From Newbie to 2 Rental Properties in 60 Days

Laura Rantuya went from zero real estate experience to owning two rental properties in two months. She left military service to invest full-time and credits mentorship from CJ Calio at WM Properties with accelerating her timeline.
What's up everybody? CJ Colorado here, owner of WM Properties. I'm here with a fellow mentee advisor, Laura. Tell everybody where you're from and how old are you.
Sure. Hi everyone. My name is Laura Rantuya and I am originally from Kansas City, born and raised.
How old?
And I'm 24.
24 years old. And you want to tell everybody how many properties you own at 24 years old?
Yes. Three properties.
Three properties at 24. So what got you started in real estate?
So originally just getting to Hawaii and having the option to either buy a rent in the main. So from there I saw the possibilities that real estate has offered.
Possibilities. And were there other coaching or mentorship programs involved in your new journey?
Yeah, so originally I was trying to do it for myself and then I ran into another mentorship program based in the mainland and I joined that one.
Prior to WNN Properties, what made you shift to wn?
I really like that question. I think strategy was a big one for sure. Just different markets and how to go about that. So it made a lot more sense for me to do WNN strategy and it really resonated and I was able to compare and really go all in.
And I was at one of the meetups when I first met Laura and you know, offered her the opportunity to be a part of our community and she politely said no. And what was the shift?
So I actually knew about WS since 2021 I think, or 2022 and I didn't join until 2023. So just consistently seeing the members of the community, very active, they were all, you know, taking property. So I was like, wow, how do I become part of that network? That's where I want to be. So she just honestly, over time.
Yeah. And guys, she joined in a year of three properties and now also an advisor status where she's able to teach, lead and guide others. She's co running these KCMO trips. You are a service member. Thank you for your service. And you recently exited that to step into this full time, what would you recommend to somebody who might be transitioning on the military?
Yeah, so that's a great question and I think honestly it's a great job. Right. But as long as you have a plan and really set yourself up prior to leaving the military service and realize what you have available to you, take advantage of that and also don't let it keep you to where you're at. Realize okay, I can use this to jumpstart my next thing and just go for that, that next thing. If the military is really not for you and you'll know it's really not for you. Yeah.
So we're here on our trip at PCMO and you're co running it with me. And part of the benefits of being on a trip is we get to be active for sure. So what did you find on this trip that was new and different?
Yeah, so. Well, on this particular trip we got some commercial properties, which was really exciting for me personally. I'm still trying to hone in on my residential portfolio and get another property. So for me, I saw one in north Kansas City that really resonated with me which has a full basement and separate entrance.
So not just finding another property, but preparing yourself like you said, have a plan for the next step which just on the horizon. What are your plans for the immediate future?
Remind me. Future is to go all in on real estate investment like I have been and also be with W engine in the community I have growing to do. And I really like to just be one of the community members and continue to grow. Like I've seen a huge difference since a year ago and this time next year I'm going to be even more so knowledgeable and just confident of the community and myself as well.
