The next one, stop by the obvious rehab sites and visit with whoever you find there. Now, typically, you'll be able to tell that a rehab is happening. One of the easy ways to tell is to look for a dumpster like this. 30, I think this is a 36 or 40 yard dumpster. I can't remember how big it is. But anyway, if you see one of these dumpsters parked in a driveway or set in front of a house or something like that, you need to stop. Okay? Typically there's a rehab going on there. There could be other clues that there's a rehab going on there. Things like trucks and vehicles from various different types of subcontractors. The electrician, the plumber, the painter. Sometimes they'll have information written on the sides of their trucks indicating what type of work they do. If you see any of those clues that a rehab is being done on a house, you need to pull over, pull out your business card, pull, put a big smile on your face and go talk to whoever's there, okay? You're going to find that you'll meet two types of people there. Number one will be contractors. Okay? Now usually what I do is I ask whoever's there whether they're obviously contractors or not. I say, are you the owner of this property? Now if you ask that of a contractor, most of the time they'll say, no, I'm not the owner. I'm just a contractor that's been hired by the owner to do some work on the property. Okay, now here's a little aside, okay? That could be a good recommendation for that particular contractor for your fix and flip, if you do a fix and flip. So if you need contractors for your fix and flip business, then that could be a good recommendation. At least somebody's vetted them out enough. At least somebody believes in them enough to hire them to come and do work for them. So you might be able to take advantage of that vetting process that the other owner used and possibly hire that contractor. Now, the other person that you're going to meet there, when you ask, are you the owner here is going to be the owner. And if you say, are you the owner here? They're going to say, yes, I am. Now usually the owner there is there of course, to supervise their contractors, to keep their thumb on them and make sure that they're doing what they're supposed to do. Okay? So if you run into somebody that says, yes, I am the owner here, what you want to ask them is, look, since you're already doing one rehab, would you like to do another one. I have this property here. And you take your flyer like we previously talked about. You take your. Your flyer like you would give to the real estate investment club, and you pass that out. You give it to them. Look, I have a property here. If you decide you'd like to do another fix and flip, give me a call. That's how that works. That is a tremendous method. You can find not only great contractors, but you can also, of course, find the owners of properties who may. Who are already doing a fix and flip and who may want to actually purchase your wholesale property. Okay, good.
