One thing I had to learn early, development is not just about building, it's about relationships. You know, one deal can do more for you than 10 years working on a regular job. Most people are chasing small wins, a flip here, a rental there, but what they don't realize is when you build from the ground up, you control everything. Most people think you need millions Sitting in the bank to get into development. But what you really need is the ability to see opportunities before everybody else does. Some of the biggest opportunities I've ever been a part of didn't start with any money first.
We don't wait now. We build it from the ground up. Yeah, I built it. Real estate moves no ceilings. So now we living.
Y'all, so let me tell you about this particular project right here. When I first purchased this, this actually used to be an old house. I decided to tear the house down and build new construction multi-family. That's a gem.
Come here.
Come check it out. So I specifically built I build for college students, right? That's my niche. So as you can see, this property right here is a 3-bedroom, 3-bathroom. Which student doesn't want to have their own bathroom, y'all? Here's another thing. I love to focus specifically on investors, right? Because investors, that's where the money resides. So as you evaluate land and decide what to build, make sure, one, your project is going to have some cash flow, and two, you're attracting investors. Once you do that, money will never be an issue again.
Oh, I'll show.
I'm going to show you how one properly structured new construction project can bring you tens of thousands of dollars in profit. Let me explain. Most people are chasing small wins, a flip here, a rental there. But what they don't realize is when you build from the ground up, you control everything— cost, the design, the exit, the profit. That's why the margins are higher. That's why the risk is lower when you do it right. And that's why the strategy is different. I'm going to break down exactly how to do it step by step. You want to know what the real flex is? Freedom. Not attention, not likes, not impressing people online. The freedom to move how you want, freedom to create opportunities for your family, the freedom to build something that outlives you. And honestly, that's what development gave me. It gave me a completely different mindset about wealth. Because once you understand ownership, you stop chasing temporary validation. start thinking long term, you start asking, what can I build? What can I own? What can I create that actually adds value? And that's the part people don't really talk about. And that's the part people don't really talk about. The car is nice, the lifestyle is nice, but the real blessing is having vision, having options. I know you're building— this is our latest project that we're currently working on. As you can see, it's still in the building process. We still have Some finishing up to do, but guess what? It's already sold and it's already rented out to students as well, y'all. So we got about 10% left. I think one of the biggest mistakes people make is spending too much money trying to look successful before they actually build anything. And don't get me wrong, there's nothing wrong with nice things, but real wealth is ownership. Real wealth is assets. Real wealth is leverage. Real wealth is creating something that continues paying way longer after the excitement phase. Too many people spend all their money trying to impress strangers instead of investing into something that can actually change their future. And honestly, that mindset shift changed my life. I stopped focusing on looking rich and started focusing on building wealth because the real flex isn't designer. It isn't clothes or the luxury cars. The real flex is ownership. The real flex is options. The real flex And that's exactly why I'm so passionate about teaching development now, because once you understand how ownership works, you start moving differently.
