Tim Bell power team 9

Tim Bell walks through the secondary team members real estate investors need: appraisers, inspectors, zoning contacts, stagers, and insurance agents. Different investor types need different roles. Wholesalers need fewer people on their team than fix-and-flip or buy-and-hold investors.

Now, in addition to the seven people that are listed on our list of team members here, I do recommend that there are some other ancillary team members that you may consider bringing onto your team. Okay. They're not super critical. That's not why they're not on the list. But you might encounter them, and you might add them to your team as needed or as appropriate. Okay. Number one would be an appraiser. Okay. You may need an appraiser that could be a good person to have on your team from time to time. You may need an appraiser. Now, as a wholesaler, an appraiser may not be that important to you As a fix and flip investor or buy and hold investor, they could be more important. Okay? So an appraiser may be somebody you may want to have on your team. The second person who is one of our ancillary or secondary team members would be an inspector, a professional property inspector. Now, generally speaking, as a wholesaler, I do not recommend that you spend the money to have a paid professional property inspector come in and inspect a property. It's just not money well spent. Okay. But it could be a good person to have on your team. From time to time, you may need an inspector to help you with a property inspection or something along those lines. So that could be another ancillary or secondary team member. The third one, I think is pretty important, but it isn't a secondary team member. And that would be someone, a person who works at the county zoning and planning and permitting office. Okay. When you go down there to arrange this relationship, I suggest you look for a senior person, someone who obviously has been there a long time. Gray hair is a pretty good clue. Okay. And so you want to. If you can build a relationship with somebody at the the city or the county zoning, planning and permitting office, then you'll have a contact there that can share some information about zoning, about planning, about permitting, and things like that that may be helpful from time to time in your real estate investment business. Okay. That could be somebody that could also be helpful for you. So again, an appraiser, an inspector, and a senior person at the county zoning, planning permitting office. Those could be three ancillary team members that you could want. Another person that you might have on your team is a stager. Okay. Someone who would stage properties for you. You can look those up online. If you watch any of the real estate reality TV shows, in many cases, they'll bring in artwork, they'll bring in furniture, they'll bring in rugs, they'll bring in flowers, they'll bring in place settings and all that kind of stuff to kind of dress the home up and make it look kind of homey and lived in and those types of things and inviting. Okay, so that's another team member you may have. Another team member that you may have, especially if you're going to do. If you're going to do fix and flips, if you're going to buy properties, fix them up and then resell them retail, would be an insurance agent. Okay. It's really a good thing to have an insurance agent on your team because that person can provide insurance for your properties while you're doing that fix and flip. Also, they can provide insurance. If you're doing buy and hold properties, landlord rental type properties, they can provide you with insurance too. So that could be another really good team member to have as part of your ancillary team members. Again, for wholesaling, you don't need all these people. But again, as you move through your real estate investment business, having these ancillary team members could be helpful for you and you will naturally develop these relationships as you're out there doing your business talk, talking to people, meeting with your primary team members and making things happen in your business. So those are some other people that you want to think about too.
