New House Price Warning Crash

Property investor Rob Moore predicts a UK housing crash driven by Brexit, COVID lockdowns, and rising interest rates, warning that mortgage rates will jump from 2-3% to 8-9%, triggering repossessions. He owns 340 properties and profited from 2008, arguing buyers can now secure deals at 25-30% discounts and generate £10,000 monthly rental income.

House price crash warning. I'm seeing a lot going on behind the scenes which points to a major property crash. Now, I've been saying this for a while, as have top experts like Robert Kiyosaki. I'll come to that in a moment, but the first thing I want to say is don't be fooled Don't be fooled by the media propaganda. Oh, inflation's really low now, let's celebrate. Oh, we've got 1% economic growth, aren't we amazing? Best in Europe. Um, oh, interest rates might come down, look at us, aren't we brilliant at running the country? No, you fucking ruined it. You ruined it with lockdown, you ruined it with Brexit, it. You whacked interest rates up, you whacked inflation up. The cost of living crisis hasn't even started. All right, inflation might not be technically as high as it was, but think about the impact of the lack of supply, of interest rates going up 1,000%. Interest rates from lowest to highest have gone up 1,000%. How do you feel about your mortgage going up 1,000%? And all the media at the moment is just giving you all this fluffery. Economic growth. We've got one of the slowest economic growing countries in the frickin world. Inflation is at least double what they tell you, at least double. So they say inflation is about 3% right now. Tell me, is your food, your heating, your eating, your travel, Is everything 3% price rise or is it 33% price rise? You tell me. You know better than me on your spending, but it feels right now that everything is so expensive and people just can't afford anything anymore. Do you know you could make shoes 70 years ago and you could have a 4-bed house and look after a 3 or 4 children family on one income making shoes. Now you need two incomes, and the mortgage companies make you prove that you— i.e., both male and female, or both parents, have to work and have to have an income for you to be able to even get a mortgage to get a house in the first place. Two of the families working for probably a two or a three-bed starter home. The world has changed. Everything's gone to shit. And what's happening is the rich are getting richer and the poor are getting poorer. And there's going to be all these fixed-rate mortgages that are coming off the fixed rate at 2% and 3% that they're paying on their mortgage. And overnight they're going to be paying 8%, 9%. So don't listen to all the propaganda on the media when they're all doing political campaigns. Here's the reality. Since Brexit and then lockdown, house prices have soared, cost of living has soared, interest rates have soared, repossessions will soar. The rich are getting richer because they own all the houses. I'll put my hands up, I own 340 of them, but I put 18 years of my life into doing that. And the poor are getting poorer, and it is a reality. And this is why I do a lot of my content, to help you get on the property ladder, to help you start a business, to help you gain control of your finances. So my business partner and I bought a property, the most recent one we bought, and we got a 30% uplift on the price without doing any lick of paint or refurb, without changing a tenant. So we essentially got it 30 to 35% below its real value. We bought a property for £3.8 million, did a, you know, probably a £12 million development on it, and then it peak valued at £21 million, generates a 7-figure rental income stream. And we are seeing deals better than that right now in our local area. Now we've made a few offers on some big stuff, talking, you know, huge hotels, 15-story development properties. We're putting offers on these right now as we speak because for sure we've got better negotiation power. For sure prices are coming down for sure. Councils and people and pension funds and banks have overpaid for properties in the last 5 years, and everything's changing. So mark my words, there's a huge crash coming. Um, Kim Kiyosaki said to me that she thinks that most of the banks are insolvent in America. Banks are going bust, and more and more banks will go bust. Robert Kiyosaki, he's been calling a crash for quite a while. Normally the cycles are, what, 15 to 18 years? And how long have we been since '08? 16 years. So just human nature and emotions and cycles would dictate that we're very close, just natural, um, selection. But add to that everything that's happened in Brexit and lockdown and the soaring interest rates and the cost of living crisis How can it not make— how can it not put downward pressure on the property market? So here's what's going to happen. One of two things. Number one is home buyers are going to get hurt bad. Anyone who's got a house is— there's going to be a lot more repossessions come out into the market because they can't afford to go from 2.5% to 8.5% on their repayments. And there's going to be blood on the streets. And then On the other side, investors. And by the way, you don't have to be experienced to buy a property. You have to start and you have to learn, but you can go into an estate agent and make an offer. So actually, the thing with property is you can get into it early. You can't be a doctor after the first semester, you know, you've done one module of your 7-year degree, ah, give me the knife, can't do that, it's dangerous. But you can go and make an offer on a house and you can offer 25-30% below market value, and it's pretty standard. You get good legal protection in protection in the UK to buy it. Now obviously, if you learn— the more you learn, the more you earn. And if you know how to do it well, and you know the right prices, and you know the right buildings, and you know the right areas, and you know the right power team, obviously you're going to be able to make a lot more money. But the thing with property is it always goes up. And by the way, there's some somewhat nefarious reasons that property will always go up which benefit you but it also benefits the banks. And actually, I'm going to share those and some other strategies and tactics to get into property at the perfect time on a Zoom that's coming up. But it's kind of a bit last minute because it's coming up in 48 hours' time. But hey, look, if you're committed to starting and scaling and investing in property, if you're committed to learning how to raise funds and buy the right kind of deals, if you're committed to cashing in on the crash, give me a yes in the comments. Um, because I am hosting with my business partner an emergency Zoom on cashing in on the crash and learning how to hit that 10 grand a month net income figure, which seems to be what everyone wants and needs right now. I remember when I started, everyone wanted and needed 3 grand a month. Now they need 10 grand a month. The world has completely changed. I can see a lot of yeses in the comments, so here's what I'll do. I'll type the link in for you. It's robmoore.live. Actually, let me just paste. Yeah, it is, is, is robmoore.live/property. Dot live forward slash property. I'm trying to type it in. Robmoore.live/property. The biggest wait in history for a link. So you might be able to click it, or you might need to go now. Just leave this video and type in Rob Moore dot live forward slash property. Now, by the way, I, one of the reasons I'm bullish and I believe that I'll be right about this crash is because I saw it in 2008. And in 2008, I was scared at first. I will admit I'd never seen it before. I was in my 20s. But then we bought the cheapest, best properties that we've ever bought in 2008. I was buying 4-bed houses for 50, 60 grand, good solid family, 3-bed houses in reasonable areas for 70, 75 grand, which peaked at 200. Some of them even went up to 250 grand. So, um, I'm seeing this again now. I'm seeing where prices were £21 million in '19, '18, '17 million, where prices were £200, £250, now they're £175, £150. So I'm seeing it. I've seen a 20% drop in my local area. It's coming, it's here, it's now. And some of my critics have said, oh, Rob's been saying that there's going to be a crash for ages. Well, do you want to get in now, or do you want to wait till it's happened and then miss the boat again? Because some of you have said you're a bit behind me, um, and you didn't cash in on the crash of 2008. Simon has said that, um, prices dropped nearly 30% in about 6 months. So if you got in at the right time, you've just had what, probably 100% growth in a decade, whereas normally it takes 12 to 15 years to get 100% growth. Now Thomas has said property doesn't always go up. Um, you're technically correct but mostly wrong, Thomas. Here's why. If you buy a really shit property, 30% over market value, in a really shit area way up north, it's probably going to take 20 years. If you buy anything in London, it's probably going to take 20 minutes. If you buy an overseas off-plan property in Bulgaria or somewhere where there isn't the undersupply and the over-demand, you'll be technically right, Thomas. But as long as you find a decent area, which is most major cities in the UK, and as long as you buy property at a fair price and don't way overpay— in my area in Peterborough, just an hour north of London, uh, properties have since 2008 on average for our portfolio probably gone up They probably doubled and then almost halved again. But of course I've got commercial and residential and big blocks and little houses. I've got a mishmash of 340 units, so it depends. I mean, at one point at peak, they'd almost doubled and doubled again, some of them. And I've seen that. So Thomas, in some ways you're right, probably doesn't always go up if you're in the wrong area, you don't know what you're doing, and you buy shit. Yeah, but that's like stock market doesn't always go up if you buy the wrong stock at the wrong price. So this is why you need the Zoom. This is why you need the education, because the more you learn, the more you earn. Um, but let me ask you this: would you rather buy high, sell low, or buy low and then buy, hold, die? Because by the way, here's what we'll teach you. We'll teach you how to make 10 grand a month. We'll teach you how to raise finance. We'll talk to you about what's going on in the market, why we believe that the crash is coming and it's a great opportunity. We'll teach you how to have the contrarian mindset. We'll teach you how to observe the masses and do the opposite. We'll teach you how to play the banks at their own game. So the link is robmoore.live/property. Someone has said the link doesn't work. Okay, Rob Moore live/property. That's the link. Yep, it works. So I'll see you there. I'd love to carry on answering questions, but I have now got a walk with my PA. Um, buy, hold, die. If you had a golden goose that was laying golden eggs, would you slay it for one delicious meal? Or would you keep it laying eggs for the rest of your life? Here's the thing, people are like, I am going to flip. Well, buy the property, you probably pay what it's worth or a bit more. Then you've got to do a refurb, so you've got to add money on top. So now you paid even more than what it's worth. Then you've got to get the timing right. Then you've got the cost of sale, which can be 10 to 20%. Then you've got the taxes on top. Often people don't make much money in a flip. And let's say you've made £20,000 or £30,000 from one deal. What are you going to do with that? Whereas if you bought a property, same kind of property, and even if I only made £200 a month net income, the next year I'll make £270,000, the next year I'll make £350,000 and it'll just keep going up. And in 10 or 20 years it's doubled in value. We've got one property that makes more than £1 million in income. One property. Imagine if I sold that. Even if I could sell that for £10 million net net to me, It wouldn't be worth it because in 10 years I'm going to get the £10 million in net income, £1 million a year, but I'm also going to put the rents up. Anyway, I could stay and talk all day about property because I love it. I really think that there's a big crash coming. I really think that it's a great opportunity. And by the way, I'm not just, I'm guessing. I saw this in 2008 and there are many similar signs. There are actually some newer signs as well. There's some bigger, starker warnings. You know, how much more interest rates are up now. Um, so it could be a bigger crash than 2008. And again, I've been ridiculed by a couple of critics for this, but ask yourself this: are the critics of me— do they have 340 properties? Did they buy the cheapest properties, 30, 35, 40% below market value in the last crash? Have they been doing it 20 years? Because, you know, I have. So if you want to jump on a Zoom that I'm hosting and I've got my guest expert in on how to make 10 grand a month, cashing on the crash, how to raise finance, how to get on the ladder, how to buy properties that actually go up in value, how to make net income, how to get capital growth, how to get bargain discounted deals. Go to robmoore.live/property. Rob Moore, dot live, forward slash property. I'll see you there.
