Worst Housing Crisis in 147 Years š³

In this YouTube monologue, property investor Rob Moore argues that the UK is experiencing its worst housing affordability crisis since 1845, with average house prices now 9.1 times the average incomeāa level not seen in 147 years. He attributes the crisis to chronic undersupply of land, soaring prices outpacing income growth, and rising interest rates that are inflating mortgage costs. Moore predicts that this perfect storm of low affordability, high prices, and high borrowing costs will trigger a major property market crash, larger than the 2008 correction. Drawing on his 17āyear experience, 360 property units, and 1,350 tenants, he claims the crash will create opportunities for investors to acquire cheap assets, build recurring income, and help firstātime buyers. He then promotes his digital platform, Rob.team, offering propertyāinvestment courses, masterclasses, and a 9āmodule, 10āhour series for less than Ā£0.20 a day, encouraging viewers to join and ācash in on the crash.ā The video also includes audience interaction, defending his motives against accusations of greed and urging viewers to consider both profit and social impact.

We are in the worst housing crisis in 147 years. Now, that may seem like a weird thing to say because prices are so high at the moment, but that is one of the biggest problems. So get this, right now, according to Schroders, the average home in the UK, get this, costs 9.1 times the average income. There have been times when houses areā or mortgages look for 4 to 5 times income, they'll give you a mortgage. And yet now houses in the UK cost 9.1 times the average income. So what's been happening is prices have been going up far quicker than incomes have been going up. 'Cause if you think about it, it doesn't really matter what a house is worth. It matters what it's worth linked to your income. So if a house is 10 times your income, it's really expensive. If it's 4 times your income, it's relatively cheap. And not since 1845 have houses been 9.1 times income. Now this gets worse because the government aren't, um, helping the housing crisis. I don't think the social housing system works at all. Um, there's not a huge amount of land left to build on. We have far more people than we can keep up with buying and developing houses. So we have this chronic housing shortage. Now, when you have an undersupply of houses or a chronic shortage of house building, that pushes up the prices. Low supply, high priceā supply and demand. Add to this interest rates going up from, what, 0.1% to 4% They could go to 5%, 6%, who knows where they could go. And so all of that pushes the cost of the mortgages up. So prices are really high, incomes are not going up in line, interest rates are going up, which means mortgages are more expensive and mortgages are harder to get. So let me ask you this: what do you think all of this means? This perfect shit storm of lowest affordability, highest prices, highest mortgages, relatively high interest rates. What does this all mean? This all means a massive crash, in my opinion. Now look, I don't just throw my opinion around willy-nilly. I've got 360 property units. I've got 1,350, I think now, tenants in my portfolio and my property management company. I have been investing in property for 17 years, and I've not seen anything like this, not even in 2008. And in 2008, you saw what happened. There was a correction of 25 to 30% because of the banking crisis. So I cannot see anything other than a big property crash. Now, that will have winners and losers. There will be blood on the streets, but there will be opportunity. Because if prices come down, or rather when prices come down, what that means is finally the affordability is going to go up and it's not going to be 9.1 times income. So you could even say a housing correction is needed for the affordability of the masses. So hopefully coming soon, getting in on your first-time buyer ladder will be easier, but the big opportunity is going to come for the investors. The entrepreneurs, because right now yields are low relative, net cash flows are low because prices are so high and interest rates are going up and mortgages are going up. All of these things create this peak, this bubble which bursts. And as prices come down, properties are sold cheap. As properties are sold cheap, more properties are sold cheaper. You get a self-fulfilling prophecy and you get a hard drop. It happened in 2008. It actually happened in November 2022. Just last November, we saw a 15% drop in 2 months in the lower end of the property market. And my prediction, my opinion, and my experience tells me that there is more to come. There is a big crash. Now I want you to cash in on the crash. Get on the first time buyer ladder finally and own your own home. And also get a second or third property, get some buy-to-lets, and start building up some recurring income. So if you would love to learn how to invest, how to cash in on the crash, how to make, manage, and multiply money, how to build assets that produce recurring and passive income, I can show you how. If you want to cash in on the crash, if you want to build multiple streams of income, if you like me believe that the housing market has got crazy, that affordability has got crazy, that prices have got crazy, that interest rates are going up, and if you also believe a recession is coming, a depression is coming, or a crash is coming. Because you know what, when there's recessions, depressions, and crashes, there are contrarian investors who win big. Most of the best deals I've ever done were bought in 2008 and '09. I mean, get this, back then I was buying properties for between Ā£35,000 and Ā£70,000. Now these same properties are worth between Ā£200,000 and Ā£250,000. Imagine if I could give you a time capsule and you could go back to 2008 and you could buy properties for Ā£35,000 to Ā£70,000. You'd buy up a whole street, you'd buy up a whole city if you could. Well, this could be happening again now that I believe the crashes are coming, now that we are in the worst housing crisis since, what, 1845? And by the way, Peter said it's greedy people like you that cash in on people's misery. No, it's not, Peter, because I don't control the housing market and I don't control the economy. That's the government. They mess up the country. Properties will be sold anyway. People will get repossessed anyway. I don't cause it. And actually, I've got hundreds of tenants that will say that I help them on the housing ladder. I've stopped repossessions So actually you can make money and make a difference. You can cash in on a crash and help people on the housing ladder. So actually it all just depends on how you look at the situation. I don't think I'm greedy, you know, I think I'm helping a lot of people. I've got 150 staff. What, is that greedy? Is that greedy to pay 150 people all their wages? I've got 1,350 tenants. Is that greedy to have 1,350 tenants who all can't get on the housing ladder and I give them good competitive rents? Don't think it is, Peter. So I think you need to check yourself before you wreck yourself. Maybe you should join Rob.team and learn how to cash in on the crash as an entrepreneur investor and help people too. Because I believe you can make money making a difference. I believe you can turn your passion into your profession into profit. So join Rob.team where you can do all of this for less than 20 pence a day. You can cancel anytime, um, and there's no ongoing contract. And let me know what you think. Do you think this housing crisis has got unsustainable? Do you think the prices are unsustainably high? I mean, look at that, 9.1 times the average income is what property prices are now. That is madness. Uh, Lucy has asked for the link again. It's rob.team. Just open up a new web page and just literally type in r-o-b dot t-e-a-m. Go join now and let me know in the comments what you think of this housing crisis and 9.1 times Um, incomeā I'm actually surprised the market hasn't corrected or crashed, um, as much as it went. 15% in my local area at the lower end of the market in November, October, November 2022, and I thought it would keep going, and I think it's coming. Let me know what you think in the comments. See you in Rob.team. And remember this: if you don't risk anything, you risk everything.
