How to open a Truck Parking Lot with Charles Noonan.

In this live YouTube session, seasoned real‑estate developer Charles Noonan teaches newcomers how to start a truck‑parking business, emphasizing that it is the easiest and most profitable asset class in real estate. He begins by highlighting the massive national shortage of legal truck‑parking spaces—about 313,000 spots for over 4 million drivers—and the safety risks this creates, establishing a clear market demand. He then outlines a step‑by‑step business model: acquire cheap land (often under $1,000 per acre), use gravel surfacing, ensure basic lighting and signage, and choose zoning that need not be industrial. He stresses the importance of listing the site on all major truck‑parking platforms (e.g., truckparkingclub.com) and allowing drivers to work on their trucks to increase revenue. Financial expectations are set realistically at roughly $300 per spot per month, with examples of larger operations charging $900. He debunks four common myths about wealth, land work, vehicle size limits, and personal ability. The session also promotes the upcoming “Let’s Build Birmingham” real‑estate conference, detailing grant resources, credit‑building assistance, and networking opportunities, and provides practical Q&A on bookings, tree removal, lighting, signage, and zoning. Throughout, Noonan uses an enthusiastic, instructional tone, aiming to empower attendees to become developers.
Questions this video answers
The company manages the calendar.
Yes, if the tree species are suitable and a lumber buyer is available.
Lighting can be bought at Home Depot (solar‑powered options are inexpensive); signage can be provided by truckparkingclub.com.
Zoning does not need to be industrial; it depends on the county. Some places like Houston have no zoning.
They typically handle signage; line painting is minimal and can be done by the owner.

Kick them out. All right, let's get this thing started. I want to teach you guys again, truck parking. Truck parking, um, lots is the easiest asset class to make money in, uh, in the real estate space. I've been in real estate over 20 years. Thank you guys for joining again. This session is live. This is our, um, real estate session where I just teach people, right? There's nothing attached to this. I'm just going to teach you guys and empower you guys How to open a truck parking location. That's all this session is about. Of course, we're in the middle of promoting our Let's Build Birmingham, um, real estate conference in Birmingham, Alabama. So all of you guys are invited, of course. I'd love to see you there. Um, and we're going to go a lot more in depth in the Let's Build Birmingham conference. In fact, everybody that has a Let's Build Birmingham ticket is going to get a list of grants. It's being uploaded today. It's a list of grants that will assist you in opening truck parking, uh, truck parking lots across the city. So let's get right to it. I prepared a presentation for you guys, and let's make the best use of— let's make the best use of our time today, our time together. Can you guys see my screen? If you can, just say yes.
Yes.
Perfect. Truck parking lots for rookies. All you need is land and the apps will do the rest for you. I want to make sure you guys understand this is simple, right? This is not a hard industry to get into. Opening a truck parking lot is not difficult at all. It is in fact easy. Again, I'mma say it again, it's the easiest asset class that I've ever made money in, and I'm gonna show you how. So first, there's a massive supply gap in the truck parking lot industry. The most recent nationwide Jason's Law inventory found about 313,000 truck parking spaces across the United States, roughly 40,000 at public rest areas and 273,000 at private truck stops. Nowhere near enough for nightly demand. There are over 1 million truck drivers on the road at any given time, guys. So when I tell you this is an asset class that will always serve you as well as other people, like, this is it. Um, here's another thing I wanted to mention to you guys. Driver pain is nearly universal, meaning it covers multiple states. It's not like certain states have tons of truck parking and some don't. Every state has a dire need for truck parking. Okay. Driver pain is nearly universal. 98% of drivers struggle to find safe parking, and 70% have violated hours of service rules while searching for a parking spot. Nearly 4 million truck drivers across state lines every day— cross state lines every day. But the Department of Transportation has confirmed there are only about 311,000 legal parking spots available. So we're looking at 4 million is what the statistics say, and then we only have 311,000 legal parking spaces. Roughly 1 space for every 11 drivers, which sucks. And then there's a ton of articles about truck parking shortage puts drivers at risk as Congress industry acts.
Okay.
Um, and then here's just one more statistic. The freight volume driving demand keeps growing. US freight tonnage is projected to grow 50% between 2020 and 2050, reaching 28.7 billion tons while trucks continue to carry about 60% of all freight tonnage. Here's why that's important. When there isn't enough parking, safety suffers. The shortage is not just a theoretical risk. In May 2025, the National Transportation Safety Board released its report on a fatal 2023 crash Near Highland, Illinois, is where a Greyhound motorcoach struck 3 tractor-trailers parked on the shoulder of a rest area exit ramp. Oftentimes when you guys are driving, you do see trucks parked on the side of the road, right? That's a safety hazard. They really need to park in places that are safe. Sometimes they drive miles and miles, hours and hours past the legal driving limit looking for parking, what they end up doing is illegally parking on the side of the road, on the side of the street, anywhere that they can find because they're legally over their operating limits. So here's what this means for operators, guys. Taken together, the facts show national parking capacity is finite and relatively small, meaning there's, there's, there's just not enough spaces, right? There's 313,000 legal registered parking spaces. And that's why I'm gonna show— so today, you guys stay to the end. I'm gonna give you— I'm gonna talk to you about the grants that, that are available to you, and then I'm going to show you why my truck parking spot got listed so quickly on the national— and on the National Registry for truck parking, right? These things have to be listed, um, nationally for reasons like this. Then we got public rest areas are limited in size, especially in the Northeast. Almost every truck driver reports difficulty finding safe parking. Truck parking is now a top 2 industry concern. Freight demand is expecting to grow substantially over the next 25 years. But parking operators like us, including private parking companies, airports, ports, municipalities, campuses, hospitals, and other landowners near freight corridors, this creates both a challenge and a business case. Hint, hint. If you are near a freight corridor, a truck parking, uh, truck parking lot, a rest stop, there creates a business opportunity for you. You're now creating your own business case for you guys to open a truck parking lot and, and take advantage of some of the, some of the, the money that's in the gap. There is sustained recurring demand for safe, well-managed truck parking. Public infrastructure alone will not close the gap given land funding and environmental constraints. As a result, truck parking lot operators have a clear opportunity to position themselves as essential partners in the freight ecosystem. All right, how to open a truck parking lot. I'm gonna just give it to you guys. My recommendation: find land under $1,000. Zoning does not need to be industrial only. I'm gonna say it again: to open a truck parking lot, zoning does not need to be industrial only. You wanna open near truck stops, that's ideal. Close to highway exits are really ideal. Well-lit for safety, clean. No one wants to park where there's a ton of trash. That's never like a good idea. You wanna allow them to work on their trucks on your site. So a lot of those sites where you list, and I'm gonna give you one of the most popular sites to list your, uh, parking lot to. As long as you guys stay to the end, you'll get all this information. Sometimes where trucks pay to park, they want to be able to get out and work on their truck. A lot of the listing sites that we use, they ask that, and some people just click no. I want you guys to click yes. It does no harm to allow someone to tighten something on their truck, to replace a part, to do some work, it does no harm. Allow truck drivers to work on their truck. This will lead to a lot of money for you because it's sort of like one of those things that are desirable. Even if they want to clean it, like, let them do what they want to do on the spot. It's just land detached from the fact that you are a truck parking owner. Just detach from it. It's just land. Let them do what they want on the piece of land while they're paying you to park there. It will not hurt you. Being close to major distribution hubs. Birmingham has Coca-Cola and many more. There are so many distribution hubs in Birmingham. You want to be near Birmingham, near distribution hubs, because that's where trucks are going to pick up and drop off freight for the most part. When you first open, use gravel, don't use asphalt. It costs too much. Gravel is super inexpensive. I don't wanna say cheap 'cause it works. It could hold the weight of an 18-wheeler. But, um, it's very economical, super inexpensive, and I'm just gonna say affordable for truck parking. So use gravel. They will tear up asphalt eventually over time, and asphalt costs way more than gravel. Gravel's cheap. Um, and then there's a lot more best practices that we share in the Let's Build Birmingham conference. Uh, also list— you have to do this even though when you, when you open and when you just list your truck parking lot, you will get, um, as you guys saw, my truck parking lot get rented out immediately, like the first week, second week, third week, fourth week. It just keeps getting rented out. Don't let that stop you. List your truck parking lot on all 6 of the major truck parking listing sites, and then you'll be able to collect your money. You like, don't worry about being double booked, right? Take them down, put them up, adjust them, but list on all 6. It will continuously help you get your truck parking lot rented throughout the month, and then oftentimes monthly. So when it's rented monthly, you'll take it off. But here's another best practice. Most truck parking lots, right? Most truck parking lots will allow you to keep your, keep your, keep your listing active at a certain date. So if it's rented for the, for this month, the next following months you can keep, you can put your listing and just say spots available as of, and then you'll list the following months. So even though it's listed and you're making money, you don't have to take your listing down. You can continue to book out and make more money.. And as truck drivers are planning their routes, they will go on the apps and book your spot in advance. Very similar to Airbnb. It's very similar. It's the Airbnb for the trucking business. All right, so let's go over the myths. Myth number— myth number 1, you'll be rich in 90 days. That is a lie. That is not true. Opening a truck parking lot On average, I want you guys to think of making $300 a month per spot, okay? Just $300. Everybody put 300 in the chat. Just put 300 in the chat. Just, just focus on $300 per parking space per month. We ultimately want to get it rented out monthly. So if we had 10 spots and we rented all 10 out We collect $3,000 a month and there's no work to do. We have nothing to do. So just put the number 300, like, let's just be conservative and let's be modest. Put $300 in the chat. Here's what I want you to, to, to, to not get confused of. You're gonna see listings just like this. This place has 39 available parking spaces. And they're listing at $900 monthly. They are right next to the port, right next to, um, the port, right next to the major distribution centers. So yes, he has over 100 and he lists them out for $900 monthly. Some companies will just buy the monthly spot so that they can have their drivers go park there, rest up overnight, and then just go back to where they're delivering from. But if you guys just look at this calculation, right, I don't want you guys to be confused. You're not going to get rich overnight with a truck parking spot. This, um, listing that I'm showing you now has 39 available spaces at $900 monthly. I don't want you guys thinking that you're gonna make $36,000 a month. You really have to invest at a higher level to get to those numbers. So again, put 300 in the chat. Do not think you are going to be rich overnight. Truck parking lots will not make you rich overnight. It takes time. The second myth: you need to do a lot of work to the land. Now, when you're looking at this truck parking lot, there's 100 spaces available. There's 20, 20 trucks on this site right now, on this lot right now at $300 a month. So that's $600 a month that this person is making. And guys, just put it in the chat, did this person do anything to their truck parking lot? Just put it in the chat, yes or no. This is it right here. There's absolutely nothing done to this truck parking location. He has the entrance right here and an exit right here. There's nothing— when I say absolutely nothing done, nothing. You don't have to cut trees. You don't gotta, um, you don't have to put gravel all the time. You don't gotta move anything. You don't have to have a fence. You don't have to have the perfect lighting. You don't have to have restrooms. All you have to do is have clear markings of where your spot is located. Number 1. And then number 2, just have clear directions. Most truck drivers use the coordinates anyway to find their truck parking locations. A lot use the address, but some use the coordinates. So if you look at this one, it is directly off the highway with exits on and off on the north and the southbound side. So this listing says Summit UT Truck and Trailer Parking off of West Summit Frontage Road, Follow the GPS coordinates. This guy's listing his truck parking lot $15 a day, $100 for the week, and $300 for the month. I can guarantee you there is no work to do with this truck parking spot. There's nothing to do. He just bought the land. So myth number 2, you don't have to do a lot of work on the land. Myth number 3, truck parking lots are limited to 18-wheelers. Now, on most truck parking lots sites where you're gonna list, you're gonna see right here, you can list a truck, you can list for trucks, you can list for trailers, you can list for trucks and trailers, you can list for cars and vans, you can list for containers, box trucks at 20 feet, box trucks at 40 feet, containers max at 53 feet. You do not, guys, have to have the biggest, most industrial location to open a truck parking lot. All you need to do is have a space that you own, clearly marked lines where you're gonna park, and you can park things. You could even do this with open land that you have, like You can do this in your backyard. You can do this on land that you have that's vacant, that's paved, any piece of land you have. I'm going to show you guys my truck parking spot, and, um, it wasn't paved. I just cleared the way for, uh, two truck parking locations and made it super easy. Okay, here's what you need to understand. You don't need a lot to get into this business. All you need to do is get into the business. You really just need the land, like I told you. And of course, we teach you guys how to get land in Alabama under $1,000. The final myth— and here's myth number 4— I can't do this, right? Myth number 4 is that, oh, this ain't for me, I can't do it, I don't know how to do it, it sounds complicated, like I've never owned any land, All of these things are myths. They're mythical. They're in your head, guys. Comment, get out of my head if you think you can't do this. Just put it in the chat right now. Just comment, out of my head. Get out of my head. A lot of y'all think like this ain't for you because your parents didn't have a truck parking lot. Nobody in your family owned a parking lot. Nobody in your family— Tara, just meet people. Guys, we're live, we're live. So, um, Tara, just mute people, and if they come off mute again, kick them out. Again, this is a live session. So what I want you guys to understand, right, you can open a truck parking lot. It's not something that you can't do. Anybody can do it. Get the doubt out of your mind. This is the biggest hurdle. People thinking they can't do it. I'm born and raised in the Bronx, not from Alabama, not from Birmingham, barely ever went to this location. I've only been to this location twice, and I own a truck parking lot. Here's what, what's listed, right? So I wanted you guys to actually see my name, my first name, last name on this piece of property. I want you guys to notice the location. It's near distribution center, it's near a highway. The highway exit is very close. The price of this lot was— it's a, it's 1 acre, right? If you look at the deeded acreage, it's 1 acre for $1,218 is what I bought it for. Another myth Don't think that the assessed total value, because it's in an industrial area away from everything, away from houses— when I teach you guys that's, that are in the Let's Build Birmingham conference how to evaluate land, don't look and think that because the value is only the assessed value is $120 that you can't make $120 a day. Don't think that the market total value Right? The market total value means absolutely nothing. The market total value is $600. Who cares? It's 1 acre of land. I put gravel on. I made $600 the first month with 2 truck parking, uh, 2 truck parking lanes. Now I have 3 parking spots because I know a little extra about how you could increase the length of your truck parking spot to fit more than 1 vehicle. But I have 2 lanes, 3 spots on one— on this one location. So guys, let's dispel this myth. I don't want you guys thinking that you cannot do this because this is something that you totally can do. Anybody can do it. It's super easy. Now, if you guys want to learn more, if you guys want to learn some like way more detail on how to do this, if you guys want the list of grants. It will be in our Telegram group for individuals that join our National Real Estate Conference. The real estate conference is a real estate conference of developers. It's happening in Birmingham, Alabama, September 18th and 19th, um, of this year. And it's going to be a room full of real estate developers, but that word real estate developer has significantly changed. Right? Real estate developer doesn't mean that you just buy houses and build them. Real estate developers today— and I'll give you the example as I'm a, a designated developer for the city of Birmingham, Alabama, a decorated developer across the country because I've built properties in multiple cities and states, right? Michigan, Connecticut, New York, of course, Alabama, Pennsylvania. A lot of y'all make a lot of money from me in Pennsylvania, right? There's so many different places, but as a developer with this conference, you guys are going to learn, of course, how to open a truck parking spot, a truck parking lot, right? You guys are going to learn, of course, we have to travel, so you guys are going to learn how to travel for free. Credit plays a role in real estate development because they want to know as they're giving you money, as they're giving you grants, the creditworthiness, uh, of your credit profile. So we assist with credit and funding for anybody that buys a ticket to the Let's Build Birmingham conference. You guys are going to get access to credit and funding and how to structure your profiles to be lendable, but also how to structure your corporation to be able to get grants. Of course, we teach how and where to buy land. Uh, right now we're teaching how to buy land in Alabama under $1,000, even let's just say $2,000. But the whole state of Alabama, people are getting properties for way less than $1,000, and I love it. So far we're actually killing it. Um, how to list your land for sale, how to sell your land in 30 days, which is like something super easy, but I love it and we do it all the time. How to build a house, because Birmingham is the hottest city in America right now. So we teach how to build houses there. Auction prep, of course, we're gonna walk you through and tours of building. You guys will see my parking lot, my truck parking lot, of course. And then how to pre-sell your house, which is one of my favorites, because you can actually make money off your house before you even build it. And then at the conference is going to be builders, lenders, the architect. There will be a truck parking company there, the bank, of course, if anybody wanted to borrow money to build a house or a group home or things like that. Um, you actually can get favorable lending when you're doing, um, things like that that benefit the, the city itself. Um, how to open up a trust, which is extremely important. We'll talk through life insurance. We have experts that come in and talk about that stuff. Um, live auction review. So we go through how to get these properties and what are the best practices to getting the land for the least amount of money. Of course, my favorite— not— no, this is not my favorite. This is my second favorite: furnished short-term rentals. I buy land, build a house for the low. We have our own builders. Of course, you guys get access to all of my staff, my team, everybody. So everybody knows my builder by now. Uh, guys, if y'all know my builder, put my builder's name in the chat. Everybody, just a big shout out to Manny the Builder. Um, most trustworthy person you'll ever meet in real estate. His mission is to build a certain number of houses and serve people. It's not to rob or rip people off. So of course, trustworthy builders are the most important thing in development. You are only as strong your team, and if you don't have a trustworthy builder that's giving you discounts as you build more versus someone who's charging you more as you build more because they're watching you get rich, you'll never be a successful developer. Your years as a developer will be limited. So Furnished Finder is how we do our short-term rentals. I love Furnished Finder. Every single 3 to 4 times a week they're offering me $3,000 to $4,000 to rent my house out. Guys, that's the key, right? Just like Furnished Finder. Now, unlicensed group homes, of course you guys have learned that. I have 2 and I'm building 2 more right now. Um, that's the most rewarding to me, right? So some of my houses I do group homes, some— and you guys will see Furnished Finder, you'll see short-term rentals such as Airbnb, you'll see— we'll take you on tours of that stuff and teach you how to decorate how to interior decorate, how to build, all of that stuff. But group homes are the most rewarding piece. Truck parking is the easiest. Group homes are the most rewarding. Now there's 3 levels. Platinum, we only have a— we have a limited amount of Platinum left, but I'll just read off, let's just say, Gold admission. Platinum is probably going very fast, probably going to end by the next 2 days. So it won't— it may not be available by the time you guys look to purchase. So it's a live in-person 2-day event. The first day we're going to do tours, um, property tours of everything that I showed you— land, new construction, how to build, um, truck parking lots, group homes. You'll see it all live in person because I know our people learn in a multitude of ways. Some learn by listening, some learn by video, some learn by actually seeing it in person, live on the site. Those, those lessons are invaluable. And everyone I've ever taught live has always reported back to me saying, yes, seeing it was just a totally different animal, and they loved it. So we'll go over that. And then, of course, your bonus classes, right? You get the training, the auctions, buying and selling, credit repair, furnished funding, furnished finder, how to open the unlicensed group home. Um, and, and here's the thing, you guys are going to get all of this before the conference even starts. So the conference is September 18th and 19th, but we're actually having classes every single Sunday teaching these. Everything is recorded, and of course you guys get access to those recordings. Finally, we have property tours on Friday Um, that Friday is going to be property tours. And then the Friday night, September 18th, we're going to have our mixer. Now the mixer is important. It's classic. It's legendary because of the fun, the dancing, the camaraderie, the family. Uh, everybody just loves the mixer. The mixer last year was phenomenal. Yes. But here's why. Because we're actually partying with the people that are needed to be successful in the industry. So we're partying with the bank, uh, we're partying with the lender, we're partying with the builder. Now, after hanging out with someone and spending a whole day with them, then partying with them, when you call them, it's different. I don't care what you say. If you dance with somebody and then you call them the next day, or you guys just enjoy time together, when you call them the next day, it's different. They actually answer the phone, they answer the phone a lot faster. There's so much more to talk about, they actually know you. And then just think, like, if you really know somebody and you really like the person, then the chances of them cheating you or giving you the— like, it's slim to none. But then you have, like, can the lender do something with the rate for you? Can the lender lower the rate because they know you now? Can, can— now that they understand, right? They understand your drive, they understand your why, they understand why you want to build this house and why you want to open a group home, why you want me to knock these trees down for you to open your truck parking lot. The pricing seems different, right? The margins seem different. Now, I'm not negotiating for anybody, but I'm just telling you there is power in networking. There's power in relationships, right? And this is why the, the richest people in the world all play golf very well. Most of them play golf together. We think about our court system. The judge plays golf with the attorneys, the prosecutors, the DA. They all know each other. They trust each other. They have relationships. Not saying that's a good thing, but it happens at the highest level in business. The CEOs, CFOs of different companies, the owners, the presidents, the VPs, they're golfing together. They are just relationship building. It's not about who could hit the ball straight the farthest, the most accurate, right? It's actually funny at the end of every, uh, golf session and outing. And the camaraderie is what builds the bond. The time spent is what builds the bond. So understand relationships. Uh, and for those that are trying to get a ticket but just maybe a little strapped for cash, right? If anybody just may be a little strapped for cash, there's financing available to grab yourself a ticket. So when you click on whatever ticket you want, general admission, gold, or platinum, you're going to see this link on the side, which will allow you funding opportunities to where it could come down to at least $59 a month. So you have Sezzle, Zip, uh, and PayPal Later will finance, uh, your ticket to the conference. And then finally, uh, I'm gonna put my link in here to book a call. But finally, and yes, I did search hard and long on the internet to find a picture of a woman on the phone, but I'm gonna put my link. Uh, Tara, if you have my calendar link, put it in the chat. If not, I'll put it. But finally, if you guys just had more questions about the event, um, we will— once you purchase a ticket, we'll give you the, the block of hotels to book from. Don't think about travel. Don't let these things stop you. Birmingham is a 2-hour drive from Atlanta. Fly to Atlanta. Today I checked, from New York to Atlanta is $142, right? Fly there, get with somebody in the group and, and carpool to Birmingham from there if you need to. The hotels are inexpensive, um, the travel is inexpensive. Of course, there's lessons in here that we teach on how you can travel for free through certain websites, but if you're, you're really late and you don't have time to go do those classes and get free miles and points, you can just simply carpool and the flight is not expensive. Okay, so guys, let's— we're gonna wrap that session, that portion of this session, and then we'll go into any questions that you guys may have pertaining to— I see two people just bought a ticket. Congratulations! I think that was Mike. Who else is buying tickets right now? But congratulations to those that bought, that, uh, that are buying tickets. Either way, no, there won't— there will not be virtual tickets. This is a live in-person event, and it's not— it's not for everybody. I don't want everybody in the room. I want those that see value of being together, of building relationships. It's hard to build relationships virtually. I want people that are in the room to build and network together. So guys, I'll put the Calendly link. If you don't have a ticket Simply just book a call with me or my team. We'll get on the call, uh, we'll get on a call together and we'll figure out any questions that you may have. Um, finally, you can grab tickets at let'sbuildbirmingham.com. I'll put that link as well in the chat. let'sbuildbirmingham.com is where you can grab a ticket. They are inexpensive. It's extremely expensive to build to, um, to do an event like this, but I do it every year, and I don't care if it lose— if I lose money on it. I know that I'm going to build community. And here's some more important stuff, right? Like, let's just be real. I'm building houses in Birmingham. I'm on my fifth, my sixth house right now, and then I'm building two more. But you guys building houses, right? You guys building houses is going to increase the property value of my house, right? And it's going to increase the property value of everybody else's house. So this is some— this is sort of like a collective agreement where everybody is really getting tremendous value from the group economic work that we're doing together. All right, so we got, uh, maybe time for 2, 2 or 3 questions. Eddie, what was your question? If you could just come off mute. Atara, if you could come off of mute and let's get Eddie Forger's question. I see you got Alabama and the Eagles. That does not mix, by the way, but go, go ahead. No, no, no, no, no, no. That does not mix, but we'll let it ride. Go for it.
Thank you. This was very informative, but my question is, so do you keep up with your bookings or the company keep up with the bookings to let you know how many you have left?
So that you will know how many you can book for the company's manager calendar.
Okay, thank you.
The companies manage the calendar. Yep. Congratulations to Antonette who got a platinum ticket. Um, she wants that material. Yes, of course, it's in the Telegram group. So once you purchase a ticket, you get put right into the Telegram group. It will be in your email, in that, in that Telegram group on the pinned messages are all the recordings for every classes. Oh, Kristen Rubano just got a platinum ticket. What's up, Kristen? Congratulations!
Woo!
Everybody put congratulations to Kristen in the chat. Chris— Kristen. Yeah, Kristen Rubano, thank you. I'll be there. Let's go, let's go, let's go, um, let's go. This is a guy, Carol Murray. How are you? Let's get your question.
I'm doing well, thanks for asking, Charles. Charles, in the event you find some land that has trees on it, can you have the trees cut down and sell them to a lumber company? Possible?
Sure, you can.
Of course you can. You just have to have the type of trees that they want. You have to have a lumber company that will buy the tickets there, um, that will— I'm sorry, buy the tickets. You have to have a lumber company that close to you that's willing to travel. You have to have the certain types of trees. I know pine trees sell well for lumber, and there's a couple of others that I know, but I've never sold lumber. And is your name Carol Murray?
Yes.
All right, cool, cool, cool. I just wanted to make sure. All right, got it. I didn't hear you.
I said some people pronounce it call.
Oh, Carl? Yeah, some people say C-A-R-R-O-L-L.
Yeah, that's the masculine way of spelling Carol.
I'm with it, I'm with it, I respect it. I won't forget it. All right, Ali, you had a question.
Hey Charles, I wanted to ask, um, in terms of the, uh, parking, is that something that we would get with Manny to develop, or you have a separate developer to do that?
If he covers the greater metropolitan Birmingham area, so if you're doing Birmingham and you're doing like the counties surrounding it, let's just say you wanted a $500 piece of land from Calhoun County or Etowah County or Bessemer. Yes, he can go, his crew will go and grade that property for you. They'll clear it for you if needed. Right, if needed. Oftentimes you may not have a need for it, but if it is needed, he'll go, he'll go do it for you. I'll say yesterday he said his, his guys are willing to go out about, uh, 2 hours, okay, what it is. So they may not build a house 2 hours away, but it takes a day to clear the land, so they will just go clear it for you guys.
Okay, um, so you said just gravel and, and that's pretty much all you need? Because I'm in this, I'm in the city, I'm definitely within the city limits.
Yeah, that's all you need. Now, if you're going to open a much bigger industrial, like a much bigger parking lot with 10, 10, 10 trucks, 20 trucks, you want that in an industrial location. But you can use a quarter acre or half an acre that you have right now listed on the truck parking spaces, the truck parking sites that we tell you that we list, um, in the Let's Build Birmingham conference. If you listed on all of those for— you'll get box trucks, uh, tow trucks that want to park. And, and again, if you have a lot and you had 3 tow trucks on it, that's not— there's nothing wrong with that. If you had 2 box trucks on there, there's nothing wrong with that.
Okay, the last part of the question, you said you need lights and signs. Is that something that we need to get with someone?
Yeah, you can get those from Home Depot. You don't need signs. So here's the thing, here's the thing, and I gave you guys one of the places. truckparkingclub.com will come and put the signs on your site because again, these companies are fighting for you, for you. They want to list your space before another, another company lists it because if you— if yours is listed for the month with one company, The other companies are blocked off. They can't list, so they don't have the opportunity to get money. Truckparkingclub.com will come and list. Um, they will come and lit and put signage on your spot. Now, Home Depot, you can just buy the lighting, um, that you can buy solar-powered lighting. It's very inexpensive. Yeah. Thank you, Ali. Did you buy your ticket to the conference?
Yeah, I do. I have a general— I really want to do platinum, but not to be TMI, I have a concert in Atlanta that's Friday, you know, and I already bought the tickets. So I'm really thinking about canceling them.
It is what it is, bro. If you go platinum, you get one of the Let's Build Birmingham t-shirts and you get everything else with it. Guys, put congratulations in the chat for Ali. Put a congratulations. My guy bought his ticket. Um, put a congratulations in the chat for him, guys. We, we, we are becoming a family. We meet every Sunday from now until the conference starts, which is going to be amazing. And, um, I want it to be a room with a lot of people, but the amount of people doesn't matter. What's important is that the people that are part of the conference actually know each other. Actually communicate with each other, actually get and build relationships with the people that I put in the room. That's extremely important because you don't want to go about real estate development alone. It's the worst thing you can possibly do is try and do it alone. All right, congrats, congrats, my brother. Uh, Gladys Carter is our last question.
Hey Charles, how are you?
I'm doing well, Gladys.
Listen, uh, my question is, is there a type of, uh, zoning that we need to, um, be looking for?
If you are going to do industrial, right? And that is all based on your county. If you want to go big like the one I showed you where they do $36,000 a month, if you want to go big like that, you want to do in an industrial, or you have to find based on your specific county where you're buying property, what are the requirements, um, for truck parking, right? A lot of that will come, and you guys will, will get the support of the grants that are allotted to this. But yeah, it's all going to be based on your county. There's places like Houston that don't have zoning rules. I don't know if you guys knew that, but there's places like Houston has no zoning, so you could do— you could open whatever you want. In fact, in the Museum District where I often go, there's a, there's a block that has a house, a house, a house, a bank, and then two more houses right after it. And I'm like, is the bank just right next to a house like that? And it actually is. It's right off of Almeda. All right, guys, this is— that's going to wrap this session up. I wanted to keep it short and sweet and educational and informative for you guys. But no, I see we got one last question. Ruth, I got to get to you. Ruth, how are you?
I'm good. How are you?
Awesome. And before that, Gladys, did you get your ticket for the conference? Gladys Carter, did you buy your ticket?
Yes.
Awesome. All right guys, let's go congratulate— let's put a congratulations in the chat for, for Gladys. Gladys, I'm looking forward to seeing you there. All right, Ruth, let's go. We'll get to your question right now. Did you get your ticket to the conference, Ruth?
Yes, you, you called me yesterday.
Yes.
Oh, all right, Ruth Mazari. Yes, see, like, guys, I'm telling y'all, we are becoming a family. I actually know Ruth's last name. I know Ruth by first and last name.
And Instagram, and Instagram, Sugarbugger.
Um, Ruth, what made you get a ticket to this conference?
Oh, oh, I was there last year, or the— at the first one. It was fun, met people in person this time, you know, and, you know, looking forward to seeing them again.
Yeah, it's gonna be— this one, this one's at the Boutwell Auditorium in Birmingham. Bigger, better, everything is just like better this time around. Like, it's just, it's just gonna be crazy. All right, so Ruth, let's get your question before we wrap up.
So it's a quick question. Um, so for the— I know you mentioned truckparkingclub.com. You said they'll put the signs for you. Will they put the lines for you as well? Like, no, no, we have to do that ourselves.
Yeah, but oftentimes, yeah, we'll teach— we talk more about it in the Sunday classes where we teach, but there's very little you have to do. In fact, if you look at mine, um, we just have like 3 logs in the middle going straight up where you, you literally, uh, you don't have much to do. At all. Okay, in fact, let me see. I think I put a video of mine, and I think it's only right that I show the video of mine. Or did I not put it? Nah, I, I don't have it. No. Oh no, I don't. This is just mine. But yeah, nah, I don't. So yeah, but it's easy to do. If you put in Gravel, we'll show you how. It's simple. All right, all right, guys, that wraps up the session, Truck Parking for Newbies. I want you guys to feel like you can do it. And then there's one more thing I want everybody to do. Y'all know that I want you guys becoming developers. On 3, I want everybody to come off of mute, and I want you guys to put it in the universe to repeat after me: I am a developer. When I count to 3, so everybody just take their phones off of mute right now. Everybody unmute, everybody unmute, unmute, unmute, unmute, unmute, everybody, right? Everybody on 3. 1, 2, 3.
I am blessed and developed. I am a real estate developer.
I'm getting a little convinced, but I'm not overly convinced. I need it this loud, and I don't care where you are, it doesn't matter, because you have to— you actually have to become a real estate developer to become a successful real estate developer. On 3 again. 1, 2, 3. I am Elizabeth. Let's go, Stephen! That's a little louder, that's a little louder.
All right, thanks, Charles.
You're welcome, you're welcome.
Thank you, thank you, thank you. Have a great day, everyone. Thank you.
No, wait, welcome.
