No REI Experience to Closing on First Door in Less Than 30 Days!

This is a YouTube video titled "No REI Experience to Closing on First Door in Less Than 30 Days!" featuring an English conversation recorded in early 2025. The content is an interview-style discussion between CJ Calio and Josh, a mentee, where they talk about Josh's rapid success in real estate investing, including closing multiple deals within a year, leveraging mentorship, accountability, and strategies for investing remotely. CJ Calio shares insights and encouragement throughout the conversation, highlighting the value of the mentorship community they are part of.
What's up everybody? Cgcaglio here. If you don't know me, I went from being a UPS driver to owning 90 units in just five years. And now I have a large portfolio and I'm able to do this full time and live the life I want with my wife and kids. Today I'm here with Josh, one of our mentees who takes massive action in a very short period of time. And it's a privilege to be able to sit down and talk to you, Josh. So first things first, you want to share with everybody a little bit about who you are, where you're from and what do you do.
Yeah, so I work at for harbor shipyard as an electrician. I met a couple of co workers that got into the real estate game early and I seen what real estate can do for them. They retired early and so their main focus is on real estate and I wanted to pop in and so I was a PML for a couple years, but I felt like I could have made more money. So I waited till that PML came out. So I started investing myself and I started talking to friends and family if they wanted to start investing as well. So I got lucky with some on pml. That's how I started my journey. They believe in me and I put their money to work.
So Josh, tell us a little bit about why you chose to be a part of wn.
So I have a old time friend that joined WNN not too long ago, maybe, maybe a year ago, maybe. I seen his success and I, I just followed him throughout his journey and I felt like WNN it was more aggressive than other mentorships. Other mentorships doesn't show not just the good side, they show the, the worst case scenarios and they teach you how to mitigate that and how to work through that. This mentorship is probably the most legit opinion. They hold you accountable is what I love most. Because I've been to other mentorships and not to, not to say bad anything about it, it's just they never did hold me accountable. They never got in touch with me. Brandon Robbie is always there and CJ is always there to help me. Especially if I don't reach out to them, they reach out to me. Really appreciate that and that's how I got the help I needed and that motivation, the extra little to the next step in my real estate.
Thank you for the kind words. And I want to acknowledge you as well because part of accountability is you showing up. Right. We like to talk about the, the, the gym analogy, like Personal trainers and so forth. When you want to get in shape, you can go and hire or work with and be mentored under a personal trainer. But if you don't show up consistently, don't matter how great that trainer is, you won't see results. So remember, you took a lot of action in a very short period of time. So let's rewind back when you first came in. When did you get your first deal close?
I close on it a month after I joined.
So in one month of coming from I just looking into this, I was a pml. I saw a friend find success and then I want to be a part of this community. In a month's time, with the right guidance and accountability, you were able to go from knowing not a lot to nothing to closing on your first deal. Yeah, let's go into that. So what was this first deal? What made it so appealing to you and where did you find it?
So the tools and resources they gave me, I use that. I found this certain zip code that I like with the price look looked attractive to me because of the amount of PML I got. So I used that to create my buy box and that fit my buy box, although the price was lower. I want to say 100 grand. I don't want to go into, I guess, detail. If anything, I did my numbers. I had Adam inspect the property, had some capex items that wasn't on top the documents. So I renegotiated the price and I got 20 grand off of 20 grand plus off of that one deal and 20 grand? Yeah.
That's pretty cool. So when you came into this deal, you knew it was going to be some level of value add, Right. You sounded like you thought you were going to be putting in some work. Is that correct?
Yeah.
And with the guidance and tools and resources, you were able to renegotiate and get $20,000 off. How did that help your overall number?
It helped it a lot because that 20 grand actually went to the capex items and whatever cosmetic. I still made the deal work. So I mean had had a little bit, I guess I had 10% contingency, so I used that 10%. But I still made the deal where I still have a little bit of money but I'll recoup it later on for sure.
So you ended up closing on that deal in about a month. You began the rehab process. You were leveraging the credit. You got that 20 grand towards the items that you found that were needing some support. Is it rented?
It's not rented yet. Due to the fact it's winter season but I own that property outright. So the PML is. I have it for a year. So perfect. I'm pulling out most of the money, 80% with Ruth. So awesome.
So you're pulling out most of your money and you're prepared to rent it. What is your expectation rental range?
What I got, they were a little scared because looking at the pictures it had window units but if you look on the other side it has the H vac so there is actual ac. I just needed to do a tune up and I didn't need to replace it. I thought I needed to replace it but they did their little maintenance on it so that got it running. So I got the ran up to 1095. That's the high end. Or try to market it at 1095 but if it wasn't it was about 758.50. So I talked to the PM, the PM was awesome. He. He went to the property, checked it out, says he think he could get it for 10.95 with this winter things.
At 1095 on the upper end. After you did all the proper work to this property. Now you were talking about owning a free and clear because you were able to learn to use pml and coming from a PML lender experience or private money lender experience of yourself, that's a pretty cool thing to now flip sides and go and raise it for you. What are you projecting property to appraise at?
I'd like to try to stay contingent. So I'm going to say 10k to 120k range.
And is it possible it could go higher?
Possibly, yeah. I'm still waiting on numbers.
Love to teach about being conservative and we also teach about having ranges. So you're 110, 120 could very easily be 140. And you know, just doing some light math in my head, that could be a pretty good discounted deal where it was worth that initial investment to be a part of this community. Is that correct?
Yeah. Cool.
And after this deal, since you're a unique candidate that takes massive action in this community, how many other deals did you close on?
I closed three more after that. So of another single family, there's the first two with single families. The other two was all duplexes off market so I didn't look on Zillow or anything like that.
So what's your door count right now?
6.
And you're in for less than a year, is that correct?
Yes.
So what is this year going to look like for you, because making that massive action and getting six doors in a, in less than a year, that's pretty awesome, man. What are you projecting out for for this year?
My goal for this year, I'm trying to get 10 more doors or 10 more properties. I don't want to say doors, 10 more properties and close at least one commercial deal. Oh, man. But the guidance, like TJ and Brandon, I think it'll be a smooth sale.
And you're taking the action. Give yourself credit. Awesome, Josh. So say somebody's listening to this and they're from Hawaii. They work labor intensive job like the electrician at Pearl Harbor. They kind of have experience, but they're on the fence because they don't know or even believe it's possible to invest out of Hawaii. What would be one thing you'd recommend them to do?
Join the WNN community. They have the tools and resources already. They have the team set up, so it's all smooth sailing. But they teach you how to, how to shop in your market. They know how to. They have the interview questions for all the PM's agents. It's pretty scary. I felt like it was scary because it's thousands of miles away, but seeing others in the WNN community not even joining the mentorship yet, seeing how they're successful with that, gave me motivation and I just jumped in. I just said, just do it. I just stopped being motivated. I just said, just do it. Because if you keep getting motivated and watching videos or getting motivated, but you're not taking anything like action, you're not gonna really go anywhere, you know, like, you can see plenty of people. Because honestly, in my opinion, I've seen this on Instagram before. I'm gonna fail more than you tried. I'm gonna fail. I'm gonna say outright, you get through that, how you get through it, it's okay.
Yeah, I'm always learning and always growing. And that's what you're doing as well. So if you were to do this again, would you take that step?
Oh, for sure. 100%.
Well, guys, I mean, Josh is a living, breathing testimony. When you follow tools and resources, when you're accountable, when you're willing to step out of your comfort zone and get uncomfortable and take massive action, you could potentially do what he did. Get six doors in less than a year. Now, if that's something you're looking to do, if something you're interested in, hit me up.
