Copy of Birmingham Real Estate is Better Thank New York Real Estate

In this livestream, host Charles Noonan and co‑host Brendan Boyd promote the upcoming "Let's Build Birmingham" conference (Sept 18‑19) and walk viewers through a complete real‑estate investment system that lets participants acquire a property before the event even starts. They contrast the saturated, high‑cost New York market with the low‑cost, high‑growth Sunbelt market of Birmingham, Alabama, explaining why there is far more upside in the latter. The conversation covers acquisition tactics (buying land for under $5 K, using credit‑cards, lender and broker introductions), development costs (≈$200 K to build a 3‑unit house), profit pathways (short‑term rentals, group homes, truck‑parking lots), risk mitigation (management companies, eviction and renters insurance, title processes), and a real‑world testimonial (Desiree Twigs) who bought land for <$5 K, built for $200 K and now nets ~$3 K/month. They also detail the conference’s master‑class mentorship model, the “battle‑buddy" ticket‑sharing incentive, and a series of live Q&A bonuses. New in this segment, they describe on‑site visits to newly ribbon‑cut properties, raw land under development, and a future subdivision, highlighting the emotional impact on attendees—especially people of color seeing a path to ownership, likened to a "Malcolm X" or "Fred Hampton" moment. The hosts stress the urgency of building wealth before anticipated Q4 layoffs, frame the effort as a movement rather than a transferable idea, and repeatedly call out community partners (Motion and Success crew) and ticket‑holder engagement, urging viewers to claim tickets and join the momentum.
Chapters
Yeah, you are nice. Yeah, well, you got the link in the bio. What we doing, bro? What's going on? You're gonna, you're gonna introduce, you're gonna introduce, you know what I'm saying? You're gonna start to show off or what?
In case somebody wants to buy a ticket. We gotta allow him to buy it too. Nice. Oh yeah. All right, here we go. Let's get it. So, so, so B, what'd you think of the call we had last night? The bonus call for Let's Build Birmingham. How was it?
I jumped on the burn. I listened. I, I had a, I had a webinar. Um, then I jumped on the bonus call right after and it was, it was damn near 200 people in there. So the joint was already popping. They ain't even popping. And then that's platinum, huh?
That's platinum only, by the way.
That's only— damn, that's platinum?
Yeah, platinum is not even sold out, bro. Platinum's oversold.
Platinum's crazy. So, so when I got in there, they was talking about, you know, like getting into these, uh, these truck stops and these, you know what I'm saying, in the, in the truck parking and all that, you know what I'm saying?
Yeah.
And, um, and then Tammy popped on, which was cool because she was on the show a couple days ago.
Yeah.
And then Tammy was like, yo, I got, I got my offers in the email, I'm excited, there's a building I want to grab but I don't know if I can get it, but hopefully I can get it, and this is the one, and this one got a couple of units, I hope I can get this one, you know what I mean? So it was, yeah, definitely, it was definitely a mood.
But, but how, like, tell me what you thought about, like, being, like, watching what I'm doing and building Let's Build Birmingham.
Yeah.
We went on live, Tammy jumped in, and then when you're now on the inside, you see, like, people actually getting properties. The conference ain't even start. The conference is September 18th through the 19th. It hasn't even started yet. But what do you think about that as, like, uh, a real estate program that you may find on YouTube, or you find out about it through Instagram or a webinar, and then you actually— people are actually getting like tangible products.
I think what separates honestly is the fact that they can leave with a property, or they can leave in position to get a property, or they can leave with a truck stop, or they can leave in position to get a truck stop. And for a lot of people, They're able to access these assets prior to the event, which obviously builds more credibility, builds momentum, builds more belief. So I think there's not a lot like it. Like you could go to an event and, you know, you're kind of like waiting for something to happen once you get there. And then you still, for some people, you're still kind of overwhelmed because you kind of take everything in. And then by the time the event's over, you're like, oh yeah, this is something I want to do. But it's like you still haven't started. What's cool about this event is you get started as soon as you buy a ticket, you know what I'm saying? Like, you buy a ticket, it's starting. You can acquire, um, an asset. You can do your research. I mean, you, you, you're connected right with, with the folks. And you can literally come to Birmingham as someone— I bought a ticket, let's say right now, um, letsbuildberman.com, and already have a property or put yourself in a position to, to acquire before you even get in there. So, so I feel like it's really nothing like it. There's not, there's not a lot of events like this.
Yeah, bro. Hey, just so you know, on Instagram it got us as a split screen.
Yeah, yeah, yeah, that, that happens, but that's not, that's not on you or me. What happens is if you touch the screen It changes. Like, if you went to make a comment, it changes. So if somebody's looking at it for the first time, they're looking at on their end, it's gonna be— it's gonna be that horizontal joint.
Okay, but if they—
Because I noticed that. I noticed that before. So let me check one of my other grams right here.
Yeah, that's cool. You know what, I'm gonna at least move over. I could be in the frame, which is cool.
But either way, Yeah, bro.
So the way— Yeah, we on YouTube.
Okay.
All right.
So yeah, we rocking.
Yeah, gotta be on YouTube. So here's, here's what I wanted to do. I wanted to create an event where I don't only show people what I do, I don't only show people how I make money and show them how much money I make, right? That stuff is like old school. Just, that's just like a brag book if you're just showing how you make money and how much you make. I wanted to actually show people how they can make money through working with me in Birmingham. Honestly, my opinion on Alabama and doing real estate in the Sunbelt region, it's better. It's actually better than doing real estate in New York.
Yeah, I actually saw the post that you made today that stated that claim. And I was actually going to ask you about it because it seemed a little, it seemed a little, you know, a little contrarian, you know what I'm saying? Because most people would think, what do you mean? New York is one of the top cities in the whole world. Why, why would buying real estate there not be the thing to do?
Where else you gonna go? So when, so you jump into the New York City real estate game, right? There is no room for growth. It's already maxed out. I don't know the square footage of my house in Brooklyn. You've been inside my house. It's not that big, right? How much more are they going to be able to charge for those properties? It could only grow— it could only go so high. They're at $2.5 million. What are you going to charge, $4 million? There's no room to grow in Birmingham— in New York City. There is no room. 2, 3 families in the Bronx are $1.2, $1.4 million. You can't make any money there.
So, so, so real quick, let me, let me ask you this just for clarity. When you say there's no room and you can't make a lot of money there, right, for, for the casual person that's like, you know, it's my dream to own, to invest in real estate, um, but you're saying there's no room. So can you give a little clarity around why there's not room in New York and why there is room in a place like Birmingham?
All right, perfect example. 2-bedroom house, 2-family house in New York City, $1.2 million. Your mortgage— and let's just say that's 2, 3 bedrooms— your mortgage is going to be, let's say, $8,200. You can charge $4,500 and $4,500. That's $9,000. Where are you going with that? What is that going to do in today's economy? God forbid New York is a tenant-friendly state. What happens if you get a professional tenant that can't pay the rent? What happens? You now are minus $3,000 or $4,000 at the end of the month. The next month, you minus $3,000 or $4,000 again. You got to pay your lawyer minimum $2,500 to process an eviction start to finish.
Hmm.
You're losing. You lost. You thought you were an investor. You actually lost. I was talking to a good friend of mine earlier this morning, and one of the things that we were saying was there You need to have so many different unique skill sets to make it in New York real estate today. You have to be able to haggle a price down to where the property is affordable. So you're going to go $1.3 million, you get it $1.1 million, maybe. You do an inspection, you find a bunch of things wrong with the property, right? You may get it $1.1 million, may get it for $1 million. So you got to be an expert negotiator, right? You're investing. You got to pay for the appraisal. You got to get a lender. You have to do the inspection, which sometimes $3,000, $4,000, right?
Right.
You got to do— you got to be good at all of these things. You have to hire an attorney to go over your contract. To take it further, now you got to vacate the place vacant. You now have to be damn near a fortune teller. to predict 2 tenants that are actually going to be able to pay the rent every month. If one of those— and this is what we talk about with properties don't cash flow— if one of those tenants don't pay the rent, you're done. You're cooked.
Right.
So you have to hope and pray that every single month on the 1st, the tenant has the money to pay you. If they don't have the money to pay you, you have to— now you pay for the million-dollar property, You now have to pay a portion of the mortgage to keep your property. On a 30-year mortgage, the principal ain't going down right away.
No, no, it's not.
First 5, 7 years is interest anyway. So you got to think, you got to realize, like, in this real estate game in New York City, you got to be a fortune teller, you got to be lucky to pick the right tenants, you got to be— you got to have a lot of money in the game. Which means for the average American citizen, you need— like, you're risking $100,000 to $200,000 just to get in the game. $100,000 to $200,000 just to get in the game in Birmingham, Alabama. You done built a house, you done started a group home, you done put it on Furnished Finder. You're making in the area of a positive $2,000 to $3,000 a month alone with that same investment, and you own the house debt-free.
So that's the next question I was going to ask you. Like, obviously you said, you know, there's no more room in New York. So if you compare that over to Birmingham, you kind of already brought some color around that because you said you can acquire the property, you can, you could furnish the property, you can turn a property to a group home, you can turn it into an Airbnb. You own it outright, um, and then you have profits coming in, right? But what about the person's like, well, you know, like Birmingham, I don't live in Birmingham, you know what I mean? Like, how do I manage a property? How do I know that things are going to be going right? You know, I feel more, I feel more comfortable in a city that I'm in, that real estate where I can, I could walk to, drive to, you know, maybe get to within an hour, 2 hours or so. and still be able to cash flow? I don't— I'm a little afraid to, to get something that's already in the Sun Belt, even though you said that there's room to grow. Like, how do you, how do you, um, kind of answer those questions?
That's a good question. So real estate is no longer a local game, right? You have to think beyond your backyard in real estate. You can't just be limited to what's in your backyard because the advent of technology will still put you right in front of your property without you actually being there. So you have your camera systems which will show you, because if it's in, if it's in New York, all you're going to do is pull up to it and look anyway. It's not like you're going into anybody's apartment.
Right, that's a good point.
So the cameras will show you everything that's going on. That's number one. Number 2, You use a management company. 90% of investors that have over 5 doors hire management companies. So management companies— and a lot of people don't know this— management companies will start with you from the ground up. If you got one property, you can turn it over to a management company and let the management company run the property for you. Yes, they're going to charge you 8% percent, which is fine, but you don't have to worry about getting a phone call in the middle of the night about a toilet, a sink, a leaky roof, whatever it is. In addition to that, when you buy properties in Alabama or when you build properties in Birmingham, Alabama, you have less capital expenses. The furnaces are new, the AC units are new, the roof is new, everything in the house is new. So in New York, you probably want to save— what do they call it? Capital expenditures, CapEx. You probably want to save, put aside like 5% or up to 10% for things that may go wrong in real estate, right? For things that may go wrong with your house. In Alabama, when you build new, because the cost of building is so inexpensive, you actually don't have to put that much money aside because everything is brand new. The roof comes with a 10-year warranty. The furnace comes with a warranty. Everything's brand new.
So give us, so give us a, um, give us a recent realistic testimonial or, or, or, or rather an example of someone that, um, you know, that they're investing in Birmingham for the first time. Um, and maybe this was something that happened earlier this year or something like that, or maybe the end of last year. And they acquired land, they started developing, and now they're starting to receive profits from whether it's a group home setup or Airbnb setup. Give us a real example because what you're talking to sounds nice, bro. I'm going to be honest. It sounds sweet. It sounds nice. Throw the cameras.
Yeah.
I mean, you said, I would just pull up and look at the property anyway, so I might as well have some cameras set up. So, so, yeah, so explain. So break it down so it sounds— I mean, give it— give, give us the real, Frank, because it sounds— it sounds a little too, too, too much of a layup.
That's the real, bro. So I'll give you an example. Uh, Desiree Twigs. Desiree was, uh, her and her mom were platinum ticket holders of the conference last year. Oh, just so you know, conference was last year, February.
Okay, yeah, yeah, it wasn't the—
it wasn't 24, it was 25. I remember you and I talked about that the other day. It was 25.
Was it?
Yeah, it was February 25th.
Damn, damn.
So it was like there last year.
All right, right.
So a conference ticket holder, someone who's watching, and y'all see right now, right, for those of you that are watching this on YouTube, Instagram, whatever, There are people that are sitting in seats watching us talk about this conference. She bought a ticket, Desiree Twigs and her mom, we call her Mrs. Twigs, but she— they bought a ticket, they came to the conference. I taught them how to build. The concept of the conference is Let's Build Birmingham. I teach people how to pick, purchase, profit, and protect their first investment property.
That's a 5-piece: pick, purchase, Pick, purchase, profit, invest.
Protect. Protect. Gotta have the pick, purchase, purchase, profit, and protect.
Protect. And that's it.
That first investment, you don't want to have real estate in this day and age without it being protected, without the proper succession planning. So we have to have a trust in place Which teaches us how to protect properties.
So you help— so, okay, so you help them acquire— well, not acquire, but— So here's what— Yeah, yeah, but I mean, like, just how— so they're putting their asset in a trust, essentially?
Of course. Yep. Ultimately, yes. So just how, uh, you were on the call last night, I teach people how to buy these properties at extremely low prices. So she bought land way undervalued. She bought land. From buying the land, I taught her how to build. My builders actually built her house for her. We teach interior decorating, short-term rental design. She actually did a phenomenal job designing her, her house.
Cool.
So with that, um, and she did it like short-term rental friendly to where her backsplash was all glass. It was like mirrors in the backsplash, right? She then started to list it on Furnished Finder, Airbnb, and that thing started going like crazy. And today she's, she's never missed a mortgage payment. She makes her payments and she's making money from the property every single day. But here's the thing.
It's a single fam?
All 3-family, 3-bedroom, Uh, 2-bathroom houses. On her groundbreaking ceremony, the mayor of Birmingham actually came out and supported her and cut the ribbon for the groundbreaking— for the ribbon-cutting ceremony with her. So yeah, bro, from a study perspective, she's in the game. She got property, uh, she owns it. She did not pay a lot for it. I think her build fee was under $200,000. $200,000, and she owns a property and she's profitable.
What, what do those numbers look like? So her mortgage is X and profit from that Airbnb is Y, or French fries is Y. What's that looking like?
So her mortgage is in the area, roughly, obviously, let's say roughly $1,400 to $1,500 principal and taxes and insurance, and her, um, Her profit is close to $3,000 every month. So let's just say, for example, she's bringing home $1,400 to $1,500 a month.
Got you. How much did she acquire that land from?
About average cost of land for, as you see what I get it for them, for under $5,000.
All right, so she got the land under $5,000. Do you recall what her development, uh, costs were about?
In total, she's the— in total, her total cost was $200,000 to build the house.
So, so, okay, acquisition and then, and then development. All right. And then did she, did she get some funding for the $200,000 or did she—
Yes.
Hard, hard $200,000?
No, she got funding. So the guy that was on the call, right, did the loan for her last night. I introduced people to the plug, right?
Wait, wait, wait, wait, hold up, wait, hold up, wait. No, I gotta stop you right there, bro. If y'all are— if y'all are watching this stream, and it's not even my stream, but I just have to plug this real quick. You guys need to head over to letsbuildbirmingham.com. Charles, you need to drop it in the chat for those that are, um, watching on YouTube. Just drop that right in the chat so they can access that link. If they're watching on Instagram, I just checked it, so they can literally click the link on Instagram. But if they're watching on YouTube, they may not be able to find the domain. So you need to just drop that in there. Let's build Birmingham.
We can put it in the description. It's actually in the description where they should be able to click it. But on, uh, on, on the platform we're using, I can't get to the chat.
I don't think— I don't— yeah, yeah, you can. On, on, on the right side of the screen, there's like a little chat box. Just The same place where I told you to put the little, put the little windows. If you go to the main— oh, whoa! Yeah, hit the little chat.
Yeah, Tasha Armstrong said hello.
See what I'm saying, bro?
This, this got everything.
I'm producing the show from my crib right now. Listen, y'all, um, I don't, I don't know, I don't know if If, if y'all put all these pieces together, but basically Charles said that you're acquiring the land under $5,000. Okay, that might be the first investment. But Charles, listen, you didn't say this, but I'm gonna just throw this out there. I don't know if you can do this or not. That first acquisition of land, can you buy on a credit card?
Yes, 100%. In fact—
Okay, wait, all right, we use— I can buy land on a credit card. I can then develop. I can work with you to get funding for said development.
Yeah, you're gonna work with John. John was on the call yesterday. He's a part of our—
I could put everything together, put the property on Furnished Finder or Airbnb, or if I decide I want to set it up as a group home, and I can start bringing the revenue in that's going to pay for the acquisition itself.
You could actually— I encourage you and teach you to actually start doing that stuff. before the property's finished.
So, so you kind of get like a waitlist situation?
You get a complete, a total waitlist situation, especially if you're doing, uh, group homes. You can line your tenants up completely so that as soon as you get the certificate of occupancy, you got tenants moving in and cooking, cooking.
Right, right. That sounds, that sounds, that sounds crazy. There got to be questions in the chat, bro. That, like, there has to be. Let's go.
Any questions in the chat? YouTube, Instagram, let's go. Any questions? There has never been a closed circle, full loop scenario that could help people from start to finish, where you actually join a conference, you get 18 masterclasses, so you get mentored, right? And then you actually leave with a property. You actually like—
It's kind of similar to like Honestly, almost on my end, obviously you got a hard asset, but on my end, it's like, I'm gonna help you put an event together. So you're gonna leave with a profitable event. I like stuff like that, bro.
Yeah.
So like, I don't have to— so I go to an event and I don't have to leave with like my notebook full of notes. I can leave potentially with an asset that can make me some money or put me in position to, to, to make me some money.
So every single—
I gotta do is attend.
So every Sunday when people purchase— whenever people purchase a ticket, they get invited to a Telegram group where I give master classes every single Sunday. So last Sunday or yesterday, you saw one of the members of truckparkingclub.com. He came in and he spoke because he wanted to just— because I want to make sure that we're getting the best of the best, that we're getting the actual resources that can help us. So he came in and we asked some questions like, what are some of the things that we could do in the app to make— to give us better visibility and make sure our parking spaces get booked throughout the month? Then I had our lender on, our broker on, and brokers are good because they are going to shop the best rates for you, right? You don't necessarily want a direct lender all the time because They have a specific rate. A broker will be able to get you the best rate. So a broker will work with 10 or 12 different banks, lenders, and then they'll shop the best rate for you. So I wanted to build the event like that, man. It was extremely important to me. So we got some questions. Do you recommend renters insurance? Absolutely yes, 100%. Everybody has to get renters insurance, and with that renters insurance, um, we have to be the name insured. So the, the property, the LLC that the property is in, is the name insured on the renters insurance. Meaning if there's a fire or there's damage— Well, yeah, that's a great question. They, they going deep, bro. So here's what happens if there's a fire, a flood, or damage. Me as a landlord, I don't have to pay anything. I can just put in a claim against the tenant, and the tenant's renter's insurance will pay that. There's a company called Lemonade that provides renter's insurance across the country at extremely low prices. There's, um, Allstate. Liberty Mutual does a really good renter's insurance as well. Uh, somebody else asked another question. Does buyer have to be a citizen or green card holder in order to buy land and then use builder to build a house? Mag, that's a great question. Anybody can buy as long as you have a credit card. It does not matter. These auction houses do not care. If you have the money, they will put the Property in your name, guys. If y'all want to take a part in this historical movement, make sure you go to letsbuildbirmingham.com and grab yourself a ticket.
Yeah, I would definitely do that. What you got on the gram? We got questions on the gram right now.
Yeah, yeah, yeah. I'm taking them off Instagram. Instagram is active right now. Can you see or no?
No, no. I can't see. I can't see at all. But I'm looking. I'm looking on YouTube on my end.
Okay, so what is the parcel size of land bought for $5K? So land for $5K can get you any size property that you pick. You just have to go on— it's a process to picking the land. You have to do some work. Once you do the work to get a property, they're gonna mail you what we call— what they call a price notice. That price notice will allow you to buy the property with the credit card. It's super easy. Anybody can do it. Like, anybody can buy properties, um, through this purchasing system. And B, I'm gonna tell you something. I'm starting to build multi-families, right?
In Burmese?
In Burmese. Yeah, yeah, yeah. There's a shortage of housing. People need places to stay.
I might have to build some houses then.
I wish you did, bro. You would love it.
You would love it.
It's super easy, super fun.
I'm gonna have to build some houses then.
But listen to this. My management company, and this is what this is. So guys, being efficient with your money is extremely important because real estate, the downside is you can lose your money. You could lose your shirt, right? There's a management company that I'm working with that has what they call eviction insurance, meaning if I have a three-unit house and I put and I allow them to put the tenant of their choice into my property, $200 a year will get eviction insurance. Or they call it eviction protection or eviction insurance, meaning if they had to process an eviction, they are going to assume the cost of the eviction. I don't have to pay it. So when we think about taking this thing and scaling it, when we think about being major investors or developers on a larger scale, like, everything points to, to down south. Everything points to the Carolinas, Georgia, and Alabama. Mississippi is next, but it's not quite there yet. North Carolina has been on fire forever. Corporate America went in and they bought up a ton of homes. Georgia, we know Georgia is getting close to being maxed out. Those house prices in Georgia for land are almost 5 times as much as they are in Alabama. So if we could— so I'm just skipping over Georgia and I'm just doing my—
No, that makes sense. Georgia is a popular destination, so that makes sense.
Yeah, but we don't even own Georgia.
People— but people want to move there is what I'm saying.
We are in Georgia. We don't own Georgia, just so you know. We don't own it. We, we are the majority of Georgia, but we don't own Georgia. Birmingham, Alabama can be ours. There can be majority and majority ownership of Birmingham, Alabama.
So you had shared this prior on the, um, on a call that you and I did, but I don't know if the same people are on today's stream, so I would like for you to kind of go back into it. Um, what, what was the The, um, the motivation and the indication that Birmingham was a place that you could move this type of energy and action towards? Like, why not South Carolina? Why not North Carolina? Why not Memphis, Tennessee? You know, what is it about Birmingham that actually is very rich for this shift in this momentum that happened? Real estate and ownership?
Great, that's a great question. So America development and gentrification is predictable. It's all forecasted. Lenders get together, uh, investors get together, developers get together, and then what happens is the Fed actually issues money to the cities that are in need of redevelopment most. The cities get the money They can't develop themselves. They have to invest into public and public-to-private partnerships, meaning they have to pay developers and invest in developers like myself to come in, build, gentrify, rebuild, remodel, repurpose land, and really activate the city all over again. So, Birmingham awarded hundreds of millions of dollars from the Fed because they complained that they needed the help. And with that money, they can now partner with developers. So that happened years ago. And I've been watching and listening very closely in my development groups. And I've been noticing, or we've all been noticing, that the banks are getting more requirements for lending in Alabama. Specifically Birmingham, more than ever during that period of time. Builders and insurance companies start— were starting to get quotes from the insurance companies to build the buildings that they're building today, to build the properties that they're building today. So you can kind of, if you're in the right groups, you kind of hear the rumblings or the underground rumblings of what's about to happen. It all pointed to Birmingham, Alabama. The first thing they did— Why is that? Get their municipalities in order. Their infrastructure was in order, right? Sewer system, the sewer company, sewer department, the water department, the electrical department. They all have to be aligned and work in partnership with each other to make sure that developers can get their properties built, done, and get certificate of occupancy. So I heard about it years ago, and then I learned how to buy property there from the land bank in Detroit. And then once I got the opportunity, I just went in and I bought like crazy. And then I started to tell other people, and now as you can see, other investments are starting to really produce the fruit that they were expected to from the very beginning.
Yeah, yeah. No, no. That makes a lot of sense. Um, and I think one thing that you said was that all those, all these different portions and parts of the infrastructure all have to kind of work together in, in, in alignment. Um, and then something else you said was the state has the money and they need to facilitate the fundings out to more builders to help redevelop the city. Um, So, so do you see like, I mean, obviously you're doing it in real time, right? Um, do you see in like emergence of like revitalization in Birmingham from like—
Oh yeah.
Okay.
100%. Um, there's money being poured into the city every day, every year. They're at— Birmingham is actually paying Or has grants and has money to pay companies to come in and will subsidize some of their employees.
Mm-hmm.
So they're bringing in businesses back to Birmingham. That's one of the first components to bringing people into Birmingham. It has to be a major attraction. So they make it easier from a tax perspective. Taxes are low. They make it easier from a municipality perspective to build. And then they incentivize business owners to bring their business back into Birmingham. That's why we hear a lot of times major companies are moving or investing into different cities. They're buying bigger offices. They're moving their headquarters to different locations. And this is all— it's all controlled by federal government issuing money to certain states, and then the states are trickling it down to cities of their need. So Birmingham got tons of money. They have programs that will help with employees if companies wanted to move. The infrastructure for building is there. The infrastructure for lending is there, right? There's an organization or a component of the government called the Community Block Grant Program, right? Grants, they give money to individuals that are looking to develop. You got to do some paperwork, but there's tons and tons of help there.
So one thing I want to kind of ask about some clarity, because I know some people probably think that, you know, it sounds great, but I don't know if I can do it, right? So, so what, what would qualify someone to be able to purchase in Birmingham, right? So, so there could be somebody watching, someone listening, someone on the fence, and they just like, well, I don't know if I can do it, right? So what's the difference between someone that, that has already done it and someone who has yet to take their first step? What makes them someone that can literally take advantage of an opportunity like this?
That's a great question. It all comes down to the team. It's all team real estate development. You're only as strong as your team. The reason anybody could do this is because part of my mission in real estate development, part of the meaning and purpose for Let's Build Birmingham, is for me to share my Rolodex with people, right? This conference is going to have— the vendors are all people that are looking to help And team members that you need. So if someone was just coming in, they're actually going to meet the— one of the owners or CEO of the Truck Parking Club. If you wanted to do that, you're going to meet your own interior design specialist who specializes— she has 18 Airbnb units. She specializes in Airbnb and is going to show you, um, and handhold you Through designing your unit. You're going to meet Manny and get to know Manny, who's our builder. You actually get to meet and build a relationship with him. The lender we had on a call last night, John. So you're getting like a developer toolkit in a bucket for just the simple, simple cost of an average ticket. You actually get a developer bundle. With that, you get the entire relationships, you get the network, you get everything that you need.
Literally, someone can come to this event and they can put themselves in position to build in Birmingham.
100%. And this is what I say to people all the time, if you're serious about changing your financial future, go to letsbuildbirmingham.com and grab your ticket. Now, tickets are going fast. We got 3 Platinum tickets left. Outside of that, Platinum is sold out. And, um, and B, do you mind if I answered a couple of questions that came in?
No, no, no, go right ahead, answer those questions, tackle those questions.
Okay, so we got, after purchasing land from the auction, do the buyer initiate quiet title action in county court using real estate attorney to change from What's the difference between cloudy title to clean title? Man, that's a great question. I love that question. That's an educated investor there. Here's what I'll say. If you're going to use bank's money, there's a title process, but it's not a quiet title process. You can do title certificate in Birmingham, Alabama. That will make your title marketable, which you can lend on. which you can borrow against, meaning you can start a policy, you can get a title policy, and the lenders will lend them— will lend to you with that title policy. The next question: so as long as you cash ready, you get land? Does credit have a play in this? So Nurse Deja, that is a great question. That's absolutely correct. I'm happy you talked about that because we covered that in our bonus call, bonus Lending masterclass last night. So two things: you sign up and you register for the property. You register to buy the properties. There's nothing else they ask. They don't ask criminal background. They don't ask credit checks. They don't ask your your your debt to income ratio. They don't care about any of that. If you can, if you have enough money to pay for the property, and most of them are under three under three thousand dollars. If you have enough money to pay for the property, you can actually pay for the property with a credit card. Your credit does not matter. Uh, the second part of that is, I'm assuming for building a house, probably so, but what about truck parking lots? Truck parking? Nah, it's super easy. You can have one tomorrow. You buy a piece of land, you list it. We'll show you how to list it. And, um, they will start booking you a lot with, uh, bookings. It's that easy. It's that simple. That's all I did. And I'm very, really transparent with everything that I do because I want you guys to feel acknowledged and understand how easy this is for you to do it too. I don't live in Birmingham. I live in Brickell. I live in, uh, Brooklyn, but I don't go to Birmingham. I just invest there. Birmingham just pays me. That's all it does for me. And I pay taxes in Birmingham, of course. Those are great questions, nurse.
Those are good questions.
Deja, this will be really good for you as a nurse because you just make money from your phone. All the money's made on my phone. I do not do physical labor whatsoever. All right, so Mag has a question. Do investors buy land using auctions or from county land bank? Mag, they buy them from all different places. So once you join, I teach you how to buy properties anywhere you want in the country. So last week we had someone who bought 4 properties that were worth $100,000, and she spent less than $8,000 for them. So her net Her net worth increased $100,000 in one week. That was from an auction that she went to. Great question, Mag. Guys, y'all are really interested and I'm so happy. These are great questions. Go to letsbuildbirmingham.com and grab your ticket now. You guys will get 18 master classes, which is a combination of 2 mentorships from me. My mentorships are usually 8 weeks each, which is 16 weeks in total. I'm giving 18 master classes in this mentorship, including the individuals that you need to be successful.
Yeah.
You got another question, bro? A comment? Because Nurse Deja's going crazy. She— wait, let me ask Nurse Deja a question. Nurse Deja, if you're ready to come to Birmingham And you're ready to commit to changing your financial future, comment committed in the chat. I'll answer all your questions. Just comment committed in the chat. All right, B, what's your question? You got anything else?
I mean, I'm gonna be honest, bro. You know, you know, I answered all the questions I had. Like, I can go a little bit deeper, but I just want to bring clarity around.
So for those that—
so, okay, so for those that may not have been there earlier, Let's just, let's just kind of circle back on what we, what we touched on. So number one, this is one of the only, uh, real estate events where you can, you could, excuse me, you can attend, you can learn, you can acquire and do everything you need to do starting even before, before you attend the event. Like as soon as you buy a ticket, you, you're in mode. When you're, when you're there, all the resources will be available to you. And you're pretty much off to the races, right? Secondly, Charles have put it. Charles has. Charles has crafted. He has designed. He has designed a way through this initiative, right? For you to acquire starting from your credit card. Borrow OPM, other people's money, through, through funding partners, get into land and start developing, and put you in position to monetize on your property by way of Airbnb, group home, you know, or straight rental. What, you know, whatever, whatever suits your, your strategy. And you can, you can literally get started by just swiping on the card. That's it. Now we compared it to New York and, uh, Charles, Charles kind of gave an analogy of like, there's just no more room, right? Property, property prices are going to increase. There's no more land really in New York City like that. There's no more square footage. So the price is going to increase if you buy a multifamily in New York. Someone doesn't pay the rent, you might be upside down in your mortgage. But in an opportunity like this, because with technology, like, you can, you can manage a property from your phone, or you could just hire a management company. There's more upside here, and it, and it's way, it's way easier for you financially to get into this vehicle versus one of the top 10 cities, I would say.
Yeah, absolutely. It's super inexpensive. Even if you don't have a lot of cash, our lender, uh, has figured out some creative financing opportunities and put some stuff in, in place where even if you didn't have a lot of cash, you can build a house from the ground up because the asset is so much more valuable completed than it is to cost. So completed, they're $269,000.
$269,000. Okay.
The cost is around $200,000, and that always varies based on if you want tile in both bathrooms, if you want an island, if you want ceiling fans or can lights. There's a lot of different things that come into play, but around $200,000, it already has enough equity in it for the banks to do those deals. Now, Deja said she's committed to college. Coming to Let's Build Birmingham. Let me read her next question. Ha ha ha ha ha! I have a trucking company already, and I know the load in Alabama are not really good. So I assume that trucks really don't drive through these because of that. Do the lots get booked often? Deja, I'm just gonna ask. Birmingham is— Coca-Cola's national headquarters is in Birmingham, Alabama. They have a $330 million facility. But take Coca-Cola out of it, Deja. How do you think Birmingham gets their goods? How do you think Alabama gets their goods? All goods come through trucking. They all come through trucking, all supplies, all— it all comes through trucking. So to answer that, every state— there's no state that doesn't have major trucking roadways or pass-throughs because that's how the hospitals, the police— that's how the economy survives is through the deliveries of the transporting of goods through trucking. It all comes through trucking. That's one. It's the major hub for Coca-Cola's distribution center, and that's just Coca-Cola alone. Do the lots get booked often? That's an even better question, which I love that question too. And the answer is absolutely yes. I post every single day when my lot gets booked. I have one lot I made $700 the first month of it. No luck involved. Companies just like it. Uh, drivers like it and they just rebook. It has 2 spaces on it. It's 1 lot with 2 spaces and it gets booked every single day. Someone every day is coming or going from my truck driving parking, truck, truck parking lot in Birmingham, Alabama. So absolutely 100%. And if you own a trucking company, you know how hard it is to park those 53-foot trailers. And, um, you know how hard it is, or the shortage that's there for truck parking. So absolutely, 100%. Um, as long as you— there's a couple of things I teach, right? You want to, you want to have it near a truck, a truck, uh, stop. So you want to have your location near a current truck parking, truck Stop. Number one, you wanna get it as close to highways as you can, close to major highways as you can, because truck drivers are looking for a place to rest. I believe yesterday, um, Reed told us they can only drive a maximum of 12 hours per shift. And, um, Nurse Deja, correct me if I'm wrong, is 12 or 14 hours is the max that they can drive? Which is now being monitored by a computer. So you have to think somebody is hitting that 14th hour around the state of Alabama. Alabama is not a small state. You can't go in and out. It's not a quick pass-through. So there's a huge need. So you want to be near truck parking, current truck parking stops, because they get overbooked and you will get overflow business. Second, You want to be near the exit of major highways. That's extremely important to open a truck parking location. The third piece is you want to provide an easy access entry point for truck drivers to get in and out easily. Um, if y'all want another bonus, if y'all got more bonuses to get y'all super paid through y'all truck parking lot, If y'all want bonuses, put, put the word bonus in the chat on all platforms. Put the word bonus in the chat. We got people watching on YouTube. We got people watching on Instagram. Let me see some bonuses. Put the word bonus in the chat and let's see if y'all really want this game on how to open a successful truck parking lot. Nurse Deja, she commented bonus. Brendan Boyd, you get— you my boy, bro. You get all the information. You don't even gotta ask. You just call me on the phone and grab one.
Yo, yo, listen, I'm speaking up for the people that can't speak up. You know what I'm saying?
If you can't type bonus, you can't get no bonus. I'm giving free information on how I'm clearing $700 a month without doing anything. You know better than anybody, I didn't leave New York for for a month. I just been sitting here working. I'm working on something huge, but I just been sitting here working. I'm building out the conference. Oh, the conference is built already.
Oh, we got a couple of bonuses. I see a bonus from Morris Ross.
Team Perez. Yeah, yeah, they came in late, bro, but I'm gonna give them any one. Omida says, mad respect. Beej Watkins bonus. Ockburn bonus. M. Harper bonus. Uh, no luck bonus. But all right, let's go, let's get it, y'all.
I had to spark it up.
Yeah, you did, you did, you did.
I, I had to spark with the rocks.
Yes, you did, you did, you did. Instagram is lit right now, bro. All right, I'm gonna give 2 more bonuses. You ready?
Yeah, go ahead. Here we go.
Bonus number 1, when you're doing your listing on truckparkingclub.com, allow truck drivers to do repairs on their truck on the lot. That's bonus 1.
That's gangster. Wait, wait, wait, wait, wait, wait, wait. So you saying, are there other lots that don't permit That they can't work on their trucks?
Correct. Because they believe they're gonna spill oil, they're gonna leave the old parts around and stuff like that. That's the, that's the mythical negative connotation with allowing truck drivers to use your, use your lot. However, they know the value in being able to do work on their lot, so they never leave anything on the parking lot. They take their trash with them.
Hmm.
They take it with them. They throw it out. They dispose of it the right way. There's no oil. Um, so that's one. Here's the second bonus. So that will get you separation from everybody. Here's the second bonus: make your parking lot well lit. Make it well lit. Well lit. Guys, I'm sharing some killer stuff. Y'all need another— if y'all want another bonus, because I got some killer bonuses. If y'all want another bonus, put bonus number 2. Put number 2 in the chat if y'all want another bonus.
This would be bonus number 3, technically.
The last one was a throw and we're not even counting it. Put bonus— put number 2 in the chat if y'all want this second bonus. This second bonus is killer. People don't realize it. This second bonus is killer. Actually, put the word committed in the chat. Put the word committed in the chat if you're committed to coming to Let's Build Birmingham Conference, September 18th to the 19th, Birmingham, Alabama. Guys, it's just 2 hours away from Atlanta. All you got to do is go to Atlanta. You can take a shuttle Sprinter van directly to Birmingham. You have nothing else left to do from there. All right, AKA G Brunn, committed, let's go. Number 2. I think Eugene is going. Was Eugene on our call last night? Eugene, if you got your ticket, just say ticket or just put ticket in the chat because I think Eugene is already— I think Eugene is hacking right now. Eugene is already going. That's why he's saying committed, I think. But let me give this second bonus, guys. Bay to Bay K. Let's go, Bay to Bay K. I'ma do it for Eugene. I'ma do it for Nurse Deja. I'ma do it for Morris Rob, Rob Morris. I'ma do it right now. Here's, here's a huge, huge bonus. All right, Eugene did not get his ticket yet. Cool, Eugene. I'm gonna get— you're gonna go get your ticket after this. Go to letsbuildbirmingham.com and grab your ticket right after this. Here's what you do, guys. You can do this with solar panel— solar-powered lights, meaning it doesn't cost you anything to make your parking lot well lit at night. The reason we want our parking lot well lit at night is because we want the major companies to park their trucks on our parking lot for safety.
So when you say major companies, like, like, throw some brand names.
So we talking about Penske, Horton, Geiser, all the major companies. They have trucks, they do trucks for delivery. Um, they can't— they— there's a shortage of parking. So when trucks are actually in If they could have a safe place to park their trucks, they will pay for it. And look, we're only talking like $14, $16 a day. But if you add it up, $15 a day—
what?
I can't afford it at this moment. I have much respect for brother. Thank you, Eugene. That's totally fine. Uh, you can afford it. And if you, if you think you can't afford I want you to send a message to on Instagram. Brent, it's Brendan Boyd. Brendan, put Brendan. You on? You on YouTube, right? Put your YouTube in the chat. Let's see. Let's see if we could find some funding or find a way to get Eugene there. Eugene, the comment.
What I'm gonna do is Eugene. I'm gonna. I'm gonna drop my Instagram inside of the chat. Just shoot me a DM. Um, let's see if we can get you in a room. What, what city are you in? What city are you in? Let us know what city you're in.
Guys, y'all ready for more? I have another commitment those dates. Can we pay for a virtual if we can't make it?
And I had— so, so I asked Charles yesterday if we were doing virtual. He didn't give me the answer though, so I don't know if I was gonna be able to— Of course I gave you— We going virtual?
No. No, no, no.
Okay. No, no. Can they, can they, can they, can they buy the replay?
No.
Are we, are we going to turn it to, to Let's Go Birmingham Court? The courts?
No, no, it ain't. It's not. If you can't, if you don't see the value in canceling everything on your schedule and running to Birmingham, grab your ticket and make your way there. You're going to miss. You just miss out. I understand everybody can't go. M. Harper, you gotta cancel that. I'm gonna tell you right now, you— No luck says she's gonna be there. You gotta cancel it. You, you— because it's, it's not for everybody, right? It's for those that see value, and not even a little bit of value, You got to make your way all the way to Birmingham, which is not the most popular city. It ain't nowhere that we all been to before, right? You have to— this is the thing. This is what I want people to do. I want them to get out of their norm. I want them to break their normal comfort zone. I want them to break their normal habits, right? Nah, if it was Atlanta, everybody could go to Atlanta. That's not enough. Because you're used to it. You're not going to do nothing new going to the same place that you always been to. You know where to go eat, you know where to go shop, you know the mall, Lenox Mall, whatever the malls are, you know Bankhead, you know Buckhead, you know the bar. No, no, no. To really make money in real estate, you have to do the ugly work. You got to get uncomfortable. You got to cancel some stuff. Said, I'm there. Right? You got to be willing to drive 2 hours from Atlanta to get to Birmingham or just fly straight there, but you got to cancel some stuff. I want you guys used to canceling some stuff. I don't go to everything in New York City. I live in the 2 most popular cities that have events every single day. Brendan, does Miami have an event every single day?
Yeah, there's something going on every day. I ain't gonna hold you.
It's something— it's something going on in Brickell, in my neighborhood. It's something going on downstairs from my house every single day.
Right now, right now.
Until 1, 2, 3 in the morning every day.
In the morning, something's still going down.
It's still going, right?
So something's going on.
Something's going on where I live every legitimately Every single day, every single minute of every day. I live in New York, the biggest city in the world. Guaranteed there's something going on every single day in every single borough, in every single neighborhood.
Right.
There's Sunday Funday, right? There's Fat Tuesdays or Taco Tuesdays. There's After Work Wednesday, After Work Thursday. There's Parks in the Park. There's the stoop sets where you just got to go around the corner to somebody else's block. It's the city that never sleeps. There's something going on. But to really make a lot of money, you got to cancel some stuff. You got to not go. You got to— and I don't care, quite honestly, who you have to cancel on. To be honest with you, the people you cancel on will respect you you more when you come back with the bag. If it's your kids, Pop's got to go make this money. I'm going to Birmingham. I'm gonna miss this game. Where your pops? Oh, he went to a real estate event in Birmingham. Oh, that's super cool. That's dope. Your pops missed it because he's at, he's at a real estate event in Birmingham. Your kids will respect you more. Your lady, right? Your lady. Hey, Where's Mike today? Oh, Mike is at this real estate investment event in Birmingham where there's a huge initiative where thousands of people are going to buy property. He didn't want to miss it, so he said he'll miss what we're doing today, and he went out and flew to Birmingham. You know what the lady's going to say? You know what her friend's going to say? Oh, that's cool. I wish JoJo would do something like that. Don't think that you putting yourself and your financial future In front of everybody else is not cool. They— it actually garners respect. They take you serious about what you're doing. The kids will be happy when you come back and ask them, what did you learn? And then when you tell them you got some land, you, you 10x cool now. You bring back a deed for your old lady. You give your lady a piece of land for the holiday and see how she acts.
Facts.
Give her a piece of land and see how she act. Trust me when I tell you, you gotta give some stuff up. You gotta miss out on some stuff. I promise you, it's better when you go back to that stuff with more money.
Yep.
Because now when you go to the events, you go to the functions, you going first class, you pulling up in the hottest stuff. You skipping the line, right? You buying the top level of everything, right? Some of y'all might not go to the conference because you want to go to a concert. You're going to sit in the nosebleeds in a concert and sing the songs that you have already memorized and wave your hands to get noticed by the artist, and they're never going to get noticed by that particular artist. You're going to go home and you're going to be out of $800, $900 $2,100 for those concert tickets. Some of y'all are gonna go to the conference first. Some of y'all are gonna buy property. Some of y'all are gonna get paid $3,000 from a Furnished Finder rental. Some of y'all are gonna get paid $2,100 for a truck parking spot that you have never been back to. And then when you go to the concert, now you sit in front row.
Wow.
Now you might be able to make some eye contact. Some of y'all want a little sweat dripped on you. Usher, who's on tour with Usher? Usher and Chris Brown. You might get a little, you might get them seats where you could get a little sweat on you. It's okay. You gotta miss some stuff. You gotta cancel some stuff, right? The information I'm giving out for me to make it to where I am from where I started, you gotta miss some stuff. I had to sacrifice to get where I'm at. I had to sacrifice I sacrificed to be able to teach 1,000 people how they can buy land and make money. I'm over 4,000 people taught, 4,000 mentees. I had to sacrifice so I could learn to teach people how to make money. You can't tell me that you can't cancel some stuff that's 3 weeks away, by the way, because it ain't even— your schedule ain't even done that far out, right? No.
Y'all schedule ain't done that far out.
Right? I know it ain't. But if you think you got some stuff, go cancel it if you really want change in your life. You really want to change your financial future, you got to cancel some stuff.
So let me ask you this. You got 2 dates. You got September 18th, you got September 19th.
Excuse me one second.
Okay.
And man, something the realtor— look, we got a realtor on the line. She says she don't got the money. Realtors do the best. Go back.
You gotta tell them about Nicole.
Go back on YouTube 2 videos and watch how I made a realtor $27,000 last month. If you're a realtor and you don't have no money, go watch the video, get some inspiration. From now to September 18th, you can get $500.
Well, what I would say, what I would say is this, because I used to be in real estate, I would actually encourage realtors to learn more Information, because most realtors— huh?
To learn more on the investment side.
Yeah, yeah, because most realtors, you're only like— because I was a realtor for 8 years and I had 2 licenses, 2 licenses, and one in California, one in Massachusetts. I can literally tell you that the majority of realtors— well, first off, the majority of realtors are only making like $50,000, maybe $50,000, $60,000. Number two, most realtors only focus on buying and excuse me buying and selling. They only focus on buying and selling. They don't invest. They don't learn about the other side, right? And sometimes acquiring that listing, right? There's only one house on one two three Main Street.
Right?
And, and once 123 Main Street goes up for sale, you got 20 realtors all vying to acquire 123 Main Street, to represent 123 Main Street, you know what I'm saying? But if you, if you are in real estate, you can leverage by learning more, not only enriching yourself, but now you actually have something more valuable that you can offer your, your clients, because the majority of real estate agents, after they do the deal, that's when the relationship dies with, with that, um, you know, with that consumer, with that customer. So you actually have something more valuable that you can bring to them as well once you learn this discipline, um, of acquiring, um, land building in Birmingham. So, so, uh, I would, uh, I would suggest that, uh, like Charles said, you know, we're, we're, you know, about 4 weeks away, less than 4 weeks away.
Great, bro.
Um, if you could, if you could come up with what I like to call a battle buddy, find a battle buddy that you could come with. You guys could break that payment down for the 2 tickets, break that down, both be in a room, and then learn what you need to learn. Because, because like Charles shared earlier, because I don't know if you were here earlier, You can actually acquire your first piece of land on a credit card, or, or collectively both you guys can figure out how you can acquire a piece of, a piece of land, and that could be the cornerstone of which you start developing on. You guys could go into the property together, pool your resources, and, and then leave with an acquisition that's going to be cash flow.
Hold on, bro, I didn't release the special. You giving out the Brendan Boyd special.
You want to get on the podcast? I didn't give a code.
So they— you just said they could bring a battle buddy. So here's what I'm willing to do.
Well, what I'm saying is, what I'm saying is you don't have to feel like you have to come by yourself, right? You may be the one with the idea. So I'll give you an example, right? I'll give you an example. This, this is a perfect example. Charles and I are friends, obviously, right? We work together, you know what I'm saying, in different capacities, but we're friends. Right? So Charles knows what I'm interested in, and he knows probably what I would be interested in, and vice versa, right? So I didn't know that there was event coming to New York, okay? And with Charles, he said, hey bro, there's an event coming to New York. I know you want to be in this room. I just went ahead and bought the ticket for you. So just pull up on these dates, you know what I'm saying? And, um, we're gonna go to this event. What am I saying? What I'm saying is You might be the friend with the idea or the knowledge or the information. Your other friend might be that, but might be the friend with like some resources at the time, whatever the case may be. You guys could come together, right? And then you could be, you could be at a spot, get more knowledge to enrich both y'all selves, and invest in an asset that can cash flow. And the worst case scenario, your friend's like, yo, I need you to pay me that ticket back. You You can— you have the money to pay it back. Worst case scenario, worst case scenario.
That was a misread on my part. I thought you were giving a code. Podcast, guys, I was about to release a code because what I could do, basically cut the price in half. If you use the code PODCAST at checkout, it will allow you to bring a plus one. It'll allow you to bring a battle buddy, as Brendan Calls them. If y'all, both of y'all don't have enough money for a ticket, call the number on the screen, 917-795-5413. Rosalie will get you funding as low as like, I think it's like $79 through some of our payment partners to get you to the conference. Now next week we're having If your credit is messed up and you don't got good credit, we're having our funding and credit specialist come in. He's going to be teaching and doing live funding so you guys can potentially get the money before the conference to pay your friend back for the money that you borrow for the conference. All right, so we literally have everything in place for everybody to go. Said she's bringing the little ones. Oh, Mita, you got to bring the little ones. Let's do it. I call All individuals under 25 years old, the young deeds. Those are the future of Land Bank University. Those are the future of real estate. I encourage you to bring them. I brought my son with me, both my sons, to a lot of things I did, and they both turned out to be entrepreneurs. It's not by accident. It's not by happenstance. They, they feel comfortable, right? A lot of times We fear things that we just don't have a comfort level with. So if you're comfortable, bring them around it so that they are comfortable making investments, they're comfortable buying real estate, buying properties and making investments. It'll be easy for them. By the time they get to 30 years old, they'll be set straight for the rest of their lives.
I like it, man. I like it. I got a call in like 10 minutes, so I'm just, I'm just throwing that out there. If you guys got any questions, definitely, um, Drop your questions in the chat.
Yeah, let's go. Any questions, drop them in the chat. Drop them in the chat. Yeah, Omita, I love the little ones. They are invited. I'm gonna tell you guys again, you gotta cancel some stuff. If you want a different result, you gotta cancel some of that old stuff and you gotta start going to new stuff. But the good thing about what I'm doing is You are going to get a property. You're not going to leave Birmingham. If you join today, if you bought your ticket today, you will not leave Birmingham without a property. And if you don't— if you do leave Birmingham without a property, it's because you didn't like the one that was offered to you. And they're all— a lot of them are under $2,000, $3,000, which you can just buy with a credit card. It's that easy.
I have a question, man. I'm saying, so you got 1,000 people coming to Birmingham, right?
And we're close, we're close to capacity, bro.
Oh, well, let me ask you this. What, what if the land runs out? You can't— there can't be 1,000 pieces of land.
Yeah, there's 8 on those— on the website, there's 8,000 pieces of property available in Birmingham.
Well, everyone— so everyone out of 10 can, can potentially Have— like, literally everyone that comes can have a piece of land.
Everybody that comes can have a piece of land. But bro, this ain't nothing new. When you see me with hundreds of people at the auction, they're all smiling because they got land. I take people to auctions. I take 200, 300 people to auctions with 600 properties, and everybody gets land. This isn't new. Maybe I don't— maybe I need to yell that out a little bit more. Every—
yeah, you You have to know that out. I know that was a question that somebody had. They was like, it's not mathematically possible. If I'm one of the 1,000, I probably gotta, I probably gotta fight, scrape, and scratch to acquire, to get a property. I don't know if it's worth me going. I don't know if I'm gonna end up with a property.
That's a good question. And I have to just be mindful that I am of the abundance mindset. And I, I get the auction list, I get the list, I know what's available. There's even cheaper land in the surrounding areas of Birmingham, like some of the surrounding counties like Calhoun County, Etowah County, where our builder goes. So you don't have to be directly in Birmingham, but there is over 8,000 properties available in Birmingham.
Right.
And then the surrounding counties have equal or a few, a little bit less. Properties available. So yeah, and that— this is how I got 400 pieces of land, buying through these very similar, um, websites is where I buy my land from. So if I got over 400, I'm recruiting 1,000 or inviting 1,000. I know we can fulfill on that. But it doesn't stop there. Just buying the land isn't the win for me. The win is you building. The win is you cash Oh, wow. You can pick— it's like a flavor. You can pick which way you want to cash flow. You can cash flow through a truck parking lot. You can cash flow through building and selling. You can cash flow through building and renting to a regular tenant, just be a regular landlord. You could build through group homes. You can build— there's a number of ways you can do this thing. Yeah, so there's no limit. And I want to make sure whenever I do something that I'm teaching people where everybody can succeed, and I'm teaching practical information that people can actually do. Before the conference, the sooner you get your ticket, the better. The later, it's still fine because you're going to get the network, you're going to get my, my network, you're going to get my contractors, my lender, of course, and everything else you need. And then you just have to foster the relationships yourself with the people around you.
I like it, man. I like it. Um, what else we got, man? Any other questions on the board right now?
That's it, bro. We gotta wrap it up, guys. If y'all have any more questions, if y'all want a little bit more sauce, just put Birmingham in the chat. I still got something to share because I, I didn't— I didn't like— I didn't give them everything, bro. I still got more. It's way more to share.
If y'all— You got more sauce, bro?
Yeah, this parking lot thing is serious. I told you I made $700 first month, and, uh, from my phone. I didn't go anywhere. I didn't— I ain't go nowhere. So if y'all want more, put more in the chat. I could give y'all a little bit more before we close out. I know you got stuff to do. I got some calls to make too. But if y'all want more— oh, okay, AKAG Brun put Put Birmingham. M. Harper, nah, this— see, this is what we're not going to do. We're not going to steal the information. M. Harper, if you comment committed that you're committed to coming to Birmingham, I will share 2 more valuable pieces of information for you. I will share 2 if M. Harper agrees Right? If M. Harper agrees to coming to Birmingham and canceling some stuff, if M. Harper puts committed, M. Harper 7703, I got 2 valuable, super valuable pieces of information that will give you plenty of separation from every other listing that's on there.
Well, let's run, let's run that back real quick. Let's run it back real quick, right? You gave, you gave 3. What were the 3? So number 1, you said that—
Well, next to the highway, easy access.
Number 2?
Close to distribution centers. Close to—
So you said, well, you, you said, you said well-lit parking lot.
Close to the exits of the highway.
And what was the third one?
Easy entry and exit access. Meaning it can't—
no, no, the third one was, the third one was you said that allow, allow them to use your, use your lane.
Yeah. The, here's a bonus. Allow, allow drivers to repair their trucks on your site.
Right. There you go.
But here, here's another one, bro. I'm gonna give another bonus. Make it Get a fence that locks the trucks in, right? Make the code and entry easily accessible for truck drivers. So what that means is if you have a fence, don't make it hard for them to get into it. You either put a lockbox on there or you get a digital code that actually Works when they get there. Because if a major corporation is going to be parking their trucks there, they want to make sure that it's secured. So well-lit brings the safety. Cameras, cameras will bring extra— I didn't mention cameras, by the way. If you have cameras, that's a huge deterrent to theft. So safety, well-lit, cameras, gated will, will, will do wonders for you. Just think, some of these trucks are over $100,000.
Right.
Major companies want them parked in secure places. Some of them get vandalized. If you got a $100,000 truck, $150,000 truck that gets vandalized, like, how would you look pulling up to, uh, one of your clients and there's just trash written all All over at this job, right? You want to keep your investments secure. They will pay you $15, $20. They'll pay the $300, $400, $500 a month to just have the space. Here's another thing, and I'm going to give this last bonus, B, because I know you got to roll out of here. Here's a— here's the final bonus. Should I give one more? Y'all want one more? Put more in the chat. I'm gonna give one more bonus. Should I give him one more, B?
You gotta. You already said it, bro.
Did Mr. Harper say committed? Nah, I didn't see it.
Auto Guru says leave some links in the chat. So Auto Guru, I'm gonna drop the Let's Build Birmingham link and I'll drop my Instagram below just in case.
Yeah, www.lets BuildBirmingham.com. Go grab your ticket.
There you go, right there.
Oh, Miss Harper, Miss Harper, can I get a committed? I didn't see committed in the chat. Can I send a representative? See, see, it's not sinking in, bro.
See, see, this is the thing. Well, this is the thing, because, because What I would say is, I'm not mad at the representative. Only if it's the right representative. You know what I'm saying? I'm not because this is the thing. No, just hear. Just hear me out. Just hear me out. Just hear me out. I know if I know that if I ask you to go somewhere on my behalf, I know that you gonna show up and show up. You know what I'm saying?
Bring back the gems, all of them.
It's a different level of representative. Like, like, you can't say, hey sister, can you go, can you go to this event for me? Because she don't have the right mindset. So if you're gonna send someone, they have to have the right mindset of abundance, wealth building. You can't just send Nana or Auntie or the Uncle to pull up. You know what I'm saying? Because they ain't even gonna be in the right mindset. They're not gonna be receiving that information, right?
Yeah.
If you don't have the right person pulling up, I would, I would, like Charles said, I would make a cancellation.
Nah, I'm not giving no more, bro. She's talking about she's a business owner. She buys real estate as well. Nah, sorry.
All right.
Okay. Again, this could be a 3-day online virtual event for everybody. It's not that.
Right, right.
So, Brendan, let me ask you this. Last year when we were in Birmingham in February, we were standing on a rock and there were hundreds of African American people on land, feet in the dirt. There was something magical about being there. Right or wrong? There was something like those images can't be erased. I posted a flyer, someone said of the crowd, someone said it's an AI flyer. And I was, I was like, not like, nah, these are, these are real people, right? They couldn't believe that that many African American people got together One band, one sound on a Friday in February and went to Alabama and learned about land and land investing. Now, I'm gonna ask you this. Can you transfer that feeling? Can you explain that over the phone to somebody else that ain't there?
I'm gonna be very honest with you. I knew I was heading to the event. I told Charles I was coming, okay? I didn't know what to expect. I pull up and first thing, it's, it's, it's, it's, it was hundreds of people. Number one, I'll pull up on site visit day. Okay, so now we're going to the different sites. We went to see a property that was just developed and got the ribbon cut, went to another property that was, that was like in the dirt, you know what I'm saying? With, with founding, like, they, they building the footers and all of that stuff, right? Then we went to another site that was just dirt where it was going to be, uh, a multi— a multi— um, how many units was it? 13, 12, 13 years?
2 acres, a subdivision.
Yeah, it's gonna be a subdivision. So you have all these people of color, all different ages, all excited to, to own a piece of land, a property, an asset A lot of them like, oh my goodness, this is— I'm gonna be the first one in my family. And for a moment, this is not capping, for a moment, well, multiple moments, it felt like Malcolm X, bro. It felt like, it felt like a Malcolm X moment. That's what I'm saying, bro. You can't— like a Fred Hampton moment.
You can't send nobody to that.
Nah, you can't. You don't—
you still don't see— oh, Motion and Success, what's up, fellas?
Yo, what up, y'all? What up, y'all?
What up, what up, what up? You can't send nobody in your place for a moment. A movement, a moment in time, is just that. It's not to be transferred through another person. It's not to be transferred through word of mouth. or through, through some sort of like video screen and say, oh, look where I'm— it's not that. You have to see the value of being there. Y'all don't understand that people are about to get fired in Q4. Y'all don't get that. That didn't hit yet. Y'all don't have that pit in your stomach when you just leave a meeting and your company says, oh yeah, we learned Claude AI The Claude extension and Codex so well, we about to lay off half of our workforce. That pit didn't hit your stomach yet. You don't, you don't have the sense of urgency. You still trying to send somebody in your place. That's, that's not it. This is generating wealth.
My 3:30 just pulled up, so I gotta hop on, hop off. I'll circle back.
I'm out of here. Shout out to the Motion and Success crew. Shout out to the family. They get it. They understand. For all my ticket holders in the chat, y'all get it. Y'all understand. We almost sold out. This event is not for everybody. Some people are gonna come, they're gonna build houses, and they're gonna rent them out. The people that we're gonna rent to are gonna be the people that don't make it.
We need people to make it. We need people who can't make it.
Both are both are welcomed, guys. Just comment in the chat if you got your ticket. Just put got my ticket or if you're getting your ticket, put ticket in the chat right now, guys. I'm about to hop off of here. We got a little bit more real estate work to do. Shout out to Cody and Iyo. Those are my brothers. Cody, I sort of award you one bro. Bro, congratulations to you. Always, always in your corner, bro. Always salute. Always promoting you. Always putting you on. Let's go. AKA Brun got the ticket. Let's go, guys. I'm telling you, this is a movement that you want to be a part of. It's not a movement that you want to miss. Oni. Oh, oh, nice. Oh, I'm bad. I'm bad. I'm bad for O-O-W-I-N-J-E. O-W-I-N-J-E. Sorry, I'm butchering that. I know I'm doing such a bad job with that. I apologize. I know it's bad. All right, guys, if y'all got any more questions, anybody got any more questions, put your questions in the chat before we hop out of here. We've been on here for an extended period of time. Obie, Obie, Obie, what's up, Obie? Thank you, Obie. Obie got the ticket. Obie, how was last night's call? How was last night's call? Because some of y'all went, went crazy on my phone talking about how we over-delivered and how we went absolutely crazy on the call and how empowered you guys feel. If you can just put in the chat, Obie, how was the call last night? Or whoever was on the Bonus Masterclass last night.
Amazing.
There we go. So, so everybody has an opportunity now to get a ticket. We're 3 weeks away. It's in Birmingham, Alabama. It's a 2-hour drive from Atlanta. We haven't even started the conference and people are saying it was amazing, over-delivered, people got property. If you don't go, you are missing out on truly the event of a lifetime. I don't believe I'll do it again next year because we will— I'll probably still be building for the people that went. I get pumped for every call. I joined 10 days ago. Let's go, Obie! Let's go, let's go, let's go! All right guys, that's the end of our session. I'll see you soon. I will save this if you want to, um, if you want to share it out, send it to a friend, we could do that too. Thank you. Just don't send your friend. I want you to be there. This is not something that can be transferred. It's not something that can It can be transferred from person to person. Your friend is gonna go, your friend's gonna level up. They're not gonna be able to transfer it and take it behind you. You won't believe it. You gotta be there yourself.
