We appreciate you being here since this program is optional and discusses best practices for your consideration. If you are thinking of adopting any of them, please make sure to review the requirements in your area region with your broker, branch manager, or manager, including those related to contacting consumers. We do want to highlight the importance of the Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but remember to check the DNC lists regularly if they haven't spoken to that person in a while. You will also want to check the DNC list any time you don't have permission. Automated calling texting platforms should never be used. Pre recorded messages in artificial voices should never be used. You will be personally liable for any violations of the tcpa. We'll mention the TCPA a few times throughout this presentation.
You.
In today's demonstration, we'll be discussing Marketing Center Marketing center is your digital content management solution and digital assets generator. Once logged on to mycbdesk.com you'll want to locate the Marketing center app where which looks just like this. If you're not finding it on your desk homepage, you can use the Find an App button at the top of mycbdesk.com to locate by simply typing in Marketing Center. This will narrow down all the results on your homepage. To show you the Marketing center tile. Once you're inside of Marketing center, you'll see a homepage that looks similar to this. Now here's where you can find all of the available assets inside of Marketing Center. On the left side of your screen you'll see a menu that starts with Home. This is where all of your recent and featured projects can be found. Next, you'll see My Projects. This is where you can easily find project folders, recent projects that you've completed, and any items that you've starred, or any assets that have been shared directly with you. Below my Projects is my Images and from within this section you can find your uploaded photos. Photos that have been shared with you or any of the stock photos that you've shared from within Unsplash. Below my images is Templates. This is where all of the available brand templates can be found and where you go to begin a project. We'll cover this topic in just a moment. Finally, below Templates you'll see Brand Assets. This is where you can find all of the colors, fonts, logos, and branded QR codes for Coldwell Banker Realty. Let's talk a little bit about how to organize your projects from within Marketing Center. Much like the documents on your computer, you can organize projects in your Marketing center account. You can do this in a number of ways. First, if you click on New Project, you'll see from the dropdown an option here that says Folder. You can enter a name for a new folder and then drop in any projects you've been working on to save them within that folder. If you want to be able to access an item very easily in the future, you can save it as a starred item. To do that, simply hover over the project. Click on the More option, and from the menu of options, select Add to Starred. When you star a project, notice that a Star icon will appear on the tile for that project. You'll also be able to quickly access it from the Starred Items option of your menu. If you've accidentally deleted a project from within your Marketing center account, you can restore it by simply locating the trash area hovering over the project and selecting the Restore button. Once you've clicked Restore, those projects will then be moved back into your My Projects folder. If you need to share projects, which that's a great way to collaborate with team members, other administrators, your marketing specialists, or maybe just another agent in your office. You have the ability to do that with any of the projects here inside of Marketing Center. From the My Projects page, hover over the product and simply click on the icon that says Share. When you click Share, you'll notice a new window appears on your screen. You have the ability to select the following options in how you want to share that project. You can begin to type in a user's name or email address in the field in order to share it with that person. Please note you can only share projects with other staff or agents within the Coldwell Banker Realty brand to the right side. After you've entered the user's email address, you can change the permissions of how someone access that file. The most amount of access can be granted by using the Edit and Share option. This allows the user or collaborator the ability to access that file and to make any edits. Additionally, you can simply give that person the ability to edit that file. You can give them the ability to just leave comments on that project. Or last, you can give them the ability to simply just view the project in the Custom Message field. Once you type in your message to the collaborator, they'll be able to see this from the shared email that they receive from the system. You also have the ability to create a shareable link. If you don't want to email the project directly through the system, you can create a shareable link again. Be sure to select the appropriate permissions to that project before clicking Generate. Once you've clicked Generate, you now have a shareable link that you can send on your own to the person you're trying to share this project with. And again, please note, the person you're sharing or collaborating with should be a staff member or another employee or an agent that has access to Marketing center through their own desk account. Next, we'll cover how to find Stock Photography as mentioned in the beginning, you'll want to locate from your menu option on the left side of your screen the My Images section. From within My Images, you'll be able to see any of the images you've uploaded into your own account. To access any of the company provided stock photography, simply click on the Shared With Me option. From here you can scroll through the list of options available to find the photography the company provided photography that you're in search of. For example, cbway Photography from our cbway campaign. Or if you're looking for Global Luxury style photos, you can scroll through the list until you find the Global Luxury folder. You can also use the Search Images tab at the top of the screen to find a specific photo. In this example, I'm going to enter the word Kitchen to see which results appear in the Global Luxury folder. From here, I have the ability to save the image by simply clicking on the three dots on the lower right corner of the image I wish to save and select Download Image. If you're looking for royalty free photos, you can access our plugin through Unsplash using the Unsplash button at the bottom of the menu in the lower left corner. Once you select Unsplash, use the search bar at the top of the screen to again enter in the keyword of the photos you wish to search for. If you found a photo you'd like to save, simply select the photo so that it's highlighted in green and then click on Add Photos. This will then add that stock photo into Your Images folder. If you'd like to download that photo, simply click on the three dot menu in the lower right corner and select Download Image. That will give you the ability to download the image and save to your computer to use as you see fit. Now let's talk about how you can create a flyer from within the Marketing Center. You have a number of ways to create a new project. We're going to start by moving down into the Templates section on the left side of your screen. From within Templates, you will see a number of options available to you from the menu on the left side. In this instance, we're creating a flyer, so under type I'm going to select Flyer. What this does is it narrows down all of the options available to you in our Marketing center library to just show you the flyer options available for you to edit, download, share, or collaborate with another user. In this example, let's go ahead and focus on the category called Win Business. From within this section, we're going to locate the folder of flyers called CB National Agent Flyers. Now, this part can be deceiving. When I select the option there, even though I'm seeing just one photo of a flyer, there actually are multiple photo. Excuse me, multiple flyer designs available within that folder. As you can see, I'm scrolling through the list on the right side and you can see that there are other options available within this section. To get started, you simply just need to click on Use Template. From here, you have the ability to change the name of this file. Keep in mind, whatever you name, it is going to be what you'll see when you access your My Folders project in the future. After you've selected a name, go ahead and click on Create Document. If you notice a message along the top of the screen that says Smart fields are missing from this project, go ahead and simply click on the Update Smart Fields button, fill it out, and then hit Apply. As you can see, my information has been populated into the footer of each one of these flyers. If you'd like to access additional flyer options in this folder, simply click on New Page. This will open up a menu of options showing other flyers that are available for you to utilize. To make edits to your contact area of the flyer, simply click into the field you wish to edit or remove.
Sam.
After you're satisfied with the edits you've made on the flyer, it's now time to download that flyer for print. You have a couple of options here. In the top right hand corner of your screen, you'll see a download icon. This is where you can go to download your final documents as either a PDF or a PNG or a jpeg. Once I've selected that option, I can see all six of the Flyers or however many you've decided to add to your project. Here on the left side of my screen. Be sure that if you're planning to download this as a PDF to print that, you select the proper format from the list of options below. In this case, I want to be able to print this flyer, so I'm going to select PDF Print. When we get to the Pages section, you have the ability to export all of the pages within your project or a page range of the flyers you wish to save. Notice if I wanted to keep just the first three flyers, I would enter the page range of 1 through 3. If I'm looking for just one of the specific flyers, I would just enter the number corresponding to that flyer on the list under Resolution. Because this is going to be a PDF Print flyer, make sure that you have the Print option available and then click Next. You have the ability to check your document to ensure the quality of the print, and then you can click Download Notice. There's a Generating File icon showing in the lower left corner and then a confirmation in the top right. Here is the flyer with the edits that I've made. If you're working on a Flyer project and you'd like to share it with another agent or an admin in your office, or even a marketing specialist that you're working with, you can find the Collaborate button in the top right hand corner of your screen. When you click on Collaborate, you'll want to use those same instructions that we covered just previously. Find the user via email or create a shareable link. And again, be sure that you're visiting the different permission levels in how you want the collaborator to be able to edit, view, or comment on that project. If you decide that you want your Flyer to be professionally printed, you can order professional prints directly through Express Docs using the Order Prints green button. Simply click on the Share button in the top right hand corner and then select Order Prints. When you've selected this option, it will pass you through to Express Docs. To complete your order and confirm your payment information. As you work, your information is being saved. Notice the saved icon in the top center of my screen. If you need to come back to it at a future time, you can simply click back and find that project in your My Projects folder. From here, you'll have the ability to open and to resume any editing that you might be doing. Now let's go over how to create a social media post inside of Marketing Center. In this example, we're going to choose an Open House template. We're going to go down to templates on the left hand side of our screen and under type we're going to select the social item. From here we have the ability to narrow down by category the type of templates we want showing from the library. Since we're working on an open House social media graphic example, I'm going to select the Property promotion. From here I can scroll through the options to find the template I wish to use. Once you've selected the design, in order to make edits you need to click on Use Template and again be sure that you're reviewing all of the different templates available within that folder. Here you have the ability to rename the document so that you can easily find it in the future. From your My Projects folder, Click on Create Document. Here is the Open House template I choose to use. If this is for one of your own listings, you can very quickly populate the social graphic by simply scrolling through the menu options on the left side of your screen, and from here you can make edits like text, shape, QR codes, the adjustment to images, stock images, or property listings. If you have current listings, that information should appear on the list here on the left, and you can very easily populate your social media graphic by dragging and dropping the property information on the left to the social graphic on the right. Notice the social graphic is now populated with the property photo from the MLS along with the property address, list price, and the agent information. If you'd like to change a photo, simply click on the Images tab on the left side of your screen. You'll be able to see all of the different property photos available from the list pulling from the MLS and from here you can make the changes by dragging and dropping those photos. If you need to make adjustments to text on the piece, simply double click into the field until you see the text highlighted and from there you can remove, add, or adjust as needed. When you're happy with the edits you've made on the left side, simply click back to Pages to see the other templates available for you to use. If no other additional pieces need to be made or any edits need to be made to the current template, you can simply download by locating the Download button in the top right corner of your screen. In this example, we're going to change format to PNG or JPEG since it's meant to be used on social media. We need the asset in an image file, not a PDF file. From here you still have all the same abilities to either select all the templates within the project, a page range, or just one of the specific designs that you've made edits to. Once you've reached this section and you've entered in the format and the pages, simply click on Download. This will begin the download process for that image again. If you'd like to share this project with an admin or another agent, you can utilize the Collaborate button to share with that person. Either email it directly from within the Marketing center application or create a shareable link you can send on your own.
