FuN DaY Monday Winner And Fun Upcoming Events And Real Estate Market Update

In this informal YouTube segment, Realtor Tony Ray Baker and colleague Darren Jones host the weekly "Fun Day Monday" segment. They announce the quiz question (which item improves interview perception) and reveal the answer—glasses—selecting Paul Huxman as the $25 Amazon gift‑card winner. The duo promotes upcoming community gatherings: a monthly "Thirsty Third Thursday" wine tasting, a Halloween pumpkin festival in October, and a Thanksgiving fall festival. They encourage viewers to email Tony to join invitation lists. The conversation then shifts to a local real estate market update: inventory has risen from less than a month to roughly 1.5‑2 months, easing competition for buyers. Interest rates have dropped below 3%, making monthly payments lower despite higher home prices, and many buyers are unaware they can purchase with zero‑down or low‑down‑payment programs (including VA options). They advise buyers to understand their numbers and offer assistance, while noting sellers may see slightly less traffic and should be prepared for repairs. The video ends with a friendly sign‑off and reminder to watch next month’s Fun Day Monday.

Well, hello Darren Jones.
Hello Tony Ray Baker.
This is the first time we've done a video together in a while. Did you know that?
I did. I did it with Marta.
Yeah. Oh, whoa, let's not talk about that out loud.
People remember that episode.
Yeah, I'll bet they do. You were cheating on her. Yes, or something. That's too awesome. All right, uh, hey, why are we here? Oh, Fun Day Monday is today. Well, Fun Day Monday was Monday.
Yes.
Today we are announcing the winner. Yes, because a lot of people wrote in answers. Yeah, yeah, yeah, we got a bigger response to this one. And, uh, so we have more people than we did last time, which is really fun and cool. And, uh, we had a fun question this time. So do you know the question? I do. What is it?
Well, psychologists believe that wearing which of these items to a job interview will increase your chances of getting the job.
Okay.
And we had 4 responses. The first option—
Answers.
The first—
well, answers. Oh yeah, yeah.
So A was perfume or cologne, B is a suit, C is a hat, and D was glasses.
I don't like any of them. It has to be one of those?
It has to be one of those.
So psychologists think perfume or cologne. One of those makes you smarter.
A suit or glasses.
Hat, suit, glasses, cologne, perfume. All right, well, let's answer in a minute. Let's talk real quick about some other things while I think about this because I'm pondering the answer.
Okay.
Okay, so guess why I'm wearing this color right now? Look at this. This pretty shirt.
Because you like the color.
That color. Why am I wearing that?
Because it's wine.
Wine. Woohoo! Wait, hold on. I have the proper emoji for that. Oh yes, who loves wine? Wine. We are doing our first, uh, wine night, uh, which is gonna be once a month, right?
Nights of the Vine, Thirsty Third Thursdays. And when is it?
Tonight.
It's the third Thursday.
So we're doing our first Thirsty Third— I can't even say Thursday. Thursday. Okay, we're doing that tonight anyway. So our starter group is, is, uh, our first group of wine drinkers. Gonna do a wine tasting tonight. It's gonna be really fun. And we're inviting you to raise your hand. And if you would like to be invited to the next event, please email me at Tony. So email Tony Ray, T-O-N-Y-R-A-Y, at seatucsonhomes.com. That's S-E-E Tucson Homes with an S dot com. Email me and let me know you're interested in being on the invite list. And then we will put you on next month's invite list. And what we do is get our group together that very nice fun group. There's no pretentiousness, or it's not that kind of wine, um, but for wine tasting, no whining. Yeah, no whining and no wine, uh, and no wine pretentiousness. We, we're there to learn about wines. We do like do wine tasting and learn about wines, um, and have fun. So we'd love to have you. Send me an email at TonyRay@C2SunHomes.com and we'll put you on the wine invite list. Sounds good.
Yes.
Um, we have another event coming up.
What is it?
I don't have an emoji for that. Dang it. Okay, so you need a big jack-o'-lantern. This is the emoji. What's that for?
Pumpkins.
Pumpkins. Yep. So our Halloween festival, we have not done it, uh, in a—
seems like forever because we didn't do it last year because of the COVID right?
So yeah, we're coming up, so we're gonna do it. It's outside. It's a really cool event. Uh, watch your emails. We'll be sending out email invitations, and we'll need an RSVP because we need a headcount. Um, we're going to have some fun stuff at this event. Um, kids will get to, um, get pumpkins, and we're going to have special guests. We have a couple special guests that are going to do some really fun things at this event. Entertainment for adults and for children. Uh, so this— I'm excited about this because I'm ready for fall.
Yeah, me too. I think it'll be fun.
Yeah, so that's gonna be cool. So our Halloween festival is coming up, and that is coming up in October, and you'll be getting an email. So be on the watch for our emails. And then we're gonna also be doing a Thanksgiving fall festival this year, which I'm super excited about.
That's gonna be super fun.
And again, watch for your emails. And if you have not received an email from us, in the past 6 months, please reach out to us because we don't have your email address in our system.
Either something's changed because you should be hearing from us regularly.
Yeah, because you should be getting Fun Day Monday emails once a month, so, uh, with these fun questions. So they should definitely have that. So, um, that's the 2 events we got coming up. We got Wine Night plus the Halloween plus the Fall Festival coming, and, um, and that's 3. Oh, Yeah, you gotta— I gotta use more fingers. 2 plus 1 is 3. And then, well, not in new math. I heard new math.
Let's not go there.
These poor kids today. Uh, what was the other thing? Oh, you might want a little bit of a market update. So here's what I got for you. You sound like Walter Cronkite. Cronkite. Yes. Uh, dating yourself. What's coming up right now is really cool because we were at less than a month inventory, and that's not a good spot to be. So sellers were making a lot of decisions for buyers, and buyers were not appreciative of that because they, they were in a position that just had to do what the seller wanted. And so the cool thing that's happened right now is, is that the inventory has gone from half a month of inventory to maybe 1.5 to 2 months. It's creeped up a little bit. And so that's really seen— that's, that's doing a couple things for us.
It's a little less competitive for the buyers.
Little less competitive for your, probably a lot less for your buyers right now because here's what's happened. Buyers got a little gun-shy on this whole situation and so buyers backed off. So inventory has been released and buyers backed off a little bit. And so now here's what I'm telling you. It's a great time for a buyer because interest rates are down again. So you can afford more money than typical. So from an affordable housing point of view, The house I bought in 2010 would actually cost me, it's doubled in price, right? It was a $150,000 loan and now it's a $300,000 loan, but I would save $300 a month on my payment right now when we multiply that out because my interest rate was at 6% and now my interest rate is under 3% or whatever it is today. You'll have to check with your favorite loan officer, but my point is this. When we hear all about affordable housing, be very, very careful because affordable housing, everybody gets fixated on the fact that prices in Tucson have gone up. But the reality is, is that payments have gone down. So buyers, this is a great time to buy. You're getting, I call it free money from the bank at under 3% and under. I mean, geez. So watch the, you know, know your numbers and understand that and call us and we'll explain it to you.
We'll help you.
Yeah, we'll help you through this, but know your payment. The other thing is, is buyers right now are paying— the average buyer is paying more in rent than they would pay to own a house. And here's the thing that we found out that's stopping them. Buyers don't understand— a lot of them don't understand— you can get into a house with zero, zero down payment, or 3% down payments, 3.5% down payments. You don't have to have 20% to put it— to put down on a house. So I think that's a big deal.
Yeah, especially if you're eligible for VA. I mean, that's—
yeah, there's some— there's some really great no-money-down programs right now, and they've always been there. Um, so just know that you probably can afford more than you think you can, and you probably need less than you think you do to buy the house. And I think that's important for all our buyers out there who are thinking about jumping off the fence and don't want to miss out on a great opportunity. Now for sellers, that means a little less traffic coming into your house. The buyers are expecting you to probably make the repairs to make sure the house is in good condition. So that's leveling a little bit, but that's good, that's good karma, it's good house everything. We want to make sure that everybody creates a win-win in a negotiation and in a purchase. Yep, that stuff, right? Um, anything else you want to talk about on the market. So we're getting a little inventory. Anything you want to talk about that?
Um, I think that's, that's good.
Okay, yeah, cool. So, um, psychologist, uh, you want to get to our question then? Are you dying to know the answer?
Um, but also I wanted to, um, I, I wanted to read this article if I could, um, and it has to do with the questions for the quiz today, um, because this is an interesting fact.
Yeah, it's time for the answer, right?
Yeah. Yeah, okay. This is—
I'll be right back while you're doing that.
This is, there's a fine line between dressing too formally or informally for a job interview, but this rule always— but this rule will always help job seekers. Don't be distracting to the company culture or work environment. Whereas psychologists have shown wearing glasses to a job interview can make a person appear smarter, it is a good idea not to wear a pair of Elton John's favorite spectacles to the interview. Also important, if you're wearing glasses to an online interview, make sure the light source is pointed above your eyes so the reflection and the glare are not visible on the screen.
I can't even wear these and not— oh wow, these are pretty wicked. I can't wear these and not laugh at myself. This is pretty cool.
I don't know how you expect me to take you seriously.
Just take me seriously. Okay, so here's the thing. What they're talking about is be aware of Zoom. Oh dude, on Zoom, um, you got to be careful to make sure the light's not coming in and so it doesn't reflect on the screen.
Because it's annoying and distracting. Yeah, people won't really pay attention to what you said.
I don't even understand what annoying and distracting is, but, uh, yeah, that's okay. You know, do you remember where we got these?
I get it. Got these in Spain.
Spain. We were in Spain. Yeah, it was our trip to Spain. So, um, do we have an answer?
Than Barcelona.
Barcelona. Yeah. Do you have an answer? Did we say— do we tell the answer? Does everybody get that?
I have an answer.
It's glasses.
Glasses.
Um, you want to grab that magic box and let's pick a winner?
Let's grab the magic box.
Yeah, you get to grab the magic. I left it over there, I apologize. So yeah, so I gotta turn these glasses off. I can't even see myself here. Okay. All right, these glasses are wicked. I have the magic Yeah, okay, well, the little baby chameleon thing is still here.
Isn't it cute? Distracting for you?
Yeah. Okay, I'm gonna pick a winner. Okay, here we go. Let's stop moving the box. Why?
Okay, what's that?
Cheating. Okay, let's see if I can— oh my God, I can't read through these glasses.
I'm gonna put the glasses in the box.
Okay, I can't read that. What? Paul? Maybe Paul Huxman? Paul? Hey, Paul!
And what does Paul win today?
Paul wins a new pair of glasses from Amazon.
Woo!
All the way from Europe. Uh, yeah, we're giving Paul a $25 Amazon gift card, and we'll have that in an email to you, Paul. And, uh, thanks for playing, and watch for next month's Fun Day Monday. And, um, we so appreciate you watching right now. Have a great day. I'm Tony Ray Baker with RE/MAX Select.
I'm Darren Jones with RE/MAX Select.
Yep, that Give us a call. We're here for you. Bye-bye.
Have a great day.
I'm gonna touch this button now and really make everybody crazy. Look at these glasses.
