Property Markets CRASHING (Proof)

Rob Moore says UK luxury property prices have crashed roughly 40% since their peak, returning to 2016 levels. He cites billionaire investors moving to cash and urges viewers to buy assets while prices are down, pointing to deals like a property flip from £750k to £1.2 million as proof the opportunity is real.

How's price crash-proof? So for probably 4 years, I've been warning people about the housing crash and the economic crash. I've been giving solutions at the end of every single one of my videos, and some people have been ignoring me because I just think they think it's doom-mongering. But surely it's better to be ready for something even if it doesn't happen than be naive and say it will never happen, and then it find you out and you'd be blindsided. So this is going to surprise many people, but London is probably one of the cities in the world that, if anywhere's immune to a crash or going down, you would have thought London. I mean, one of the greatest capital— used to be one of the greatest capitals in the world. And in Chelsea and Knightsbridge, there's been a significant crash. Um, anyone want to guess in the comments what percentage from peak the market has dropped in Chelsea and Knightsbridge? Let me know in the comments. First person to get the answer that's in my head will get a silver coin gifted by me. What percentage has London crashed in recent times? And the price has gone back to a past year. What year? And I'll give another silver coin just for fun. So everyone in the UK used to say, well, London's like its own city, and London just keeps going up. And when places in the north aren't going up, London just seems to keep going up. London will never crash. And it's crashed, and it's crashed quite hard. Chetana said 10%, Jada said 18%. Keep the guesses coming in. And there's many factors, but you know, if all these billionaires we sent away in lockdown taking a lot of their money with them, how high the prices had got, you know, there's a massive undersupply of houses on this, on the sold market, obviously because no one was able to buy or sell houses. In the lockdown? Marcus said 30%. Bobby has said 42%. Marcus said 30%. Carla said 30%. Danny has said 2%. None of these are right yet. Wayne has said 23%. Okay, so for everyone that said, oh, Rob's just doom-mongering and the house prices won't come down and there won't be an economic crash, yada yada yada— I'm not doing this live video to say to you I was right. I'm doing this live video to to point out that it's happening now. Robert Kiyosaki's come out and said that the economic crash is happening in America. Every day I read about a new billionaire who thinks that the political turmoil, the closeness to war, the kind of corruption in politics, how high certain asset prices have got, all these other factors, you know, the trillions pumped into the lockdowns. And every day a billionaire is either selling all their stock, holding cash to go shopping, or saying they believe we're on the brink of possibly the biggest crash in history, or at least in their lifetimes. And every single day I'm seeing another one doing it. The guy from The Big Short, he sold everything. He's just waiting in cash. Warren Buffett's selling billions of stocks. Into cash. Why do you think they're doing this? Because cash is king when there's a crash or a recession. So if you can tell me how much London has dropped by since peak and what year the price has gone back to, each one of those answers I'll give a silver coin. Um, Kate Thos has said 38%, Mark 16%, Carl 16.5%. No, keep coming. 1995. No, it's not gone that far back. That would be like going back in time. So I'm probably not going to do any more videos saying house price crash warning, economic crash warning, the crash is coming. I'm probably now just going to do content on what's happening in the crash. Now, as with anything, it's good or bad. I'm walking on a hard path. It's kind of good for my feet. It's good for seeing a direction. If I fall over, I could crack my head open. I walk on the grass. Nice and soft, but I'll probably stand in dog shit. Everything has an upside and a downside. And so what happens in a crash is dumb money moves to smart money, and, um, people sell when they really should buy, and the money goes from fear to greed. Be greedy when others are fearful, and fearful when others are greedy. Observe the masses, do the opposite. So whether it's real estate or starting your own business or gold and silver or the stock market, now is the time to educate yourself fast on how to invest, launching your business, making money, owning assets. And I've been telling you to do this for 4 years at the end of all my videos so that you're ready. Don't wait to buy property, buy property and wait. It's never too late to start, it's always too late to wait. So now is the time. So here's a few tips on what you can do. Number 1, educate yourself hard and fast. Consume everything you can— all my content, podcasts. Go to live events, meet investors, meet entrepreneurs. Suck up the knowledge. Ideally, meet and learn from people who've been through a cycle previously. I went through the crash of 2008. I was scared at first. I figured out a few things, and it made me a millionaire. And of course it made a lot of people bust. So this is why I recommend that you join Rob.team. And you could have had 100 or 200 hours of money-making content for less than a couple of coffees. So there's no risk. So the only— if you don't risk anything, you risk everything. You know, you know I say that. So if you're not already a member, go and join. Um, and Mark and I are putting a deal together, my business partner, for 450 apartments. We would not be able to get the money and the numbers to work on that a year or two ago, but the market's dropped enough for that to work now. We've just got to line up, um, private finance and the bank finance. And there's one bank financing product which will make the deal make tens of millions. So we're lining that up. We bought a property for £750 grand. We didn't kick out a tenant, we didn't do a refurb, and we've had it, um, up valued to £1.2 million. We made £450 grand on a £750 grand property, just a little Pizza Express that we bought. And this is now. We're also lining up a 3— well, I shouldn't give you the numbers because we've not done the deal yet, but we're just buying a shopping centre or lining up the deal. Like, these deals didn't work a year ago. They work now. So if you've been on the fence to start a business, on the fence to get into real estate, on the fence to invest, on the fence to buy assets, Now is the time. Silver and gold, a great hedge against currency inflation or hyperinflation or devaluation. The stock market over the long term, the S&P 500 and the FTSE 100, absolutely smashes the bank savings. Fundamental rule of making money is you've got to beat inflation. Most people don't even know that. They're not taught in school. You've got to beat inflation. Otherwise, you think your money's going up or staying the same, but it's actually going down. So if you want to learn all of this, hundreds of hours of this— in fact, I'll tell you what, if you join now, not only as a bonus will you get the 4-hour tax-saving masterclass, not only will you get, um, this new Cash In a Crash and how to raise money, um, property investing training, I'll give you my 12-module, 15-hour Money Mastermind University free. I will later on upload it to robmoore.com and charge £700, so it won't be there forever. But I'll give you that right now if you go and join rob.team. So just type in R-O-B dot T-E-A-M. Um, basically what the government doesn't want you to know, the central banks don't want you to know, that you're not taught in school, that your parents didn't know, that you need to know to make, manage, and multiply money. So it's basically like a college degree on becoming a millionaire and understanding how money really works, making, managing, and multiplying it. You get all of this for less than 20 pence a day, less than I spent on a coffee today. Why wouldn't you do it? OK, so Chelsea and Knightsbridge dropped 40%, 4-0%, since peak. And people are saying to me there's no crash. Now, of course, every area is a bit different, I will acknowledge that, but the, the big capital of the UK dropped 40%, and the prices are back to where they were in 2016, which is nearly 9 years ago. Is it better to buy 40% more or 40% less when you buy an asset? Of course less. What you want is to buy low, sell high. Right now, what will happen because of all the fear is people will do the opposite, and, um, they will sell at the wrong time because they bought at the wrong time. Observe the masses, do the opposite. Be greedy when others are fearful, and fearful when others are greedy. Oh, and by the way, some people say, oh, Rob, I've gone on Land Registry, and Land Registry shows this. That's out-of-date data. That's broad and generic. It's not real life properties and prices in the moment. Now, for you to know where the prices are now, you need to know what the deals have sold for now, not last year, not a year before, and then a year behind that. Okay, so Chelsea, Knightsbridge, 40% down, back to 2016 prices. I'll go through the comments, I'll find out who got the answers right first, um, and I'll DM you and send you your silver coin. Thanks for following my work. Thanks for supporting me, commenting, sharing, encouraging, debating, criticizing, trolling, hating, and everything else that you do. I'm grateful to you all. I'll change the name in the future to Money Based School, and everything that should be taught in school about money, making it, income, capital, reducing tax launching your business, all the things that you want for money, it'll be taught in my school because it won't be taught in the real school. Because there's 4 things the government want from you: debt, tax, interest, compliance. That's what they want. So why are they going to teach you how high inflation really is and that you've got to beat it? Why are they going to teach you to play the banks at their own game and win? Why are they going to teach you that the way that they pay off their debt is through inflation, but that wipes out the value of your money? Why are they going to tell you that stuff? Because it'll just make them broke. All right, see you in rob.team. Thanks for tuning in. Just type rob.team, claim all those bonuses. A few weeks' time, we've got the tax saving masterclass, 4-hour deep dive on that.
