Yep, and I have to be very careful because I hit the table and you guys see the earthquake kind of feeling, so nothing's happening, I swear, it's just me being like, uh, me. Uh, first of all, I want to say we do this show Saturday mornings, we are committed to doing this for you because We want you to ask us questions and we want to make a venue where it's easy for you to do that. So we're here for you. If you want to type something into your Facebook, uh, what do you call that, the box, the Facebook comments, the comment box. Yes. Um, if you want to type into the Facebook comment box, James, the secret agent that he is, is behind that camera and we have a screen above us so we can see what James is seeing from you and we'll answer your questions, right? Yes. Also, please don't feel like you're ever bothering us. You can always call us and text us anytime during the week except after 8 o'clock because I pass out and I go to sleep.

Correct. So all that being said, we have some fun upcoming events that we want to talk about.

Absolutely. There's a couple of things going on over at the Sonoran Glass Art Institute. And what's your favorite thing?

I like— well, so we did the glassblowing Christmas ornaments, which was— we took friends, Mary Jo and Christy went with us, and it was a blast.

We all blow our own Christmas ornaments. And even if you've never done it before, it's a lot of fun. Also between now and Thanksgiving, I believe, you can blow your own glass pumpkin. Glass pumpkins are super cool.

Now there's a really, we've set this up so you don't have to know all this. We have a website which is at seetucsonhomes.com. That's S-E-E Tucson Homes with an S. And if you go to the See Tucson Homes website, you can go right to the things to do calendar. And what you'll do is type in the word Sonoran, and the calendar will actually pinpoint on the little dots on the calendar for any event that is being held by Sonoran Glass. So that's awesome for a search.

Yeah, it's a great search feature, yeah.

Now here, because it's me, I have to, I found out that you have to delete the word Sonoran if you want to search something else, like, because it still holds onto it. So you got to delete the word Sonoran, and then you can type in Something else like Mount Lemmon.

That's right.

Why are we typing in Mount Lemmon?

Because they have Night Sky right now. So there are events they have during the week and I think on weekends as well, up at Mount Lemmon. So you can check out the night sky and the stars. Plus it's a lot cooler up there.

Yeah. And I'm not sure, I haven't got to do this. We should probably get some folks and go, but I think you do like 7 to 10 or 15 people maybe, and they do a light dinner. And you're there for the evening and I think it just sounds like a blast to get a group together. That would be fun. That would be fun. I like that. We like it. That's a smiley. That's a happy face.

Yes. Tucson, so Tucson's been getting a ton of accolades. So our team has been researching them to put them on the See Tucson Homes website for you. And the really cool thing is the accolades are worldwide. We got crazy stuff like, I'm sure most people have heard about UNESCO, Tom Heath. Hey, Tom Heath. UNESCO.

Oh yeah, the gastronomy.

Gastronomy, right? And then, but one of the ones I want to talk about that I think is awesome is Kaboom! just awarded Tucson for the 10th year in a row, 10 years, Most Playable Cities Award. And that is a big deal because that means that Tucson and the surrounding areas are doing great efforts and making changes to make sure kids have places to go, safely play outside. And playgrounds and parks and soccer fields and all that fun stuff that kids need to help with their education and everything else, that's so important for our families with children. And we are just— I'm proud to be part of a city that gets that rating. I think that's just awesome.

And there's another one there right now for Best Cities for Millennials, which we'll talk about another time. Let's talk about real estate, what's going on.

Real estate market is really good right now.

Well, it's crazy, right? I know.

Nothing like it.

In 23 years of business, I think I've never seen this market ever. This is— everything is defied that can be defied.

So I'm going to read some boring statistics, so stay with me on this because I point.

Total sales volume decreased in July. All of this is July. Average sales price decreased. Average list price decreased. Contracts decreased. Unit sales decreased. Medium sales price decreased. Listings that came on the market decreased from the month before, right? Average days on market decreased. Sorry. Okay. Cash sales decreased. Conventional sales are up. Yeah, what does that mean? So here's what it means.

We need more homes to sell.

Yeah. Buyers are in a great position. They've got— wait, wait, wait for it— they got Pathway to Purchase money, right?

That's right.

You got the new bills. They got Pathway to Purchase available if you're in Tucson City jurisdiction. And prices decreased. So great time to buy. Get off the fence. Jump. Get in here now, right?

Yes, sir.

Call us. We're going to get you pre-qualified with the right Actually, we won't do that. The lender will get you pre-qualified, right? And get you ready for the pathway to purchase. Now here's the other cool thing is that we have sellers that may be on the fence. We have a super low inventory. We need you to sell your house. We need you to move now. You've had it long enough. And there's these poor buyers that are out there looking for your home. And right, so we— They're looking for it. So what we— what we're saying here is this: you'll probably get better prices right now because there's low inventory. We're seeing multiple offers. It's a great time to sell. If you as a seller do not have enough money in equity or you don't think you do, please have that discussion with us because we might be able to help you because you may be able to take advantage of his money. I'm going to hold on to mine. You might be able to take advantage of the Pathway to Purchase program if you sell your home, and we'll explain that to you as well. So don't feel trapped. So the market is different, and it's going to get even crazier because we're in an election year. We never know what's going to happen in an election year because either people get really transfixed on the circus on TV or they don't. So we'll see what happens, but right now let's get going.
