Elle McGhee finds overlooked city-owned lots by driving neighborhoods and spotting neglected properties with no listing. She bid on one at market value, built a six-unit student housing complex from scratch, and sold it fully occupied, showing how developers create deals instead of just hunting them.
These lots were just sitting here. I didn't find them on Zillow. They weren't on the market. They didn't have a sign. And that's one of my biggest plays, finding lots that people drive by all the time. Listen, I bidded on these lots from the city at market value, and I was able to create something and build from the ground up. So now we have a 6-unit new construction multifamily property that you see behind me. And guess what, y'all? It's already been sold. It's already filled with students. And that right there is what you call a 6-figure mindset because developers, we don't look for deals, we create them.
