Contractor

This is a YouTube video titled "Contractor" containing a monologue or talk from November 23, 2021, discussing strategies for building a reliable contractor team, focusing on trust, communication, verification, and system creation in managing contractors. There is only one speaker sharing insights on the topic.
When I'm asked, how do you properly build your team, it's go and find these contractors. Do this whole spiel of trying to convince them why you're a good person to partner with and how you can build this relationship over many deals and long lasting. But you want to start small. Do the cosmetics, do the light turns, allow them into the space to build that system with them on these real simple, almost like a handyman level type of job. See, for me, it's not the, not necessarily the type of work they do on these little light rehabs that matters, right? Quality of work matters, but the system creation is more important. How do they communicate? Do they keep their word with the things that you've requested that you feel is needed in this relationship? I. E. Photos, right? Not present. We live and breathe off of verification. One of the best ways to verify is facetime photos, you know, proof of receipts of purchases, some tangible items that we can then bring back and analyze and be like, yeah, okay, this guy is doing something. In the beginning you're trusting, you really are. You're trusting that this person is going to fulfill and keep their word. So you verify and you monitor the little systems. Are they asking for payment ahead of schedule because they're running out of money? Are they going ghost when you expected a call once a week to get updates on the property? Are they not replying to your emails or possibly not allowing other team members to come and double check their work? Right. These little, little things can prevent major, catastrophic, major fault if you're on your team member.
