Hello and welcome to DIY Listing Marketing with Marketing Center. Today we're going to be looking at doing it yourself with Listing marketing materials in our Marketing center product. This is an essentials level course and I'm going to be walking you through all of the steps in a live demo. While we do appreciate you tuning into this workshop, this is optional and discusses best practices for your consideration. If you are thinking of adopting any of these practices, please make sure to review the requirements in your region with your manager, including those related to contacting customers. We do want to highlight the importance of Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but please remember to check the DNC list regularly if they haven't spoken to you in a while. If you you also want to check the DNC list anytime you don't have permission. Automated calling Texting platforms should never be used. Prerecorded messages and artificial voices should never be used. You will be personally liable for any violations of the TCPA and here is how you access the Do Not Contact list. Step one is to sign on to the CB Desk. Step number two is to select the Do Not Contact Desk tile. Step number three is to type in a phone number to be checked. This could be either a single record or multiple records at once and step number four is going to show the results for any records for federal, state and anywhere advisories. Company Do Not Call Lists Today's demonstration will provide you with knowledge of navigating and using the DIY Listing Marketing materials within Marketing center, your digital content management solution and digital asset generator. Quick to deploy and easy to use, Marketing center provides affiliated agents with access to Coldwell Banker Realty's entire digital content library. Listing marketing is easily accomplished with built in MLS for easy drag and drop listing information. Please observe a few of the key features for this tool including stock photography, brand logos, listing templates, social media assets, virtual meeting backgrounds, brand campaigns, print marketing materials, video elements, and so much more. In our live demo, I will be covering the following topics. How to find and use DIY Listing Marketing with Marketing Center Locating all property marketing materials, Creating a project from a template and how to distribute it Now I'm going to move to our live demo to get started on Marketing Center. We're going to go to myCVdesk.com and access the Marketing center tile found on Desktop. If your tile is missing, you can either search in the Find App section here on Desk or add the app either at the top or the bottom of your page. Once on Marketing center you will see a menu of options on the left hand side for the purpose of DIY listing marketing materials, we are going to be focusing today in the Template section section. So just scroll down a few options and click on Templates. Once in Templates you'll see a few different options including featured templates, all templates, and ways to search and filter broken by things like type, category or campaign. To make things simpler for all of our property promotion materials, we're just going to scroll down to the category filter and select Property Promotion. Once this is loaded, you'll see a variety of property promotion materials ranging from social media to brochures, flyers, and even postcards. It's worth noting that if you do click onto a template, you'll be able to preview the design and look at alternative versions of the design that are available. And once happy you can click on Use Template to get started. I'm going to start with creating a just listed postcard for a property. To do so, I'm going to scroll down and select a just listed postcard. Select this extra large just listed postcard. I can then preview a few of the different template options that are available for this postcard. There's quite a number so you can definitely kind of click and look through them. And if happy I can click Use Template. Next I'm just going to create a title. I can either leave the current title or possibly add a property address or another identifying feature and then select Create Document. You might see this Update Smart fields banner pop up onto your workstation. At first this is going to auto populate your contact information, personal information onto the Marketing Center. To update, you can just click and update the fields that will auto populate from your profile. Now I'm in the editor mode and here you'll find the various designs, color options, text placement and number of photos. We can scroll through here and select the the specific version that we want. You'll see some of them might have single images or multiple images and some might have more description and less description added. So once I have one that I'm happy with, I am either going to remember the number here or I can delete out the ones that I don't want. And you're going to want to make sure that you have the back of the postcard available as well. So I'm just going to delete out the rest and I'm just clicking on the page here and selecting delete. You could have kept those around however I Like it to be a little clean and simple that I know. I'm just working with this, these two pages, the front and the back. While working with the templates and marketing center, you might notice a few different lockboxes. So right now I can see this yellow lockbox around my full design. This essentially is a soft lock. So with the yellow lockbox it means that I can edit a few of the details on here. I might just not be able to edit the placement of these details. For example, where it says just listed here I can click and I can change this just listed to say maybe new listing or just sold or under contract I can change the name of this title. However, I wouldn't be able to move this title elsewhere on the page. That formatting is going to stay. I also wouldn't be able to change the font or the color here. I'm just able to change the text fields. The same is going to go for this property headline here as well as the property information here. So this actually brings up my next feature which is going to be adding your property information. If you are the listing agent and your property is live on the mls, you will be able to search for your listings in the property listings tab where once I clicked on these auto fields, this Properties listings tab automatically populated. However, this tab is searchable right here on the left hand side under Property listings. Now the property listings tab will allow me to search for my listing address and then I can click onto the listing and select Apply to shape and it will auto fill the relevant data including street names, property price, property details as well as photographs will filter in. However, if my listing isn't showing in the property property listing section, I can auto upload my own images in to fill that information out manually. So for example I'm just gonna add my custom headline here, add my listing. I'm going to copy listing address and so next I'm going to manually upload my photos. I'm going to be in the My images tab on the left hand side here. Then I'm going to click on upload an image which will open a file to upload from my desktop. Once I have my photos uploaded I can just drag and drop and it will upload it into the template. Or I can click on the box and click on my photo and it will upload it also in and there you go. You can very quickly add and customize your images here on this postcard. Also if I double click on the image it is going to open my image manager which allows me to look at my uploaded images and any images shared with me, which is where you can find stock imagery through Coldwell Banker. There's also this unsplash integration which allows me to search for high resolution royalty free stock images that can then be inserted. This is mostly going to be good for maybe not property marketing, but if you are doing any sort of personal agent marketing as well, the next thing I'm going to want to do is to scroll down to my back page and and make sure that my information is added in. A lot of times these personal agent details will auto add in from either my profile or from the listing source. However if some of your details do not auto insert in I can also drag and drop photos or click and insert photos just how I did my property images by going to my images, uploading and inserting directly into that slot for text information. I can also either have this auto filled in from my profile or from the listing source or if anything's incorrect or I want to change it I can just click and type in manually. Lastly, I can change the headline here or this body text. So if I wanted to adjust any of the information displayed that is easy to do just by clicking in and freely typing. I can Also adjust this website.com link to be my agent website. Always good to check to make sure that the return address matches your office address here in the right side. Now that I'm happy with the way my postcard looks, I'm going to go to export this for print. There's a couple ways that we can do this. You'll notice at the very top there is a print button and if I select print it's going to give me two options. Order prints or Print locally. Print locally is going to allow me to download this as a PDF file and print in office. However, to order prints I can click on this and it is going to allow me to order through our Express Docs vendor. It is going to automatically match with the size of the product based on the template that I pick and that will show up here. I can check my document to make sure that everything's going to be in the live area so essentially nothing will get cut off when printed and also to make sure that my photos are of a high resolution that the photos won't come out blurry on my printed document. So once here I can keep the bleed line the same and the safe area is good and I'm just going to hit next if it gives me a warning I can choose to either continue anyway or check to reload image resolution and you will be able to see based on the percent of your zoom if things are starting to look blurry or not if you zoom in and out down here. Lastly, I can click to review my final PDF proof and this is going to download that PDF document to my computer and I can open and view that. Do make sure that your pop up blocker allows pop ups from the Mark Tool, the Marketing center tool. With my PDF proof I can then check everything to make sure it looks the way I want it to. Once I'm happy with my proof, I can then go back into the ordering platform and select Add to Cart. This is going to open my design in the Express Docs platform. Already ready to complete my order, I'll be able to choose between the Mail and Ship option. Mail is going to be if I want to mail these to a direct audience, the ship will be a quantity that I can send to myself and then select where I wish to send them and mail them myself. I can pick which shipping type I would like. I can also select any premium coding for the postcards themselves. Once in the stage in Express Docs, I'm going to continue by selecting Customize. Then I'm going to scroll down to generate my final proof. I can then again view a PDF of the proof, but at this point I'm going to continue on. We'll accept the terms and conditions and hit Continue. Then I can upload or create an address list, select an email proof URL link and then continue to check out back in our editing platform. The other way I can export this template is to go up to the share button in the top right and I can select the download and for this I'd want to select the download PDF. It's going to give me a few additional options. I'm going to keep my PDF format. I can select all pages and since I deleted all the other ones, that would be a great option because it's just going to be the front and the back. If I hadn't gone ahead and deleted those extra pages out, I might want to select the page range and just add the pages that I know I want to print for resolution. If you are going to be sending this to your own printer, I might recommend the print. However, Retina will be good for most purposes. Surfaces and screen is going to be best for digital sharing and I can select download. Going back to our templates, I'm going to once again select our property promotion. We're going to instead look at a flyer for a listing that this could be either used as an Open House flyer or maybe an office window display or just having a good flyer for the property on hand. You will notice that some of them will be global luxury branded and have the glass in front of the design name and some flyers are just going to have the standard Coldwell Banker blue. I'm going to select to do an Open House flyer and I'm going to use this Open House Flyer listing Agent and Open House Agent design. Again there will be a couple of different options for me. One with single image or multiple image and click Use Template. Once again I'm going to delete out the pages that I don't want. Once again I can click in and edit my headings. And if I use the property listing section it will also auto insert with the information including the listing agent information. I can then edit the co listing information and do keep in mind if you are the co listing agent do not have a logo. This box won't pop up with a lockbox on it so this can easily be deleted out. So I'm going to for our purposes just delete those out and start to insert my fields here. Once again, once I'm happy with my flyer I can just go to print and print locally to print my office or I can go to Share Download and I can share this as download this as a PDF if I wanted to. I could also share publish this to a web and embed this into an email to send to any prospective clients. Now the last listing material that I'm going to show is going to be a social media post. So I can with Property Promotion still selected I can either scroll through and select Social media or I can select Property Promotion and select Social and it will narrow those results a little further. So I'm going to select my listing Update social media template. Again. There's going to be a few different options available and I'm going to select Use Template Create Document or I can change the title once again I'll be able to click into my headline fields to be able to update and change the text however I want. I can either use the Property Listings tab to search for my listing images and information to autofill or or upload it manually as shown and this will also upload and add my photo and information. Once I'm happy with my social media posts I can once again go to share and either select the download option to download and save this as an image file either PNG or jpeg onto my computer to share or I can do the option under Share to post this directly to Social and select From X, Facebook, LinkedIn Buffer, Instagram personal or Instagram Business. It's just going to require me to sign into my account and follow the steps through that portal window, but this will allow me to post directly to my social accounts from the Marketing Center.
