Tim Bell Finding wholesale buyers 7

Tim Bell walks through how to find wholesale buyers by scanning county property records for investor-owned properties on a street, then contacting those landlords to offer nearby deals. Investors cluster their rentals for economies of scale, so one neighborhood can yield multiple buyers and sellers at once.

Now the next one here, this one's a little bit different. Access to county records and access to these types of lists will vary in every different county in America. So you have to find out how to get access to this in your county. I can't really tell you because they're all different. Okay. But this particular technique involves contacting all the obvious investor owners in the same area by looking up their street or adjacent streets in the county records and asking them if they'd like to buy another property in the area. Now let's think about it here. If you're a landlord and you own a property, a rental property in a particular neighborhood, are there economies of scale? Are there benefits or advantages of you owning multiple rental properties in the same area? And the answer is yes, there are. Okay? It makes it easier to collect rents. It makes it easier to do maintenance. It makes it easier to do repairs on the property. Your familiarity with the neighborhood is a good thing. Your familiarity with the demographics for perfect tenants for that neighborhood. If you already have one property in the neighborhood, you know what kind of tenants you can attract to that neighborhood. So there's lots and lots of benefits of owning multiple properties in the same area. So if I have a property on Main street, maybe on 3980 South Main street, you can see here we've got a bunch listed on the, on the, the right side is the address of the property, and on the left side of the column here we've got the tax ID number, the parcel number for the, for the county, and in the middle we have the owner's name. Now you can see here on, on some of these here, we've got what the, the police would call the usual suspects. We've got William and Jana Dorsey, and we've got Jennifer McMurrogh, and we've got Tabitha and Kevin Bailey. Okay? Obviously those folks are owner occupants. Okay? And so those are owned by an owner occupant type property. But that's not what we're looking for. What we're looking for is investor owned properties. You can see that some of the things on here are obviously Investor owned properties. For example, Windfall Investments LLC, MH and HH Investments, LLC. You can see there's others on here. McKinnon Enterprises, High Tide Investments, Wind River Investments, all of those are obviously investors. They're obviously rental properties. So if that's the case, you can contact those people, you can call them up, you can find them and say, hey, since you already own another property on Main street at 40, maybe 40, 51 South Main Street. I have a property that's available at 3980 South Main street, just a few doors down. Since you already own a rental property in the area, would you like to buy another one? Now, there's only two answers to that question. It's a yes or no question, and maybe it's the same as a yes, by the way. So if they say, yes, I would like to buy another property in the area. Terrific. Where can I send some information about this property to you? And then you send them your flyer that we talked about. Okay. You email it to them or mail it to them or whatever, or you can meet them at the property if they're that interested. Okay. Now, sometimes you're going to find that when you ask, since you already own a property in the area, would you like to buy another one? And sometimes the answer is going to be no. In fact, sometimes it's going to be an adamant no. They're going to say, oh, no, no, no, no, I don't like my property on Main Street. It's not a great area. And I just don't like that area. I would never buy another property over there. Okay. Now, at this point, you didn't just find a buyer. What did you just find? You just found a seller. So what you want to say to them is, well, in addition to selling properties, we also buy properties. Have you ever considered selling your hated rental property over on Main Street? Okay. And in many cases, they'll say yes, and then you've now found another property. So there's a twofold benefit of using this particular technique.
