"Earn $8,000 Flipping Land from Home: Step-by-Step Guide for Beginners" Landbank & Lunch

This is a recorded live seminar (Free Education Friday) by Charles Noonan teaching a ten-step, beginner-focused method to buy undervalued land and resell for profit. Key steps: research market price points (quarter-, half-, full-acre) on land.com; source lower-priced inventory on unsoldland.org or via Tax Deed Research and live auctions; inspect parcel characteristics and tax/market valuations; run a property scope (lien) report; follow a bidding rule (≤50% of market value) and, if purchased, list on marketplaces (unsoldland.org, land.com, Facebook, Craigslist) to capture the spread. The talk includes practical rules (43,560 sq ft per acre; unsoldland minimum $300 down; prefer live auctions for less competition), a short Q&A, and an offer of listing help via a named agent.

Let's go. I actually got a presentation for y'. All. Start presentation. Fade. Oh, I got some animations on my presentation. Y' all gonna love this one. All right. Part. Who raised their hand? We didn't start yet. Oh, that's you. Okay, cool. Here we go. All right, so here's what I want to teach y'. All. This is going to be a short and sweet free education Friday segment. What I want to teach you guys, everybody here, I want to teach you guys how to buy land for the super low price. All right, that's what, that's what we are here for. That's what this is all about. Today. The first thing I want y' all to do is a ten step process. It's a ten step process to buying land for the low. And then I'll show you guys how you make some money off of it. The first step, write this stuff down. If y' all need extra help or anything like that, just shoot me a DM and I will. I'll help you out. But I'm gonna try to give you everything in this short lunch break because a lot of you spent are spending your lunch break with me. So here we go. The first thing I want you to do, I want you to go to land.com. when you go to land.com, search the market that you're in and understand three price points. There's three price points you need to know. One is what's the lowest price for a quarter acre? Two, what's the lowest price for a half an acre? And three, what's the lowest price for a full acre for one acre of land? Then here's what you do. Here's the quick shortcut, right? Here's the quick shortcut. Go to unsoldland.org I'm gonna say, when I say a website, I'm gonna say it three times. If you don't get it in three times, like here's what you do. I'm gonna say the website three times. Put it in the chat. That way everybody that's watching will understand what we are talking about. Like you'll get the correct spelling and everything. Step one, land.com youm want to understand the price point for for your market that you want to invest in. You want to understand what's the lowest price for a quarter acre. You want to understand what's the lowest price for a half an acre. And you want to understand the lowest price for one full acre. You need those three price points to be successful in any market. Step two, unsoldland.org unsoldland.org unsoldLand.org you're going to compare the prices. You're going to compare if the prices are lower on unsoldland.org than what you can buy on land.com and see if you can buy it to list it on land.com for a profit. So, for example, and let's just say Alabama or any state, let's just say Virginia. If Virginia the the price point for all three if Virginia, the price point for all three are 5,000, 10,000 and 15,000. If you go to unsoldland.org where you could sell or finance for like 300 down and you see properties for $2,000, you buy it 3,000 down for 2,000. You listed on unsold. You listed on land.com for going rate 4,500 for a quarter acre. Your margin is what you're gonna is what you're gonna. The price difference is what you're going to take home. When you sell it, you're going to sell the prop, you're going to go pay off the property on land unsoldland.org and then you're going to get the deed and you'll send that person the deed that you're selling it to on land.com now, if your market doesn't have those properties for sale, right? So you're looking for properties in those three price points, unsold land doesn't have it, you're going to go to Tax deed research. Whenever I say a website, put it in the chat, write it in the chat so you understand it. Tax Deed research. That's two. Tax Deed research is the third time I'm going to say it. Tax Deed research. All right, you go to tax Deed research. So if you want to buy in Virginia and you do not see properties in Virginia on unsold land for lower than what you see on land.com you simply go to Tax Deed Research. From Tax Deed research. Correct. From Tax Deed research, you're going to filter by state. So now you're going to go to Virginia and Tax Deed research. You're going to choose an auction type live, over the counter or online. I prefer live Live because there's very little competition at live. If I were, I'm an investor. If you were competing against me, you would only want to go to auctions. I'm not going because when I go to an auction and I want a property, I'm getting it. I'm a price you out for it. Just when I go, I'm buying with intention. Land bank team members are coming with me. They're, they're, they know where we got buyers for properties with huge profits. So when we go to an auction for a property that's $8,000 that we could sell for 40, I'm going all the way up to $30,000 on it and I'm gonna drown you out. It makes sense to go to live auctions because you can go with all the heavy investors are not. You can go with a heavy investor investors. The big time investors aren't. If you go to live. We could only go to one auction at a time. So that, that's your win right there. If you have to go to online, you can, but it's a lot more competition. Not saying that all, they're all really competitive, but the ones that are live have the least competition. Trust me, I know. I've made tons of money doing it. Now you're going to choose your county, preferably a county with the most parcels. So you're going to search the state of Virginia, right? And Again, you're using land.com as your guide. So you're going to search the entire state of Virginia. You're going to look for counties that have the most parcels. So sometimes It'll be like 500 are being sold. The next county will be like 200. You got some counties with 40, you got 10 and down. Start at the top because that is going to give you the most opportunity to win the properties. And here's why. People may be going to the auction for 1, 2, 3, 4, 5 properties. If you're going to an auction that's live, the people that want those properties personally, they get them, they take them, they're out of there. Everybody else is going to go to the auction. Everybody else at the auction, including yourself, is there as an investor. So you get the opportunity, you get the difference in being at an auction with multiple, with hundreds of properties that no one is bidding on because they didn't do the homework and the research. They don't know what they go for in the open market. You do, you have the ability to do, to see that and get all that information. So you, you have an advantage now. All right, so you're going to access the data. You're going to, this is step six. I going to show you how to research, do some research. So you research the parcels and tax deed research. You look at the ones that are available. You're going to add notes in your tax deed research account on the left you can add a note Saying, I looked at this. You can grade it saying, this is an A, I love this property. Then you could decide whether you're going to keep it or not. And then you can put notes. So if you know a quarter acre in Virginia, the lowest price is $12,000, let's just say $10,000. And you're seeing properties in Virginia with the lowest bid amount, like an opening bid at $800, you better mark those off, you better bid on those. Because if you can get them for 1,000 or even $2,000, you can always buy with a credit card, too. If you can get them for $1,000 or $2,000, you grab those properties, okay? You grab those properties and then you list them on land.comunsoldland.org for sale. Because you would want to be the lowest on all of those. Land.com, unsoldland.org you list those for sale at, let's just say like 8,000. Being the lowest is first. We want to be first. We want to be the first scene without having to pay for ads, if that makes sense. Without having to pay for advertising. All right, the second thing you want to do, once you identify the properties, you want to go to property characteristics. On tax deed research, you can see property characteristics under the property characteristics is going to tell you how many feet are. Is the. Is the lot that you're looking at. Guys, please tell me in the chat how many feet equal an acre. Please tell me how many feet equal an acre. 43,560. For those that did not know the answer, you're going to look at the property valuation. It also is going to give you the valuation. So with that, it's going to tell you how much the property is worth from a tax assessment perspective. And then it would always also tell you the market value. So now, even though you know market value is $10,000 for a property in Virginia, for a quarter acre, you can look because we're thinking resale, we're thinking make money, right? We're thinking make money. At this point, you're gonna buy it one to $2,000. But you look at the property valuation, tax assessment is usually, let's just say if it's something worth 20,000, tax assessed value will be like 12. Then it'll show you market value, which is usually what it sells for on the open market, which is usually something like 20,000 or whatever the case may be. Land.com is really going to determine how much you can get for it. Unless you start a really good property, you get into a bidding war. Also, remember when you're marketing this stuff, when you're advertising it on land.com and unsoldland.org when you're marketing it there, make sure you're taking screenshots of tax deed research so that you can show a potential buyer the property is worth. Tax assessment 14,000. Market value 26,000. You're selling it for 8,000. So they already know what they're buying. And those are screenshots from government sites. So they get to see. They get to see the value of what you're doing. Then you want to run a property scope report. Property scope report is going to give you. Is going to give you a history of the property and tell you if there are any liens on it. It takes about not even an hour to do. They're going to ping it against the system, the national lien system, and it's going to do a property research. Property scope, make sure that you're not getting any liens on the property. Now that you got this homework done, now that you got your. All your notes are going to be in a row on the left side of all your notes are going to be in a row on the left side of town. Tax deed research. Now you can start bidding or you just write everything down. Write your notes down for the auction. Tax deed research is going to give you all the information for the auction that you got to go to. All right, so tax deed research, land unsoldland.org land.com are the tools that you use. Step number nine, stop. Start your bidding net when it's time to bid. Never bid more than 50% of the market value of the land. That way, if you ever got stuck with it, if you ever got stuck with it, you can start to sell it to get your cash, you can start to reduce pricing, and there's always going to be room for you. It's like a safety net. There's always going to be room for you to at least double your money. So you can start it, you trickle down. You trickle down. You hit your selling point. If you go higher, that means if you go 50%, that means if you spend $5,000 on something that's the value is $10,000 and you try to sell it for eight, you can't double and you can't go. There's not a lot of room to come down. You. We're not in this for like 2, $3,000. We're in it for like 10 to $20,000 for the most part. So you could Start low, which is pretty fine. It's okay with that. However you want to, just start there. If you guys needed any help listing properties, I put our listing agent's number here. Rachel. Her number is 914-866-9808. Rachel will list on all the sites below and sell your parcels for you the places that you want to list. Unsoldland.org sells the most of my properties. Facebook, Craigslist, land.com land.com is expensive, but it will help you get your property sold. All right, let's get it, y'. All. Does anybody have any questions pertaining to what I just showed you guys? Anybody have any questions? What's up, Jerry? We got time for one question, and when we start your question, I want you to start your questions with my. Hi, Charles. My question is, anybody have any questions? A quick tutorial on how you buy land and how you sell it and get it out of there and start making profit from it. Good question. I see. We got a question. How do you buy. Can you start with a credit card? The answer is absolutely yes. On land, on unsoldland.org you can buy properties there with a credit card. All you need as a minimum, $300 down. Once you buy your first property, $300 down, you have control of it. You have full control of the property. You don't have ownership because you didn't pay for it in full. You. But you have control over that property. So with that property, that control that contract, you now can market the property on unsold on. On land.com. land.com. I think there's a fee. It's like $90 to. To advertise. So you may spend $390 for a property that's worth $16,000. And all you got to do is just pick up the phone when. When the, when the people call you to buy your property. Once they pay you, you tell them seven to 10 days, they're going to get their deed in the mail, just like the counties do. You pay unsoldland.org unsoldland.org is going to deed it to you. You take the deed, full, total control, and now you give it over to the buyer. You save that information. You have to save that buyer's information because now what you're going to do is now you're going to be a personal shopper for that buyer. Hey, thank you for buying a property. My name is Mike. I just wanted to reach out to you and let you know we appreciate you purchasing from us. By the way, what made your purchase? Is there anything else that you're looking for? What else can we help you find? I'm a land acquisition specialist. I can help you find properties all over the country. Now you're in the, you're in the game of selling, buying and selling land. This strategy is to get you 2, 4, 10, 20, $30,000 in your pocket and then what we ultimately want you to do is go buy property with it. Preferably land bank property because those are low easy denominations where you own the property outright. With that money, you now start to buy debt free properties and build generational wealth, not debt for your family. All right, team, that is going to conclude. Free Education Friday, Land bank and lunch. Every single Friday. Every, every single Friday we are doing Free Education Friday.
