So now, now what is going through your mind mentally right now? What are you saying?
He was trying to get me too, Charles. So he would come in the a.m. a lot and so one day he tried to trick me. Yeah, so one day he tried to trick me and he came at like 8:00 clock at night and of course they off work.
So it ain't him.
Yeah, yeah. So. But hey, I knew better, right? Because I really didn't have it. I just really did not have it. So I turn out all the lights and this was a real.
This is crazy. All right, go ahead. Yeah, this is making myself better.
Go ahead. Right, Go ahead. So.
Because I know you where you are today. This is funny.
This is crazy, right? And this is what Funny. So I'm in a.
Welcome to. Where we highlight some of the most creative and non traditional ways to make money in real estate. We will showcase some of the world's greatest male and female real estate developers and teach you how you can make money by using the same strategies. Now it's time to develop. Here's your host, Charles Noonan. Welcome to another episode of the Land bank show where we highlight dope individuals that have done some extraordinary things in real estate through non traditional methods. Today we have one of my favorite people, Mrs. Cash Flows, who is like business and credit specialist, funding specialist, mentor, who like phenomenal mentorship because we share some mentees in common. What else we got? Talk to me.
What's up, Charles? Thank you, thank you, thank you for having me. This is such a joy. Your set is phenomenal.
Oh, cool.
Yes.
Yeah, I try to make it like more me. So I like art. You know, we got a little hip hop, little low key hip hop background and I try to make it fun.
Yeah, absolutely. You've accomplished it for sure.
Oh, cool. Thank you for coming to New York too. How's your trip been so far?
You know, it's been amazing. You guys are a bit mean. I've been all over the country and the first time I've ever been treated mean at the Delta Sky Club really was here.
It could. So I can't. I can't take responsibility. Yeah, right. But it could be the amount of people that we get.
Yeah.
It could be like, it's not a slow airport. Yeah, it's fast. So.
Yeah.
But at least here, right, we treat you like a queen.
Yes. Right now I'm home with family. I feel a little better.
All right, cool, cool, cool, cool. All right, so we gonna get right, like, like right into it because I'm excited to have you here and we been talking about it for a long time. But one of my personal. You're one of like my personal friends where our businesses, we've helped each other in business and our businesses has grown to where like we've done masterminds together. I feel super confident in giving you and referring clients to you because of the work that you've done.
Yes. You know how I feel about you. Like, you just so dope. Like you've been involved in a lot of firsts for me. Like you're responsible for my first major speaking gig. So I appreciate that. Did you remember?
Yeah, I didn't, I didn't remember that, but thank you for telling me now. I know. How was that though?
Oh my God, it was so, so, so amazing. I was nervous, of course, but I played it cool. That's probably why you guys didn't really remember. No.
So, yeah. So look, once I got like wind of what you do and I gotta mention too, like, you're one of the hardest working people like in this space, in the teaching space. And that's one. One of the things that I try to surround myself with people like that so that I could kind of take from that work ethic and, and just grow my business, which is health.
Yeah. 100%. Relationships are utterly important. Like, you have been a huge part of my journey. Right. And I'm so happy and lucky that you reached out to me, even though I was skeptical when I saw NYC behind your name.
All right, we're going to work to make this New York City stereotype better. However, the first, the first speak, the first major, I would say, speaking engagement you did was in New York.
It was nyc, actually. I'm just kidding. And poking fun is actually becoming one of my favorite places. So I cannot front. Yeah, it's pretty dope here. Yeah.
That mastermind was crazy too.
Oh, my God. Wasn't it?
It was crazy. I begged Mitch to, to bring it to New York.
Oh my God.
We don't get a lot of stuff like that in New York. We get conferences and they're so big because there's so many people. But the mastermind style I like because you actually get to participate. It's classroom style. You get to ask questions. And one of the things that you did that was crazy to me was people were getting funded on the spot as you were teaching.
Yeah. So dope. And just the feedback. So it makes me feel like I'm a stand up comic or something. Like you get instant gratification and it's Just addicting, man. That mastermind was dope. We had my guy Runway. We had so many people show up. You had the VP of AmEx come in. You know, it's like, this is dope. And it was just so intimate. But I must say, I like what you're doing lately since that, like, you have been the cause of a lot of, like, masterminds and things bringing it here to nyc. I think that's super dope.
Oh, shoot. I just remember I'm. I got, I'm not going to say dragged in because this person who, who asked me to do it is a close friend too.
Yeah.
But I'm actually participating in a versus battle.
Oh, I saw that. I saw that.
So they got me to do a real estate versus battle. And you know, I'm more so. I'm not. Not. I'm more so, like, collaborative than competitive. So I don't know how it's going to work. Right. But I just want it to be fun. I want people to learn. And what I like most about what both of us do.
Yeah.
Like, we get immediate impact.
Yeah.
So I know people are going to, like, buy houses. Like, if not that night, like that week, the impact is going to be crazy.
Yeah. There's nothing, you know, me in this newfound space, there's nothing more fulfilling than helping someone else accomplish their dreams. Like, it is mad crazy. I cannot explain it. Just that's what's driving me. So when you say, like, I'm the hardest working person. I remember one day you, we were on the phone and you were like, man, you show up like, you don't have no family problems. Oh, yeah, yeah, yeah.
I said, this is what I said. I said. I said, you show up like, like your kids don't give you no issue. Like, your stomach never hurts. Like, like you feel sore from the gym. Like, every single day, instantly got to get it. And I was like, nah, I have to surround myself with people like that. And those characteristics, it doesn't matter what level they are. Right?
Yeah.
Those are like. And here's a famous quote that people say, the first million dollars you made is hard, but the second is easy because you built up the characteristics that are needed. Right? You build up the skill set that's needed to now just go do it again. You're already in rhythm. You're showing up every day. You have tons of success, Your students have success, and then it just starts to increase. So I always thought, like, your work ethic was second to none.
Here's the thing. Everything affects everything, right? This was the first time I liter committed 100% to anything in my life. Like, seriously. And it started with the consistency of the lives, Right. And then that snowballed into me being consistent in life, discipline in life. I had to leave the club because I used to love hanging out, you know, And I replaced that with conferences. I replaced that with speaking engagement. So I still get that gratification because I genuinely love people. So, I mean, once you get into rhythm and once you are purpose driven, because you got to think about me, right? And it wasn't that, oh, I need to make this work or I want this amount of money. No, it's literally about impact for me, because I was. Worst case scenario, I know where you're headed. So that is where my drive comes from.
Because.
Because I don't want anyone to go through what I went through. Like, seriously.
All right, so look, we jumped in like two friends talking, right?
Yeah.
However, I need you to tell the audience who you are just officially.
Right.
Cause I just went friend, mentor, like hardest working person, dope speaker. I just went in on my personal. But tell the audience who you are and just introduce yourself.
Simply put, I am someone here that's going to get you funded, period. It doesn't matter what needs to happen. If you have credit challenges, if you don't have your business credit profile built out, if you don't even have a clue the amount of money that is available to you, I'm here to load you up with financial literacy and make sure you get funded. On average, we're getting you at least a quarter million.
Oh, yeah. On average.
Yeah.
So some higher, some low, but just. Yes, average. Base you like. All right. Somebody comes into my program based on the idea of what they want to do. Right. Based on the business plan that they have, you feel confident you can get them a quarter million dollars, 100%.
Even with new. Okay. So if your business is at least two years old and you do not have business funding, that's a miss. You may as well just say that that's a missed opportunity for $250,000 in your pocket. And the average person hasn't seen that amount of money at one time ever in their life.
Wow.
Yeah.
Crazy. Crazy. So I know. So here's one thing I got. I gotta say, business funding, when done correctly, it's not. It's not common the way that you do it. Right. A lot of people just don't know that they have access to those amounts of money.
Yeah. So here. Here's what I want. Your listeners to fully understand, like, what we're talking about and what we're discussing, on average, a day old LLC, at least up to $150,000 and 0% interest funding.
One day old corporation.
Yes.
You go like Inc. File Northwest agency.
Yes.
Form your corporation.
Yes.
It's a day old. And they qualify or you know exactly, like how you can get them funded.
Yeah. So there are some steps that need to happen. Right. You need to make sure that you're fundable and lendable. It starts with your name. Right. A lot of people mess up there. Every time I run into someone, simply, they'll have like their first name in there. What the business is, what the business does. It looks unprofessional. Right. You want to show up professionally. Right. You want your name to be. You can use an acronym of some sort or your last name plus ventures, holdings, management. That's it. No logistics, no. Real estate. No. Credit repair. None of that. Right? Yes, 100%. Because banks know that these industries are risky. You don't want to name yourself out of the game and end up on the risky lenders list. And then as soon as they see your name, they're like, no, we don't do real estate.
So is it tiered to where you would qualify for less amounts of money? Or some are just knockout, like if you have gentleman's club in your name or real estate professional, that you'll be knocked out from some lenders because of the industry might be risky or is it 100%?
Let me. Let me tell you what happened to one of my clients recently. Right now she has a business that has nothing to do with credit repair. But during the questionnaire, and this was Navy Federal, during a questionnaire when she was opening up her business checking account with them, they asked her like, hey, is your business in credit repair of any sort? Have you. And she was like, no. And then they turned around and they switched a question on her and they asked her, have you ever helped anyone fix their credit or something? Like any of your clients or any of your customers? And she said, yes.
Okay.
They denied her from opening up the account. That's how serious it is. Like credit repair, finance, real estate. And honestly, if you really think about it, you're in real estate. My background is in real estate. Right. It is risky. I was left in the dark almost with the guy knocking at my door. Homeless. Yeah.
Right. So. Yeah. So we got to talk about that. Here's why I brought that up, though, because. Because when I first started working with you, I didn't Know as much about funding I funded. Like, I pride my portfolio on being debt free. So I really was just cashing out on properties after property, collecting all the rent and then going to buy more. And every month I collect the rent and then go buy more and buy more just because through the land bank you get them so cheap.
Right, right.
So inexpensive. But when I, when I first started working with you and I saw how you structure out everything, you almost back into the underwriting guidelines.
Yes.
And it's almost like I know they're going to approve you because you had like step A done step B, step C, and we did it like you helped me do it together. So I know.
Yeah.
Like how, how? I would never say easy because it's like this unique skill set. You have to kind of like turn the funding requirements inside out and then work backwards.
Yeah. And that's because I have bankers as friends. Right. So I understand. Right.
So they tell you.
Yeah, yeah. So you know exactly what they're looking for. What are we looking for? You want to make sure your name professionally, you have a professional email address. You want to make sure you have a professional address. You want to make sure that all your business records match. What does that mean? That mean however you file yourself at the Secretary of State, that that information, remember we went through this information at the Secretary of State must match exactly what the IRS has on file for you. Right. And all of that, it seems like a lot, but once you do what is required, if I know what they're going to look at. And they also want to make sure you have a web presence. This is the underwriting process. So a lot of people are out there just going into business and just prematurely applying. Right. There's some setup work before you go. Right. You want to make sure you're credible 100%.
That's important because I hear a lot of funding specialists or business credit specialists give out information, but what I never really hear is them say things like, hey, you need to have a web presence. Right. You need to check the Secretary of State. When you said that to me, I'm like, I do. How? Like, yeah, what's the number?
Right, right.
And then you. That's important because. And I think that's what separates you and what allows you to have this, this high end level of success with the people that come across you is because you know exactly what's needed. And then if something doesn't go right, you even go back and you're almost checking the lenders and say, hey, I need you to Fix that. Because he got everything. Yeah, yeah, that to me, actually.
Yeah. I don't remember what bank that was. You were like, I don't know. I say, no, this is an approval. There's no. Ye.
That.
Yeah, there's no, no, this is. Yes, because I've already underwritten you.
Yeah. Basically, you're almost doing like Frontline underwriting in a sense, which is. Which is phenomenal. So look, I gotta know, like, I really have to know. How did you. How did you get where you are today to where you know so much? And you turned it into, like, I'm just gonna say passionate, super successful business, a mentorship. How did you get to where you are today?
Oh, my God. Like, it's. It's crazy how I got here and I'm still at myself, right? So my background was in real estate, right? So when I left Corporate America in 2014, it was because I was terminated. It was because I was terminated three times consecutively in that year, Right. I don't know if I told you this, but they fired me on lunch. On my lunch break. I literally was fired on my lunch break.
You got let go from three jobs in one year? In one year, yes.
I was a network analyst and my background was in the mobility industry, okay? And so I was terminated from US Cellular, which was my full time job. And so I went into consulting. I was killing it though, right? Well, I thought I was at the time, right? I was making like 65 to $85 an hour.
So.
So I'm like, you know, this is it for me. I never had any ambition to go into entrepreneurship at all, right. I did everything that I was supposed to do, right? I was. I'm following the blueprint for the American dream, right? So I got the condo. I own two properties. I'm able to take care of my family. I'm killing it. So I go out on lunch, right? I was working for the public transit system. So we were there to standardize. We. It was a group, a private group company that we came in to standardize their camera system around the city. So my project manager and owner of the company that I was on his team, he. They misappropriated the funds, right? Unbeknownst to me, I got my corporate car, I got my parking pass. I'm out to lunch. I come back, I went to Reach to grab the doorknob. Charles. They bust out of the door. A guy, the security guard, like six, about your height. Six, five. My manager and my supervisor, I'm like, they must have mistaken that. Are they about to arrest me. And it was kind of aggressive. And he was like, I'm sorry, Akilah. This is the way, you know the transit system company, you know, Chicago Transit does it, you know, they don't want to take any chances. So when you get fired, it's a surprise. And they were like, yeah, it was crazy. And they were like, so your bag, you do have a bag upstairs? I'm like, yeah. They started taking my ID out.
People were walking my stuff upstairs. I work here.
Yeah. People were walking in and out, like in broad daylight, 12 noon daylight. People walking in and out of the building looking like, oh, shit, she's getting fired. I was like, I walked away from that, Charles. And I was like, something else has to happen.
Right.
I had no clue what it was, but the next day, right. I was the type of person where I was totally 100% responsible for my family. Like, when you're the most successful, that black tax is real. Oh, my God. Right? So I was responsible. Yeah.
Some of my friends and I, we call it ninja tax.
100%.
Well, it's almost the same thing.
Yeah, yeah. It's ninja on top of chopping your check because they're clocking your dollars. They know your paycheck, your schedule, your pay schedule. Exactly. Yeah, yeah. And then you forget. So you forgot you got paid. And then you're talking to them, they're like, yeah, girl. You know, and then at the end of the conversation, you think, I can hold something. You like, oh, my God.
Like, it's part of the process. It happens that as you climb the ladder, that stuff happen.
So 100%.
This should be, this should be like, somebody should write a book about that, man. It's called, like Making it and what Happens After.
Because we're not prepared for that. We're not prepared for it.
We're not prepared. But it happens so quickly. You just change your financial situation. And then like the pulling and the tugging and all the other stuff that comes along with it and asking the stories, the business ventures. Yeah, it just comes at you. And there's really no blueprint of how to say, like, I just got a few checks at this level, Right. I just made it for like three months and like, I ain't even comfortable yet. Right. This is my first seven figure year. And you guys, like, like, there's taxes that come with. There's so much that comes with it.
Yeah.
And this should be a. Somebody's got to put a book out.
But, but let me tell your listeners who's coming up under the sound of my voice, like most successful people, that money is accounted for.
Of course.
Yeah. We chop it up and it's, it's working in other places. So we don't have it. No, I don't have $10. I actually do not. This money is accounted for for staff, for future investments.
Reinvest, right? Yeah, you have to reinvest. And that's something that some. And that's one of the reasons why I say sometimes when people make it or oftentimes if they don't reinvest. Right. So you, you have that seven figure year if you don't reinvest into your business and get stronger. And there's so much that you have to put away for taxes. Right. There's so much. But then at the same point, you relate to those people that are asking you because you were there, you were there. You were there last six months ago.
Right, Right.
And if you don't reinvest now, you almost have to just do it over and over and over and over again.
100 sources. Yeah. Because it's not about what you cop, it's about what you can keep. Right.
All the time.
Right?
Say that all the time.
Yeah.
Yeah. That's why my portfolio, I pride myself on having debt free portfolio. A debt free portfolio so that like I know for sure that rent money is coming in every single month and there's nobody to pay. Right. I pay my taxes and insurance and I actually get to pocket the rest of it.
Exactly. And then you're leaving a legacy.
Yeah.
Right. And that's why when I came across you, what you do is just so dope. I was like, this is dope. If, if I would have known you back when I was doing my Airbnb.
Because.
Let me, let me just give your, these guys a little background on me. Right. So after I was terminated.
Yeah. I still pulling at you.
Oh my God. I, I, Charles, I was heavily looked to feed people and pay bills for my family. So much so that I wouldn't even let anyone know when I was fired. No one even know when I went broke. Yeah. Because I wanted to protect them because then they were stressed out because I was depended upon. Right. And unfortunately, that's just what we're. Let me say this. My, my pastor said one day to help me understand it. He said there's just some people in the world that if you don't feed them, they won't eat.
As true.
And it helped me understand how you and me, we can be go getters, but then we have other People is just not in them. Right. Who knows the mystery to that? Right. So the people I was responsible for and to who I took care of, like they were my own children who. I do not regret it because it developed who I am today.
Absolutely.
Yeah.
I say it all the time, Right. Like we get charged with tasks that we're not sure that we could handle, but we find ways to handle it. And what it does, it actually makes us stronger 100%. It actually is just like, let's just say like weightlifting. Sometimes they can put more weights on you don't really know if you could lift it, but once you start lifting it, then it becomes easy. Then the next time you work out, you, you're used to it and before you know it, you're like super strong and you're starting to see results. You're used to doing a certain weight, which in business. Right?
Yeah.
You're used to having six figure years, then it turns into six figure months. Turns into seven figure years, right?
Yeah.
Turn into seven figure months. So I'm never afraid of tasks that are thrown at me because it's just a matter of getting used to it. Right?
Yeah.
We're not the first people on the earth that have to feed family, that have to take care of not only the younger, but sometimes we gotta take care of the older too.
Exactly.
That's something that people don't talk about.
Exactly. And here's what I now know. Right. Um, I started to have issues at a young age like this, these, you know, heavy responsibilities, emotional and mental and you know, so I used to feel like, man, I just don't want my children to have to go through anything like that. Guess what? Our children are now punks. Right? Yeah.
So lazy as hell.
Exactly.
Everything's just laid out.
They've had no pressure. Right. And so I didn't know that. That was a blessing to me at the time. So I'm able to handle things in a more, a better manner. Right. I'm not stressing out. Right.
It's tough though because like to compete in today's world, especially in New York City. Yeah, they need that head start.
Yeah.
They, they almost need that head start to compete at the 16 year old age. A 17 year old age 18. Right. The schools that my kids go to, they have, the kids there come from privilege already.
Yeah.
So the level of, I'm going to say business acumen, they have that it's different. Right. So now they need that stuff. It's. No, it's my son when he goes to school and says, yeah, you know, I have a portfolio of debt free real estate. The kids say, oh, wow, that's weird. Or I can't believe it. They say, oh, where is it?
Yeah, right.
When, when he goes and he says, talks about his stockpile account. Right. That's a custodial account where you can trade stocks and kids can learn about it. Right. It's called stock. When they talk about that, they don't say what is that? They say, oh, which stocks do you have? Which company are you doing? Large cap, small cap, mid cap, like what are you doing? Exactly. So I think although it makes them lazy that we lay these things out for them.
Yeah.
It almost makes them competitive. And I think as we start to let go, they're going to start to like take over and start to do the pedaling and start to excel the next generation as well.
Yeah. Because all the things I went through in my childhood, like the gang violence, my parents were drug dealers and just being in that stressful environment, like I had to overcome that conditioning. Right. And it didn't start to happen for me until I went away to college. When I went to Atlanta, from Chicago, you know, to college. And I saw homes on heels, like it literally raised my conscience. I was like, black people live here. I'm like, they have homes on heels because, you know, you're from New York, I'm from Chicago. So we what we see high rise buildings and you're lucky if you could get a 2,000 square feet home. I'm seeing like 10,000 square feet homes. And you're absolutely right. Like, let's make that the norm. That's why what you and me do, we're like literally changing our mentees. Legacy.
Absolutely. Yeah, it's more legacy generational wealth. And my story is really me getting so heavy into real estate to build a portfolio for my kids. And what we get to see when we share referrals with team members is that they are now buying these debt free properties. Yeah, you're helping with the funding and absolutely crazy.
Yes. Like Britney, like thank you for her. She's so, so, so amazing.
Oh, oh, Britney.
Yes.
So Britney went absolutely crazy.
Yeah, Britney.
Britney leveled her generation and then she went down a generation. Then she went up a generation. What happened? Yeah, Brittany got into my program. Right. Brittany bought a house for herself. Like day two, she bust through all the courses and everything. She bought a house for herself. Right.
Love it.
Day three, Brittany's back on Mighty Network where we all communicate. Right. That's the Land Bank Team group chat. So to speak. Brittany bought a house for her. Day two. Day three, she bought a house.
Wife, let's go.
Day four, Brittany goes back and we're still celebrating. Brittany bought a house for her mother. Nice. Brittany, within like a week, like less than a 10 day span, got a house for herself, her wife and her mother. Let's go absolutely crazy. Then. She's not asking questions about money for renovating, right. She's saying, like, I have my money already and she got how much. Do you know exactly how much she got from you?
Well, right now. So she's in my new cohort, right? That just started like two weeks ago. She's already up 70k. No, not 70. I take that back. 12,000.
She's in your mentorship.
She joined my mentorship and I gave her a nice strategy. Right. So Brittany is about to really bust through the wall. So I'm excited for her.
I love it. I love it. All right, before we go on, right, before we go on to how you turned it around, I have to just take a word for our sponsors because we got sponsors at the lamb at the land bank show that make all this stuff happen. They pay for the artwork and producers and everything.
All right, let's pay the bills.
So Our first sponsor, unsoldland.org unsoldland.org is your one stop shop for everything land. They have own it now opportunities, buy it now opportunities, and then there's some auction type opportunities to where you guys can go in and get get land immediately at pennies on the dollar. The next sponsor we have is star homes in Coleman, Alabama. Star homes is your one stop shop for everything Tiny home, modular home, mobile home. They even will develop manufactured homes as well. Star Homes, Coleman, Alabama. Give them a call once you get the land. Star homes will actually develop that land or put these new style modular tiny homes on your property as well. All right, so you got fired.
I did.
Weight of the world is on your shoulders.
Yeah. It was the biggest blessing that could ever happen to me. It didn't feel like that at the time.
Right.
Yeah. But, you know, so I get fired. So what do we do in corporate America where we're spending every dime to keep up with the Joneses? Right? Like I'm balling out, right. I'm making 65 to 80. I was balling out more when I was working in corporate America than I do now. So I'm making like 65, $80 an hour right, on these contracts. Right. So I have this condo, corner unit, 20th floor, the top penthouse. Right. I'm seeing sunsets and sunrises overlooking the lakefront in Chicago. Right. You know, so it was this young woman, she was Cuban and she was from Miami. So we would run in the same circles because we lived in the same neighborhood. South Loop, Chicago. So we'll bump into each other in our building, you know, or at the gym. So we were cordial and we would like hang out at the pool and have conversations. But we weren't like besties or anything like that. So I used to see her in and out of town a lot. So I have no clue, Charles, what am I about to do, right? I'm like, this is crazy. I don't know what I'm going to do. But it does not involve working for someone, so something else has to happen.
So you knew.
Yeah.
With that stump, that way you felt in your stomach that you was never going to give a company the power to make you feel like that again.
I felt it's like standing on top of a rug and someone just snatches it from underneath you. That was that feeling. And I was like, this cannot happen again. I felt very unstable. I was responsible for my mother, my sister, my brother, you know, my nephew, me, my son. And you know, that's. That's pretty heavy, right?
So did you have real estate at that time?
I did.
Okay.
I did. So at the time I had two for units. And that was the best decision of my life. I bought my first property. We were going in under the underwriting process in oh, 8 is how ignorant I was. I just hit. I had no clue. So you know what happened in 08? Yeah, it was the crash. So I'm wondering like, why they just want approve, you know, the really. They put. They put 46 conditions on the file. And so banks weren't giving out money. And so when they finally released the funds, they. I closed in 09, right. So here it is. I got a brand new gray stone three unit with a basement. So literally four units, right. Brand new. So that was my first property. And then I turn around and. Because, you know, I'm just getting property, you know. Oh, that was a result from the first time I was laid off. I was laid off in 07 for like two years, right. And then I say when I go back to work, you know. So my mindset was changing over time. Every time I was terminated because I was like, I need some form of security, right. Because I got heavy responsibilities. So fast forward. So I'm fired. I run into my cordial friend in the building in the elevator. She's like, hey, where you headed? I'm like, I'm headed to the gym. She was like, me, too. She was like, you want to grab lunch afterwards? I'm like, sure. You know, so while we're at lunch, she was like, man, what's going on with you? I was like, girl just got fired yesterday. Like, you know, and then we used to conversate. She was like, you own other buildings, right? And I was like, yeah, I do. She was like, do you think you can move in one of your rental properties? And I was like, I don't want to. Like, you know, like, I want to see the sunrise. And so that's when she proceeded to tell me what it is that she does. And she was like, man, you should just Airbnb the unit here. And I was like, what's Airbnb? Like, come to find out, I'm the pioneer of it. Like, it was not very popular in 2014, but then she.
Yeah, Airbnb, 2014.
2014. 2014.
On the app.
Yeah. Yeah. And so she's already killing it, right? She got units in south beach, so she's killing it before the regulation. So I'm. I'm in Airbnb before the regulation, right? When it was just like, the wild, wild west, right? We charging 300, 400 a night. There's no competition. I'm killing it.
It's warranted, though. When you see the sunrise and the sunset.
Oh, my goodness. So she puts me on. So environment is key. This is my first experience of being in a bad situation, and me being in a certain environment helped me out of it, right? And this was it. So she proceeds to tell me, like, strangers sleep in your house. I'm like, I don't know about that. So what do we do as entrepreneurs? We always got that laptop, right? She whipped out her. Pulled the laptop out her purse. She turned it around and showed me all those zeros. I was like, yeah, I think. I think they pay you this. She was like, yes. So she was literally like a mentor. We rented. She. We posted it, put my listing up there. Killed it. I killed it. In less than in months, I made 84k. I was like, this is it. I'm never going back. Never going back. And it was up.
And what?
Yeah.
How many units did you have all together?
So from there, the first year, we put this on Airbnb and we put them on other platforms. VRBO, corporate housing, you know, all of that, right? So 84K. So now I'm like, I joined this real estate mentorship, which is like, oh, man, that was a nice check I wrote to 20k. But it was the best decision of my life, Charles. So it's like now I'm still a part of them today.
Is it mentorship? Like, yeah, like, is like the elevator.
Oh. Oh, my God.
I look at it like the elevator because you get to learn so much and you go straight up when you're in mentorship.
It's the cheat code. I do nothing without mentorship. You're a mentor to me. Everyone around me. You have to feed me something.
I call us in our circle friend tours.
Yes.
Because we travel together, we come up with ideas together, we share best practices. You know, a lot of our circle, like, friends. Because I'll be teaching me stuff too, right?
Yeah. I mean, it should be a two way relationship and sharing and wealth, friendship. Right. I had no clue. Like, she was like a rabbi to me. This is like such a blessing. And I know it came from God because I was flat broke and I had bills. I was responsible for two buildings and a condo, my fancy condo and a car note and a family, you know, so it was mad crazy. So now I'm like, how do I duplicate this? So in the real estate community that I was involved in, it was a guy just so happened, head like an affair. Official Airbnb mentorship from California. Right. He's still killing it to this day. And let me tell you something about Mindset. I did not want to pay for the mentorship. And at the time I'm dating this guy, he's like. Because I met him in the community, of course, and he's like one of the top wholesalers in Chicago. So he's never worked for anyone. So he was just pure entrepreneur. So he was already there with developing himself and paying for mentorship. So he's like, akilah, it's only $2,000. Like, Akilah, get the mentorship.
Yeah.
And I'm like, no. You know, like, I could just do what I did, you know, I can if I made 84k on my own. All I need is 10 of these and I'm up.
Yeah.
Like Aquila, get the mentorship. He swipes his card. We get. He turned the laptop around. There you go. There go your login. You know, you know how me do it? Like, there you go. Let's get it. The first module, it teaches me how to choose my Airbnb location in the correct fashion, which to identify high earning units. And also a script to contact owners and landlords in order to acquire them.
Right.
Charles do you know the very first phone call, I cannot make this up. I was like, well, let's test this out. Very first call I made, he offered me 12 units.
Wow.
12 units.
Nice.
Yeah.
So what you do from there, like, did you run out? How many did you have in total?
So at this time, I had one. Right. And so the first building, they were a high rise luxury building, literally a quarter across the street from the Ferris wheel, downtown Chicago. Right. Amazing, right? So they're like, well, we'll give you up to 12 units. Make sense to us now. See, guys, this is what Airbnb was like a blue ocean. So there was no competition. And it. They really was unaware of what really was going on. So they were just like giving out units. No problem, right? So I. So from there I was like, no, let's do two. Right? So my mentor was like, no, Akilah, that's too much. Like, I highly.
Did you want to try to get the whole building?
You know what I'm saying?
You was running it up. So you was like, give me. So I'm doing.
You got to understand, I'm new to entrepreneurship, so I learned a lot about myself.
That's something I would do too. Right. That's not like. That's not an uncommon feeling.
Okay.
Because you see the numbers you're doing.
Yeah.
And you want to multiply. That's how we scale. You had systems in place or not. I did not do something. And at scale, I might buy. I might, I might. I, me personally may have gotten all 12 and backed into how to make 84 out of how to make 84,000.
Yeah. So I get on our call the first time. It's my first week. I'm like, yo, I used the scripts and I was offered 12 units. He like, akilah, like, slow down. Like you. You haven't even gotten through all the modules yet. I'm ready to execute. So that $2,000 turned. So I ended up scaling with four units, right. I staggered it under his guidance. And that 84k, that same year, it turned it into 200k and it was up. A $2,000 investment catapulted me into six figures, literally.
That's my. You should have got all 12.
Yeah, eventually I did. No, eventually I did. I scaled up to 14 units. Yeah, eventually I did.
You got all 12 in that one?
No, no, no, no. So we spreaded it out. I ended up getting two units in Orange County, California, right. Under his guidance. And it was through his. His plug, right. My mentors plug. And he's like, hey, you know, you want to kind of like shift it around. You don't want everything, you know, in one area. And it was nice. One thing I can say. And we were doing what is known as the lease arbitrage method, where I would lease and release on the platform.
All right, I'm not so familiar with that. I. I just never got a chance to get into it. And now it seems like the landscape of Airbnb changed, unless you really know how to do it. So, yes, you and I know people that make like, tons of money with Airbnb still. And yeah, it's changed. So I kind of backed out, backed off a little. What would you recommend people to jump into a today?
So in completing my story, I'm killing it. I'm making over 250. Like, I was. I was in the high 200s. Right. One year, I made over three. I was like, I'm rich. I'm killing it. Right, Right. But I'm still a preemie when it comes to business. So it happened for me so easy that I was very naive. I was moving based on the monies. So I learned a lot about myself. Right. The competition comes in. Right. So now the competition comes in, unbeknownst to me, because I'm partying around the country, you know, dried up. So, okay, so I get in it five years early, no competition. Now all of a sudden, you have REITs and hedge funds. They're catching on to this Airbnb thing and people pulling money. And so this company called Saunders, they come into big, major markets and they were just like, literally building out full hotels. And their marketing plan is off the chain. I mean, they're marketing on Airbnb and with their own efforts, with a team. I'm charging 350, you know, professional host, because that's, that's the rate they come in. They're undercutting the prices. They did to us what Walmart did to Kmart. They slashing at 150 a night.
Right.
Went four months, no bookings. Before, you know, it liquidated $150,000 cash. You know, I had an 815 credit score, attempted to use my credit cards, a mags, discover all of those folk. They were like, girl in trouble. They lowered those credit limits on me. I was busted.
So it started just spiraling downhill.
Oh, my God. It got so bad for me, Charles. I was like, literally in the dark, hiding from the guy. To have been avoid eviction, I had to move into one of my Airbnb units. And it Was the most. I don't. I wouldn't wish that on anyone. So here it is. I come from evicting people to becoming the evictee. And that was a. A very.
Wait, you got evicted?
Hurtful.
From one of the people.
Well, actually, I did not, because I understood landlord tenant law. So in Chicago, if the guy doesn't serve you, you. You don't get the court.
So when you say you are hiding, you are hiding from, like, from court. Marsh. A processor or somebody.
A processor. You know how the people. So in Chicago, they'll pull up on a bike and you'll see the brown envelope.
And I'm looking at the people and.
I see the envelope.
Acted like he wasn't home.
Yes, sir. Turned the lights out. Turn off the lights. Turn off the tv. Oh, it got bad. People don't like to talk about this part of entrepreneurship, but it's real. Yeah.
So what happens now? And I'm not laughing at that.
Oh, we can laugh at it now.
Laughing at you. Yeah. I just never knew, like, that was a process, man.
Yeah.
So now. Now what is going through your mind mentally right now? What do you say?
He was trying to get me too, Charles. So he would come in the a.m. a lot. And so one day he tried to trick me. Yeah. So one day he tried to trick me. And he came at like 8 o' clock at night. And of course they off work, so it ain't him. Yeah. Yeah. So. But, hey, I knew better, right? Because I really didn't have it. I just really did not have it. So I turned out all the lights, and this was a real.
This is crazy. All right, go ahead. Yeah, this is making myself.
Right.
Go ahead.
So.
Because I know you where you are today. This is funny.
This is crazy, right? And this is what. So I'm in the dark, I literally start crying. And that's when I cried myself to sleep. And I woke up that morning, and that's when I realized, like, all the things that I used to do, my rituals when I was. When I was lit up with money and prestige and freedom to do things. I stopped working out. I stopped journaling for the first time in my life. And I ended up in a depressed state, unbeknownst to me. And I got up that morning and I grabbed my journal and I date my journal. And I look back, I had not written in my journal in months, like three, four months, something crazy like that. And I wrote down while I was crying. And I came to. I had literally like a come to Jesus moment. I was like, man, you know what? Let's go work out. I put my gym shoes on because, you know, I'm. I moved into the apartment that was literally across from Navy pier on the 34th floor, right? So I haven't paid rent, but I get in their elevator and I go running on the lakefront. And insights started to come to me. And it was like, I came to the acceptance of my condition during that run, and I was like, well, this has happened, okay? And as I was walking after I did my jog, and I was walking, like, towards the building, and it just came to me like, what is your next best move? When I asked myself that question, it. Things changed for me so fast that I still can't believe it to this day. I went back upstairs and I just literally created a plan and I was like, I need at least $10,000. I will move, relocate, let's go to Atlanta. Because what I quickly realized was I didn't have a you. I was in the wrong environment. I had no one to literally call for help. People did not know I was suffering, and they were still asking me for money, right? I was really literally alone. And I was like, I need loving people. I need thriving people. I want to. I literally wrote this. I need to connect with the black elite now. I'm broke. I literally wrote it out and I was like, two way relationships. No way will I ever be in this condition again. And I said, how can I get 10k right? What did I have? I had a car and I was in the city and I was downtown, and it came to me at the moment, I didn't know what I was going to do. And then a cousin I hadn't heard from in a while was like, hey, you know I'm driving Uber. And I was like, how much you make doing that? And he tell me, like, this crazy couple thousand. I'm like, you gonna get that doing Uber? Send me a screenshot, right? And I was like, how often do you drive? He's like, I do it part time, like six hours, you know, a day or something like that. I was like, what's the maximum amount of time? So in my mind, if you're getting 5k for driving four to six hours, I do the entire 12. I can get 10.
Is that. That's what you were thinking?
This is my logic. I didn't get 10, but I got eight. I was like, I'm out of here next month. I move to Atlanta. Still, I'm bankrupt right at this point because after losing it all, I had no Choice, but to go to, like, MCAs and merchant cash advances. You know, companies, stripe, fund, box. Who else? Cabbage. Right.
You really did them too. I did it because those are top MCA companies, 100%.
And they make you feel like they're your friend. Oh, we got you. But what they didn't know is I was flat broke and I had no bookings coming. But I used. I used. I used the old data.
Yeah.
To get funding. So, you know, they see the old data, thousands of dollars. So I'm a safe bet. Right. But what they do not tell you, if you really, really, truly think about it. Yes. They dump the money into your account within 24 hours, but they're immediately taking it back with a 24 interest rate daily.
Yeah.
So you're living all the time. So you're literally paying them back with the money they gave you.
Yeah.
So I'm broke. Right. That didn't work. You know, so I went to drove Uber, got like a little over 8200 bucks, booked my flight, moved to Atlanta, lived with a cousin for, like, maybe three weeks. That didn't work out because I wasn't used to living with people.
Is that where you filed bankruptcy?
No, I filed bankruptcy in Illinois, Charles. In Chicago. I didn't even have the money to pay for a lawyer. I was like, look, I need to bankrupt myself in the business. He was like, 5K. I was like, I don't have that. So I remember a scammer family member I had. I was like, didn't you say you used to sell, file bankruptcy? And she was like, yeah, self file. You get really creative when you're broke. Right? And she was like, girl, yeah, I'll show you how to do it. It's only $246. Literally. Went down to the federal building, downtown Chicago. The same jail R. Kelly was in at the time, seventh floor. Got the packet, went to her house, and we filled out the paperwork. I filed my own bankruptcy.
So you went to Atlanta with a bankruptcy on your. On your credit report.
$8,000 and 8,000. Yeah. I still had my building, though.
Okay.
Still. So. So we were trying to get that bad boy sold. Right. So I was waiting on that. Right. That was my only Trump Car time in real estate. So it was. It was.
Yeah.
But eventually it sold, and I ended up with, like, 80K. Right. But that's why guys, when you're up, definitely invest in something. Yeah. That was my only trump card. Right. So I get to Atlanta. I had no clue that I would end up here. But what I did Know that there was a gap in my knowledge. So at this point, I'm not drinking, I'm not partying anything. Like, I come out of the storm, I was like, God, I made a deal with God. Like, I found a prayer life. I'm like, you get me out of this. I pray, promise I am going to do whatever you say.
Right.
Whatever you say.
I find most successful entrepreneurs, even. Even mentees. Right. When mentees come to my program or even your program, there's some extenuating circumstance that turns them into, like, beast mode.
Yes.
It's just that, that, like, like now you're telling me more of your story deeper than I've ever heard.
Yeah.
So now I could see the pieces of why, like, you showed up every single day.
Yeah.
Straight beast mode was hungry. When team members come to me, there's usually an extenuating circumstance that happens, whether it's fired, a baby, a marriage.
Yeah.
Layoff, retired. But they just come to me like, similar to Britney in beast mode. And they go crazy. So I tell people all the time, like, don't, don't look at the negative events that happen to you as the end all be all. They're just chapters. And when you turn that chapter, if you decide to go beast mode with it, like, you write a whole different chapter 100%. So you bankrupt you in Atlanta. What happens now? So how do you get to where you are today? To where you removing bankruptcies off people credit report. Right. The right way I seen you do it. So how do you get to where you are having been, like, so low.
Man co creating my life with God in a journal. Like, literally, I wrote my life. I didn't know it would be this. So now I'm like, I need a new opportunity. So I come here for a little bit. I'm driving Uber.
I keep saying here, this is New York.
I'm sorry, this is New York.
I know you feel like home. This is New York City.
This is New York. I moved to Atlanta.
Atlanta's two and a half hours away.
Exactly. I know, right? So I moved to Atlanta. And so I didn't know what I was going to do. But going back to corporate America just wasn't an option. Right. So I come here, I'm living, I have my own place. I'm driving Uber for a little bit. Things change for me so fast. When I switched the focus from what I lost to how can I get back into a better situation for myself? So now I'm looking for an opportunity. So I see Turo. So I'm Like, I bet someone is doing this on a professional level. Right? So someone back home in Chicago having a conversation with them. They was like, yeah, actually there is someone doing it on a professional level. Actually, I think he's out there in Atlanta with you. I'm like, really? He's like, yeah, he got like a hundred cars. I'm like, really?
Yeah.
Because remember my background since 09 was renting. I can rent anything.
Okay.
Right. I can rent apartments. I can rent. It made sense, right? I had some transferable skills.
Yeah.
So I go to a link that they. They sent me a link. It's Matt, CEO Matty J.
Okay.
So he.
This is important. Turn your mic to you.
Yes.
People have to hear this.
Yes.
Let's turn it. Turn it a little bit this way.
Oh, my goodness. Right? So it's CEO Maddie J. He proceeds to break down the strategy on, like, how to get 30 cars in 30 days. So my eyes are like, that's it. Like, they'll give anyone a car. Like, even though I had have a bankruptcy on my credit report, I can get a few cars.
Yeah.
So now I'm following. CEO Maddie J. Had no other reason to go to the Internet. Right? Here's the thing. I'm going on there. Every day there's this guy beefing with someone, right? So who now becomes my mentor. It's him. 500. So I click on it and I see him taking his mentees into, like, a private jet. He's like, yeah, you know, we can get rid of bankruptcy. This is my first time hearing this. Right? Get rid of bankruptcies, charge offs, child support, late payments. I'm like, yo, I can get rid of my bankruptcy. I'm telling y', all, Instagram him. 500 saved my life. Like, I literally was like, that's it. I gotta get into this guy's mentorship. Right?
And I, yeah, already had experience with paying for information.
Yes.
Right.
At this point. I mean, at this point, this is my strategy. I need a new opportunity and I need mentorship. I knew there was a gap in my knowledge because I knew how to make money. I didn't know how to keep it. I didn't. I lacked financial literacy is what I lacked. There's no way, now that I look back at my story, that a person in my position should have ended up in that state. I had $150,000 liquid cash. I had an 815 credit score, and I own property.
Right.
Ignorance is not bliss. Right? Ignorance is poverty. Ignorance is homelessness. Ignorance is losing what you have I wasn't in the right environment. It was a whole lot of factors that were happening all at the same time that landed me near homelessness. And so I joined a financial literacy group. I'm going hard because they're posting in a group. He. He's like 5,000 people up at this point. Right. Like, he's growing like mad. Crazy people posting every day. I got 100k. I got a 50. I say, yeah, I need to get rid of this bankruptcy because I'm next. I'm up next.
Right.
I go so hard, I get rid of the bankruptcy in five months, I fund myself over 300k. Right. I'm killing it. I impressed them so much that my first clients, how I got into this industry, came from rpx. I'm like, yo, I don't feel comfortable charging. Was like, yo, we'll pay you. I'm like, I don't feel comfortable charging you. We have the same information.
Right.
They didn't have that level of execution. I was desperate.
Yeah.
Yeah.
Basically, it. It's that. It's that extenuating circumstance.
Yes, sir.
Is that some people coming to the program. Program. They get one house, it takes six months to renovate it.
Yeah.
They take another three to rent it out.
Wow.
And some people, like Brittany. And recently we had this. I gave out an award because there was one individual that stood out. She got six properties in six months.
Let's go.
She was just. It's. It's circumstance. She's in trucking.
Yeah.
Trucking industry started to slow down.
Yeah.
So she wanted to diversify her investment. She wanted to get in real estate. I actually met her at an auction that we went to in Macon.
Oh, did you? That was dope. I've had some dope experiences with you.
Like, we've been to Detroit.
It's the worst of the worst.
Right. Over that bacon house.
Yes. But I felt, like, just so empowered. Right. I love the way you lead your mentorship. Right. I remember when you brought me through the Matrix tricks or whatever you call your mentorship. What do you call that?
Shadow Day.
No, like, when you. You're called it, you host.
Oh. So I used to do them in a metaverse.
Yes, the Metaverse.
Mentorship in the Metaverse. But it grew, so it grew to so many people.
Yeah.
Right. I do it in Mighty Network now.
Okay. Dope.
Yeah. So Shadow Day was fun.
Yes.
I didn't know you were gonna come, but you came and funded people.
Yes. Yeah. 100 crazy. Yeah. So here's one thing that stood out now. I've spoken at this point in a few people's communities. So when you invite me, soon as I log in and figure out how to get into the metaverse, your assistant had to help me. Right. I'm standing odd and all these other things. Right. And the first thing that stood out to me, I've never heard anyone say this. You were like, look, this is not the gays in group. If you have a house, you sit on this side. And I think it was like two people who didn't have a home yet.
So this is what I say. I don't. I don't want window shoppers.
Exactly.
Don't. Don't come around. I don't want that around me. I know how important environment is.
Yeah.
I know the people around me are going to elevate me. Right?
Yeah.
Pick you up. You're going to pick me up. I'm going to learn from you. You're going to learn from me?
Yes.
Like, I don't want no nervous energy. Like, you come around, around me. I want you getting houses. I want you with your portfolio. I want you getting land. I want you making money. I want your kids making.
That was the very speech and you were like, I'm not gonna have anything attached to my name. You have to have a house.
That's why it goes my mentorship. Because if the Land bank team's gonna be on it, like, right. If you're gonna be walking around saying you're a Land bank team member.
Yeah.
Like, you need property.
Yeah.
You need to sell it, you need to rent it. Like, you need to have leveled up some kind of way from being around me or, or like, don't join, like, go in somebody else's mentorship where you could just cruise and cool out. But if you, if you with me.
And picnic over here.
Window shopping mentorship. This isn't like this. My program is not an insurance policy.
Right.
You think you're getting fired and you just want to invest in something and just. And just be lax with it. Don't. Don't join.
Right.
I don't want. Want that energy. I don't want that scared safety net energy. I want the. Like, I had an extenuating circumstance.
Yes.
I need to get 10 of these because here's what it does. There's 250 land banks across the United States. If I got like 500 people that are executors that are really looking to kill it, they're going to bring information back to me that I didn't know. Just like how you went into your program. Right, Right. And you say, oh, I found another bank, or I got a. A direct lender that would do this. And it just elevates the whole community. So that's the concept of 100.
That's. That's the concept of masterminding. Right. In the book, thinking grow rich. Right. We're literally like, people are leveling up. I'm leveling up. You're downloading information. We're exchanging that mentally. 100%. But that's who you attract. So I'm starting to now see with my mentorship, that. That's who you attract. It literally comes from the head down, and that's the energy that's flowing through your mentorship, because out of all the people that were sitting in that room, you only had two people. And then you called out one guy. You was like, hey, Derek. I can't remember his name. You only been here two weeks. You need to get. You. You need to. You need to get to the other side of the room.
That's funny.
Yeah, 100%.
We have some fun moments. Moment.
Yeah.
People do get excited or. Or they get energized when they see me mentor. Because 100. I try to just. It's something that we can create ourselves. Right. We can create our own. Like you said, you. You journaled, you talk to God. You manifested what you wanted your future to be like. So with my mentorship, it's like, I don't know what mentorship y' all been in, but, like, you paid already, right? You paid already. So now, like, you're gonna go. Go buy. Get, get, get in the water.
Right?
Jump in the water. You're gonna buy. You're gonna start swimming.
Exactly.
Might end up in the yacht, but you gotta get the water 100.
I love it. You gotta put the cables on people bags.
Yeah, I have to.
Yeah. And then the experiences when we did Shadow Day.
Yeah.
When is the next one? That was amazing.
Oh, so we doing something crazy. Yeah, we're doing something crazy. I'm attempting to do something like. Something like I've never seen before for.
What's that, Charles? What's that?
So here's the next thing I'm gonna do. It's probably gonna be August or September. I'm gonna do something called Deed Day.
Okay.
Where all the land bank team members that have deeds of land.
Yeah.
We're actually going to go in Alabama. Go to Alabama. Because a lot of it is in. Is in. Is in the south, is in Alabama.
Okay.
We're going to have D Day where everybody has their deeds that they actually own debt from, free of land. We're gonna go do, like, a mastermind where I'm gonna have project managers for developing the land. I'm gonna have Adam from Star Homes. You didn't come to Alabama yet. Maybe I have come to the next trip, but I'm gonna have Adam from Star Homes. I'm gonna have the project manager. I'm gonna have, like, three other companies. I'm gonna have the foundation people that. The companies that lay foundations so that I'm going to attempt to really, really just turn. Like, we're probably like 80 to 100 individuals that own land debt free.
Wow.
So I'm going to try schedule. Schedule permitting, I'm going to try to have, like, a mastermind where it's D day. They come to my properties. I'm developing three duplexes now, and as soon as we break ground, I want to actually bring them, show them. I'm actually waiting for the concrete to be laid, for the foundations to be done. Once that's done, I could actually bring. And you know how my shadow day is. Right? You're gonna actually. You get to see, you get to touch, you get to speak to the people.
Yes.
So that's coming soon.
Yeah. I love it. Just a mere fact of seeing things in action and experiencing it, and it makes sense why your people are killing it. Like, it just makes sense.
I'll be trying to do crazy stuff. I'll be trying to do stuff like nobody's ever seen before, nobody's ever heard of. Just like. Because if you see it, you think it. It's like, all right, just put it in action. Just do it. And it oftentimes happens like that.
Yeah. And your creativity when it comes to business, like me just sitting here listening. Like, you've called me a few times and gave me mad crazy plays, and I actually like how you come up with this.
It's like.
I don't know. I just, you know, that's what I do it. Yeah.
I do a lot of, like, I obsess over success. My program, which leads to success of people.
Yeah.
Which is gratifying enough for me to actually stay up really late and focus and put this wild, crazy stuff together. Like my room in the metaverse. Right.
Yes.
Or even D Day. Right.
I love that.
Just picture a bunch of minorities.
Yeah.
Holding folders. Properties that they own debt from.
How dope is that?
Yeah. It's gonna be crazy.
See?
Can you commit to coming to D Day?
When is it?
It's either August or September. I'm pushing developers every day. So you know how I am when I want something beast mode, I'm like, hey, what are we doing? When are you laying foundation? Like, when. How much does it cost? Yeah, is it paid for? So I'm pushing my project manager daily just to. I just want to break ground on three. I have the models. We actually did a design. We saw the design of how I designed the duplexes already.
Okay.
So we did that, and we're just kind of like pushing through.
I love it there.
I'm gonna get you there.
I have to experience it 100%.
You got to get on a flight soon. Here's what I want you to do. You. You got into the program, right? You starting to fund yourself. How do you get to where you are today, man?
So I. My idea for myself was. So I made a deal with God. I was like, going forward, I'm just co creating my life with you, right? I do nothing without consulting you first, right? That was my deal. So I come out, people are coming to me for funding. It was a guy in the community. I was just like, giving them to him. Because in my mind, I'm like, I just need funding. And I'm starting a home health care business. So I'm waiting on the licensing for my home healthcare business. That took like a four month process. By the time that came, Charles, I'm in full business, right? Like, people are now looking to me, okay. They're referring people, because I'm getting results, right? And it's like, man, it's this young lady, you know, like. And it was like really literally a word of mouth thing. So I came to a crossroads and shout out to Dave David Shands. I was part of his morning meetup at the time. It was something that was a partnership that him 500 and him had at the time where his mentees got the morning meetup. Man, all of this played a part in me being consistent because every day I was focused on my business. I was looking for something to kill, like, every day. So you get up on the morning meetup, and so, like, he's a mentor in a sense. So I'm around Atlanta doing the networking thing. So I used to run into Dave all the time. So we developed this friendship, and then I was killing it. I'm on the camera every day. So I became a big part of the morning meetup, right?
Oh, nice, right?
So I'm like, I don't know what to do, right? I was like, my license came in, but I have this business here. And he was like, well, which one is making you money? And I was like, this one. I just got 30k this week. He was like, well, that's your answer. He said, you don't stop your cash flow.
Flow.
You figure out a way how to do that in the future or partner with someone in the future.
Yeah.
That's when I went bananas, and that's when I hit the Internet because I had committed at that point to doing this full time. And that's when you saw me every day on the net. Every day on the net. And people like you and other people started seeing me go hard, like I was being noticed in the mall. Yeah. Crazy.
It's different. It's different. 1. I think it stands out when you actually help people.
Yes.
Right. Because this financial literacy, like, it's not that we. We don't qualify, it's just that we don't know.
Exactly.
And it's not even from. It's not even like lower income people. Right. It's everybody. Me. What was my credit score when I came to you?
I think it was like seven. No, it was like 8:30.
8:30. I think it was like a 8:30 something.
You were a little shy of 850. Yeah.
And then I was like, hey, I need you to help me get these. The rest of my points because my circle, Right? So we start battling about credit score.
Right.
How great can you be?
Right.
How many people did you help?
Right.
Did you make a millionaire? Like, everything is just like, better, better. But we challenge sparring partners. Sparring partners at the highest level.
Yeah.
And it's more so like impact sparring partners.
Yes.
Right. So. So he's online and he showed his credit score. I'm like, damn, I don't even know what mine is. Everything's on auto, Right. So when I looked, it was like a few points behind. So I'm like, All right, Ms. Cashlos, I need your help.
Look, he pull out his secret weapon. Look at him.
Yeah. I'm like, all right, give me these. Get me the. Right. So you didn't know they got it. He got to know now. So look, I'm like, I. I need. I need 14 more points to get the 850. But as you were doing that for me. Right. And it just shows, like, yeah, there's things that people don't know that we can. With mentorship, right?
Yes.
And with your environment can really help you, but you just don't. No, there's things that like.
Or hinder you.
Google couldn't help because you don't know what to ask Google, right?
Oh yeah.
That information is sometimes helps, but sometimes doesn't because you don't know what to put in.
Right.
So it's really like mentorships, your environment, people.
Yes. Blueprint a step by step guide how to get there. So how do we get you to 850? Only thing we did was adjust your credit utilization. Remember we lose. Lord did. In between 3 and 5%.
Yeah, yeah.
Next month, 850.
And now I'm bragging to him.
Right, right, right.
So look, here's the funny thing. When I showed the 850 and I'm showing it off, he's like, that's cool. I'm like, what you mean?
I'm kind of quiet over there.
Like that's cool. All right, so you're not even using it now. What are you doing?
Right, right.
I'm like, wait, I thought he's.
Nah.
So that even that level.
Yeah.
When you think you're doing it, surrounding yourself with people that are. And they say this all the time coming back from where you're trying to go.
Yeah.
So I want to make seven figure years into eight figure years.
Yeah.
So being around that circle, it's like, all right, so good, now you got it. Now you can do something that might get you like three or four more that could probably put you into that eight figure year category.
And I do have a question for you that's coming to mind. How do you feel? What is different for you now that you're using other people's money versus when? Because you know, you're up, you're successful, you have several successful cash flowing businesses. What do you think the biggest benefit of you, me funding you and getting you that chunk of money that you were able to use it?
How?
What, what's the difference between the two?
You scale faster, you can buy more. Right. So I got three. I got a binder with over 300 thieves. Wow. From. From buying land.
Crazy.
And before. Right. So wow. Here's what happened.
I didn't know this. Wow.
Yeah, you helped me with that.
Wow.
We'll talk. I'll get to that. Right. But here's what happens. The more money you have. Right. We call it this. And I was just in a meeting with a woman that owns a bank, maybe yesterday or the day before. And we were talking about money and we were talking actually about higher education. So we were talking about our kids going to schools that cost 50 to $70,000 a year.
Right.
We're talking about high school. We're talking about one of the pillars I say to wealth is education. But it's not just any education, Right. High level wealth. It's a feeder system.
Yes.
So the Ivy Leagues have school. So corporate gets the top talent, right? The top new talent. They go to the Ivy League schools. They pay the highest to get those kids from the Ivy League schools, right. They're getting, they want the smartest kids, they're going to the best high schools. They don't just pick from any high school. High school, right. So they're going to the best high schools that have feeder systems. So here's a quick, just a quick teaching moment. It's extremely important even at the high school level that you get your kids into there. But the high school has lower level schools that they get their kids from too. So you have to now apply to high school and get in and get accepted. So what we were saying, and this is why, this is why the money that you gave me is important or the business funding you gave me. It's important to have access to it. So just on a simple math. Simple math, right. If you take a million dollars and this is just a real conversation I'm having with a woman that owns like tons of real estate and a bank, right? So we're having this conversation. And if you put a million dollars into a high yield savings account, just that alone, right. Sometimes they're like 4, 9, 5% something. They fluctuated lately. But it's, it's like a, a safe place where you can put money, you can have access to it. So we were talking and if you wanted to put your kid into a fifty thousand dollar school and you just took a million dollars and you put it in a high yield savings account at 5%, bank of America has a program with Merrill and it's actually a Merrill savings account, but it's through bank of America you actually get your $50,000 right there.
Wow.
So just by having a million dollars in a bank, you're gonna pay for your kids education, right?
Yes.
That pays that fifty thousand dollar feeder school to the Ivy League system. To the Ivy League school. So if your kids like mine didn't necessarily want to be entrepreneurs or jump out there and all and just kind of like live and write their own paychecks and they wanted to get like these high paying jobs, jobs coming fresh out of school, Right. It's internships too. Internships. They Ivy League schools, those kids are getting internships at sophomore year. By the time they graduate, they already know everybody at the company. They're Getting offers for jobs before they even graduate. Right. It's just a totally different level of wealth at the highest level of education. So when we talk about the five pillars of wealth and education being one of them, it's not just getting a degree. Degree. It's not just getting a master's. It's actually where you get it from.
Yeah.
They go deeper. Right. Because every kid out of Harvard has a bachelor's degree or a J.D. from Harvard Law. So now they're even looking at your transcript. Right. So it's like that stuff starts and hit and just an easy way that wealthy people do it is through education and it has to be at the highest level. But I just told you guys how you pay for 50, 60, 70, $70,000 school for high school, just by putting a million dollars in a bank.
Nice.
Now, what that did for me, for me to buy that land, I didn't have to use my cash. I was able to keep my cash in circulation, which I call sometimes some of it. Right. You want to diversify so you have high yield savings which will never lose. Right. You just get your 4, 6, 4, 7% and it pays out monthly, too.
Nice.
Then you have like managed brokerage accounts where you can. We call that putting money in circulation. So you have individuals that are actively trading that money for you. Obviously there's a lot of it is equity. Some is not, some are in bonds and things like that. But from a wealth perspective, right. It allowed me to keep all of my cash in circulation. Right. So I'm making money on that money. Whereas before you, I may have taken out 500,000 and went to buy all the land. Right. From then, I may have taken out another $500,000 to lay foundations, pick out SIP panels, modular homes and do all this stuff. I may have used my own money with the money that I got from you from business funding. I didn't really have to touch that. I'm still making money on my money. Right?
Yeah.
While my investments, I'm able to use business credit. You got me. Can I say some of the names?
Yeah. 100%.
The Chase Ink card.
Yes.
Which you got me like 54,000.
Yes.
There's a lot. There's a lot. We ain't going to go into all of that because we'll be here forever and you got to play in the cash.
I do, but I'm happy you shared that. This is why I do what I do. So I will get on my flight feeling pretty good and I'm going to go. You put some energy in me. Thank you for that.
Yeah, yeah, yeah, yeah. All right, so tell me about your mentorship program. So you have mentor. So tell me like everything that you offer, because I know that mastermind, that mentorship program that you do is different. But tell, tell. There's your camera right there. Tell how people can get into it. And tell what you do.
Okay, so what I do, I get you funded, period. It doesn't matter what level you are, right? So just book a like strategy call, a discovery call with my team and we do like a credit analysis to see where you are in the funding journey. Like what's required. So literally like give you a blueprint on what your next steps are because everyone has a different funding blueprint most recently. And I'm so stoked about this is my mentorship, right? Like getting a group of people. Like, there's a power in mentorship. Like, I believe in a 100%. I come from a group mentorship and the results are crazy. Like, I just started my new cohort and just two weeks ago, people, one young lady, she funded herself and then she turned around and got her spouse 70k getting rid of credit card utilization realization. Several people got approved. One got approved for like $12,000 from meet tally me. Tally is giving money away again, guys, right? So I have a three month mentorship, right, Where I'm just taking people from where they are and getting them onto the funding side. And I include credit repair in my mentorship. And so I believe in that whole, wholeheartedly. Because I want you to focus on building relationships with banks, building out your business credit profile. And this is how we're getting results so fast instead of focusing on the negativity. But here's what I want to do for your audience, right? I have a free 30 day coaching and I also have a free course that will help you become totally creative. Incredible as a business, right? Totally free. So you can leave the link behind. No, no. Below. There's no catch. All I ask is that you give me a shout out when you get a result.
Awesome. Free.
Free. 100. Free. 99.
How do they find you? How do they find that link? Because I. I know nothing you ain't tell me you was doing. Free.
Yeah, yeah. 100. Because here's a. Here's what I know. As long as you just get started in focusing on the resolution instead of the problem. That's why I don't want you focusing on credit repair. I firsthanded. I experienced that firsthand. I was so focused on the loss and the negativity and the bankruptcy that I was stagnant. So I don't care where you are right now, financially or whatever, your next best move can be this free course, like 100, because you can start building out your business credit profile.
That's how I could tell you want to impact people.
Yeah.
That's how right there, like you giving away. And we give so much for free all the time. Right. Even your lives. People are telling me that they learned from.
Yeah.
When we go live, right? They're telling, yes, I got this from Ms. Cash Flows. I'm ready. I'm like, oh, you in her program? They're like, nah, y' all went live on Thursday. I'm like, yeah, yeah. All right. So cool. Where do they find you?
