Sarah Sullivan (YouTube video) recounts evaluating real-estate investment opportunities in the Dominican Republic and stresses following a disciplined investment-evaluation process rather than acting on excitement. She offers a three-step framework: 1) evaluate the team (capability and track record), 2) evaluate the market (growth and infrastructure), and 3) inspect the property. The speaker emphasizes self-checking to avoid emotional decisions.

I'm in the Dominican Republic and I'm evaluating investment opportunities here. And so I wanted to talk to you about how to evaluate investment opportunities because I almost missed my own process. I had to check myself because I got so excited about how beautiful it is here, how inexpensive, how it's totally an emerging market. And I was, like, caught up in the emotions and the beauty of it. And I was like, I'm ready to invest. I'm ready to put my money in. And then I went back to the process that I teach all my investors. What is the process? Team Evaluate the team first. Are they capable? What is their track record? Two, what is the market? Is it growing? Is the infrastructure there to handle the growth? And then three, take a look at the property. I share this to say, it's so easy to work backwards, even for experienced investors like myself. It's so easy to look at the vision of the visionary who's talking to you about their really cool investment, you know, really beautiful out here in the Dominican Republic. Like, who doesn't want that? Hey, even sometimes I have to check myself.
