We appreciate you being here since this program is optional and discusses best practices for your consideration. If you are thinking of adopting any of them, please make sure to review the requirements in your area region with your broker, branch manager, or manager, including those related to contacting consumers. We do want to highlight the importance of the Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but remember to check the DNC lists regularly if they haven't spoken to that person in a while. You will also want to check the DNC list anytime you don't have permission. Automated calling texting platforms should never be used. Pre recorded messages and artificial voices should never be used. You will be personally liable for any violations of the tcpa. We'll mention the TCPA a few times throughout this presentation.
So we'll start@mycbdesk.com and we'll find the Exclusive look app. Now let's jump into the tool to add a Wants and needs post to Exclusive look. You can navigate up to the right again, select Add Wants and Needs and it's going to function very similar to adding a listing. You'll want to fill out your contact information, your license number, Any editors, and as much information as you can about what your buyer is actually looking for. So you can add up to 10 locations. So for example, maybe my buyer is looking for something in the Santa Cruz area in specific locations. You'll notice I'm actually selecting from the drop down here which is required for accuracy. If I were to just click out and leave this here, you'll see there's a difference between what's actually selected and what's not yet selected. I also want to point out you can filter down to actual neighborhoods within the mls. So for example, maybe I'm looking at Upper Seabright instead of Lower. Okay, as I mentioned you can add up to 10 locations, but for this example we're just going to do 30. Similar to adding a listing, you'll want to do a price point. My buyer for this example is going up to 2 million looking for a single family with three beds, two baths. Here in the description for a wants and needs, you can add a little more information. Maybe you can say looking for a large chef's kitchen and a backyard to make their own. Just to give listing agents a little more information about what the buyer is looking for. You then have the option to note the buyer status whether they're pre qualified or they're an entire cash offer. So Maybe my clients in this example are all cash. Now you can then click Post or save as Draft your Wants and needs. Posts will automatically expire after 60 days. So that's all there is to it to adding a Wants and Needs post to Exclusive look. So let's go ahead and go back to the dashboard and talk about creating a saved search. So when you want to create a saved search we'll start in listings. Let's say maybe I'm looking for something in Los Angeles. And it needs to be under 1.5. That really narrows things down in this program. So I'm going to leave it as that. But you can also filter down as Beds and Bath and from there you can click Save search. So here you can name the search. So maybe I say LA under 15. So from there you can say I want to be emailed about any new matches of these listings at this price point. You can also set this as your default listings view. So that would replace whatever I have currently showing when I enter into the Exclusive look dashboard. So for now I'm just going to say email me new matches and I can click save. Now that we've saved that search, we will be updated in our emails with any properties in Los Angeles, California under 1.5 million doll. We can also go ahead and check our saved searches and see it reflected there among others. Here's that one I said. And I can also change my settings at any point if I have buyers who took a pause on looking. Maybe I don't want those in my emails anymore. Now they're back in the market, we can switch those preferences as desired. That concludes our live demo for Exclusive Look. Thank you for joining us for this Exclusive look demo today. Before we wrap up, I wanted to remind you that we have this amazing opportunity for you to meet with a marketing specialist for a 20 minute solution oriented appointment. You can go to next available appointment dot com.
