Now, the next one that we might want to talk about is remodeling contractors. Okay. Remodeling contractors, in many cases, like to buy properties to rehab. Why? Well, the remodeling contractor has two circumstances in their lives that cause them, or may cause them to want to do rehabs on houses. Circumstance number one, they have a competitive advantage over everyone else in the marketplace and in regards to purchasing labor and materials for the rehab. Why? Well, if they're a contractor, they must be able to buy materials and labor at a cheaper price than what they can actually sell it for in the marketplace. By definition, businesses buy low and sell a little bit higher. So they must be able to acquire labor and materials for remodeling jobs and at a lower price than the average public will pay. Because once they put that labor materials in, then they're going to charge a retail price. That difference between what they pay for the labor and materials and how much their customer will pay for that remodel job. That's their profit. Okay? So we know by definition, automatically that they do have access to cheaper labor and materials than the average person. Otherwise they couldn't be in business. So that's the advantage they have. They also have a little bit of a problem. Here's their problem. If they're a general contractor, they have to hire subcontractors to do very specific jobs on properties. For example, they'll have an electrician, they'll have a plumber. They'll have a drywall guy that does drywall. They'll have a painter, they'll have a roofer. They may have a foundation person. They may have a flooring person. They may have a carpenter. Various other different people that they have. Well, because of these subcontractors that they have that they work with on a regular basis, they have a need to keep those subcontractors busy. If the remodeling contractor doesn't keep his subcontractors busy, then he's going to lose them. Those subcontractors are going to go work for someone else. As a consequence, Dave here of Dave's remodeling, he has a competitive advantage in the marketplace because he can get cheaper access to labor and materials than the rest of us can. And he's got a problem in that he's got to keep his subcontractors busy. He's got to provide enough work for them, and if he doesn't do that, they're going to go work for somebody else as a consequence, that sets our remodeling contractor, Dave here up for the perfect circumstance where he may want to do fix and flip rehabs. They often do. This is another great source, another great place where you can find wholesale buyers for your wholesale properties. Again, one little tip. Approach the owner, the operator of the company, or or maybe the manager. Don't talk to the worker bees. They probably can't help you.
