The next one on our list, out of town or absentee owners. Now this does say deed origination dates before 2000. Before. I don't really care that much about that. But as you can probably guess, if you own a property in Springfield, Oregon and you live in Springfield, Florida, 2,820 miles away as the crow flies, basically that's, that's challenging to manage that property over that long distance. In many cases, those folks will want to sell their property because they're having a hard time managing that property long distance. And so that gives us an opportunity to go in and possibly put a deal together. Now, another source for these out of town owners again would be your title company. Again, that's why I've been so emphatic about how important it is to have a relationship with your title company. Because those folks have all kinds of information that can be helpful for you and they will give it to you. If number one, you have a relationship with them and number two, you ask for that information, they'll provide it for you. They do it all the time. For others, they might as well do it for you. So again, your title company in your marketplace can look up people who own properties in your marketplace but live in different places. Okay. Every county records, every public records on a property has two address fields. One of the address fields is the physical address of the property. The other address field is the mailing address of the owner for the purposes of sending them the tax notifications. Well, your title company can, or their computer can go through and differentiate in the public records between properties where those two addresses are different. When they pull up that list of where those two addresses are different, that's telling you that you have an out of town owner there. And that can be somebody that you can mail to or, or call or in otherwise contact and ask them if they want to sell their house. In many cases, they do.
