Your Market in a Snapshot / Market Quest / Essentials

This is a transcript of a MarketQuest workshop/demo (YouTube) that trains real estate agents on generating and sharing Market Snapshots. It opens with a TCPA/DNC compliance reminder and shows how to check Do Not Contact in CBR/Desk. The speaker then demos MarketQuest: overview of available reports (Claims, Market Position, Market Trends, Market Snapshot, Custom Reports), choosing a background image from a 12-image gallery, selecting location/property/time/price filters, choosing exactly five data points (from a 12-point list) for a snapshot, and explains that monthly snapshots compare to the previous three-month average while custom date ranges compare to the same period from the prior year. It also covers download dimensions (Square, Tall, Wide, Postcard/PDF) and step-by-step posting instructions for Facebook (personal & business), Instagram (posts/stories), and LinkedIn (post or schedule). The demo closes with links to marketing workshops, on-demand videos, and virtual support booking.

Now let's go live to explore MarketQuest. You can find MarketQuest on desk. The first step is to login at Desk by typing in mycbdesk.com once you have logged into Desk, so search for the MarketQuest tile. You can do so by scrolling through the desk or by searching MarketQuest at the top search bar. Most affiliated agents should default to your own MLS and shouldn't have to change this, but you will need to confirm once if you are entering MarketQuest for the first time. If you belong to more than one MLS, you will need to select one and confirm upon opening MarketQuest for the first time. You can toggle to change your MLS selection at any time, but if you are only able to select one MLS at a time, then confirm. If you're opening MarketQuest for the first time, you will be asked to confirm the MLS that you are a member of. Once this is done for the first time, you do not have to reconfirm your MLS again. From the MarketQuest main dashboard which you are looking at, you can see the various assets available in MarketQuest. The available assets are are number one claims. This is where you can find relevant number one claims by using filters for geography, time period and more easily share these claims via email, social media and other platforms. Next is your Market Position Report. The Market Position Report displays the market share that is captured by each of the five major brokerages in a selected location within the mls. Dead Market Trends the Market Trends Report gives detailed statistics about the real estate market over the last three years. See trends on sales, average, sales price and more. See trends on sales, average, sales price and more. Today, however, we are focusing solely on the Market Snapshot and if you need assistance on other assets within MarketQuest, please reach out to your local marketing specialist. All right. Now I will demonstrate how to generate a Market Snapshot, but before I do, let's quickly take a look at our Image gallery to decide which of the background images we'd like to select. For the reports we are generating. For each of the marketing assets or reports, a background image may be selected. The default image is a photo of a starry night sky above the home's rooftop, but let's review how the image can be changed in the Image Gallery, which is a gallery of 12 localized images that have been selected for each of your different Metro areas. In order to find those, we're going to go to your settings and select Background Image. So let me click on Edit Settings and scroll down to where it says Background Image. We'll start by clicking on your profile photo in the upper right hand corner as I just did, and selecting that Settings button. From there you will scroll down here to Background Image section at the bottom of the page and click on the Camera icon. From the 12 images available, you may select which one you'd like to use as your default image. Once the full image gallery pulls up, you'll have the option to maximize each one of these by clicking View, and you can either set it up as your default image or return to the Image Gallery. In this case, I am going to select this image right here as my default image. Once you've changed your default image, you will notice that it is now reflected by closing out of here. It is now reflected in the Background image section of your settings. You can change your image at any time. However, we do recommend making sure to change your image before editing the MarketQuest report that you're going to use, as it will reset the filter criteria if you leave to change your background image and come back Market Snapshots is the most used report in MarketQuest. The Snapchat will display a monthly view of five of your filter statistics for the real estate market of your choosing. These stats can be selected from A list of 12 Common Data Points which may be compared with the previous three months average or the same period one year prior. We will start by selecting your location, whether by the search bar or the filter checkbox. Location filters are right here. County, city, zip, mls, area, school district or subdivision. If multiple locations are selected, the various location data points will be combined for the report. Next we will make our report filter selections, which do include slightly different options from your previous reports. Property Type, Time period and Price Range under property type, you can choose multiple single family, townhome, condominium, multifamily, mobile, commercial and lot land. Default selections include single family, townhome and condominium. Under the time period, you can select a month and year or select a custom date range. It defaults to the last completed month. Under Price range, the option to manually input a minimum and maximum price is available. This can be left blank and then the Update button will generate or update the report based on your selected criteria. Analyzing the Report when initially generated, your snapshot will display the number of properties sold, average days on market, average sales price, sales price to list price ratio, and average sales price per square foot. You can change which five statistics show on the snapshot by clicking Edit Data Points. You can display no more and no less than five statistics of your choice. And note that in order to change selections you will have to first deselect the data points you don't want before you can add the data points you want to use. The monthly time period will show data, trends, arrows and percentages of change in comparison to the average of the previous three months data. If you use the custom time period. It will show data trends, arrows and percentage of change in comparison to the data of the same time period from the previous year. Downloading Market Snapshots and File Formats now that you've created your market snapshot and customized all aspects of the asset, we're going to cover how you can download your assets and which dimension and format can be utilized on which platform.
