordings, no replays, by the way, unless you're a Rob Moore team member. Um, and you, you'll see if you go to tiny.cc/housecrash, you'll see, um, you know, the 5 or 6 elements that you're going to be taught. Um, don't worry if you haven't got any education yet because, you know, every winner was once a beginner. Uh, don't worry if I haven't got any money yet because everyone who was rich at once didn't have money. Look at every entrepreneur and dragon. They all started from scratch. Um, so, you know, we can teach you these things. All you have to want to do is to cash in on the crash. All you have to want to do is build a portfolio. All you have to want to do is be entrepreneurial. All you want to have to do is make some money. All you have to want to do is have a better pension in life. All you have to want to do is beat the government and the central banks and inflation. And being in property and real estate is vitally important to be able to tick all those boxes. So I will see you at tiny.cc/housecrash, and remember this: if you don't risk anything, you risk everything. It's never too late to start, it's always too late to wait. Don't wait to buy property, buy property and wait. And also, share the love. You know, I want everyone to be rich. Because if we're all rich, then we all benefit. You know, if you're dating someone who's rich, you know, you're not going to be arguing over who's not going to pay, you're going to be arguing over who's going to pay. And if all your friends are rich, you can all do cool things together. If your community's rich, then there ain't going to be loads of holes in the road like there are here, and there ain't going to be 3-month waiting lists for the NHS, and there's not going to be a 6% only conviction rate in the police. So actually share this, share the love, because I think if you share with others and help other people, then I think that that's good for all of us. So I wonder if you wouldn't mind sharing this. Someone's asked me to share the link, so I'm just going to type the link in for you for the training, and that is tiny.cc/housecrash. Someone has said scaremongering. Uh, well, no, the media do that way better than me. Um, how is it scaremongering telling you what's really going on? I actually think it's just your inability to control your emotions, Robert, if I might be so bold. People, oh, scaremongering. Well, I mean, the media do it through propaganda, yes, but you know, if you're getting triggered because I'm saying there's lots of empty properties and people's interest rates are going to go from 2% to 8%, which they are, and affordability is at an all-time low, which it is. Since the Second World War, your affordability is at an all-time low in the last 100 years. These are facts. Like, you probably don't even need me to tell you this. Has, um, has inflation been high recently? Yeah, that's not scaremongering. Have your prices soared? What about your heating and your eating? Have they gone up or down? How's this scaremongering? It's just reality. So if you can't take any of this, how are you going to ever make money? And actually, when there's doom and there's fear and there's panic, that's when you're best cashing in. Observe the masses, do the opposite. Be greedy when others are fearful and fearful when others are greedy. So the choice is yours. I can't say anything more from here other than the link for the training is tiny.cc/housecrash, and I'm sponsoring you a place, but the rest is up to you. If you don't risk anything, you risk everything.
