Pay Your Mortgage Until You Die ⛔️

Rob Moore explains why 35-year mortgages trap borrowers, then shows how to escape: take the longest mortgage available, overpay aggressively when you can, and buy income-producing assets whose rental cash flow pays the debt. He owns 345 properties financed this way, turning liabilities into free assets.

Pay your mortgage until you die. That's what the banks all have. And look, I love the banks and hate the banks, and just going to share with you quickly why the banks want you to be in debt until you die and how you can actually turn what the banks consume from you in debt and interest to your advantage. So there are now 35-year-plus mortgages which are more common now in the UK than they used to be. 25 used to be like the long term, and now it's 35. So in your 30s, you can get a mortgage and you can be in debt to the banks until retirement age. And if you look at the statistics on retirement, it looks really bad. Some sources say that 3 years or 5 years into retirement, on average, you die. And then 40% of most of the estate that's left, if you earned any decent half money, goes to the state in inheritance tax. So this is not a good model for you to build personal wealth and sovereignty. So I've got a few tips. Now, maybe you want to own your own home, maybe you want to rent your own home, or maybe you want to own assets. Either way, I've got a tactic for you. So let's say you want to own your own home. You're like me, you believe that your home is your castle, and there's lots of tax breaks and they double every 10, 12 to 15 years, say, and it's security and ownership, and you believe in that kind of British dream of owning your own home. A lot of the Americans think you should rent and not buy. I think they're mostly wrong, or it's mostly wrong in the UK. So let's say you want to own your own home. Here's what you do. You get as long a mortgage as possible, paying as low a monthly repayment as as possible. And then you overpay as much as you can when you can with spare disposable income that you have, and you cut that 35-year mortgage down into 10, 12, or 15 years. If you just overpay £5 a day, £50 a month, you could potentially, if you do the maths, halve the term of your mortgage. Now, The reason you don't just therefore get a shorter mortgage or you put less money in is because you've got more to pay each month. Whereas if you have less to pay each month but then you overpay with spare money, then it kind of tricks yourself and kind of tricks the banks that you'll get that property paid off in your 40s, not your 60s. So there's one little hack for you. The second hack, and this is quite a smart one, and I learned this 18 years ago, and most people don't know how to do this. But like I said, I love the banks and hate the banks. I love the banks because I've got 345 properties and that's mostly financed by bank money. So the banks are making money on my debt, yes, But my debt is leveraged against assets, and my assets pay the banks back, and the assets make me money. Now, where I don't love the banks is where they try and get you into debt for depreciating liabilities, and where they want you in debt for the rest of your life, and where they want you to take out these long-term mortgages where your house is 200 grand but you end up paying 650 grand back in the term of the mortgage. And then they want you to borrow a car and they want you to do a conservatory and an extension and they want you to have a load of these credit cards and they're just throwing debt at you with no responsibility of actually is what you're borrowing going up or down in value. That's why I hate the banks. I hate that they make money getting us into debt and they don't care about getting us into debt but they just want to maximise the money. But I get why they wouldn't teach us how to be smart investors because then we probably wouldn't need them for liabilities, then they wouldn't make much money. So learning all of this, and I wrote about this in my book Money Matrix, you can actually play smart and beat the banks at their own game. So here's what you do. Let's say you're ready to wait for a bit until you buy or own your own home. What you do is you get 2 or 3 investment properties. Either you save up for the deposit or you go to a friend or family member or private investor and they put the money in and you go halves with them. And then you get as much bank debt as you can to leverage up those assets, those investment properties, and then you use the income, the rental income profit from those assets to pay your mortgage. So essentially you get a free house. That's the hack. Now I've done this for houses, for cars, pretty much anything I want to buy. I'll be like, right, I'll give you an example. So I've got a Lamborghini Aventador, I've got an Aston Martin DBS, and they're owned in a company. So I get a lot of tax breaks, but we've got this one property, which is about 42 units. We bought it for about 800 grand with investor money. We spent similar money on it to develop it into 42 units. It was a kind of like working men's club. So let's say we're all in just for ease of maths, 1.5, someone else's money. He gets a share, we get a share. We rent out the 42 units, we make, you know, many thousands a month in income, and then that— those many thousands a month in income can pay for the Lamborghini and pay for the Aston Martin DBS. So those supercars become free. So instead of buying the supercar with money after tax, which costs you at least double, and then them being depreciating liabilities and locking in money that's unleveraged, You own an asset and the income from the asset pays off the debt on the liability. So for example, the Lamborghini Aventador, we own completely outright now. Initially we got finance so that we could use the income from the property to pay off the finance on the Lamborghini. Now we own it outright. And so that asset got us a free Lamborghini. So an asset can get you a free house. And when I say free, I mean obviously it still has to be bought and paid for. But if it's bought and paid for by income and capital from assets, not income and capital from what you work for and earn, then you're not exchanging your time for money. You're getting income from assets that saves your time. So another way to not pay your mortgage until you die and to own your own home outright without paying tax paid money Get 2 or 3 assets that the net income equals the cost of the mortgage and use the net income from the assets to pay the mortgage. And then essentially the mortgage is free. And then you're not paying your mortgage until you die. And then you're playing the banks at their own game and you're winning. And you're leveraging their money for income and assets instead of them leveraging you for debt and liabilities. So look, if you like this kind of stuff and you want to learn more about this kind of stuff, This is why I launched Rob.team. Now usually it would be for Rob.team Gold at the very least, or it'd be a 700— I charge 700 quid for my online courses, and that's after the best price discounts. I charge about 2.5 grand for my face-to-face courses. But the reason we're putting this tax-saving masterclass inside Rob.team is because Labour Labour put taxes up a lot. Conservatives already put taxes up a lot. Tax is getting really penal. You know it's really upsetting me. So I decided to put this tax-saving masterclass, 3 modules, 7 hours, on the best hacks to get your tax bill down. I decided to put it in Rob.team. The membership for Rob.team is 20 pence a day. I've spent more on coffee this morning than the membership of Rob.team. It's half the price of Netflix. I'm on a mission to give as many people on this planet better financial knowledge, and, um, rob.team is my global money school that will help you learn about how to leverage inflation to be your friend. Because when you own assets, inflation pushes the price of the asset up. But if you've got mortgage debt on it, it pushes the value of your debt down. Now most people don't understand this, but what inflation does— and I've got schools and modules and courses on this— inflation is the increase in cost or the reduction in the value of money. And it works on money, asset, and debt. So inflation pushes the cost and the price of assets up. So if you own assets, you make more money with inflation. This is why the rich get richer. It's not because of some scheme or scam. The rich get richer because the rich own assets. The poor get poorer because the poor own liabilities and are in debt and have money savings, or maybe not much savings. So let's say you own an investment property. Inflation pushes the price of it up, so you're getting capital gain. Inflation pushes the value of your rent up, so you're getting increased income. But when you have a mortgage, inflation pushes the value of the debt down as much as it pushes the value of the asset up. So this is why I've got tens of millions of pounds worth of mortgages. And broke people think, oh well, you know, I just don't really own them or I'm broke. But when inflation was 10% after lockdown, my tens of millions of pounds worth of mortgages were getting paid off in the millions per year by the government and by government printing and by inflation. And my rents went up. So my debt went down relatively and my rent went up relatively. And it wasn't even anything I did, it was what the government did. So when you own assets and you own real estate, You leverage asset, asset inflation up and you leverage asset debt down. So I teach you all this stuff in Rob.team for less than 20p a day, cancel any time. We've got Sunday sessions virtually every Sunday. We've got masterclasses through the week and there's hundreds of hours of courses, resources and masterclasses, including the new tax saving masterclass, which launches literally in 48 hours. The first module is done. You can jump on the second module live. You can ask my special accountant questions about your specific tax situation because tax is your biggest expense. At least in divorce you only lose half. You lose more than half in your VAT, your corporation tax, your income tax, your national insurance, your business rates. So you either overpay your mortgage and chip it down by half the time saving maybe hundreds of thousands in interest payments, or you use that money to invest in assets. You take the income from the assets to pay your mortgage down for you. And when you own assets, inflation pushes the value up and it pushes your debt down. For more, join Rob.team.
