In this raw one‑to‑one coaching session from a private community of 4,000+ agency owners, SaaS founders and consultants, a member (Speaker C) shares that he sold his landscaping lead‑generation business for a 5‑times multiple and is now rebuilding from scratch. He explains that the sale included all IP and systems, and reflects on why he repeatedly builds strong SOPs and systems before scaling to avoid founder burnout. The conversation shifts to tools: he prefers Gemini over ChatGPT for visual mind‑maps and instant SOP generation, discusses data enrichment for an SEO client using Apollo or Clay, and how to handle duplicate contacts when importing multiple lists into GoHighLevel. Other participants (Speakers B, D, E) provide quick advice on the best enrichment tool, duplicate settings, and encouragement. The session showcases the community’s coaching format, the emphasis on systematic growth, AI‑assisted process design, and practical SaaS/CRM tooling tips.

In this video today, we're going to be pulling back the curtain and I'm going to be showing you a raw one-to-one conversation that I had with one of our members inside of our community of over 4,000 agency owners, online experts, coaches, consultants, SaaS owners that are currently scaling their businesses and their offers to $100K months. This is a one-to-one conversation. I have these every single week with members inside of the community, and I want to show you a little snippet of what these look like. Enjoy.
How's everything been, man?
Yeah, good, man. Um, I was doing that, um, landscaping, um, what do you call it? Landscaping funnel, landscaping business lead gen that I started with the, uh, architect course that I did. Uh, yeah. And someone, um, my competitor came along and offered me a good sum of coin. So I took it and sold the whole thing to them. So, so yes, I'm starting from scratch again, but cool. It was good, man. They bought the whole thing. So All the IP and all the setup and everything was sweet. So that's, yeah, so I got a 5 times multiple from that.
So when I sold it, so, okay. So yeah, so yeah, it was awesome.
That's pretty sweet. That's, is that, was that your first sale on a business or?
I've got, I've got multiple businesses and I probably had, I don't know, maybe 10 over the years and I've sold 4 of them. Some have sort of died, but others have done really well. So I still got my main SEO business. cranking along, and I'm using a fair bit of the, the resources that are developed under The Architect with that. So that's kind of helped me with that as well. But, but yeah, just one of those freak things. Someone just came along and went, I can't beat you, so I might as well buy you.
So that's what happened. So that's cool.
That is a, that is very cool. I don't think I've ever heard that from somebody.
Yeah.
Yeah.
I haven't had it happen to me before either. But yeah, they just saw that I was beaten all their customers. So I don't know who their customers were, but I was pretty much beating everyone.
So it was cool. It was pretty good. So yeah.
But yeah, it's just the main thing with me has always been the systems, getting those set up. I've always sort of been able to grow businesses, but then it gets to a certain point where it's all on me and I burn out. Even when I get staff, they just constantly come to me with, what about this? What about that? Because I don't have SOPs or anything. So So yeah, so that's where I really focused the last business on. It's obviously why I came on board with you and, and you really helped me to do that.
So thank you for that.
And then, yeah, so, so now I'm pretty much build a, build systems in a company before I actually start to scale it and grow it. Obviously got a little bit of freedom, have some capital behind me that I don't need to get sales from day one, but it just allows me to scale a lot quicker.
So, for sure.
So yeah, but I'm finding that Gemini, using Gemini rather than GPT, Or ChatGPT is the way to go. ChatGPT seems to have died away a little bit. But it's, yeah, Gemini is definitely good for coming up with a process and then have an SOP straight out of the box. And I'm a very visual person. So I work well with mind maps and understanding the process, and Gemini can create all of that just from an idea. So that's definitely been a change in moving from ChatGPT to Gemini.
100%. Yeah, that, um, Manus is good too. Uh, been liking that. But yeah, I, uh, I don't know, ChatGPT, it's great. Like, I think it's so good, but I mean, there's just better options now. I feel like it's—
Yeah. Yeah. I think it was good, really good when it first came out and I think everyone else has overtaken it now.
So, yeah.
Um, but yeah, the, the question that I did have is I've got, um, an SEO client that Works with mining companies. So they've got a spreadsheet that has got, let's say, 70% of the data in there. So it might be missing a phone number from one line and then an address from the next line. And is, is that something that Apollo can use to fill in the blanks, or is there any system that, you know, can fill in the blanks on a contact list?
Yeah, there are. Let me Look, I— so I know Apollo's good. I think it's Clay that can do that. I have it saved somewhere. Yeah, I believe it's Clay that you can hook up. Are you trying to do it just for one list one time, or is it more of like an ongoing kind of automation?
I've got 5 lists, and I think that'll be the end of it. So I've scraped all of their emails. This client's emails and then built a list from that. And then, yeah, it's just a case of enriching that, that data really is, is the key.
So.
Gotcha. I believe Clay is gonna be the best to do that with. I'm just looking at it. Yeah, I think Clay is probably the best option. So I would check that out.
I dropped it in chat.
But yeah, cool.
Thanks for that. And then just with GoHighLevel, if I'm uploading 5 databases, if all lists, if I start with 1 list, it's automatically gonna find any duplicates, isn't it? As I upload the 2nd list and the 3rd list.
I believe so. When, so when you're uploading the list, you should be able to select, like, do you wanna update the contact? Do you want to, like, create a duplicate? Do you want to override? Like that kind of stuff.
So yeah.
Yeah.
Cool. All right.
Should be good with that.
If I miss this, I had the same thing though in, in HighLevel. If you go to your profile, there is an option saying allow duplicates. If you have it on allowing duplicates, then it usually doesn't ask you and it just allows duplicate. So make sure to check that first before, because I had the same issue and then yeah, I regretted.
Yeah. Yeah. Cool. Cool. Thanks for that.
But no, everything's going good, man.
So yeah, it's good. Good.
It's good to hear from you. I see you popping. I know.
Yeah.
Yeah.
Time zone. Time zone.
Yeah. Time zone's a bit of an issue, but yeah, there's that and just trying to sell the business and then, yeah, working out where I wanted to go with the next one.
So yeah, but yeah, I'll jump on more regularly for sure. Beautiful.
I love it. No, that's good news, man. That's always good to hear from you. You always got some crazy wins. You just pop in.
Yeah.
Sold my business.
Yeah, love it.
It's pretty strange, but life's never quiet. So true.
That's, I guess that's a good thing in the very end.
