WNN Teamwork

Derek and a co-host discuss what makes a property investment team work, focusing on contractor access and deal analysis. They emphasize that the right numbers and the right people are what separate successful deals from failed ones.
The WNN teamwork, you know, team.
I stress teamwork. It's not just one guy holding the, the, the wall up.
We got two guys holding the wall up, right? And you know, it's, it was an amazing trip.
So, you know, the WN team got.
Your back this, right?
So we did gain tremendous value when.
We went on this trip.
Was able to access and walk the property.
We had direct access to our general contractor.
We did have a scope of work that we were able to look at as well as a project manager, you know, we were walking the property. They were giving inputs during the property.
Walkthrough, what to look for, you know.
Things to do, things that you need to do to get the home performing again. And alongside us was, you know, Derek's.
Wife Trista, who, you know, another person.
That we leverage right during, during the trip was. She was able to give us comps.
Right on the spot, right?
And you know, that goes a long.
Way when you're, you're, you know, analyzing a deal, right?
Pretty much everything you need to analyze a deal is, is there in front.
Of you and we used it.
And. But the foundation was still scary to tackle, right?
But with the correct team, as I mentioned, it is a deal at the correct price. And, you know, happy to say that.
Current mentee, you know, celebrated the win on the trip.
They were able to lock up the deal and are currently under contract. So, you know, I mean, it goes.
To show you, as you guys can see, there are different answers, right? Ranging from not wanting to do it because it's their first deal. Some, some, some said that, you know, they would do it if the numbers work, right? So everybody sees it differently. Everybody sees the opportunities differently is what I'm trying to get at, right? But the correct numbers, the correct team.
Giving you the correct guidance, you should.
Be able to make a decision and.
Come to a decision fairly quickly on what you want to do with the property.
