(Case Study) How A Nurse Purchased 15 Rental Properties in 2 Years

This is a YouTube video titled "(Case Study) How A Nurse Purchased 15 Rental Properties in 2 Years" containing an English conversational interview recorded in December 2024. The conversation features CJ Calio and Vicki, a nurse from Hawaii, discussing her real estate investment journey, strategies like the BRRRR method, and her goals for passive income and commercial properties.
What's up everybody? C.J. collio here. If you don't know who I am, I was a UPS driver who built a portfolio of over 90 doors, invested five years. Now I do the same with other investors and help them to achieve similar results. I'm here with one of my students, Vicki, who is a nurse from Hawaii originally. Right.
Started my nursing career in Kaiser at Moana Loa. I moved over to California, NorCal to be exact. And I'm still nursing. And yep, I got into this as a source of early retirement, a source for leaving my family, family a legacy and my grandkids and to also do passive income.
You want to tell them a little bit more about when you started with us and where you're at portfolio wise?
I started in 2022. I went kind of fast and being with this community, I have questions. I get it answered and that's what I love about it. You're not doing this on your own. I did my first investment on my own. Should have learned first, but it's a result. Yes, I created results.
So you did one deal on your own and then once you joined, how many deals have you done since?
A lot actually. Hopefully this one's going to be my 15 doors.
15 doors in about two years span?
Yes.
And what's your next level goal?
Commercial.
And until then she's still continuing to apply which strategy?
The BRRRR method. I got this house that we're in right now for an incredible deal and now I'm going to spend X amount to make it look pretty and just like it says, I'm going to go ahead and refinance it and make my money back in midterm rentals. This place is really as a nurse I can see that it's between two hospitals and so that's perfect for traveling nurses.
So you're basically taking the birth strategy and making it specific to a niche that you see value in and you have a little bit more experience in as a nurse being adjacent to two separate hospitals.
Oh yes. And I've also done travel nursing too, so I have a little bit of more insight with that too.
What do you think you can generate cash flow wise when all said and done for this property, I think I'm.
Going to say at least 2 to 3K.
So if you were to give somebody who's maybe in a medical profession background a recommendation who wants to do what you're doing, what would you tell them?
Oh, get into it. You can move so much more faster. It's nursing. Doesn't matter. What department you're in. It's really hard on your body. And now I'm making passive income sitting and going to Europe.
