Property beats other assets because of three things: its value rises over time, tenants pay rent that covers your mortgage and leaves you cash, and you can buy below market value and own part of it free. Gold only goes up in price. It makes no income.
Why I love property is because it has what I call the magic triad. Some assets only have capital, i.e., you rely on it going up in value only, like gold. Gold doesn't produce an income stream. You can't really buy it cheap. With property, it obviously goes up in value. Property has income because you have rental income and the tenant pays the mortgage and there's a bit left and you get that. It also has equity. You can buy a property that's worth $100 grand for $70 grand and you can get 20, 30 equity in it, which is essentially can make it free because you can buy it for less than it's worth.
