This is a YouTube video titled "Hybrid BRRRR" containing a monologue explaining the hybrid BRRRR real estate investment strategy. The speaker details how this approach modifies the traditional buy, rehab, rent, refinance, repeat method by prioritizing rent and refinancing before rehab, often delaying renovation work to optimize cash flow. The content is educational and focused on real estate investment techniques.
Foreign. What is the hybrid? Well, for all of you who are on here, you probably understand what the burst strategy is and if you don't, I'll go go over it once again for you. It's buy, rehab, rent, refinance and repeat. It's a strategy that we've used and grown accustomed to. We love and I've punned a hybrid bur as an alter form of the burr. What it looks like is, is you're, you're taking a performing asset, right? And it, you could, you could use the term turnkey as the asset that we're looking at, but it has room for value add. So to me the BRRRR strategy is all about the value at play. What you're going to do with the hybrid is no different than the regular bur. The only thing that changes are the R's. Haha. You're just moving rent and rehab so rehab falls lower on your priority list in the BRRRR breakdown. So like I said in the beginning, right, you typically buy rehab, rent, then refinance and repeat. Well in this situation you're buy and it's already rented. You can structure and work on the refinance and then postpone or push back most of the rehab. In certain situations, part of the rehabilitation phase of a hybrid BRRRR isn't necessary. Changing out the bathrooms, updating the flooring, painting the walls, it could be simply increasing your rent. But your goal is in the hybrid BR is to better perform and utilize all cash that you collect through cash flow to be redirected on the back end on the rehab. You basically want to delay the rehab as long as possible. Now don't get me wrong, anything safety related or major that needs work and needs to be addressed, it's something we want to do up front.
