Utilize CB Exclusives & Sneak Peeks / Quick Tip

Appreciate you being here since this program is optional and discusses best practices for your consideration. If you are thinking of adopting any of them, please make sure to review the requirements in your area region with your broker, branch manager, or manager, including those related to contacting consumers. We do want to highlight the importance of the Telephone Consumer Protection act, better known as tcpa. The general rules are that it's okay to call people if the person recently gave you their phone number, but remember to check the DNC lists regularly if they haven't spoken to that person in a while. You will also want to check the DNC list any time you don't have permission. Automated calling texting platforms should never be used. Pre recorded messages in artificial voices should never be used. You will be personally liable for any violations of the tcpa. We'll mention the TCPA a few times throughout this presentation.

So we'll start@mycbdesk.com and we'll find the Exclusive look app. Now let's jump into the tool so when you click on Exclusive look, let's get into how to actually share a property on Exclusive Look. So if you come back to listings and you select Add Listing it in the top right corner, you'll be prompted to then choose a listing type. So quickly I wanted to mention what the difference is between CB Exclusive or a Sneak Peek. So a CB Exclusive listing is shared within the brokerage that's Coldwell Banker Realty, not affiliates, and it's shared for a specific period of time. It is considered private marketing, not shared outside the brokerage or client. A sneak peek is a property posted to Exclusive look that's viewable nationwide, allowing an agent to share the listing with all participating Coldwell Banker affiliated agents for just one business day prior to the date of the listing being submitted to the mls. As an active listing, a sneak peek is considered public marketing and your listing will need to be submitted to the MLS within one business day. Another thing I want to touch on before we jump into actually adding a listing on Exclusive look is that these listings are also featured on CB Homes. So when buyers are searching for homes on coldwellbankerhomes.com A banner ad seen here displays the number of CB exclusives and sneak Peeks in their search area. Buyers can unlock the listings by clicking on Contact Us and completing a registration form. Sneak peeks are fed from Exclusive look to CB Homes once per day, and once CB Sneak Peeks have been archived in Exclusive look, they will be removed from CB Homes. All leads from CB Homes will be sent directly to the Lead agent who has listed the property with an exclusive look. Now let's go back to CB Exclusive and post one. So we select Add Listing, CB Exclusive confirm. We've done all the required compliance things. We then want to fill in agent information. So here is where you could fill out. Try that again. There we go. Email and decide who gets the lead from public sites. So whether it's you who's actually posting it or another agent. You'll also want to include your license number because this is required and you can choose to change your agent profile photo if desired. You also have the option to add editors to your listing. So this would be someone in the CB network. You can search by their name or email and manage your editors here. Next, you'd want to add the property location and details. You must enter the listing address, but you can choose to hide it from public view. I'm just putting in an example property. Okay. Then you have the opportunity to add price, property type, bed, bath, and all the things similar to the mls. Okay. And you can also add a listing description below that you can add photos. So I'm going to click in this box here to browse my computer and just add two sample photos here to demonstrate what that looks like. So once your photos are added, you'll want to tag them. So for example, I could do kitchen for this one and exterior for this one. You can also rearrange these photos if they've uploaded in an incorrect order. You can also select the photo and click delete Selected if you want to get rid of a photo or multiple at a time. Once you have the photos updated, you can move on and you can even add links of a virtual tour or a property website if you have those. Lastly, set the expiration date. The listing agent must submit to the MLS on the expiration date, which must match the date on the MLS waiver. The maximum number of days is 60. Then you must go in and manually update it within the platform on the 60th day. Once you add the expiration date here, I'm just going to say sometime next week. For this example, you can click Add Listing and that will be live on Exclusive Look. Or you can save as drafts and come back to it and make changes in the future. So that was the process of adding ACB exclusive to the Exclusive look platform. Quickly, I'm going to show a sneak peek. It's a very similar process. You want to confirm you've done everything you need to do for the sneak peek and that you'll be adding it to the MLS no later than one business day after you submit it to Exclusive Love Look. Same idea here. You'll want all the agent information, property information, property photos, any links you'll see. The big difference here is that you cannot set an expiration date because it will be automatically archived the next business day. So you will receive automated emails to remind you to post your sneak peek listings to the MLS to avoid any MLS violations. If you happen to have multiple sneak peek listings posted, they will be consolidated in one email. So if your sneak peek is posted Monday through Thursday, the reminder email will be sent the following business day at 8am Eastern time if posted on a Friday or Saturday. To Exclusive look, the reminder email will be sent the following Monday at 8:00am Eastern Time. And again you would just click Add Listing. When your sneak peek listing is complete.
