Tim Bell (YouTube video "Tim Bell finding properties 30", Mar 19, 2024) explains using attorneys as a source of property leads. He identifies three attorney types—divorce attorneys, bankruptcy attorneys, and probate/estate attorneys—and explains why each often leads to motivated sellers. He also shares an anecdote about a student paralegal who cultivated relationships with attorneys and regularly receives property referrals.
The next one here, attorneys. Now, attorneys in general can be a great source of properties for you because people often need to sell properties when they're consulting with their attorneys. My three favorite types of attorneys are, of course, we've already talked about divorce attorneys, because in many cases, when people get divorced, they need to sell their house or have a desire to sell their house. The second one is bankruptcy attorneys. Often when people declare bankruptcy, one of the things they want to do is sell their house partially to eliminate that bankruptcy or various other reasons. So if they can't afford the rest of their life, they may not be able to afford their house either, and as a consequence, they may want to sell it. And then the third type of attorney that I really like are probate and estate attorneys. Okay, those are a little bit different, but they're essentially, they work with people, with the families of people who have passed away. And so a probate or an estate attorney often know about estates where they need to sell their house. They need to sell the house because the person has passed away. And so those are my three favorites. Again, if you have access, if you know those types of people, if you have access to those, those types of attorneys, again, divorce, bankruptcy, and estate or probate attorneys, those can be great sources for you. Again, what I have a student who is a paralegal. She knows all the attorneys in her marketplace, and she's gone around and just let the attorneys know that she wants to purchase properties. And they've been sending her properties on a regular basis for several years now because of that.
