I'm so excited to take y'all behind the scenes of how I built my very first home with no money, no rich family, no trust fund, no credit, no business, just strategy and hustle. Okay? I had a game plan, and guess what? It worked. So if you ever thought about building a house or doing new construction but thought it was like out of reach or you couldn't do it, by the end of this video, you're going to understand exactly how I did it. And how you can do it too. Let's go. Before I ever picked up a blueprint or walked some land, I was just like most of you watching this video right now. I was hungry to get into real estate, but I didn't know where to start. I didn't have any money saved, and I didn't know anything about construction. What I did have, though, was vision, and I was willing to learn the game and take some of the risks that were involved, and it paid off big. Let me tell you about my first project. It was a 2-bedroom, 1-bathroom home on a small lot in a bad neighborhood. Okay, nothing fancy. Crazy, but it became my first 6-figure success story. Step 1 was land, okay? And I got it for free. 99. No joke. I found a lot through a city land bank that was offering lots for $1 for people just willing to develop and build in that area. Here's a pro tip. Check your city's land bank and development office. These deals are hidden gems. Okay, guys, here's where most people get I did not use my own money. I used other people's money. I created a simple pitch deck showing the profit and the potential of the build, okay? I presented it to a private investor, okay? Somebody who has some cash sitting around and looking for better returns than the bank. And guess what? Once I showed them the paperwork, once I showed them the deal, they said yes. And I used that money to to fund the build and close the property and get it sold. I built the house in less than 90 days, okay. Here is how I fast-tracked the process. First, I used a too-simple 1-bedroom, 2-bathroom floor plan that was easy and affordable, okay. Then I worked with the licensed GC. My husband now handles all of our builds, but back then I interviewed 3 people and I chose the best one that I thought would be a good fit. Okay, I stayed on top of all the inspections, permits, and materials using a simple spreadsheet and a weekly check-in. Here's a pro tip: stay close to the timeline or the budget will creep up fast. Once the house was complete, I had a few options. I could either sell it, rent it, or turn it into an Airbnb. But because I wanted to pay my investor back fast and roll over all the profit into the next deal, the house sold in just 9 days. I walked away with over $52,000 in profit, all from a property I built using none of my own money. This project changed my life. It gave me proof that I can do it. It was up from there. So now I teach others exactly how to do the same thing, okay? Using my Soil to Soul system. And if you are serious about building from the ground up and getting paid to do it, this is your moment, okay? Click the link in the bio to join my next free webinar, and I'm going to teach you exactly how you can build in 90 days or less with no experience, okay?
