NYC Realtor Has 6 Streams of Income and will be a Millionaire. Nicole Taliafero and Charles Noonan

A 2026-01-27 YouTube live interview hosted by Charles Noonan with NYC realtor and land investor Nicole Talfaro. They cover practical real-estate topics: home warranties (Nicole provides a one-year warranty covering up to $25,000), inspections and buying properties as-is or for cash, negotiating using inspection results, Miami vs. New York micro-market differences, tenant/landlord realities in NYC (evictions and landlord-tenant court practices; evictions generally do not appear on credit reports in NY), use of systems (Go High Level) to manage leads/transactions, personal discipline/mentorship and building teams, and land investing/land-flipping as a passive-income strategy (Nicole holds multiple parcels, mentioned six; Charles illustrates a seller-finance model where 10 lots at $500/mo each equals $5,000/month — comparable to returns on a $1M portfolio at ~6%). The episode closes with Nicole's contact details and her plans to open a real-estate school and take a broker exam (May 11).

Now we live there. Now I'm gonna go live on Instagram. Wait, wait, wait, wait, wait, wait, wait. All right, it's live, but it's only a half a screen. Check how it looks now.
Oh, it's okay.
Can you see the screen?
I'm about to check right now.
B. I'm. Hang up.
Yeah. Nicole.
Oh, no, it dusted.
Yeah, we lit. Nicole. Oh, it's up.
Check. Check on Instagram. We good now? You ready? Okay, perfect.
All right.
Maybe. What? Let me see.
Yes, go check us out right now.
Oh, yeah, yeah, yeah, I believe. Let me check. This is what my rich friends are. Yeah, we good. We good. We good. Let's get this thing going. Let's. You ready?
Yes, I'm ready, Charles.
I bet. Let me move this out the way. Welcome to another episode of the Real Estate newsroom. We got a very special guest. Nicole Talfaro, who is a New York City realtor that invests in land deals across the United States. Welcome, Nicole. How are you?
I'm doing great tonight. How are you, Charles?
I'm doing well. Now I know you as my personal realtor. I use you to buy a property, all cash. You will never. You've agreed to never tell anybody where that house is, because that's a house where we hang out when my sons come home. And I love it. But tell everybody how you help people across New York City and in real estate.
Well, I help people, especially first time home buyers. I'm very passionate in making sure that I educate people when they're buying, you know, a home. I make sure I help them get the best interest rates. We do offer a lot of product and service in our company, such as a communication guarantee. I give them a home warranty which covers up to $25,000 and unexpected repairs. Because a lot of times homeowners, they just get homeowners insurance. But we know that homes usually have issues within the first year of someone purchasing a home. So we try to make sure we cover them with that as well.
All right, give me, like, the real honest, raw, unfiltered answer, because I know you real is a home warranty. Similar to those fake car warranties when you pay for them and they were, like, covered. You pay $8,000. They like, yeah, that's not covered. That's not covered. You got to redefine print. You got to have change the oil every 2,000 miles. You only could go to the dealership, and then you'd be like, yo, I paid all this money and my car is not covered. Are home warranties B.S.
No, because actually I give it to my client for free so they don't have to worry about calling me and saying I paid for something. And then they turn around.
And say.
You know, you got me. No, I mean, each plan is different, but it just offsets the repairs. So if a fridge is $2,000, you're still gonna pay something, right? But you. It saves you money because the person did put a substantial money down when they buying a house.
How you out here giving warranties for free, though? Because, look. Cause you don't know. You don't know what I did to the house before I sold it. And I'm going to just keep it all the way real. I've sold some houses where the furnace was on its last leg. I sold some houses where I had to duct tape the plumbing, where we knew it was going to come apart in a little while. How do you warranty a house that you. That you didn't even build, live in or responsible for? How does that work?
Well, I'm going to be honest. If I'm representing the buyer. My buyer is not buying your house that has a tape with a furnace around it.
Inspections, right?
Yeah, I'm not. I wouldn't even advise that. You know, it's not like it was before where they could give you a 500 credit, right? And they, they turn around and say, I don't have to disclose anything. They. That's against the law now.
All right, so you really, you really know your stuff, huh? I was just curious. I heard warranty, warranty. I'd be like, bull. It's crap. Trash. Don't work, don't pay. All right, cool.
So.
So you, you just threw off the whole interview with that? Because once I heard that, triggers went off like, you know, me being ripped off by warranties. All right, so you. Now you can. So you get the inspection. Inspection is good, right? Or the buyer buys, Pays for the inspection. I'm actually buying another house now. You pay for the inspection. Inspection comes back, then you decide. All right, we're going to give you a home warranty for one year.
Well, I'm going to do that. It's not going to just be based off the inspection. Right. Because if I represent you as a buyer, my due diligence is to make sure that you buy a house that is in working order. Right? So it's just the extra bonus, but we're going to ask for credits, you know, if it's something that needs to be fixed. We want to get you that money that you're supposed to get.
For the record, the house that I'm buying is not in New York, so don't feel like I go without and got another real.
Didn't we get you some credits? You. We didn't give you get your credit.
What's credits?
Like if something is not working? We, we tell the seller to give you some money. We didn't get you no money.
I don't think so. Because my stuff, my oven didn't work. It didn't like.
Oh, then you must have not told me. Don't tell. Don't blame that on me.
I wouldn't even think the realtor would be responsible for that. I think I knew it didn't work or something, but I don't cook, so it ain't bothering me.
Yeah, no, we make sure that we get you, you know, the credits that you, you can negotiate, right? You can name.
Maybe because I got an inspection. I don't know. That deal was a while ago. I'm going through inspection now, right? And the buyer, the seller was like, yeah, I ain't covering none of that.
And see if I represent you as a seller's agent now, right? Because I, I, I, you know, now I'm going to tell you, hey, this house comes with a home warranty, right? So you can use our home warranty that we're going to give you. But my seller is selling this house as is.
Yeah, I, yeah, I think I'm doing an as is deal too. Doing a cash, because I don't like any debt on any of my properties, but I'm doing it cash. And I think it's as is. But we got the inspection. So the inspection tells me every possible thing. And there was an issue with mold. It was a non like, mold issue in the AC unit. They was like, dude, there's moisture everywhere. There's no, like, it's in Florida. He's like, yeah, we ain't, I ain't covering that. I'm not taking nothing off of that. He was like, you want it, take it. If you don't, no problem. I was like, dang.
But what are you intending to do with the property? Are you living in it or.
Yeah, vacation. Right now I'm in the house. I'm, I'm here. And I evaded all the Snow. I'm in 80 degrees.
I seen your post.
Yeah, I'm on a slight 50th floor rooftop overlooking the whatever ocean. Atlantic Ocean. And the. In Miami.
Well, they said, I know the Miami market went down, but it's about to come Right back up. So I kind of know, yeah, yeah, yeah.
I'm getting a really good deal. And where I'm at, it's like, it didn't go down. You know how in Manhattan, how New York real estate in the state could be down, but if you go to, like, 38th street and First Avenue or Sixth Avenue, those prices there aren't going down like that. Like, you're not going to get a $12 million condo in Manhattan for $8 million, because New York real estate is down. I was trying to negotiate. Dude was like, yeah, that don't apply right here.
But I ain't gonna lie, Charles. They do a lot of creative financing in Florida. New York is a little bit stringent when it comes to that. But Florida, you might be able to do some creative financing. I got creative.
I said, I'm gonna pay you cash and buy as is. We're gonna close quick. Give me this price. We wrestled for a little while, and I realized that he wasn't moving. I was like, damn. But I was like, like, I kind of really want the place. But he wasn't. Yo, all that crap don't apply to where. To where you at right now. I don't care about all these other parks. He was like, right here. Where you buying? That don't apply to us. You're paying. I was like, geez.
Was he being represented by a realtor?
Yeah, but this is word that got back, so. So me and my realtor went with the facts. We, like, you know, the market is down. This. We did all of this crap. He actually pulled comps, and the comps supported, like, so they pulled comps. But where this location is, they actually had comps. And they were like, dude, 8000-008000-00800,000. 800,000. So you think that because the news or. What's that guy. What's the guy on Shark Tank? He said something about Miami condos. Not him, the other one. Anyway, he put out an article. I'm like, yo, did you see this? He's like, yeah, I'll try to get it lower. Like, I literally did everything. He was like, no, not going down. Then I was like, all right. So here. So being I've been doing real estate for my whole life, I'm like, cool. I'm going to hit him over the head with the inspection, and I'm going to get my price that I want through the inspection. So we did the inspection is molding in the unit. He's like, there's more than every AC unit in Miami. It's Non. It's basically like, this is non harmful mold. Basically, like, dude, clean it. Clean the unit out yourself. I'm not doing it.
Make sure that they write down the property disclosure. God forbid you got to sue them.
All right, I will, I will. But I actually looked it up. So I went to Chat GPT I put in the type of mold there was. Chat was like, this is regular, basic mold, where if you ain't allergic to a whole bunch of stuff, it's not harmful. You just get a mold clean remediation company or whatever, clean out the unit. The prices can range from like 1500 to 8000.
So did you ask ChatGPT to verify the information? Because you know ChatGPT will tell you what you want to hear, right?
I also did.
Yeah.
And then I asked chat to give me the language to like fight it and to renegotiate. And dude was like, yo, get that crap out of here.
Okay?
The con, the mindset was just like, yo, this is prime, like super prime real estate. I don't care, right?
No, it's definitely a booming market. Miami is coming up.
It's certain parts. But it would be great if it did go up, because if I can make like 3, 400,000 through a sale or even like, if I could make 200,000, I would sell it to cash out to make 200 easy.
Somebody just told me to get my license in Miami. They want me to get mine. One of my closest friends got her license, but I just don't see how. She's selling houses everywhere.
Here's what I was thinking, right? So high yield. High Yield savings accounts are actually our place that people hold park their money. So you could just put your money in a High yield savings account. You're going to get 4 to 5% on it. If you do like Merrill lynch, which I have, right? There's a bunch of like, mutual funds that you can just park your money in through High Yield Savings, right? So let's just say 4% on a million dollars. You get how much is that? $40,000 for the year, right? 4%. $40,000. You divide that by 12, what do you get? $3,500 a month, right? Something like that. I like my math to be accurate because I hate when people be doing stuff. And then it'd be wrong. Like, damn, you messed that up.
I tell most, I say, listen, you want to wait 10 years to get the sale of the property? Listen, just pull the money out and go put it in a mutual fund. You'll get the same amount of money back.
So, so here's what I was thinking. If I could buy another condo, let's just say at 400,000. So that math is $3,333 a month that you get from a high yield savings, right? Here's what I was also thinking. If I bought like a one bedroom condo at $400,000 and rented it out for like $3,500, could I outpace the four or four and a half percent that you get for high yield savings? That is what I was also thinking about doing because I'm learning that people are investing in condos and you just rent them out. But what I also learned was like there's HOA fees that are pretty high and then there's insurance that you have to pay.
So what's the, what's the laws out there for the tenants? Did you look at that up? You have to take that in consideration. What is the eviction process? How long is the time?
Well, in a class A neighborhood, you. So, so, so where I am, you have to actually use. You could only get a in and out of the building and use of the amenities with your fingerprint. So as an owner, I could turn it off and on whenever I want to. I could just delete the person.
Some can't just delete them and they got to go to court. What is the process?
Some parts of the building, you have to actually have your eye scanned to get in and out. Right? So I don't think that problem exists here because if someone didn't pay me, if I had an eviction issue, someone didn't pay me, I would just call. I could simply call the management company. This is not a kick out, right? But if I remove your fingerprint and your eye scan from the account, you gotta walk to the 36th floor every single day. So I'm keeping you out, bro. But hey, like I could update that.
It's tough out here. I just had a client called me and you know, they selling the property and sometimes, unfortunately, sometimes people don't sell properties because they want to. And it's a financial problem. And he called me, he said, listen, Nicole, the lights is off. I'm just gonna have to go to jail. And I'm like, you can't, you can't just go to jail. He said, I can't pay it.
Yeah.
Oh my God.
Yeah. So people. So in that scenario, and here's what I find, you tell me. This is one of my theories, right? Investing in real estate in C and D class neighborhoods typically have a Higher probability of the person not paying rent and you having to go to court to get them out. And this is why I say that if somebody could afford $8,000 a month for rent, let's just say you go into the Upper east side, right?
Right.
Afford $8,000 for rent. They actually care about their credit. They're making enough money to where they could afford $8,000 a month rent. They don't typically have evictions on their credit report for it.
Absolutely correct.
Fictions. The bankruptcies, all the collections, all that stuff is on the lower end where people are in the hood trying to move in the hood and they kind of like want to go into situations like that.
No, but I, I, I disagree. I disagree. I'm gonna tell you why. Because people I know, like people that own clinics and they, they, they currently not paying rent, but called me and want to buy the building. Right.
That they're not paying the rent in.
They're not paying the rent, but they want to buy the building. Right. So, so, so sometimes you have people that get into these disputes that have money and they won't pay you. And now you have someone sitting there and you got, they, they, they rent a 6000.
All right, so here me somebody that cares about my credit. That person could automatically get a landlord tenant proceeding or hearing, whatever is called on their credit report. To which.
New York, not New York.
You can't get that no more.
No, not in New York. New York does not allow for evictions to show up on your credit report. That is a done.
Well, what if you do an application and they say, have you ever been to court for any landlord tenants?
You can't, you can't ask that question in New York.
No.
No, not even done. Entity.
What about credit? So I would go after the person's credit like, you still owe me $12,000 for the rent.
It will not appear on their credit the way. All right, so what a lot of landlords make a mistake and do is that they wait for the rent to go past 10,000. Now, if you're smart, then you're gonna go take this to civil court. And you would never allow someone to owe you this substantial amount of rent. And that's where New York City comes in. Because New York City is very tenant friendly, right? So why would you wait?
Ain't gonna get nobody out.
Right? But why would you wait six months for someone not to pay you? Nobody in Florida.
All right, so you go to civil court for $8,000. Next month is 12, next month is 16. What you gonna keep going back?
No, but they garnish the person wages, right? So there's a difference versus someone going to court. Right. And doing an eviction. And then so what is on a credit, how many people you know do credit repair? Right. And then two. They, they can't even use it against you now. So they can't see this information. Now, even though real estate agents, you know, we still have access to our tools. And just to let you know, we know when fake paperwork, all of that, we, we have access to all of that. Okay, but it's better, it's, it's your due diligence, right. Not to allow somebody who said you got to wait six months to take this person to court. You could take someone you supposed to be going to file. I know investors, they don't play 60 days, you out 45 days, you don't pay the rent, they going straight to court.
Okay. They going to court for the money. They could. Can they put that judgment on your credit report now?
Because it's in civil court and then they could garnish that person wages. But when you go to eviction court, they do not do that.
If you pay a judgment, does it come off of your report and you're.
Not, you're not even going to see it?
No. If I pay, if I put a judgment on my tenant and my tenant paid the judgment, does it come off of that credit report?
I'm not sure because I never. We don't see that. So you think that it's going to be on their credit report. It ain't there.
Okay, cool.
You're not going to even see that. The person basically reported.
Basically. If you're doing real estate as an investor in New York City, you're screwed.
Right? And that's why most of the business is going to Florida, Texas and other. Other, you know, it's not becoming.
Yeah.
Fate for investment, period. Not even just real estate, but.
And then I heard Mondami did something to rent stabilize units. Did you hear about that? Where like they're going to continue rent stabilized units or continue to enforce no increases on rent or something to that effect?
I believe it's horrible. I mean I've been on, I've been on both sides, right. I represent both sides and I did see, you know, landlords buy these buildings prior to these rent stabilized laws coming out. And I have a client currently, she gets nineteen hundred dollars for a five bedroom. Her expenses supersedes the rent of the building. I got the building actually for 2.6 million per sale. But who's going to buy it?
And she's taking a loss on the building.
Well, nobody really want to take a loss. So the way you go around that is that you. When you have a rent stabilized, they can rent.
Wait, don't say nothing illegal on here. Don't say.
No. You can rent to people that have programs and get the maximum amount of rent. Right.
All right, but that. All right, cool.
All right. You can do that under law.
All right, I'm changing the topic right now. I'm changing the topic. I'm not getting canceled by the red tenant, by the landlords or the tenants, because if you say the wrong thing, the tenant community going to cancel us. If you say the wrong thing, the landlord community is going to cancel.
Yes, go verify it. Go verify it.
Like I said.
So let's get out of this.
You doing loop. Loopholes and workarounds.
You gonna get.
You gonna get us canceled?
No. No, we're not gonna get us.
All right, so what, I mean, it.
Depends on the state that you in.
What's your niche in real estate? Like, how do you help people most? How do you help people best?
Well, I help my agents the best, believe it or not. I just. I help. I help my clients. And I. And I now, I have a team. Since last I, you know, spoke to you, I have a team of agents, and I work on helping them train to be the best that they could be, whether it's selling or whether it's buying. So I'm mostly on the selling side now, and I do a lot of listings and then I delegate to the buyers and, you know, give the new agents the opportunity to make money as well. So now I teach in my office on Tuesdays and Thursday.
So you teach.
Yeah.
What are you teaching? I teach real estate agents how to get listings. You teach them buyers how to get.
I mean, well, well, well. So I. So what I do is, yes, I teach basically incorporating systems because systems are very important, right? So a lot of the times that, I mean, you, You're. You're a teacher and a coach yourself. So a lot of times people come into these training, they don't apply into their daily lives, right? They have all these opportunities, these unique selling propositions. They never incorporate it, they never make it. They brand. So I'm more on making sure that people put these systems into place, try to educate them. Because, like my last class, I was just talking about discipline, right? And a lot of people think discipline is a trait. It's not a personality trait, Right. It's. Is is a system that you put in place that designed you to be disciplined. Right. And if we don't put those system in place, then how are you going to be disciplined? Right.
Yeah. What do you, what do you attribute to your level of discipline? I see you as somebody when we first did an interview that was new to certain levels of success. And I've watched you work really hard, posting at 5am, getting up at 5, being in the office, showing the journey of what hard work and discipline can do for you. Sometimes I call you a texture you like, you know, I'm up because I'm, I'm working already, I'm getting my day started. Sometimes you're like, you know, I'm busy because I'm working, I'm getting my, I'm finishing my day, I'm doing whatever. You'd be posting checks, you'll be posting deals, you'll be posting closings. What do you think helped you be disciplined?
Mentorship, right? Going to mentorship. Just changing my environment, changing the people I'm around, my mindset. You know, you don't see millionaires out here, believe it or not, no disrespect to nobody else community, but with the big chain staying out all night, that's not discipline. Right. The people that mentor me are all millionaires, right? So obviously if I want to achieve that goal, then I got to mimic the blueprint is nothing for me to change.
But are you asking, like, hey, what's your, what's your work schedule? Like, how often are you working? Are you borderline obsessed with what you do? Is that how you became so successful?
Like, well, they don't wake up at five o'. Clock. I do, but I read, I read a lot of books, Charles. Right? I read a lot of books.
I'm just asking because I, I, I, I, I would like more, I would like to be more disciplined in certain areas of my life. Like, let's just say with working out, I would like to have muscles. I ain't got no muscles yet, but I always wake up and say I want to do something to get more muscles. And I just don't have the discipline in that area to really like hit the gym and do the things I need to do to, you know.
So you got to create a system, right? And if you don't have the system is what creates the discipline, right? So let me give you an example, Charles. If you looking to lose weight, right, and you have all these snacks inside of your house, right, you're going to eat those snacks. But let's Say Charles does not have a car. He throws away his snacks, and he gotta walk a mile to the store, right? So if you did decide to go eat the snack, you gotta walk a whole mile to, to go get the snacks. You are more likely to accomplish your goals and look more disciplined because you created a system. That's. That's what it is. So as long as, if you don't create a system, you're not going to change you. You know, I was just talking about that to my, my, my, my, my co workers. You often people want to rebrand themselves, right? And they rebrand they self by thinking they gotta change their website, they gotta change their clothes. No, you have to change your behavior, right? You could change your clothes, you could change your website, but if you don't change your environment, you don't change your behavior, it's going to be the same thing, right? So having a new website. Okay, all right, well, we'll change.
Okay. So I'm big on environment. I think environment is the key. And I'm gonna say something real quick, and then I want you to share maybe one or two things that you do that's helped you have success in land. Here's something funny. My son goes to school in Mississippi. I told him that when I went to college, the environment saved my life and changed my life because I was around people that were making smart financial decisions, and it was like the perfect time for me to learn financial literacy, discipline, financially. So he's like, yo, I'm a city boy, right? I'm born and raised in New York City. Mississippi is like, you know, the south is the country. Like, I'm not trying to really. I'm there for basketball and books and my education. Like, I ain't really trying to do all of that. So I was like, yeah, that's the funny thing about environment. Even if you don't want to change and you go into a specific, a certain environment, oftentimes you're still going to change. The will or desire for you to adapt to what your environment is has nothing to do with the outcome.
Meaning you remember I struggled. Remember I talked about my background and where I came from and coming from the projects and coming from Harlem. And my language was different. Remember that was my first interview. I didn't know how to cope. I had to go learn. Like, all right, well, let me go learn.
So here's what I say. I said, dude, when you come back from college, at least by Christmas, you're gonna talk different, you might walk different. You're going to Dress different. The music you listen to is probably going to be different, and your diet is definitely going to change. He was like, but, dad, Christmas is just three months away, right? They go August. So August, September, October, November, come home December. When I tell you yesterday, the first week, he says, yo, Dad, I ain't gonna lie. You've been telling me to eat grits, and I hated grits. I never even liked the look and taste. He's like, but I ain't gonna lie. The way they make them is different.
Now.
He was like, yeah, hell yeah. He's like, every day. I'm like, all right, cool. I didn't say anything, right? So I'm like, all right, cool. Then he starts going to the mall just to get clothes and stuff. And I'm like, yo, I never heard of that brand. Like, what made you get that? He was like, nah, they put me on out here. Everybody wears this. And it's super country, right? It's super country. So I didn't say anything. Yesterday, he sends me a picture of a plate of food. He's a food eater. Why was this kid eating a plate of jerk turkey neck bones, which is something we can't even buy in New York City, right? I'm like, yo, K, you do remember the conversation I had with you about your environment, right? He was like, yeah, what you mean? I was like, what made you get that? He was like, look at them. They just look so good. I was like, bro, like, you've never eaten this stuff. It just goes to show. And I said, I want you to remember my conversation with you about your environment, that if you get into the right environment, an environment where you're surrounded by people that are where you're trying to go, are coming from where you're trying to go, and you really want that change, it can happen for you very fast. I said, the power of environment is so strong that even if you're in that environment and you don't want to be a product of that environment, it will still happen for you. So I was like, this is why you really have to focus on controlling your environment. What you're around, who you are, are around because it will. It will have its effect on you whether you like it or not, whether you want it or not.
Right. You can't walk in a room and talking, however you want to talk around people that don't talk like that. Right? It's good. You're going to automatically be uncomfortable if you did. Yeah, you know, So I do, yes. Environment is very, very important. Books. I Don't know. People say that's so boring. But books, I swear, books is very important. And I don't. And I don't read a whole book. I read an app called Mindscape. Right? And I feel like with Society Right now, 2026 is so many tools, right? Like, I was reading another book today, and I just scanned the paper and had it read to me, you know?
So the app that summarizes the book.
Yeah, they got apps that summarize the book and.
No, it's Mindscape, the app that summarizes the book.
Okay. No, no, no, no. So my escape summarizes books, and then I have another app that will scan an actual book and read it back to you.
Like audiobooks.
Yeah. So. And I started out that way. Every single morning, I. First of all, I do yoga. I struggle at the gym. I'm about to get a trainer because I'll be at the gym looking like, I'll run, but I don't want to lose weight. I'm already 150 pounds. I'm gonna run myself. Where? Right? So. So it's like, where am I running to? But I do yoga, I do meditation, and I read every single morning, and I journal, and I. You know, I find those tools also very useful. Right, because you can't control stress, you can't control people. You can't always control your mood or outcomes of your day. Right? But when you already have these systems in place, right? Remember I just told you I was going through a family emergency? I was so able to bounce back so quickly. Right. And process it. Because I believe in processing your emotions and processing your feelings because you can't act like things is not happening. But I was able to jump right back and become positive again. Because that's my system, right? Because I. I trained myself to be that way. So it ain't no laying in the bed 10 o' clock for me.
All right, so how does somebody go.
From.
Where you started. You describe where you started to where you are now. How would you describe where you started? When I first met you and you were new to real estate.
Great determination. You got to love what you.
No, how would you describe where you were?
I was struggling. I was making money, but I was struggling. I sincerely was struggling.
You was already making money, though.
I was making money, but people believe in me more than I believed in myself. Like, I didn't know that I was doing anything that was amazing. I just thought I was just selling. Like, it was like, oh, this is what you're supposed to do.
Yeah. And how would you describe where you are now?
Still phenomenal in shock. Because even with the teaching, I didn't want to teach. Right. Somebody else applied for the job, and. And I was like, let them do it. And he was like, no, they're not doing it. You're gonna do it. And I said, oh, my gosh. Like, you know, I was like, I struggled with that. I struggled coming from the environment that I was in to still climbing the ladder and still being at shock. Like, oh, me? Oh, okay.
There's a thing called imposter syndrome.
Yeah. Okay.
Buck, read a book on imposter syndrome.
What is that? Explain that to me.
No, I'm not gonna give you the answers. I want you to go get the audiobook and read the book or listen to the book on imposter syndrome. And I think you get a lot from it. And you'll feel a lot better at where you are, because I feel like you just went from the bottom to the top. And sometimes you feel like, who me? Like, I did all of this. But the reality of it is you did, and you actually morphed into the person that you needed to be to be as successful as you are. So read the book. All right, now let's talk about systems. And then I want to. I want to talk about land. What system do you use to organize leads?
Oh, so I currently use Go High as an amazing tool. I use it to organize all of my business and all my transactions, including the land. So it definitely puts me on track. Obviously, you know, I believe in systems. Right.
That's the key. Right. And that's the key to scaling is systems and processes. So when you use Go High Level, do you. Do you store the documents, like the contracts and stuff and Go High level as well?
Yes, I store everything. And they do have. At first, when I got Go High, I was, like, a little confused, but they have an amazing support where they just jump right in and they speak to you and they navigate you through everything. So I liked that feature for Go High.
Yeah, I love Go High Level because I get to add my emails, my text messaging. I could blast text to, like, hundreds of people. You can sync it with different softwares. You can build your own website. You can sync it to different ad sites, and actually it's actually going to bring the leads in. Then you just add a workflow, and it will send your text messages and emails out for you to get people to actually call your phone about leads as opposed to just typing.
I'm interested in systems. And when you're not motivated. Guess what? You have a system that's in place, and that's where people usually fail at.
Okay, now, now tell me, right, Because I ain't gonna let you sit here and be like, Ms. Superstar Realtor and all that, because last week you told me you got 20 leads for land, for your land deals that you have not called. So. So, so help me.
If you see my board right now, I have a board here, and it says land flipping February 1, 2026, right next to me where all my sources of income all in, Right? And I remember you telling me when I was joining, he was like, you ain't gonna have time. And I'm like, I'm gonna have time, you know, because I didn't believe that I was going to be getting these calls. And also, I was fine with keeping the property. You know, I felt like, worst case scenario, what is it? I get stuck with land. Okay. But then people are really calling and texting in the middle of the day.
Wait, you ain't got no time?
No, I got to make it a priority. No, I do got time. When you got. I got to make it a priority. And I told myself that because it's a great opportunity. And I, you know, I do believe in what you do. I really do. It's a. It's a great being a New York Realtor and seeing what landlords go through, right. With the eviction, and not only that, but just repairs. And people think because people own houses, they're rich, Right? But that's not always. They're not. That's not true. Right. And I see what tenants go through, too, with landlords may not doing repairs, not fixing anything. So when you eliminate that right, and you give someone passive income, literally peaceful. This what I call the land flipping peaceful. I love it. It's peaceful. You know, I see my first property, nobody's calling me.
Yeah. All right, so let's talk about. Give me the top three. Give me the top three benefits of owning land and selling it.
Well, I'm. It's. It's peaceful. It was fast. And it's a unique way of creating wealth.
It's not unique. We just don't know about every single building or parcel or house or whatever you went into. The land was sold first. Yeah. No hidden gem that Nobody knows about $300. We just don't know about it. We don't know about it. It's unique to us because. Because it's like this rare thing like, oh, I don't know how to buy land. But the land been sold 50,000 times before the house was built and everything else was on it.
Listen, it's unique to me. I always learn every single day. This is why I love to learn. Right?
All right.
To me, and it's something that people don't know. How many people know that they could buy land and get the help from you for under $600? How many people you think know that? Do you meet people every day that sit down and say, hey, I just bought a piece of land? That they come with you for the.
No, they don't know where to go get it. They follow. They follow me on Instagram and YouTube and they try to learn. They learn sometimes. But yeah, no, it's a very small amount of people in today's world. But I think it's starting to change in our, in our culture to where we are. We're starting to understand like what land ownership meant and what it means today, right? What it meant in the past, what it means today. In the past it was freedom. That's what it meant. Like owning land was owning your freedom. Owning a farm, you can cook, you can raise your cattle, you can eat, you could support yourself with the farm and shelter. Now we've gotten away from that through, I don't want to get too, too detailed, but we've gotten away from that and now we're starting to come back to where our people are starting to raise, realize that we land.
I'm about to tell you something. I don't think I told nobody. I had to buy land because I believe in breaking generational curses. So at my head too, I was like, I can't be a millionaire until I touch land because I believe it's associated with the Bible, right? So I said no, because I'm not going to be a billionaire unless I do this right? So there's certain things that I needed to do, right, in order to say, all right, here, I got this. Here, I got that. Now I'm opening up the door, right, to become a multi time millionaire. That's how I feel. But without that, you know, I love it.
I love watching you just grow, right? You're just like on this trajectory that's just going straight up and up. I'm wondering like with your drive and your determination, like if you're ever going to get to a point where you just on chill mode.
I'm kind of chill. I'm. I'm chill. Because.
Your board probably got six streams of income, right?
I think 1, 2, 3, 4, 5, 6.
Yeah. How did I know that yeah, yeah.
That's not going down.
Grind, hustle, determination, execution. What's driving you like this to have six streams of income? Like, what's the engine that's driving this?
In my head, I gotta be a multi time millionaire. I gotta have a million dollars. I gotta have this money. Like I, I gotta. Like, for me personally, I don't see myself like, and I had to learn to accept like people may just want to live a life where they're an apartment and everybody don't want to be rich. Right? When you first want to be like a millionaire stuff, you'd be like, why you don't wanna. And that's cool because that's peace for you. But for me, I need this. I want the success and I want to leave something back for my children. I want to just open up that door, right? Because once I open up that door, then it's open, right? So open for my children, it's open for their children. And I'm just not going to live in little apartment. I just can't not do that. It's not for me.
You want a big house, I want.
A big house, but I want houses in different states. I was already thinking about, I want something in Miami too. I'm ready, like, I'm like, yeah, I'm one of those people. I just want to have a house there or have a house there.
All right, let me ask you this. And I'm not trying to take anything away from, from you because you actually got it. Like you could, there's two ways that you could instantly become a millionaire. Let me, let me say this to you, Let me ask you this. What do you think is going to happen if your bank account goes from $950,000, you close a deal, get 60,000 and you become like a millionaire. What do you think changes in life?
Taxes. I'm scared of taxes though.
What do you think is going to happen? What do you think is going to change?
I think that you, you see how you gave away like at your turkey drive. I want to get back to the community too. That's really important for me. I want to do that. I want to, I want to, I want to have like different organizations that help other people. I want to be that person that come out and I want to have like give away book bags. I want to do that. So I believe that with money. With the money too. I'm not just going to use it just to like buy houses and. Because I'm past that stage in life, right? I'm past the jewelry I didn't did that the designer. I'm not the consumer. I learned not to be the consumer. Right.
Okay.
So I, I wanna, I just believe that I would have a bigger purpose and I would want to help people too.
Yeah, that's a good answer. Because having the time to give back, that brings such a high level of fulfillment, right? Putting smiles on people's faces, helping them in a time of need, especially if you were once in a time of need to be able to bless somebody with a turkey, bag of food, toys for Christmas, book bags and pencils and notebooks and stuff for school, iPads and stuff like that. It does bring a ton of fulfillment. So that's a good answer. I say that to say the dollar amount doesn't make a big difference. What's important and what I learned is what's important when people are creating wealth on that ladder to wealth, which I see automatically in you. The characteristics that you have to adapt, that you have to have to become a millionaire is what actually makes you a millionaire. The person that you become on that elevator ride up. So even if you're at the hun eighty thousand dollar mark, right. The characteristics that you have will take you there. The number is not really what people need to focus on. It's like who you have to become. You get up early. I said some that you may have to semi obsess over something to really get the most money out of it, but you might already be doing it. Like when you start living real estate, eating it, sleeping it, drinking it, you get, you get it, you get there faster. You just.
Well, it changed my life. And you know, I don't know. I think for me is personal. You know, I grew up in foster care. I didn't have a mother, I didn't have a father. I was adopted, right. So like the odds is so was so down already for me, right? So to go here. I can also inspire other girls that are going through issues, right? Because it's not true. They always try to say, oh, you ain't gonna be that. Oh you ain't gonna be this. Oh, you know, no, we could, we could be somebody. She could be somebody, you know.
And so triumph is triumph really new to our community because I think we all were and like these negative statistics are stacked against us. Like somebody said to me like they're really proud of me. The other day I went to like this networking event and I invited some team members and she was like, man, I'm so proud of you. I was like, I ain't even been Talking to you like, what are you proud of me about? She was like, just who you are today, your background and things like that. And I almost didn't. I feel like we all came from, like, nothing. And those of us that made something out of ourselves, we all have this triumphant story behind our journey. And then she was just. She just kept going. And I was like, damn. I guess I did kind of accomplish quite a bit.
But most don't come back, right? You don't see so many people, like, giving away, like, this year. I think now society has changed, right, as far as, like, giving away and contributing. But for me personally, usually when people make it, they usually can't keep. They don't want to teach their cousin, they don't want to teach their sister. They go down south, they just go buy the house. They don't tell nobody how they did it, you know, and so it's like, yes, we have these, these issues in our community, but we don't really look out for each other the way that we should. And it's really sad to be saying because even in real estate, I experience situations not with me, but with, with other cultures that say, no, I want to work with my own people. So sometimes they don't know that because they're not in the, in the, in this business and they have the right. So how many people do you see coming back, right? How many people.
You know, I wish we would work together more often like that. That's the only piece that's missing in our culture is that the dollar doesn't circulate and we don't partner and collaborate enough. That's the only thing that we are missing. If we got that concept down, like, we would instantly shoot, like, skyrocket up as a culture and as a community. But let me say this. Do you want me to make you a millionaire today? Like, right now?
Of course. Who would say no to that?
I can make you a millionaire through simple, like through a simple quick exercise, right? I can make you a millionaire. You ready?
Yes. Everybody on this live is ready too. We all gonna do it together.
I forgot we might have been live on some platforms. I'm gonna make you a millionaire right now. You don't realize it, but you already have what you need to become a millionaire. Like, it's already there. You got it right now. But I'm going to break it down to you, right? Let's get our calculators out. If someone had a million dollars.
Let's.
Just say they put it in a high yield savings account, that Produced. We want to go crazy. Let's just say they put it in an investment vehicle that produced 6% for them annually.
Right.
Following. We want to do the math together, it produced 6% for them annually. So $1 million times 6%, $60,000. We all. Simple math. Now do $60,000, which is how much a millionaire makes off their money, divided by 12. 12 months out of the year, that's 5,000. Right. Do you know if you had 10 pieces of land that you sold on seller finance that paid you. Now let's do $5,000 a month. If you had 10 pieces of land that paid you $500, you will make the equivalent of $5,000 per month.
Right. Okay.
So theoretically, you're making the same amount of money based on land sales and money that you create from your land that a millionaire already makes.
So I'm. Yeah, yeah, you're right. I gotta go ahead and work on selling them other ones and stop acting like I don't have clients.
How many of them you have?
We have six. All the other.
So you got six. Are you going to the auction next month?
Oh, of course. I told you, it's all my.
But you document selling them, so why are you going to the auction Clout.
Because you know why?
With people that want to buy them and sell them, and you just gonna sit on them.
Listen, no, I'm not gonna show this because I got source of income goals 20, 26 literally sitting right next to me. I literally have it where it says all in. All in, I'm all in. So listen, once you know I want.
To do something funny, can you put a B in front of all in and tell me what it says?
Oh, you think I'm bullshitting?
No, I'm not. No, it's balling.
Yeah. No, listen, not bullshit.
It's be all.
No, no, definitely. I'm definitely all in. And I don't like. I'm not one of those people that don't like to respond. Right. I don't like to be ignoring people and whisking them off. And it's my. And it's mine, so why would I be doing that? If it was a client that I was representing, I wouldn't even, you know, I would jump on it. Right. I'm used to getting offers all the time.
So this is. This is such a flex that you got leads calling you for land that you have, and you ain't even calling them back. That's killer right there.
No, no, but listen, this is what it is. I'm all in. I wrote down February 1st, which I'm gonna start already tomorrow. But February 1st, I'm all in. So that's my priority.
I showed you how to do your listings and become come first. You actually taking up the first spot on one of the websites we use with one of your pieces of land, and you ain't even answering the phone and calling people back. The people that are in second, third, fourth, fifth, you're number six, seventh, eighth and ninth are dying for them calls in that number one spot. You took the number one spot, and you ain't calling people back. What happens in life is when somebody gives you something, if you don't use it, you can potentially lose it.
No, don't speak that into existence.
But it's keeping it real with you.
Listen, the next time we do meet, watch me say, oh, I saw all of them.
You gotta be the person that turn that. That answers the phone.
But no, but I like. I like this. I like land flipping. I like it. It's easy, it's simple. I'm gonna make the time, okay? I had to learn more is more power and delegation than doing everything for yourself. And that's something for me. So I do believe that it's a good way for me to get to where I want to be right on top of what I'm doing.
So you got the millionaire strategy. I just gave it to you. That millionaire that you. That you. That you see sometimes, that's relaxing on a golf course, on the pool, on the beach and all of that stuff, they're making 6% on their money based on where they are. Right? It's a safe investment. At 6%, you have the ability to make the same amount of money as someone with a million dollars making 6% right now. All right? It's the characteristics. Millionaires are not leaving those opportunities on the table. They're not leaving those leads uncalled. They're on them like crazy. Millionaires are on those leads negotiating deals. All right, you could give me 450 for this one. The next one I got to charge 550 to make up because I want 10 pieces of land that I'm making $500 a month for. That's going to make me the equivalent of a millionaire.
Oh, I'm going to call them, but I'm revamping the listings anyway, so once.
I do, I'm just giving you the information, right? I. I'm just giving you the information.
Watch, watch. When we go to our next class, you're gonna be like, oh, what happened? I'm Be like, yeah, this, this, this and that.
No, I already made you your $5,000. So you off my plate. You off my plate.
I see you at the street.
When I see you, Dante, I be like, yo, you got your money. You. You turned $600 into $5,000.
Like, I appreciate that and I hope appetizer.
And then, you know, we gonna talk about something else. We not talking about land. When I see you, we not talking about.
Yeah, we gotta talk about building.
No, no, we not square turning over land mentorship into our regular normal conversation. When I see a. Nah, we talking about the regular BS that everybody else talks about. Food, Charles, all of that.
Hold on. So, Charles, you are building houses right now in Alabama, right? How is it going?
Oh, we about to build a whole lot. Yeah, yeah, yeah, yeah, I'm gonna get on that too.
I gotta get on that.
That's up to you. I'm here for it. I'm here for you. But whenever you're ready.
Yeah, we gotta do that.
So. But you have. You have to be all in now.
I swear to God, I wish I could show you my boy.
I don't do tiptoeing. That's why sometimes I'll be mad at you. I'll be yelling. I'll be like, nicole. Because like, I like, if you're doing something, you really gotta do it with all your might. And you will get so much success out of it.
It.
You can probably. And I'm not trying to mess up your vision board, right? I'm not trying to mess it up. You can probably make a million dollars with any one of those six things on your vision board. If you did one. If you did one instead of.
No, I'm doing it land because it's easy and whatever you want.
No, I'm just sharing some high level information. People that make tons and tons of money, they usually do it by doing one thing. The most rich people in the world, right, they're known for that one thing that made them all their money. We talked about Shark Tank. Everybody on Shark Tank. Damon John is fubu. Mark Cuban is. I think he sold software like everybody does that. Did that one thing or does one thing, like exceptionally well. They semi obsess over that one thing. They get it down to a point where they can't get it wrong and they go crazy with it. Then they come out and do fun stuff like whatever. But keep your vision board. Stay on your track. That's just a little tidbit I got that I wanted to share with you. Do what you want with it, but I know you'll get there because of the person that you've already become.
Thank you so much, Charles. You're welcome.
You could do it in any one of those things that's on your vision board. And it's weird that I just guessed that you had six things on there.
Yeah.
All right, let's wrap this up. How can people find you if they want do. You ain't even tell, like, what you do because you said you do six things. What you. You help people with, with?
Well, everything I always keep, so everything I always. Houses, Real estate? No, everything I always keep is real estate related. So I do want to open up a real estate school for people to really get licensed in.
So you're going to take away that old lady on White Plains Road?
Yeah.
Is that where you went or you went to REI on?
No, no. So that actually. Oh, I can't. But listen, because, you know, I be.
Know.
But yeah, I want to open up my own real estate school because I find so many young people don't have their real estate license, and then I say send them other places and then they kind of get lost or they don't do it at all. Right? But real estate did change my life, right? So, yeah, that's why I'm obsessed about it. So I want to give the opportunity to grab people, right, And. And say, here, you can get your real estate license here, and then, you know, come join me from there to get your license.
White Plains Road, Fifth Street.
Yeah, White Plains. So my office and my real estate school is in the same place.
Wait, you don't. Your school ain't above that old. Your office ain't teaches. Gives. Teaches the class.
Yeah. So right next door. So I know what school you're talking about. They move right next door. So, yeah, we own that building. It's like I walk through there. Like, my office is right?
So that old lady in there that be teaching real estate, you trying to. You trying to be her competition?
No, it's not about competition. It's about my people, right? It's about. It's about my. Is about keeping like, first of all, you don't have to have a high school diploma. You don't have to have any of these things, right. To be a millionaire. And you don't need that to get your real estate license. And a lot of the times we are on barrier. So again, we send them to these other places and. And they don't have that hope, right? So I want to be able to create hope. Say you could get your real estate license here. I can monitor you, right, while you get your real estate license. And a lot of this stuff is going on online anyway. Nobody's going to these schools, physical places. And then bring you over to my brokerage, Right.
Oh, so you want to train them, bring them to your brokerage. So are you a broker yet?
No, but I am taking my test.
When?
May 11th.
All right. If you obsess over it, you'll pass. So you're trying to be a broker?
Yeah, I've been obsessing about it all day today.
Creates the feeder system into the license where you can bring, have your own team members, right? Yeah, yeah.
So all my goals, all of my goals are connected to real estate. I don't do, I don't, I'm not like, I'm not going to say, oh, I want to open up a laundromat.
Like you, you know, the personal development stage where you're building like the building blocks to be becoming wealthy or like, are you still working and closing deals and stuff at the same time?
I'm still, I, I, I work as, I still work, right. I have a team. So I don't go out. I told you, I don't go out. I don't go out. I have learned how to delegate. I do a lot of teaching now and I, you know, I do get a percentage of whatever goes on. And I, and I, and I sell. So listing agents don't run around.
You help people. Can you help people find houses?
Yes. And I, and I give them access to off market properties. So typically, because I'm a listing agent, I will not. If you're my client, I'm going to give you access to that property first. So I'm, that's what I'm good at, right? So I'm good at getting listings. I'm good at getting paperwork signed, period.
Getting listed people to sell their house.
Yes.
So that's, that's your specialty, that's your niche. I want to sell their properties, right.
I have 17 properties right now in contract. And that's not normal.
That's not normal. Go ahead, talk, talk.
So what if you say to some Charles, Charles, you're looking for a property, right? Because you have a buyer. So I started out as a buyer's agent, right? And I'm going to give you access to off market property properties that you can't find on Zillow, you can't find it on Refin. It's not going to be available to the general public. And guess what? I do I make sure that you don't have to bid with the public. Right. And then nine times out of 10, the buyer is going to pay the highest price because they don't want to compete with nobody else. Right. So you give them exclusive. People like, exclusive. And that's what I bring to.
Okay, I hear it. I like it.
Because it's New York City now.
Now, I know you helped somebody with some rentals before. You do rentals too, or is that to where like, you just have a heart, you like helping people, or is that like a revenue stream for you?
No, I got a friend, she makes like a million dollars. She does. She helps a lot of people relocate. So I make sure every single month that I help a certain amount of families move out the shelter. That's I have to have to do.
Move out the shelter?
Yeah.
So you actually taking people from the shelter and moving them into permanent housing? Housing, yes. All right, so you got that. That give back spirit. How does it. How do you feel when you do that? How, like, how does that. Is that fulfilling to you?
Yeah, yeah, yeah. I wanna. Yeah. I mean, somebody had to get back to me, right, to get to where I'm at. Right. Somebody had to take a chance. I was rough. I was coming in with tracksuits. I was wearing Gucci. Like, can you imagine that if I showed you how it was before? Like, you think you amazed my mentor. He used to tell me, he said he used to tell everybody, she is a caterpillar, but she's growing into a butterfly. So you got to give people chances. So, yes, I still make sure. And if. If I still have. Because when you do a good job, right, people call you. So landlords give me a call, and then I have my team members that I have go out and show them apartments. So that gives everybody opportunity, right, to make money. Because you can't do everything by yourself. You have to have a team. You're going to make your first hundred thousand dollars by yourself. You know that. Then after that, you have to delegate. All right, cool.
Interesting, interesting, interesting. That. That's amazing. And it kind of helps me understand you and me at the same time, because I do have this philanthropic spirit of helping people and giving people chances and giving back. And that probably came from same thing, like, somebody gave me a chance, Somebody taught me something, somebody helped me, somebody hired me. Somebody took a chance on me. Somebody did all these things for me. So it's interesting how our past shape us to who we are today. Right? Like, even. Even, like you said, when you. When you if you did have, like, tons and tons of money, your goal or one of the things you said you would do is like, I'm gonna go bless a bunch of people that don't have it, because I know how it feels to not have it. There's some people who get.
Who.
If you said, like, what would you do with $6 million? There's talking about where they gonna live, where they gonna shop. None of that would be, oh, yeah, I'm gonna go to some soup kitchens, and I'm a bless them with, like, the best food, with, like, the season I'm going to get.
That's my dream.
Nobody said that or not? Nobody but certain. It's like you can almost tell the things that people didn't have in the past. When you ask that question, it's going to tell, like, it'll tell what they would do in the future with it.
Right, right.
There's some people you can ask, like, hey, if you just hit the lotto, like, what would you do? Some are going to say, oh, I would start a foundation that helps XYZ people. Some people, like, I'm out of here. I'm taking my number. And that's because of what happened in the past, that they're like, yo, I'm tired of people asking me for money and this and that. I'm moving. I'm disconnected. I'm going to pay my family, and then I'm gone. Like, don't call me. And you're like, it must be hard where you at right now. So, yeah. All right, let's wrap this up. Nicole, it's always a pleasure speaking to you. I love your story, who you become. I'm proud of you. If I didn't tell you, I did have to give you a little nudge to get your property sold, but I'm happy I did it. And it's not something that I normally do, but I know you personally. I know your heart and how big it is. So I wanted to just make sure that I got you here. Maybe you can share your story, share how you help people, and just tell people as we close out how they can find you. If they wanted to work with you.
