Tim Bell power team 8

Tim Bell argues you don't need buyers lined up before finding properties. Build good deals first, then minimal advertising will attract them. A 1,000-person buyers list without properties earns nothing.

Okay, so the last item on our list here of important power team members is buyers. Now, notice that there's a question mark after buyers. Okay? Buyers are a wonderful thing to have, a wonderful luxury, but they may not be absolutely necessary to find them and to procure them in advance of finding a property. Why? Because you're going to follow cardinal rule number one. It's got to be a good deal for the next person. The truth is, if you create a good deal for the next person and you advertise it minimally, that is the 11 different ways that I showed you to find a wholesale buyer for your wholesale properties. If you'll do those two things, finding buyers will not be a big challenge for you. It just won't be. It won't be a big challenge. That's why I have a question mark after buyers. Here's the thing. If you have a limited amount of time in your life and in your business and you have to make a choice between finding properties and putting deals together or building your buyers list and finding buyers, I suggest that finding properties is a better choice, is a better use of your time. Okay? And let me give you an example. Okay? Let's say that you didn't believe me, and so you started putting together a buyer's list, okay? And you went out and you beat the bushes, you shake the trees, you lift up the sidewalks, you run ads, you do all kinds of stuff, and you come up with. With a marvelous, wonderful buyers list. This is the greatest buyers list ever known to man. It's got a thousand people on it, and they're all dying to buy properties, and they've got money dripping out of their pockets. Okay? We can all agree that would be a wonderful buyers list, right? But here's the question. Let's say you did have that buyer's list. All those people just salivating, calling you 24 hours a day, seven days a week, saying, find me a property. Find me a property. I'm ready to go. Let's go. Let's go. Let's say you did have that list. Wow, that'd be a tremendous list. But you had no properties to sell them. How much money are you going to make? The answer is nothing. You're not going to make any. So again, you've got to have properties to provide for your buyers. I recommend that going out and finding properties is the best use of your time. And then advertising those properties minimally, using the 11 different methods that we talked about, you will find buyers if there's good deals. If they're not a good deal, why would you expect them to buy it anyway? Okay. So again, buyers are not one of your super important team members. I will tell you that as you move through your real estate investment business, finding properties, talking with these other professionals and other people involved in your business, you'll find buyers. They'll pop out of the woodwork. They're everywhere. They'll come and they'll find you. Okay. So you will have a buyers list. But I'm saying that it's not necessarily important for you to consciously focus on finding buyers or building that buyer's list. Okay. So that's the concept of buyers. Again, if you have good deals and if you build it, they will come. We already talked about that. So that's buyers.
