Chris Vandervock from Whissel Realty explains how to keep top agents motivated: use an annual bounty system and an 80/20 commission split on team-generated leads, with uncapped splits for agents who generate their own business. The structure rewards producers for staying on paid leads instead of passing them to newer agents.

We create this bounty system on an annual basis and a lifetime value of maximizing an 8020 split. You know, it allows them to claw back I don't know a lot of people that offer anything like that while also keeping them focused on. Because one thing we lost in the old model is our best agents once they got their cap they wouldn't work team gen leads anymore. And so our partners like Zillow or our paid leads in house that we have our pay per click, all those things we're getting worked by our newest greenest agents. Any no business do you want that happening? You're like if you're a mechanics of your Porsche, clients coming in and getting a brand new mechanic, like I don't think that customer would like that. So how if we're going to have a brand brand that people know and consumers know, we can't give it to our greenest agents all the time. So we worked to create a commission structure that kept Adrian and Carly, who you'll meet through this, you know, series. How do we get them on our best lead sources and still want to work them? And ultimately the self gen split program without caps is how we achieve that.
