We appreciate you being here since this program is optional and discusses best practices for your consideration. If you are thinking of adopting any of them, please make sure to review the requirements in your area region with your broker, branch manager, or manager, including those related to contacting consumers. We do want to highlight the importance of the Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but remember to check the DNC lists regularly if they haven't spoken to that person in a while. You will also want to check the DNC list anytime you don't have permission. Automated calling texting platforms should never be used. Pre recorded messages in artificial voices should never be used. You will be personally liable for any violations of the tcpa. We'll mention the TCPA a few times throughout this presentation.
Log in to mycbdesk.com and click on the Boost tile. Choose a listing from the available options at the top of the Boost Main Dashboard, then click Create Listing Ad. As you make changes, the ad displayed on the left will update in real time. You can easily switch between the Facebook Preview, Web Review and Landing page at any time to see your adjustments. First, we'll choose the type of ad we want to run. Click the Dropdown menu to see options. For this demonstration, we'll select the Active Listing option. After selecting the ad type, scroll down to Ad Creative. Before I click Edit, it's important to note that you have the option to toggle on the Upgrade to Video feature. This will provide you with a video to use on social media. However, please be aware that it will increase the price of your ad. After clicking Edit, the first option you'll encounter is the AB ability to change your headshot and the listing photo. You can select the photo of your choice. Please ensure you have full rights to the image. Below the photos, you'll find the option to upgrade to video. If you select this upgrade, you'll have two video creation options. The first is using the video provided by Boost, where you can showcase up to six images. You also can change the order of how these images are displayed. The second option is to upload your own video. Click Upload Video. For this, we recommend using Morpheus, a video creation tool available on Desk through Marketing Center. After replacing your photos or uploading your video if that's your choice, you can view the Facebook account from which this ad will run. If you haven't yet adjusted your settings to display from your Facebook business account, you can do so here by clicking Change page and following the steps to enter your login information. If you don't have a Facebook business account, you can leave this section as is and and your ad will display from Coldwell Banker Realty's Facebook Business account. The next two sections allow you to change your name and brokerage. You may want to edit your name if you have a nickname. Otherwise, leave this section as is. Now that you have finished editing your ad images and text, you may customize the caption for social media posts. If you see text boxes to fill in on this screen, you're ready to start editing. If not, you may need to click the toggle button to the right of Auto Populate text fields and turn it off. This will display new fields that you can edit and including Social Ad Text and Web Ad text. Now let's review each of the text boxes you can edit. The Facebook headline is the main description in the Facebook post. The Facebook title alters the first line of text directly below your listing photo. The Facebook link description changes the second line of text under your listing photo and should entice people to click on your ad as you begin with the next section. For web ad text, I suggest clicking Web at the top of the screen under Ad Draft so you can view your edits in real time. This is where you're going to start editing the web ad that you'll be able to see on the different websites like msn, espn, Weather Channel, and more. You can edit your name and phone number here. However, if you remove your license number, you must add it somewhere else. Please note, not all states require you to display your license number. If your state requires it, we recommend leaving the section as is. If you're unsure about your state's requirements, please check with your local broker. The address can also be edited if you prefer to share the full address rather than the default. City State Beds, baths and prices can also be changed as needed. Select Save and Update when finished. Once you've completed that section, scroll down to the Ad View section. As you move the slider to indicate how many ad views you'd like, you'll see the ad price increase accordingly. Additionally, the estimated number of clicks will be displayed here. Once you've decided on the number of ad views, you'll need to choose the duration for these views. Increasing the number of days the ad runs will also increase.
