FREE EDUCATION FRIDAY!!! Detroit Landbank Buy Back program ONLY $1,000

Podcast people, Free Education Friday is my favorite day. If you could not tell, that's the reason why I'm standing up. I always stand up during these sessions. One, they're not going to be an hour long like the regular Land bank show podcast. But two, I get to serve you guys and give like the best information that I could possibly find when I really, really dig into these Land Banks and I just get to share it with you guys for free. So today we got a special program going on I want to share with you today is called the Buy Back Occupied Program. Yeah, it's one of my favorite Land banks. The Detroit Land bank is where I'm sharing this information from. But I want you to know, and I like to dispel a lot of the myth that Land Banks aren't as good as they really are intended to be. The truth is, they really are. There's some issues sometimes with Land bank properties, but for the most part, if you're doing what you promised to do, the Land Banks will not bother you. They champion you, they help you. They are actually on your side as far as what they want you to do with the properties. And you either buying properties for profit or for purpose, it all matters and it's all for good cause. So let's jump right in. Today we're going into this program. This is the Buyback Occupied Program. I'll read it to you, I'll show it to you guys. Make sure you like share this video. Land bank show podcast is everywhere. So let's get right in the Buy Back Occupy program. The Detroit Land Bank Authority's Occupied Properties program provides a pathway to home ownership for people living in Land bank owned houses. Our Buyback and Occupied Property Disposition Program offer distinct opportunities for housing stability in Detroit neighborhoods. All occupants are vetted for buyback eligibility before the property is reviewed for the Occupied Property Disposition Program. So here's what happens. If you're in a Detroit Land bank property and the Land bank has taken over possession of the property because you've lost it to the Land bank, they're offering the opportunity to buy it back. And what they did here, they laid out an entire roadmap. Like I said, the Land bank is not in the business of taking houses back. What they want to do is turn vacant properties into vibrant ones. So if anyone lost their property to a Land bank for Whatever reason they have these programs in place to help you guys, they are there to help. So let's go through the roadmap and see what I can show you guys. By the way, at the bottom, the last portion of this free education Friday we got some really good information. Something that Land bank team members can take advantage of right away. But for non members, I'm going to give it to you guys as well, the buy Back roadmap. So the first thing you do, you're going to call 313-974-6869. Identify yourself as an occupant of a Detroit Land Bank Authority owned property. The buyback team will follow up with you to start the vetting process. Then you're going to go through eligibility, you're going to go through an inspection, you're going to go through a certain level of counseling. Now here's what I like about this program. You're going to attend a free home preservation course and take a financial assessment with the Detroit Land bank nonprofit partner. The class will outline the basics of the buyback process, budgeting, creating a bank account and more. So not only do they want you to stay in the property, they want you to learn the financial tools to keep the property if you lost it for any financial reasons. They're offering these free services so this doesn't happen again, right? It's a cycle of losing properties. The Land bank with this program wants to stop that cycle. Then you have your pre closing. The purchase price is only $1,000 for all buyback properties. Now guys, we're talking $1,000. Not for properties in District 1, District 6, District, no, for all properties. The purchase price for buyback properties is only $1,000. That is phenomenal. Congratulations and I appreciate the Land bank for doing that. Then they offer you certain workshops that you're going to have to go to. You're going to have to attend four free workshops during a year long compliance period. Then you exit the program. Once you've met all the requirements, then they don't let you go there. There's a follow up process to it, right? They want to follow up to make sure that they stay connected and that you fulfill as well as they fulfill on the promises of getting you in that property safely, allowing you to keep it. They want you to be financially stronger. You're going to take some home ownership courses, some financial literacy. And now it's like, okay, we'll let you go. We know this property is not going to fall back into the hands of the Land Bank. Now here's a program that I really like and that Land bank team members can take advantage of. This is the Occupied Property Disposition Program. I talk all the time about profit and what's the other thing, guys? Purpose, right? This is a purposeful project that I really like because it allows you to buy a property and keep the person there that's in it. You can either rent it to them, sell it to them, do whatever you want, but what it does, it keeps that person in the property. You. It directly from the Land bank site where you guys could take advantage of opportunities like this that are phenomenal. Like just listen to the program. The Occupied Property Disposition Program provides an opportunity for the Detroit Land Bank Authority to sell occupied properties to entities that are committed to renovating the house and working with the occupant to offer rental, home purchase or relocation opportunities. Any organization demonstrating a minimum of one year of experience both in residential rehabilitation and in providing supportive social services, either directly or through a third party, is eligible to apply for potential program partnership. You've bought a property, you're renovating it, or you have renovated it already. This program, you guys are almost already qualified for and didn't even know it. So now the next property, you're able to purchase it, you can either purchase it with a tenant in it, you can purchase it and offer it for sale, or you can purchase it and offer it for rent to that individual.
