Foreign.
Hello everyone. This is Gordon Moss and Jack Shea from beautiful Snowmass in Aspen, Colorado. We've been out here skiing for a week, having a great time. We've had good snow. Behind us is a mountain range. Just unbelievable. And Jack was kind enough to sit here with me today and kind of sit down and talk about a couple different real estate topics. The one we're going to focus on right now is storage trusts and in particular land trusts. And let me kind of give you my own experience with the land trust. I own properties in both California and Nevada and I use the land trust tool for several things. Privacy. Someone once described it as kind of putting a paper bag over your entity so nobody can really see what it is. Estate planning, those are other key factors of the land trust. It's a very powerful tool. And frankly, the gentleman that I learned it from is sitting here next to me, Jack Shea. Jack's had decades of experience and he'll go into more of that in a second here with this tool. And I wanted to turn it over to Jack and have him talk about that a little bit.
That's right, Gordon. I grew up in Chicago, which is standard way of doing business. I live in Florida now. But land trust can be used in all 50 states. And we have a material book information on exactly the rules in each state. But it's very powerful. And I've never done a deal without using a land trust for many reasons. The most, the strongest reason is it keeps your name off the public record. The tenants can't find out who you are. Bureaucrats, people. There's nothing. It's part of the law, part of the public law. There's nothing illegal about it. It gives you safety. We also do loans within the land trust according to Uniform Commercial Code, avoids foreclosure. We partner, we do partnerships in there on a piece of paper, without witnesses and notaries. Doesn't have to get recorded at the courthouse. It's a great management tool as far as as operating as a third party entity. It just makes life and owning property and real estate easier, more profitable and safer. And you could be doing that too. The information is available in my website@jackshayrealestate.com that you can. We form a trust for people. We try to show them how to do it themselves. We have all the documents, trusts, CDs, DVDs. So take a look at it. Gordon uses it. Thousands of people use it all over the country and you should be using it too.
And Jack can make it simple for you. Jack's been doing this longer than anybody that I know. And it's not that complicated, and it's worth doing. So thanks again for watching. This is Gordon and Jack signing off from beautiful Aspen, Colorado. Until next time.
