This YouTube interview (hosted by Charles Noonan) critiques common wholesaling mistakes and promotes "reverse wholesaling": securing buyers/investors before contracting properties. The speakers explain recruiting investors who specify a buy box and give a numeric example (buy at $50k, add ~$20k margin, present at $70k with an ARV of $140k).

A lot of wholesalers mess up because they start their process by reaching out to the seller and getting the deal under contract. I don't do that. I do reverse wholesaling. I make sure I secure my buyer first. And that's where you're able to scale your business. That's how I'm able to scale and scale so fast, because I identify my investors, I identify those buyers, and they're already ready by the time I get something under contract. I don't have to then hold that property and wait for somebody to come along to buy it. I've already secured my buyer.
So you go recruit investors that want a specific type of property, whether it be buy and hold, whether they want to fix and flip or whatever. You get those, get 10 people with money and find out what their appetite is for what they.
They'Re looking to.
Invest in their buy box. Then you go find a deal. Let's just say you meet a guy like me. I'm selling a house for $50,000. You correct me if I'm wrong. I just want to understand wholesaling. You then say, charles, let's go on a contract. I must buy it for 50,000. Give me what you would add.
I don't like to give me average than 20,000. So I would.
So you're gonna add 20,000 on top, bring it to your investor, say, hey guys, I got a great deal for you. $70,000. ARV is 140. The math works. Let's go.
