All right, we good to go? You ready?
Let's get it.
All right. Nah, it is what it is.
Welcome to the revision where we highlight some of the most creative and non traditional ways to make money in real estate. We will showcase some of the world's greatest male and female real estate developers and teach you how you can make money by using the same strategies. Now it's time to develop. Here's your host, Charles Noonan.
Welcome to another episode of the Land bank show where we highlight dope individuals who are running up a bag of money through non traditional methods of real estate. Today we got my guy all the way from Detroit, Bruce Sherman. What's up, Bruce?
What's going on, Charles? How you doing?
I'm good, man. How you feel?
I feel great. I feel great.
Awesome. Awesome. All right. So what do they say in the D, man, when you say hi to somebody?
They say, what up? Duh.
I knew that I had to get you to say it, though, one time.
Absolutely.
Yeah, man. So I appreciate you coming down. And we are like two days away from a really big event. Buy the block challenge. This is the auction piece. We're bringing 200 people to an auction in Pennsylvania and we gonna shut it down.
I'm ready.
You ready?
I'm ready.
All right, cool. We had to limit the auction, though, to one. One property per person. I gotta see how it goes. I want everybody to get a property. The values are ridiculous too. You know the property that you're picking out?
Absolutely. I know.
How much does it cost?
It costs $666.
How much is it worth?
22,500.
22,500. It's kind of crazy, right?
It's kind of crazy.
Yeah, bro. What's the size of it?
Size is about 0.46 acres.
Oh, almost a half an acre.
Almost a half an acre.
What do you plan to do with it?
It's right next to a recreation center. So I plan on just making it some type of single family duplex. Maybe I haven't figured that out, but okay. We'll see. Options are limitless.
You're going to build on it?
Absolutely.
Perfect. That's pretty cool, man. So I know right now, right, you have how many houses in Detroit? Let's talk about your portfolio. What you got going on? How many houses do you have in total?
Total? I have 16 properties.
16 properties. How many of them are houses?
Five are houses.
How many pieces of land?
That would be 11.
11?
Yes.
Crazy. Crazy. It's crazy, right?
How.
How soon. How long did it take you to properties.
Oh, my God. So it goes back to my investing before I met you. Right. So I did a little bit of research, was in the multifamily dip. Dabbed in the. In that market. But because of my price point, I just chose a different market than when I initially started, which was Chicago. So long story short, I ended up getting five properties in about. About two years. Took about two years in my real estate investment career. Cool.
Once you met me, we locked in. How soon, how fast did you get the 11?
Oh, my God. So it was March. So March. Three months, 11 properties.
Three months, 11 properties. Before you met me. You got five.
Five in two years.
It's not bad, though. Yeah, it's not bad. 16 properties is killer. That's like amazing.
I appreciate it.
Where your properties at? Where they listed?
They're listed in Detroit.
Mm.
I have five houses and a piece of land that we plan to develop on probably a single family or maybe a. We was thinking a container. It just depends. Maybe a tiny home, but that's up for debate, but. And then the other 11 are in Arkansas. Well, actually 10. 10, 10. I'm counting one Friday.
All right. And then you got one in Pennsylvania.
Yeah. Yeah.
All right, man. I feel like being that I shared the information on how. How fast and easy I was able to sell it, I feel like some parts of the group are going to sell those properties.
Yeah.
What you think? You think we're going to stick together as a community and really build that town out, or do you think some are gonna take the money and run?
I think the majority, I'm thinking 85%.
Is gonna keep nice.
They gonna stay because we was building a block.
Yeah. That's the point of it all. But when sometimes a little dollar is dangled, man, if somebody offer you 20 for that, you gonna take it. That's tough. See, but you just said like 20 cash with a deed walking out the auction. 20 cash with a deed.
Nah, I'm thinking long term generational wealth, so I gotta stay that course. Cool.
All right, so let's talk a little bit more about how you found me. And how'd you. How'd you end up joining the challenge? Because I'm doing another challenge called passive to property. Passive to property. I'm sorry, Property to passive. And it's based on prop buying property. And I'm going to be walking folks all the way through to the passive income piece.
Yep.
Yeah. So I know you were in that challenge by the block challenge, but how did you find me before that? Or how did you learn about it.
Well, after I got my backup, before I got to five properties, I was following a young lady by the name of Dana Christian. So she had a day with Dana in Cleveland, Ohio. So it was basically about how to find off market deals. Learn that area in Cleveland, which I love. Cleveland.
Shout out to Dana. She's a New Yorker.
Shout out to Dana.
Yeah, she's doing great things too, man.
Yes, yes. So from there, I was like, so excited, you know? So that was about a year and a half ago. And then two months later, she had a day with Dana in Detroit. So I'm like, wait a minute, you're going to Detroit? That's first of all. So that's my hometown now. I was in Atlanta at the time.
Okay.
Because I lived in Atlanta at the time. So I'm like, okay, what are you gonna talk about? What's gonna be different from Cleveland? So she said, I'm bringing my expert at tax deeds and tax liens on a young lady by the name of D. Know D. You know D. I.
Know D. There's a small group of us that's out here doing what we do.
See, that's what I'm saying.
I know D. Yeah. D lives in Georgia, right?
Yes.
There you go.
Yes.
So what's up, dude?
Yeah. Shout out to D helped me a lot.
So.
So D pretty much taught the class and showed me all about the Detroit auction, the Wayne county auction in particular. Yeah. So that really sparked my attention. So I started just doing due diligence right before the September auction. So then when the September auction hit, that's when I just went crazy. We got five properties for $58,000.
58,000?
Yes.
Vacant houses.
Yes.
Nice. Were they. What were the. What was the condition of the houses?
Condition was three of them were. Call them firehouses. They needed new roofs.
Okay.
One of them was just needed some repairs, some updates.
Okay. So major.
I'll call it all major. You know, going into it, D taught us to basically just expect the worst, like gut rehab. Gut rehab.
All right.
So then you expect that going in. So then when you get the property, it's not no big.
Yeah, you just. You got it.
Right, right.
Got it demo and just do everything over from the beginning. Yeah, you're pretty much. I like that concept.
Yes.
Now with the tax deed, you got it from a tax lien auction or tax deed auction.
Tax deed auction in Michigan.
Okay.
Yes.
And you own it outright. Do you have to do a foreclose the. For the quiet title process?
You can, but the county Works a little bit different as what I was taught to where they're pretty much free and clear. Now, if you plan on selling it or like doing something else with it, then, yeah, you might want to do that.
Okay.
But at the end of the day, my long term goal was long term.
Right.
You know, so I just figured I'm gonna keep them anyway, so it don't matter. So at the end of the day, they are free and clear.
Okay, cool. I love it. Have you ever bought a land bank house?
I haven't.
Those come free and clear. No liens, no encumbrances. The land bank actually has the. The unique powers to quiet title. So you. You don't have to do that foreclosure process. They're vacant, right? They call it VAD Vacant, abandoned and dilapidated. Or dilapidated. It's like bad properties, but they're like $2,000. $2,500.
See, that's my price points right there.
That's better than 10 grand, right? You still won paying $50,000 for 5,58,000. So you spent like 2012, almost whatever, right?
Average.
Yeah. On each property. Right. However, if you would have went to that land bank site, bro, you could have saved some money. But at the same time, it's just a matter of the education, who you find, where you find it. It's all good, right? It's all good because you wasn't getting no $12,000 houses like that anyway before you started to do that auction.
So I wasn't. And shout out to Cora Tethworth because she told me about you. You know, to answer your last question, she told me about you. And I met her in Detroit.
With.
The day with Dana conference. So that was where she was like, look, you might want to look into this guy named Charles Newton. And I was like, charles? It's like, yeah, he's killing it out in New York. Yeah. So I'm like, really?
I got a lot in Detroit too.
That's what she said. She's like, you are the go to in Detroit as well. Wait a minute, is he from Detroit? He's like, no, he's from New York. I was like, so he's New York and Detroit. It's like, yeah. So yes, from that point on, I followed you. And I was like, okay, I'm in that next challenge.
Right?
And then you just laid it down.
And you went all the way up to 11 real quick.
We went to 11 real quick, elevator style. Oh, man. Fast. In a hurry.
All right, so I got a Don't feel guilty about this, right? You know what I'm gonna say.
I should have waited.
Any clue.
I should have waited for.
No, no, no, no. So here's the thing. So look, that challenge is gonna hit you, and you gonna laugh. That challenge, how many properties did we say to buy?
1. 1.
So it's no surprise to me because I know what y' all be doing. So we said, everybody get one. Family style. We locking in, buying a block. Yo, bro, you bought 11.
No, no, hold on, hold on. Yeah. So after the challenge, that's when I ran it up.
So you just. How many did you get in total? Transparency.
Transparency.
How many did you get during the challenge? And it's okay because I know it's so. I make it so easy when. Once you get the information, once I teach you how to buy, it's so easy, the first thing that people say is, I'm gonna buy more. I gotta go buy more.
Yeah.
Cause it's so easy.
It's so easy. And you teach it so well to where it's simple.
So you literally bought one during the challenge.
One during the challenge.
The day after you went.
The day after it was on. I mean, girls is off.
Yeah, girls is off. True, true, true. All right, so I appreciate that. A man of integrity, man. I appreciate that for sure. But what I've been getting a lot of after, like, two, three, four days after the challenge. Oh, Charles, I just wanted to thank you. I got six properties, and I'm like, I thought we were supposed to get one. They were like, oh, yeah. I couldn't help myself. Then they come up with something. Well, I only. Well, I put in for three, and I won all of them. Or I put in for. And I'm like, man, y' all just don't listen.
Yeah. You know, everybody got to get something, so you have to abide by the rules. So I understand.
Yeah. But I try to make it to where I'm right. I'm at the head of it. Right. So I want to make it to where I look out for everybody because it's the skill set. So. So Dana and D taught you the skill set to go buy from the tax deed auction in Detroit? I taught you. Right. A combination of land, bank properties, some tax deeds. There's auctions all over the country.
Right.
And I know y' all can go get more. So my concept and a challenge is let everybody get something first. Let's get through it. Let everybody win. And then after, hey, y' all could go buy 10 more like you did.
Yeah.
Yeah. Right? So that's cool. So Cora said, hey, you gotta check out this dude Charles. He. He, like. He's in New York, but he's blowing. He got tons of property in Detroit. I do tours in Detroit, too.
Really? I didn't know that.
Yeah. But it's only for internal Land bank team members, so I actually bring them in the houses. I bring them in my building. I got a building on West Chicago. 3760 West Chicago. It's right between Dexter and McQuade.
Nice.
You know, Dexter Hardware is. I know what Dexter Hardware is down the block. You know Tiny from Dexter Hardware?
No.
She's the person that runs it.
Okay.
So I introduce people to Tiny, who runs Dexter Hardware. I introduce them to Land bank personnel. I have some private money. Some lenders come if people need money, and I show them, like, actually the inside of a Land bank house, what to look for, what they need to do. Then I just bring them to my building because there's, like, commercial opportunities with the Land bank, too. So I don't want to limit anybody from thinking they have to go the house route, where if you had a little bit more money or if you had experience, you could go to, like, the commercial route, too.
That makes sense because it's one step at a time. And you. Everybody pretty much start out there. But, yeah, commercial is definitely on the radar.
Oh, it is?
Oh, yeah.
All right, cool. Nice. I love it. I love it. What else you got going on, man? What's. Like, what are your plans with these properties? And then what are your plans as far as. Like, what do you do on a regular basis? Like, what's your. What. What's your plans as far as generating income outside of real estate? So let's do the real estate first and then what you got going on outside of real estate.
Yeah. So the plans with the properties specifically in Detroit is to do one at a time rehab. Okay. So right now I'm in a process. Just acquired them September, like I said, so in a boarding them up, cleaned them out, demoed them. So now I'm just waiting on a little bit of funding, so figuring that part out. But the good thing about the Wayne county auction is all you have to do is worry about the. The taxes and the lawn care, the blank tickets to keep the city off your back. And you can keep it.
Yeah.
Until you're ready. So that's one thing I learned. Like, okay, even if you don't have the money, you can sit until you figure it out. But in the meantime, your house and your land is appreciate Absolutely. So it just made sense. So as far as my exit strategy with them, we're considering a group home.
Nice.
You know, to rent out rooms for battered women.
Nice.
And I have a heart for the veterans as well, because my dad's a World War II vet.
Okay.
Rest in peace. So either renting out rooms, and I heard about renting out beds.
Yeah.
So that's even a better situation where you would help more people. So I see that as a extra strategy as well.
So you got five, three bedrooms.
Yes.
That's 15 bedrooms. Right. Man, just imagine if you would get like 1500 per room.
Yeah.
HUD. HUD approved shared, shared living. So I think two or three podcasts ago on the Land bank show, I had someone who does like shared living spaces. So HUD approved of it in Michigan and in a bunch of other states. So you actually can. If you just tap into it, you'll find the programs that will pay you that kind of money.
I believe it. And I watched that podcast and that's where I got that gym from, man. Keep.
Stay tuned to the podcast. No, no, no. It gets better.
Gets better.
I got somebody else coming who got a killer strategy. I'm talking, like, killer. This young lady named Samantha, she's bringing the blueprint on everything you need to open. Like, it's gonna be. Stay tuned, bro. Yeah, man. I love to share stuff like that because, like, it's an investment. You spent the money to get the property, so now you in the real estate world. If there's anything I could do. And that's why I created the podcast. So other people that may not have $600,000 to just go buy and renovate and rent out and stuff like that, that just put up a lot of money of their own money. Like, let me show you guys some ways that you can make money in a non traditional fashion to where you don't have to have perfect credit. You don't got to have like two, three years on a job where every year you made more money. Your tax returns don't have to reflect that. You have like, the perfect two years of financial history. Right. If last year was a little worse than the year before, you could still make money in real estate. Sometimes banks don't want to lend based on that. It's a bunch of different things. So I said, let me put something together to show how my people are out here making tons of money in a non traditional way where they just going crazy.
I love it.
I love.
I love to see that. I love to see you're Evolving, Charles. And you're always figuring out a way to help the community.
I mean, yeah, we got to.
It's very impactful and I know people feel it that watch you and in the team, like, it's just unbelievable, like what we're accomplishing as a unit, of course, people that look like us.
And it's just, it's monumental property to passive income, bro. I'm taking 500 people.
I believe it. Like it's gonna happen.
I hope so. It's. It's tough because some of our people don't believe that. Some of our people don't believe they can buy 10 properties. They just think like they wasn't meant. It was not meant for them. Oh, my credit's bad, right? Did anybody check your credit when you bought those 10?
Nope.
No. Anybody check your employment history?
No check on that.
No check on that either, huh?
No check.
That's what I'm saying, man. We have to just understand, like, if you want something, it can happen for you. If you want to get in the game of real estate, it can happen. You just have to find people like myself, the Dana Christians out there, the deeds that's out there, that's teaching people these non traditional ways that they really don't teach in any other area. To us, that's real. Yeah. It's not like there's a real estate school where we can get information on all the ways that you can make money in real estate. There's like licensing schools where you can learn your real estate sales license to be a broker, an appraiser, an adjuster. But no one's teaching like the nuances of how you run up a bag once you get something. And if you don't have any clue, they start at the tax deed auction. Go find a land bank that's selling land for $190. Go find an auction like I showed you, where they like 2, 300, right? Oh, man, just imagine like, no, nobody teaches this like that.
That's real. I haven't like in our community especially, haven't seen anybody, you know, even cover a tad bit of that. Yeah, and that's where I'm like, man, this is all new to me. I'm 48 years old and I'm just finding out about it from you, you.
Know, imagine you spent that $58,000 on land. How many pieces do you think you would have? You could easily have a hundred.
A hundred easy.
Two. Yeah. Probably like 2, 300. Let's say you spent 250 each. Every thousand is four, right?
Oh, stop it.
10,000 is 40 properties or actually more.
Yeah, man.
So look, here we go. Here we go. I know you. I know when you got into the. Into the business, right into the arena, you too felt compelled to teach others, to show others. So how's that going for you? Like what you got going on as far as that's concerned?
You know, it did spark an interest because I saw it a need and a problem, especially where I'm from, especially in Detroit. So what we're doing now is we're actually getting a weekly webinar together. So we're going to do something called Taxpreneur Tuesdays.
Oh, Taxpreneur. That's dope.
Yeah, Tuesdays.
I gotta learn that tax deed tax lien space myself.
I gotta learn it, the deeds, and I'm a deed guy.
Okay.
I mean, liens are good. Yep. It's a delayed gratification. Either way, you can still, you know, make money with it. It's a win, win, win anywhere you go.
Right.
But for me, it was more of getting the deed in hand. Like after I get it, I want. After I buy the property, I want to get that deed within 30 days, 45 days. And Michigan, Michigan gave me that.
Okay.
You know, Detroit specifically, so. So yeah, we're going to start a community. We're going to do a tax lien, tax deed learning weekly webinar, and then we're going to get a school community next.
Okay.
So then everybody gonna go over there for free, you know, just join the community and, you know, we're just gonna network. It's all about strategic partnerships.
Yep. There are, correct me If I'm wrong, 3200 counties in the United States. Is it more?
I'm not sure.
The last I checked, because I. I buy some too. Right. I got a whole booklet of deeds.
And I've seen that big black book.
Those are land bank properties for the most part. But I have another book.
You got another book?
It's liens. So look, when I get an opportunity, I'm like you, bro. You went and bought 10, right? So no judgment. This is no judgment zone. You went and you got 15, 16, right. I'm not judging you. Right, right, right. So you got in the game five months ago. Whatever. I've been in the game 20 something years. So literally, Right? Yeah. So I've just been doing it for a long time. And I know the difference between the lean and the deed. But I really have to pay attention more because some of them are turning in some of the liens are turning into deeds. And I know there's a lot of money there.
Absolutely.
Yeah, man. I just got to focus and lock in on it. So as soon as you launch those weapons, about when would you start?
Like definitely before the auction.
So before auction we go into is Friday.
No, I mean. Oh, the Wayne County, Michigan auction.
So you're gonna focus on that. How many properties do they typically have? Like thousands, two, 3,000?
It's probably close to 2,000.
And they do them quarterly.
They do them yearly. But now they started to do them August, September from the August auction, that spillover to September and then they doing October as well. So it's like August, September.
No.
Yeah, August, September, November.
Okay.
And then everything goes to the land bank.
Right. So why not just wait?
That's true.
Because you're gonna go in, you're gonna go into the auction, you're gonna fight, fight, fight. Somebody put up a number.
You put up.
Somebody put up. It's online, right?
It's online, yeah.
All right, so you clicking the numbers going up, it go. What doesn't sell goes to the land bank and then you just buy it right there.
That's real. That's real.
It's a part of it. Make it a part of your like your, your teacher and the Detroit land bank. Man, we bought so many properties from there. Like, like thousands. Thousands. Yeah. So it's a good space. It's a really good space. I like it too. It's non competitive. You can actually just buy from there pretty often. But that tax deed space is cool too because I'm thinking you may get better than vacant, abandoned and dilapidated. You may get better condition houses there.
Yeah. And where we have an advantage, we're okay. I'm from Detroit, so I grew up there. Like I know a bunch of contacts there. I know the streets, I know the area, I know the hotspots, I know the hot zip codes. So before the auction, you talking about due diligence. Oh man, I'm boots on the ground. Anybody need help?
Like, nice.
That's going to be.
So you're going to start like groups of people.
Yes.
Get them right, get them in the game. Get them right. And then you're there. Which is extremely key. Like that's the biggest thing.
Yes.
Because you know it like the trust factors out the window already. Because they working with you. You working with your people that you know from the town that can avoid the, the foreigner bs. That happens.
Yeah. And it's, it's, you know, like I said, some of need that I saw that Needs to be solved. Because, you know, I was in Atlanta bidding in Detroit at the time. So I'm like, okay, I got to do due diligence from Google and you know, different, different apps that.
Satellite. Satellite, yeah.
You know, Google Earth.
Yeah.
You know, even a map like, and you got to look at certain things, far as the dates, even Detroit, Wayne county, they have a website too, to where every parcel is. Land is kind of separated. You can look on there and see what land is next to what. A house.
Yeah.
So you can kind of see, okay. Overhead view what the city have. So it's another form of due diligence. You can see. But to be there actually and go look and say, hey, it's a property there. No, it's not a property there.
Right, right, right.
It is in Google.
That's from two, three years ago, right? Yeah.
So that's what need, like people need to know that they're not just buying a piece of land if they want a house, you know, and vice versa.
Right. So tell me this. Top 3 reasons to invest in tax liens.
Top 3 reasons to invest in tax liens. Because it's, it's money that you can spend for double profit, triple profit off the rip. Because now you're getting the actual fees and the, the percentage that the, that particular city or county or whatever that area is, what they charge, you get that in return. So say if it's a one year tax lien redemption. So every month is when we're adding up the fees up until that one year redemption. The owner has a right to come back and get it.
Okay.
If they don't, you get that percentage of what the county charges plus the late fees. So it's kind of like you get your money back. If they redeem it, you don't get the property. Yeah, but at least you get something. It may be a few thousand. It may be, you know, okay, something like that.
So we got the money.
We got the money.
What's number two?
Number two is, of course you're getting the land.
The property.
Getting the property.
So here's what people don't understand. They are super inexpensive.
Absolutely. Like, it's unbelievable. And then when you told me about the, the different parcels and land bank stuff, I'm like, oh my God. Like you're talking about a low entry point.
Right.
Because, you know, I was in a multifamily. That was my strategy, going to find multifamily looking in Florida, different markets, hard to get duplex, triplex. But in these conditions right now, those type of houses don't be available at all too quick, they'll be gone. Right.
They say, they say, like, if you find a multifamily or commercial property online, you're buying somebody's problems. You buying something that's not cash flowing, you buying something that's like written up or has tons of citations with the city, you're buying problems for the most part.
Absolutely.
Yeah.
So that's why we just, you know, Detroit was so the market.
Tax liens, right?
Yeah.
Early the profit.
Profit.
Land for super cheap.
Land for super cheap.
Or houses.
Yep.
Give me the third one.
Third one is leverage. I would call leverage. Because now, you know, when you go apply for different loans or you know, different, like, what's your net worth? What do you have in a bank now you can pull up that property, say, hey, I do own this particular property. And they're going to take that into, into consideration as far as giving you some, some income, some business funding.
That's.
So that's where that come in.
So you can pay $400 for a property. Right. Have ownership of the interest. From a tax perspective, they're going to give you a tax lien and you can leverage that lien with the bank and say, hey, I own the rights to this property. That's worth $150,000. Smart.
So now they're going to be like, oh, you do? Oh, really? So now the funding is going to be a little bit more.
Got it.
Because now you have assets.
Top three reasons for tax deeds.
Tax deeds, low entry fee. Like you said, you get it right away. Okay, 30 days, 45 days. I call right away the deed. The deed. And then the leverage again. It's leverage. And, you know, I call it. And shout out to Jamal King. I gotta shout him out. Out of Chicago. Eric Thomas, the Hip hop preacher is. He's out of Chicago. He's on his podcast.
But is he one of, like, his four friends that he works with?
Yes. He's on a podcast every week. He's called the 9 to 5 millionaire.
He's. I don't know their name, but I know the group.
But he always taught it. Stuck. Stuck in my head. When I was learning the. The game from him, he said, put your money in the bricks, period. That's your bank.
Yeah.
People don't understand, like, they don't understand that part. But if you have your money in the bricks now, you still have the money even though it's not in the bank.
Yeah.
Because you can pull it out and use it as you please. That fits in the area that you're in.
Makes sense. Makes sense. All right, so you love Deeds tax deed guy. You about to start doing weekly webinars on it because the auctions are coming up before you know it.
Right.
Did they put out the list of the auctions?
The list is out.
Okay, cool.
This is out. And what we're going to do is scave that list. You know, we're going to have a buy box, so to speak.
Okay.
So where if someone wants a multifamily, someone wants a three bedroom, two bedroom, whatever they look of commercial even Nice. We're going to have a certain list to where we already do the due diligence and we're going to have the, the numbers already ready. Oh, it's a game changer.
So you're going to do all the homework.
All the homework.
You want to take the list, break it down, do all the homework, teach it on the webinar and then offer them to get into your community to buy one of those properties.
Yeah. So how we plan on setting it up is we're going to start the school community. It's a free community. Yep. And then we're going to have a paid version. It's going to be only 27 bucks. 27 bucks a month. You're going to get the elite membership and that's going to get the back office stuff. You know, get our, our insights. We got. When you're talking about Wayne county auction, we know all the documents you need in the courts to serve. If you have anybody that's a, you know, that's in the property, you need to get evicted, that you buy a tax tax deed from a tax lien from tax deed in Michigan. But if you buy that, we know the process. Blight tickets, you know, tickets that are was on the property, say is like trash or high grass or abandoned vehicle on the property, sometimes the owner was ticketed and they never paid. So now it transfers to you.
Yeah.
If you don't know that, you're like, okay, I'm going to just get my deed and that's it. But you got to do your due diligence. That's part of that part. So.
So for $27 a month they get and they're getting your list of properties of it that I don't know about the list now.
I don't know.
Okay.
I can give them the regular list though.
All right. You're gonna give them the right. It's a little bit more value.
Yeah. Come on now. That's.
All right. I get it.
We're gonna give them a little bit, but yeah, I love the community. So we're gonna over deliver. Absolutely.
Absolutely. Nice. That's what it's all about, man. All right, so I got two more questions for you. Just so my audience, who's probably. Who's gonna watch this and kind of get turned on to liens and deeds. Give me three reasons why or three things to look out for when buying Tax deeds.
First of all, the house have to be there. Like, that's the. That's the due diligence. I would want to know, you know, because sometimes if you're remotely investing, you don't really know. If you don't have anybody go over there and check and take a picture. So that's the thing. Like, make sure the property's there. So that's the. That's the downfall of it. If you don't do due diligence, you can lose some money that way.
Okay.
The second.
Make sure the house is there.
Yeah, make sure the house is there.
Do your due diligence.
Absolutely. So the other bad thing I would say is if you don't know the area, Right. You may be buying a house that has six abandoned properties on that block. Right. And you just see, you know, a straight, narrow house, and next door maybe be good. But down the block, you don't have that full 360 view, so you don't know what's going on. So a lot of times people jump into that and just like, oh, man, I didn't know this block was like that.
Okay.
You know, just looking at the property. So that's. That's another thing. And then the third, I would say, is the past tickets on it. You know, you have to know what you're getting, and that's part of the due diligence. That's why you need somebody there to actual touch and see and can send you the pictures of what you're getting. Updated version.
And you're gonna do that for him?
I will.
Man, that's awesome. That sounds like a killer program, too.
Oh, we gonna slam it. And it's all because of you, Charles. Like, people like you, Dana Dee. Like, you know, like I mentioned Jamal King, like, we. Y' all just taught me. Cause I come from blue collar.
Yeah.
You know, dad was working at General Motors. 30 years in Detroit. Mom was Detroit Police Department. 30 years as a fingerprint and dispatchers. So that's all I knew. So growing up, I knew about hard work. Yeah. But when it come down to assets, I didn't know that part until 2008.
You started learning about investing.
I started learning about investing.
Change your life.
33 years old, it took that long. But I'm telling you, once you get in the room, and that's what I tell people, you have to invest in yourself. You have to invest in programs like you have, you have to invest when in mentorships because it's going to, it's going to fast forward your learning curve to where you want to go.
Yeah, I like when people do it and they don't know much about it because they soak it up like a sponge. They take all the good information and they just run with it. They just go crazy with it. And what I'm learning is that people, there's so many myths about real estate. People are afraid to get in it because they hear the horror stories. But there's so many asset classes, there's so many levels to real estate, there's so many ways you can get in and make money where it won't, it won't, it won't. You won't be risking a whole lot. Right. If you bought, let's just say land. And you're not somebody that has a lot of time to travel and go deal with houses or anything. Land is like the perfect thing for you. You can just buy it. There's no maintenance on it. The taxes are fairly inexpensive because there's no houses on it. There's no improvement. It can actually sit and appreciate every single year and your net worth just go. Continues to go up. So it's programs like that and initiatives like I'm doing property to passive income. Right. I want people to kind of see the vision that they can take property and actually turn it into passive income every single month through what I'm teaching in this five day challenge.
Game changer all day. And I love that our people is getting involved in this. Like it just, it hits somewhere in my heart because I was just thinking about my daughter's graduation was a couple of days ago, Illinois State in Normal, Illinois. Not Chicago, but Illinois.
But congrats.
Hey, appreciate that. It was like a graduation for the family.
You know how that goes. Of course.
But what I did was I gifted her deed, her first property. Oh, you did? Remember I said it in the challenge.
I was like, yes, you did, you did, you did.
Getting a property for my daughter.
How did that feel?
Oh my God, it was the best feeling ever. Like to see her face. She's like, really, dad? You know what?
I'm learning too. Kids are hip to the land game. And to real estate. They hear it, they. They just don't have the education to get in because it's not taught in traditional schools.
Right.
It's not part of the curriculum. But they know. They laugh, they smile, they appreciate. They want that ownership of something. They just don't know how to get it. They don't know. So I've never seen someone gift, and I've seen hundreds gift deeds. They smile immediately, they hug. It's just like this big thing to people. But you don't realize the kids know, they feel the value of that. It's like a forever gift, actually.
It is.
It is. It's permanent. The dirt is not going to rot. Right. It's not going to go nowhere.
Right.
It's not going to wash away the house, whatever it is, man, that. That's an awesome thing. And I'm really happy that we got so many people that join what we're doing, that I get to actually see this stuff. So you told me what you told me on Instagram, bro. You ain't. You ain't like, yo, Charles, man, hey, I gotta tell you about what I did. You jumped on Instagram and I'm teaching, and then I see your name and I'm like, oh, there goes Bruce. And then you said, how many you have? I was like, wait, how you get that many so fast? And then you told me about gifting. There's another. There's a bunch of people that gift deeds for graduation. That's like the thing now. Yeah, yeah, yeah.
I enjoyed to see her smile. And I said, one thing you got to do, though. You cannot sell this property. We have to build on it.
Yeah, nice.
We're not selling it. We're keeping this in the generation.
Nice. That's what it's all about.
That's right.
Building generational wealth, not creating debt. Right. Because debt free, there's no big mortgage attached to it. Yeah, man. So I love it. I love it.
We're gonna start developing.
All right, Bruce, how do they find you, man? Because I know, I know the audience is gonna want to know. They're gonna want to go to that Detroit auction.
Of course.
How do they find you?
Well, right now we're in a pre launch stage of the school membership, but if you just find me on ig, mister Dot Com. Bruce Sherman on IG and just send me a dm, I'm human. I talk to everybody. You know, there's no running for me. I talk to everybody that needs help until I get overwhelmed. And I, you know, we gotta adjust but right now, I'm boots on the ground for everybody. So that's how you can get in touch with me. Just hit me up on Instagram. You also can. We also do credit repair because we understand in our community we do need help getting funding. I don't care if it's a few hundred or a few thousand. A lot of people need that extra leverage. So we offer credit repair services to those who need. We're actually credit repair certified. We're board certified. So that means that we went and got the certification to understand the laws and the aspects of the credit repair game. So everybody will be legal and nobody won't get sued.
Nice. I love it, man. That's the area I got to work. I got to work on because I just don't. I just don't know credit that well. My credit is excellent. I pay everything. My score is good. And that alone, it doesn't beg me to go into that area to learn because I put my stuff on autopay and it kind of just works that way for me.
So.
Yeah, man. Just stay close, man. I'll show you how to grow the community to. We have over 2,000 people on the Land bank team. Awesome. So I'll show you how to do that through some automation where you will feel or people will feel like they can connect with you. They can reach out to you and contact you, but you don't have to feel like every single day, all day, you're just answering questions and stuff like that.
Right. I would love that. You know, I love the community. I love your commit. Like, when I was in the. By the block, like, it was just. I mean, it's like family. Everybody's just getting along. And I was platinum members, so we was just like Q and A after talking.
Oh, man, this.
It's just wonderful.
This challenge property to passive. I'm bringing the VP of American Express. Yeah, so we kicking it off with that. Like, we kicking it off with funding. We call it. You know how some areas across the country call it Funday Sunday? Yeah, we have fund day Sunday. So we're going to do funding right off the bat. I'm bringing the VP of Amex, I'm bringing the VP of Chase, and my regional branch manager of Citizens bank. She got me $100,000 line of credit, so she's going to be there. So we going funding right off the bat.
I love it. I love to hear that, Charles. Yeah.
And it's going to be, again, family style. And the reason I do family style is because just as A community. Right. As a people, that's the one thing we're missing. All the other ethnic groups, they keep the family bond together. The families stay together. There's two people in every house. Not every, but for the majority, there's two people in the household. And from a wealth perspective, those are two incomes versus our community. It's typically one the mother or the father. Right. So I said, if other cultures, other ethnic groups are growing like this and that's the one thing that they have different than we do. I said, why don't I create a family like atmosphere to where we don't have to be related, but we can call each other family and do business and act like we're family. When we're going into some of these deals, when we're going into some of these auctions, that allows us not to fight each other, not to bid against each other. Right. Not to compete against each other. But if you're really looking at me as your brother and like how you respected everybody in the challenge and only bought one property, that is what we need. That's what our culture is missing. That's what our ethnic group is missing. It's the family, the family concept. Right. So I figure I would bring these groups together and we could act like we're related to and then be a family, regardless of what your real brothers and sisters are doing. Because, you know, sometimes they don't be on the same page as us. Right. So the property to passive income challenge is just, that is to create that family atmosphere, that family environment to where you have the commitment to start it, but we give you the support to finish it.
I love that. And you know one thing I learned about family? That word, family. Family don't have to be blood. Cause you think about when you meet your significant other, you're not related.
Yeah.
You know, you form a new family. So that's what it is. It's just like minds. It's aligned. People that come together and have the same goals and purpose.
Yeah. And then with that too, there comes like some grace. So when we looking at each other like family and something goes wrong, we're not automatically like quick to chop each other's heads off. It's like, hey, Bruce, I saw your name last night on the auction. I was bidding on that property. I put it on the sheet. You're not snapping back at your sister or your cousin. Right. You're like, oh, yeah, you know what? I didn't know anybody was bidding on that one. So I just went to get it and it Comes with, like, a level of grace and appreciation. So I think if I. If we keep that family concept together, then we can grow as a people and we'll get a lot more out of initiatives like what we're doing now, June 16th to the 20th, it's gonna be monumental. It's gonna be monumental.
Oh, my goodness.
So the auction we go into is gonna be monumental.
I mean, it's epic. We got.
It's back to back.
It's going on like that.
So I'm still searching for the perfect auction for it for us. But, like, that could hold 500 people. Yeah. Because what. Here's another thing I want to do. Call me crazy, but the number one ask that I get from the challenge that we're. We're in right now by the block is, can they buy more than one property? I don't want to cause a disruptance, a disturbance, no chaos. I don't want us acting crazy.
Right.
Right. So I'm like, hey, just get one. Let's see how it goes. But with 500 people, I want them to be able to buy more. As long as our auction goes well, I'll grow. I'll grow it to 500. And I gotta find an auction that has, like, 1500 properties. So with 1500, now we can buy three. We could buy two and three. We could literally buy right next door to each other, across the street from each other, and it's just a lot more. So if people really want to go crazy with it this time, it's like, I listen to y'. All. I know what y' all want. So this challenge is going to be. It's going to be.
It's going to be a lot of happy families.
Yeah. Yeah. I can't wait, man. I can't wait.
I can't neither. Like, this is. It's just something to see, like, just the joy on, you know, all the people and in the class, just when they get properties in the telegram group and, you know, crazy.
So here's what. Here's what you're going to love. So. So people are going to pay you for your expertise. Right. But there's so much more to it. Just imagine you're waking up every single day. You do your morning routine. By the time you get to your phone, you got five messages of somebody saying, thank you. You changed my life. I just bought another property. That's crazy. Like, just the feeling of that. The favor you gain in that in life is you can't compete, compare it to anything. It's just absolutely great, man. You gonna get that feeling. So in the challenge, if you watch the telegram, you see every day right when the challenge was in the middle of it or even the beginning, every single day you open that telegram group, somebody bought a property.
Yeah.
Yeah.
That's the way it was. Just like, wow, you got another everybody rooting for each other too.
Yeah.
It's just love. And that's what I like about it. Like when you set this up, it's like minded people. That's what I mean by family. These are the same type of thinking people in the same room. So you know the outcome gonna be great.
Yeah, yeah. I just gotta get through it though. So. So it's the, it's there. The energy, everything is there. But I need like that day to go smoothly and then I'll be able to like exhale. Because, bro, honestly, we're going into a room, right? Mm. With the agreement to buy a property for $600.
Mm.
That's worth $20,000. There's people out here in survival mode that could just buck the system and stop bidding again.
No, don't think like that. No, no.
It's in my, it's in my mind.
No, no, no, no.
That's 20 grand. So they already know. So they're supposed to just sit there and let 20, 000 just go by and they just gonna be handing them out 20,000.
20. 20,000 here, here. Yeah. 20,000. Yeah. So.
So I gotta just, just hope and pray that everybody respects the rules. And these are our rules. Right. I made them up. Like, let's just get one. Let's chill. We know the auction, we know the information. We could double back later. But let me just, let me just get this 200 people out the way.
Right.
And then y' all now could go just like you did. You went and bought 10 more. Y' all can go buy more.
I love that. I love that. I think it'll be good. Like people respect the process, you know, to a certain extent. But most of us. Yeah, yeah. You know, and the people that go is gonna be that. They gonna have that mindset.
Yeah.
You know?
Yeah, yeah, yeah. So look, man, proper. Let's call me crazy.
Oh, no.
You gotta get your tickets. Propertytopassive.com it's gonna be the biggest event for our culture. It's a one day event. It's a five day challenge. But we're doing a one day event at the end of it where we're going to be taking people to auctions to buy properties with the crazy value attached to It. All right, Bruce, we gotta wrap this up, man. What you doing later? You going back to Detroit?
Yeah, I gotta get on the plane in a little bit and I'm headed back to Detroit and we're gonna get back to work.
You get into it. All right. And then you heading out to. To our auction.
Oh, I gotta get some sleep. Cause I'm driving. I'm driving all the way. And no doubt, it doesn't matter. I will be there.
You'll be there, you'll be happy. All right, cool, man. So I appreciate you stopping by. You told them how to reach you. And it's. Give me the. It's somethingpreneur. Taxpreneur.
Yeah, it's. It's Taxpreneur group. It's school. It's gonna be on. It hasn't been launched yet, so nobody go take my name. But it's going to be a Taxpreneur membership. And after that we're going to do elite membership within the community. It's only going to be 27 bucks. So with that, we're gonna have some other stuff. While I'm gonna hold people hand. If you need help in the auction, you know, that's later to talk about, but for now, let's just get everybody together. Let's. Let's get in the same room.
Nice.
And let's just have strategic partnerships.
Hey, that's how we gonna grow, man. You learned some stuff from Dana, from Dee. Somebody in that group told you about me, right? You came in, you grabbed 11. Now I'm sharing with everybody else. My guy right here, Bruce Sherman, the taxpreneur.
Let's go, bro.
I'm giving you like a week to launch that waitlist.
Oh, man.
I'm giving you a week to launch that weightlift.
Because this shit, the people need it though. They really do need it. And I know this. And we're going to be prepared. Like this is our year to championship. Charles. Yeah. It's no more of waiting. And we got time for this. We don't have time. Time, like time is not on our side. We have to act with a sense of urgency. And now is your time.
Absolutely.
Absolutely.
Love it. All right.
