I've been going, going, going, going, going, going crazy. Nope, you can't blame me. You have a hustle. I've been going, going, going, going.
Newsroom I'm your host Charles Noonan. Today we we're going straight into the market minute. Some of you guys have may have heard this already, but two hot markets, Wayne County, Pa. Repository tax sale has an auction going on August 22nd. Over 500 properties each have an average value of $10,000 and the average price of those properties are less than $1,000. Second we have in the market minute Monroe County Tax sale, Monroe County, Pennsylvania. Those properties have an average value of $14,000 and an average sale price of $1,000. Anybody in here want one of those properties? All right, don't sound like a whole lot. I'll say it again. Anybody in here want one of those properties? Yes. Who's going to the auction?
Me.
Love it, love it, love it. All right, so second thing we're going to do for this segment. This next segment is called behind the Build. So this is the math, the science and the mindset behind doing your first build. I'm going to give you guys four steps on what you should do for your first build. Somebody throw out a number of a profit that you want to make for your first build. Somebody just give me a number, 50k. So I'm going to show you how you make 50k with your first build. Okay. So step one for your first build and this segment is called behind the Build, you're going to find what the property values are, what new sales are in a specific zip code for new construction. So step one, find what new construction houses are sold for in a zip code. For example, if you want to make $50,000 and, and the house prices, the sale prices for new construction is $450,000. Right? You want a $50,000 profit. You then have to step two is to find a piece of land. For example, if you bought a piece of land in that area and that piece of land cost you $50,000, how much money do you guys have left to play with? So 450 minus $50,000 is how much? 400,000. Right. You want to make $50,000. So let's take off another 50 from there. How much do we have now? 350. This is easy math. I'm happy I'm teaching you guys in numbers that you could understand. So you got $350,000. Here's what you do. You find the recently sold house that sold for 450. You go to the Department of Buildings, Department of Safety, Engineering, or the Planning Zone. You ask them for a copy of the plans that were submitted for that house. You then take those plans, and you get that house built from a builder that will build the house for you. For how much money? No, because you're going to max out your budget. 300,000. Three, if you want to make 50,000, you find a builder that will build the house for you for 300,000. The land is going to cost you. Let's just say we said 50,000, right? So you go, 300,000 to build the house, 50,000 to buy the land. That's 350. When you sell it, what would your profit be? Damn.
Yeah.
Thank you for my mathematicians. Let's do it again. Let's do it again one more time. I want to make sure you guys get this. Okay, let's start from the finding the land. You find a piece of land that costs $50,000, right? Following if the houses cost $450,000, you need to find a builder that can build you a house. For how much money? $350,000. 350 to build. 50 for the land gives you 400,000, right? The sale price is 450. So you can now spend. If you want to make $50,000, you can spend up to $400,000. Everybody got it? All right, let's do that segment again. This segment is called I actually have to hand this into a TV network. Man, he's laughing because he's the one who told me we have to teach our people things four times before they get in. What number are we on? We're at number three. All right, so let's get it now. Larissa standing right in front, calculator in hand. All right, so this section is called behind the build. It's okay to use your calculators, guys. It's okay. Oh, you. So you doing math, not recording, but your phone's in your hand. Let's do the section one more time. Behind the build. How to make $50,000 from building a house, right? The first thing you do is find some land. If the average price of land is $50,000 in that area, if the average sale price of a property is $450,000, you need to find a builder that can build a house for you. For how much money? Damn, y' all whispering. That's how I know y' all ain't right. $350,000. So here's what you do. You find the house that was sold for 450 you go to the Department of Buildings, the Department of Zoning, the Department of Permitting. Right. Is where we hand in our plans. You ask them for a copy of those plans. You then take those plans to a builder, and you have to just find a builder that will build that house for you for $350,000. 50 for the land, 350 for the build. Then you can actually sell it for $450,000. Got it? All right. Got it. Thank you. That concludes this section of behind the build. It's simple math. All right, so let's go. Next we have pick the property. Pick the property. $25 for the person who gets the number right that I put inside the book when I signed the book. How many properties do I expect you to buy when you purchase Charles Noonan's book? I signed, like, five books today. Whose book did I sign today? Go for it.
20. 20.
100,000.
She says 20. Somebody.
Somebody's wrong. I love this show. So when I signed the book, right? When I signed, they bought a book. Maybe she didn't open it. She's going to read it when she gets home. All right, so when I signed the books, I definitely say thank you for your support. With this book, you are empowered to buy 100,000 properties. So you guys are right in the back. All right, give it up for the ladies that got the answers right in the back. All right, so this final section, we go. Millionaire guest chair. Today I want to just do a small interview with the Millionaire, and this segment is called the Millionaire guest chair. I'm going to interview Brendan Boyd, who has made me, like I said, five figure weeks and six figure months easily through his media strategies. And I'm fairly shy. I didn't have a big social media. I didn't have a lot of followers, and I wasn't really good at interviewing people. But when I met him, he's like, hey, bro, I can get you five figures a month easily. And I'm like, how? Because I was really only making, like, $140 through YouTube, but I was getting leads, but I wasn't monetizing my YouTube channel. Then I stopped for a while because I had a lot of leads, and we got really good traction. And then when I stopped, I realized I was still getting, like, hundreds of leads every month, and I didn't know it was coming from. So I gave my sales team a month off, and I just wanted a break, and they were still getting sales. And I'm like, why don't you guys stop? Like, I stopped the marketing and everything. And they were like, YouTube. And I'm like, what? They're like, all the leads are coming from YouTube. So now I was like, oh, I got to take the podcasting thing seriously. So then I called this guy Brendan, who's, like, the podcast king. He actually did more than dominate the industry with one of his channels. He actually started to teach people how. And he teaches people how they can make five figures a month through their podcast, which is a booming industry, by the way, but he teaches people how to do it. And when I learned that, when he started making money from me, I realized that we're from the same tribe. What tribe is that? Tell them how tribe. Right? So when I met him, he's like, yeah, I'll just tell you how. And I'm like, damn, I'll be telling people how, too. So then we immediately just became friends, and we share a lot of, like, things in common. So what he doesn't know is that what we're going to do for him when he comes to the stage, we're going to do Teach us be. All right, y' all with it or no? All right, so let's go. Coming to the stage, a friend of mine. Friend Tour, we call each other, but this guy is truly one of the smartest people I know, one of the most intelligent, and definitely one of the most fearless. We're in groups of people that teach and give back to the community. And when anybody comes up with something, the first thing he says is like, let's go. Let's do it. I'm like, damn, bro, you don't want to hear more. He's like, no, no, no, no. Let's just do it. I'm like, all right, I'm gonna just do it. And it actually works. So coming to the stage. No, other than on Instagram.
It's.
It's Brendan Boyd. His real name is Brendan Boyd in person, and he is here to teach us, B. Let's go, y'.
All.
Teach us B. Teach us be. Teach us B. Teach us B. Teach us B. Let's go, let's go, let's go, let's go, let's go. Teach us, B. Teach us be. Where's the energy at?
Teach us be.
Teach us be.
Teach us be.
Let's go, B. I had to get the shades on. Cause it's about to get dark in here.
Welcome, welcome. How you doing, brother man?
Doing amazing. I feel like I just saw you, though.
You did, you did, you did. You actually split the room in half, too, bro.
We had to.
Yeah.
So we called this side of the room the Turn up team. Charles Dunan and the real estate newsroom officials. Let's make some noise for Brendan Boyd.
It's not bad. That's not bad. That's cute. It's not bad.
What you call your side, bro?
The get money side. We just get money over here.
It's the get money side over here.
Who's louder today?
The left side for sure. Left side been showing up.
Let's give one more time. Give it up for Brandon Boyd. You ever heard a roar like in your. I heard that. You ever felt a roar in your. I felt that they appreciate you. That's love. They showing you.
Left side. Let's get rowdy. Let's go. It's to get money. It's to give money stuff.
This is rigged today.
It's rigged.
This episode is rigged by Brendan Boyd.
There's 40 chairs over here, and there's.
80 on this side. And he set the room up. But I'm cool.
I'm cool.
It's a no judgment zone. We both win whenever we do something together.
Yeah, everybody. The whole room is filled with winners. Everybody's winning today.
All right, cool. Let's get right into the. Let's get right into it, bro. So you are known as the. The super connector in our industry. If anybody's doing a challenge, if anybody wants exposure for their brand, exposure for their business, you're now talking about teaching people how to productize and monetize what they do. How did you establish that brand and what made you get into teaching people how to do podcasts and monetize?
That's a great question. I think for me, I was an agent. I was a real estate agent for, like, eight years. And before that I had a clothing company. Pretty successful for about 10 years, but I had my license as an agent in two states, Massachusetts and California. And if y' all know anything about California, everything's spread out. So I did a deal one time, and it was like two and a half hours, almost three hours outside of la. And to make a long story short, I had to go see that property two times. So that's about 12 hours of my life inside the car. And the deal didn't. The deal didn't close right away like it was together. We submitted an offer. It pretty much got accepted, but there was a gap. There was a. A cash gap. The property wasn't worth. With the. With the. What the seller wanted, but he wasn't trying to come down.
Right.
So anyway, the deal fell apart, and then Three months later, the buyer's like, I still want the property. So I had to go back out there, put the deal together. So on the way back, though, on the final journey, I was like, nah, nah, the money coming way too slow for all this. All this time I put out there. And David, actually, this gentleman right here, if we go back a couple of years prior, 2018, he encouraged me to start just documenting and blogging. So I bought my first camera, and like you said, I'd just be taking action. So I just. I was doing interviews, so it wasn't a podcast back then. I was just interviewing people on. For YouTube. And when. When I stopped doing real estate, like, that last ride home, I was like, I'm not doing this no more. This don't make no sense. So I just started recording more with my camera. But I got a mentor immediately because I knew there was information I. That I did not know. Right.
Got it. So it was a. It was just. I'm gonna summarize that it was an epiphany. You wasn't making a lot of money. You wasn't happy in your current situation.
I was making okay money. I was making, like, you know, between 10 and 30amonth, but it wasn't stable. It was like some months 10, some months, 20, some months five, but generally around 10 to 10 to 20amonth.
And then you just decided that you wanted to document. Was it popular to document your journey, document your story?
Well, yeah, I think when you. When you have a camera, like, everyone's on social media and everyone goes to YouTube to learn things. So to me. To me, it just made sense. Like, my mind, the way my mind thinks, like, I just look at opportunities and I can see, okay, we can make money like this. There's a strategy right here. So my mind was always like, well, I could. I feel like this camera with me using my. My. My interview skills. And with this camera, I feel like I can create income.
Okay.
You know, like, I could use it to generate income, and I have fun doing it. So real estate was cool. I enjoyed doing it, but my time was getting, you know, my time that. The time exchange for the value. To me, it was as an agent. Didn't make sense.
Okay, got it. All right. You're also known for making multiple six figures per month. Right here on the Real estate newsroom, we always qualify our guests. I got qualified when I was a guest. So I want you to qualify yourself as a guest and just share with us some of the ways that people can make multiple six figures in a month?
100%, I think, you know, if I have an opportunity to teach at the. After this, I'll kind of break it down. But the main thing that most podcasters or creators don't have is they don't have offers. So you can't really monetize how you would like and how you would think as a creator if you don't have an offer. So what an offer is is essentially something to sell, right? So most creators think, or someone asked you, you would just assume that the way that you monetize, like he even mentioned, is YouTube. I make money on YouTube and having a brand deal and getting a sponsorship, and you can make money that way, but that's not how you make money with a show consistently. You need offers. So. So what I figured out after going through mentorships, yes, I invested. I spent over six figures, you know, and I'm always investing, and I learned a format that I like to coin, the foundational four. And I feel like with this foundational four format, any creator, any podcaster, you can easily make five to six figures a month.
Are you willing to share that with us?
Yeah, 100, definitely.
Let's get it.
You want me just give it to you? Y' all want it?
We want the game. Before that, right? Before that, before that, before that. Before you get into that, right? Is this something that anybody can do?
Yeah, anyone. Anyone can do it. And honestly, I feel no matter what you have going on, everyone needs media. This is media, right? Y' all are in this room because we had an idea, right? And we created an opportunity for you guys to be here. Now, if we didn't record anything, did it really happen? Maybe if a tree falls in the forest, no one. No one sees it and hears it. Did it really fall? Maybe. But the thing is this, because we're recording it now, we can take this content and redistribute it. People that are not here, it can help people, it can live on forever. One thing I also say is content never steals. There's no stale content. Content doesn't get old, and it doesn't steal. So with this right now, with this being recorded, right, you can become an authority. You can be edified, right? You can share your information, and you can connect with so many people all over the world, and you be. And you can become an authority in your space. So everyone needs media, because that's going to help you amplify what you already have going on. Like, Dana makes so much impact, right? And Dana also makes content. But let's say Dana just turned it up to the max, like she would. She would impact so many other people just by making content. I like to call them content assets, because one of the things that you guys may not realize, we talking a lot of real estate, right? You know what content is? What is digital real estate? And a lot of. A lot of podcasters and creators. You guys are creating digital land and not developing anything on your digital land that could bring you an roi. So you're releasing the content anyway. You're not maximizing it, and you're not optimizing it with any offers or assets that can. That could bring you back a ROI passively.
Show of hands, anybody go on Instagram today? Anybody go on social media today? Show of hands, you didn't go open any social media today. Oh, your hand got stuck. It's the same space, guys. This is a safe space, right? This is a safe space. It's okay. Who went on social media today? Show of hands. Is that everybody who has an offer to make on social media. 1, 2, 3, 4, 5, 6, 7.
Who created some content to post today on social media? See, there's a difference between consumers and creators. There's a huge difference between consumers and creators.
Got it. Who would like to make more money making their offers online? All right, let's. This is a safe space, right? Who's afraid to post and make an offer? Anybody here afraid to post and just say, hey, I want you to pay me for something? Show of hands, like, put them up high. You can be shy to post and not shy in person. It's okay. All right? Because one of the things I learned, and I talked to Brendan about this, when we do, like, our. Our business sessions, is that I told him, I said, some people have to learn how to get over the fear of making offers. Sometimes we're worried about what people are going to think that follow us when we make an offer. They're like, oh, you're selling something, or whatever the case may be.
And.
And I don't know that he was aware of how many people are. Were afraid. So I was totally afraid. I didn't have Instagram two ago. I just got it and I just started making offers. What made me really comfortable with it was people started paying me a lot of money to teach them what I know. So I was like, oh, I'm about to keep doing. It's like a cash machine. I start posting every single day. Sometimes I set goals. I don't leave my house until I post because there are people that want to know what I that want to know what I know. And for my time, I charge a fee and I make a lot of money for it. And it's kind of like just giving people information that's valuable to them, and they'll give you something that's valuable in return. So show a hand. Just so we could just be completely honest, who here has been afraid to make a post or an offer on. Of something on Instagram? Okay, some people just straight up shy. That's okay. No, she got shot. She thought about it. It's okay. All right, so b, let's get into this four. What's the four steps?
You got the foundational four, and I'm gonna give you a bonus. And. And since Tam said she gonna co sign the book before that.
Let's qualify the room. Let's qualify the room. Who here is not afraid to make a post and make money based on their offer? Right? You can't be on one side and not the other. Who's not afraid to make a post on social media or YouTube or Instagram or Tick tock. Okay, cool. So this is for y'.
All.
Show them how to make money.
Who has a podcast or who has a YouTube channel, raise your hand and. And if you want to start one, you would be included too, raising. And keep your hands up. All right, so. So yeah, so all y' all can. All y' all can. Can utilize exactly what I'm going to share with you. And you can make money like this, right? So one, one of the things I want you to realize and maybe train your brain to think about it, is it's digital real estate, all right? And every single time you create content, especially long form, you're creating a piece of digital real estate, which is an asset. Now it's up to you. You decide if you do not want to put anything on your street. So. So, for instance, like, he sees how to. How to acquire physical land. Now, if you don't resell it and you don't build on it, it's 100. That's up to you. Means you're just going to be paying fees. So now it's an asset, but it's technically a liability because you just. You're not doing nothing with it. So you could look at content the exact same way. All right? We're in a content economy. The create economy is over. Is over $17 billion in podcasting alone. We're talking about $121 million of market cap, meaning, like there's. There's money in this space right now. This is What I feel like you guys need to then leverage what you already have going on. All right, so the first thing is, is you need to have a digital product. All right? So a digital product is really just gonna be either information that you already have or information that you're learning or information that you're looking to acquire. And you want to put it into a digital ebook.
Right?
We talked about that earlier. Okay. Now, there's a lot of different forms of digital products. I'm just going to give you the ebook as an example. Right? So let's say that you develop an ebook, and a lot of you guys are probably like, how do I do it? I can give you a prompt on chat, gbt. It'll build the whole thing for you. You should still put your isms in it and your energy and your flow, right? But you can develop it pretty fast. Now, let's say we just. Let's say it's $27, and we're teaching people how to. Okay, we're staying. Real estate. How to acquire a piece of real estate. If you put up one post a day that teaches either something in the book or maybe touches on a pain point or why people think it's difficult to acquire real estate. But the answers. But the information and the answers are inside this ebook. You're now giving yourself an opportunity every single day to have that book sold. Right? Now, for simple math, if the book's $47 and you sell 22 of them, that's a thousand dollars. You make the book one time, you can sell it forever. You make content every single day that can sell the book. Right? I had a client last night, I call them O N O's. It's an overnight offer. I train my students to do overnight offers every single night so they can. So they can wake up to money while they sleep. And he sold, like, five of them yesterday. He was sleeping. He just woke up to some money.
Real estate News Timeout. Anybody ever heard of A O and O?
Yeah.
Anybody want to wake up to money? Show of hands. Anybody want to wake up, wake up to money? Oh, they not shy no more, bro.
So. So what?
So look, I'm. Anybody want him to break that down before I ask them to break that down? Just say break it down, baby. Break it down big.
All right, so we ain't never heard.
Of a O. O?
Yeah, I guess we ain't talk about that. I heard of OTO one time offer, so.
Oh, and O.
Right. So the students I work with, me, they have multiple offers. So I teach Them to, you know, like, we're going to put different O and O's based on the different types of day of the day. Right. I like to refer to them as a soft offer. So I like to have like low ticket O and O. So let's say something that's under a hundred dollars, you could do whatever you want. But I feel like at nighttime people are up there scrolling. There's probably people that have been looking at your page for the past week, past month, digging into your content and they're like, oh yeah, I want to do that, I want to do that. But maybe at this particular night, at this particular time, at this particular price, they're like, oh yeah, let me grab that. Right, because people are already paying attention to you. But the thing is this. We have to put ourselves in position. Say, put ourselves in position. Put ourselves in position. If you're not in position, you can't get paid. You all want to get paid, then we gonna put ourselves in what position? All right, so let's say all of us have a digital product. We're gonna use this as an example. So some of us may not use social media that often, but I want you to think of social media as a place where I can teach someone, I can share some information, and then a place that I can put myself in position to get paid. Right? Put myself in position to get what? Paid. All right, so if you're teaching somebody something that you know or you're sharing information around something that you know, and you attach this to, let's say a digital product, like an ebook, because we're talking about that first. The first part of the foundational four, you can use your stories. Because stories expire every 24 hours. So you can use your stories to post A, O and O, or you can even post A, O and O on the page, like, you know, on your feed. You can use as many platforms as you want. So YouTube, Shorts, Instagram, TikTok, you can use the stories, Facebook stories, whatever you want. You can also use email. So you can do an email. Oh, and O, you could do a text blast. Oh, and O. These are just like late night offers, you know, overnight offers that you can put out there so you can wake up to some money. Y' all say wake up to some. Wake up to some money. All right, but you can't wake up to some money if you don't put yourself in what? See, I think they get it.
Step two. So we got O and O, right? What's step two?
Well, what's an oh, and. Okay, cool. So.
Oh, by the way, I'm doing an overnight offer.
You should.
I'm doing. Anybody here doing an O. O.
Show of hands. Showing hands. All right, well, some fool's really gonna do it. Well, some. Some of us don't have digital products yet, so they're gonna get them, and they're gonna. They're gonna be. Oh, and owing.
I just want to know. Tag me in your O and O.
Here.
We're gonna do this. Tag me in your O and O. I'm gonna repost your O and O. Hey, yeah, you know, I only have 78, 000 followers.
100. 100. All right, so number one is a digital product. Now, a digital product allows you to get paid. You do the work one time, you give, you can get paid forever, right? So number two is a paid community. Okay? Now, what I like about number two is because most people feel like. And raise your hand if you feel like this. If you have a YouTube channel or a podcast, you feel like you need a lot of subscribers, raise your hand. Do you feel like you need a lot of views? Raise your hand if you feel like that. Do you feel like you need a lot of downloads? Okay, so you've been. You. You've been brainwashed. You don't need none of that. Now, I'm not trying to say it's not valuable, but what I'm trying to say is there's creators out there that have all of that. They ain't got no money. All right? So there's not a thousand people in this room, right? There's not. Right. There's not a hundred thousand people in this room. There's not. But is there money in this room? Technically, we got some money, right? Okay, so if you have an audience of 100 people, do you know. You know how many people devalue? Right? A podcast episode that has a hundred streams, 100 downloads, and 100 views. 100. They just devalue it. Like, what if. What if I was like, charles, you know what? Today was dope, but just forget this audience. Y' all wouldn't feel valuable anymore, right? So people are devaluing your audience because they think that, oh, it's 50, 60, 100 people. But the thing is this. The creators are devaluing your own audience because you're not even valuing an episode that just dropped or posted. You posted that has under thousands of views, so you discard it. You don't even think it's valuable, which discourages you from posting again. So it's like Psychological warfare that you're playing on yourself because y' all don't want to put yourselves in position. So with a paid podcast community, look at this. There will always be. I want y' all to repeat after me. There will always be a segment of my audience that wants more access, but I can't give them more access unless I give them an offer. So listen, there will always be a portion of your audience that want more. Right? So Sean said he has 70, 70, 000 subscribers. I mean, 7, 000 followers.
Yeah.
Okay, so his community doesn't have 70, 000 people in it. He probably got. How many you got in there?
Maybe 4,000 total.
Okay, so we got 4,000 over 70, 000. Now imagine. Well, I already know this is true for you, but imagine, let's say, who has a low audience count, like a low following on Instagram. Raise your hand, like, what? What's the number? Okay, that's cool. Anything lower than 6000. Okay, okay, 1300 is cool. So you got 1300. Do you think. Does that number discourage you at all? You feel like my page is small? Okay, so. So I want you to do some math real quick. You got your calculator. So imagine off of that 1300, there was a hundred people that wanted to tap in with you. And that's less. That's less than 10%. There was a hundred people that wanted more. They wanted to get closer. They want to be more intimate. They wanted to maybe hop on the zoom, catch a meetup. You know, any. Anytime you have something new, you would be. They would be the first people to. To. To. To access your information. And let's say that 100 people, which is less than the 10% of that 1300, right? Less than 10%. Less than 10%. And let's say it was $99 for them to be in this paid community. How much money is that? 99 times 100. See this? I told you. This room wants to get paid. So if less than 10%, 100 people. Now, look. Now I'mma ask this side, and then I'mma ask this side. Would y' all be upset if you only had a 100 people? Not a TH000. Not 10,000, not 100,000 that was tapped in, that paid you $99 a month. So now you bringing $9,900 a month from your podcast or your YouTube channel. Would you be happy with that? Would you be worrying about 10,000, 6,000 streams? 100,000 streams. That's good money. Okay, who. Hold up, hold up. Let Me ask this side.
That's almost $10,000, bro.
Six Figure podcast, Six Figure YouTube channel.
Yeah.
This side, you got a hunt. You got a hundred people. You got, you got 1300 subscribers. But a hundred people want to learn more. 100 people want to tap in. Other people really like what you're producing, what you putting out there. And they're willing to get into your paid community at 99amonth, which is allow you to bring in 9, $900 every single month. Would you be happy with that? Would you be, Would you be worried about, I don't got 6, 600,000 subscribers on my YouTube channel? Would you be happy with the 9900 show of Hands?
Who'd be happy with an extra $10,000 a month? Show a hand?
Oh, yeah. Yeah. And not an extra 10,000. We're talking about recurring revenue. This is every month.
Can we do a quick case study? Yeah, sure.
All right.
Apple was super shy. How many followers do you have on Instagram? She has 227 followers in total.
Yeah. Right. So, okay, let's.
We do a case study. How many people have you shared with that you have? 32 properties in total? In total. In total. No, in your, your, your whole community, in your world, how many people know? 30 people.
Right?
Let's just say she's told 30 people. I own 32 properties. How many of them have asked you, how did you do it? Everyone. Right. Everyone wants to know how you did what you did. Right. So my point is there's a high probability of people that get your story and your message and want to know how. She didn't say. Nobody. She didn't say half every person she told, I own 32 properties. They've all asked, what. How did you do it? Did any of them ask you to show them how?
I have like someone from church.
Yeah.
Awesome. Of course. So she made an offer. So everyone wants to know if she's just said, hey, I've just put all the steps down. I, I documented how I did it and I put all the steps down and you can just pick it up for $9 in an ebook. How many of them would do that?
Not even an ebook. She's just doing her paid community. So they just, they just every month.
I love it. All right, back to you, bro. I mean, look too.
And if she got 230 with 230, 10, 22 people, that's $2,200 a month.
Yeah, but she didn't tell any of those people.
I mean, she sure didn't she barely.
Wants to tell us. She barely wanted to tell a guy sit right next to her. When she said 32, he was like, what? He was like, why? Right.
All right.
Yep.
Oh, we got. We got a question. We got to get to three and four, though. Go ahead. Go for it.
So my question is, when it comes to the ebook, like, you know, because there's only so much that you do know and so much that you can teach, unless you're, you know, continuing to learn and grow, which a lot of us will be doing. But how much information would you recommend putting in the ebook? In an ebook, before going to the subscribed community type of situation? Like, do you just put everything in there?
Or.
I mean, that's the wrong question to ask. Respectfully and only reason why I say that, because that's a question that's going to prevent you from taking faster action. The thing is this. If I. If I had one page of information, okay, what if I gave y' all the foundational four with a roadmap to make six figures? It was only one page, and I charge you $99 a month. How many people will show hands with by that? So. So the. The. The length of the. Of the book doesn't matter. People want fast results. So if. If you can give me the information in 10 pages, then it's. It's worth it if it takes you 50 pages. And that's cool, too. You're not. You're not creating the book as a novel. You're. You're creating the book as a. As. As something that's going to give value and then a how to with some steps. So if you can wrap the steps up in 10 pages, that's going to allow the person, you know, that's. That's purchasing and consuming it to take action faster. And you can put down the first page. Listen, y', all, this ain't 100 pages. I'm gonna give you all this information in 10 pages. All you gotta do is finish this book. You'll know exactly what you need to do. Let's go.
Step three.
Step three is one of my favorites, right? It's affiliate marketing. Now, affiliate marketing allows you to make money in the gaps. So y' all say make money in the gaps. Make money in the. All right, so it's one of my favorites, because since we're on a podcast in a YouTube, everyone, I watch this content, even in this room, everyone in this room came in here with a problem. Now, it could be a big problem. It could be a small problem. It could be, you know, it may not even be major, it could be minor, right? But everyone, everyone's watching content, consuming content with, with and with a problem. So, so let's say Charles is the platform, okay? Let's say I represent the audience. So we're gonna use affiliate marketing, which is other businesses, other entrepreneurs, other products, other services that already solve a problem that people already are coming into consuming your content that already have, okay? Now the amazing thing about affiliate marketing is what he's gonna do is he's going to continue to just do the real estate newsroom. And then what I'm going to do is I'm the audience, I'm going to continue to watch episodes. So if he's not building, building or stacking affiliate marketing right on, on his, his, his, his digital assets, his digital real estate, his streets, right? He's not making money right here. Because the consumers, the viewers, they already, they have issues, they got problems. So what we want to do is we want to leverage businesses, entrepreneurs, products and services who already provide solutions and get paid with them. So they're going to do all the work, they're going to do the selling, they're going to do customer service, they're going to do fulfillment, and they're going to do delivery. All you guys got to do is collect money, right? So for instance, like there's CRMs, right? Customer relationship management systems, they charge customers 199, 299, 399amonth. They will pay you anywhere from 20 to 40%. Because someone that's watching your content, they need to organize their business. You don't gotta handle no customer service, no delivery, no sales, no fulfillment. You just gotta get paid. And they're gonna pay you every month. Who needs payroll? ADP. ADP pays you out 800. Every time you send them 10 clients, they send you a check, they send you a check for 8,000, right? So problems already exist. Affiliate marketing is a multi billion dollar industry. So if you're not, if you don't have any affiliates on your digital streets, which are your episodes or your pieces of content, or if you're not even make, you know what's crazy? You can actually sell an affiliate list as a digital product, get paid for them purchasing the affiliate list, and then all, everything on the list could be one of your affiliates. I don't know if y', all, you got it and, and then, and then you can, oh, and know it. You know what I'm saying?
Teach us B. Teach us B. I say it.
Break it down one more Time. And then I'm gonna ask you to give them one affiliate site that they.
Could go sign up on.
Grab affiliates.
So affiliate marketing is money in the gap. So, like, these are short 1000 mics. So I can say, hey, who is interested in starting a YouTube channel, podcast, or just want to make some content? Raise your hand. So who would like to, you know, access this exact mic? This. Okay, right. Who wants to access this exact mic? So listen, Amazon is one of the biggest affiliates. Now, Amazon doesn't give out a lot of affiliate money. Somewhere between 5 to 15%, but literally 99% of everything on Amazon you can get paid from. Actually, let me give y' all a hack. Don't stop going to Amazon direct. Don't go to Amazon.com to buy stuff. Find one friend, one partner, or even find a community and go through Amazon through them. Have everyone in your group sign up for Amazon Associates, get an Amazon Associates account. What that's going to do is if Charles goes to Amazon from me and he's just going to buy what he was going to buy anyway by going to Amazon.com I'm going to get paid off of everything he buys and I can send him a link to buy a book. Let's say he doesn't buy the book. He buys some Tylenol or something. I'm still going to get some money off the Tylenol, right? So stop going to Amazon. Just Amazon.com go to Amazon through one of your family members or one of your friends, affiliates. Send them the link to Amazon Associate. You can go, you can Google Amazon Associates. It'll bring it to the site. Sign up for the affiliate. Amazon gonna get the money anyway. Why don't you get some money with.
Amazon and you can sell those products through your link?
Well, there's two ways you can do it, right? You can create your own Amazon storefront. So literally everything you're buying on Amazon, you can now, you can put in the category, let's say electronics, health and wellness, beauty products, whatever. And now you got an Amazon storefront. That could be an O. No, right? Or that could just be, you know, something that you sell. Or you could literally say, hey, listen, anytime you want to buy something on Amazon, use my link. You guys are going to make money off of whatever's purchased from your link because people are going to Amazon anyway.
So that site is called Amazon Associates.
Amazon Associates.
Can I give them one that you gave me that I make a lot of money off of? Yeah, go ahead. Or give them the one you gave me. You Give them the one you gave.
Which one? Which one? I got a couple sites. I don't give them.
Give them all 3. The ones that you.
All right, so. So there's. So these sites can fast track you getting affiliates. So generally, affiliates are like anywhere that you're buying something, scroll to the bottom is going to say affiliate. You know, become an affiliate, join the affiliate program or something. But if you want to just fast track and just hit some sites that already have thousands of them already there, you can go to clickbank, Click Bank. You can go to Notebook, Notebook. You can go to J, the letter JJ, the letter JV Zoo. JVZoo. You can go there. You can go to impact.com.
That'S enough, bro. I made a ton of money off of all. Off of all three of them.
Yeah. So you can go there. They have thousands of sites. And the thing about it is you can search. You could search up like particular categories on those sites, but do an audit. What's at your house? What do you buy regularly anyway? Literally everything that you buy or things that are existing in your house. You can. You can become affiliates of that. And just imagine if you are creating a podcast or you have a show on YouTube. You make your own. You, let's say you made commercials for your own products. I mean, for affiliate products and services. You put them inside of, you know, put them on your digital. Your digital streets. Now you're. Now you're starting to build content that has digital assets on there.
Anybody ever see on the real estate newsroom commercials? Anybody? You've seen some cool. All right, so I get paid for those. That's not my products, but I get paid for them. I get paid for you just watching them through impressions. But if you buy, I get paid more.
All right, yeah, there's a lot of ways that y' all can do it, but I would do those first for sure.
Step four, what is it called? The what four?
Foundational four. If you guys use this to found it, I swear, I promise you five to six figures easy in this space. You don't have to worry about brand deals and sponsorships. I do have a strategy that you can get. Get a brand deal. I can give you that if we have time. But the foundational four, you need now, the four Foundational four. If you have a podcast or you have a show, right? And a show is you going to have guests on there. This is a strategy that I gave a lot of my students and they made like one of the students made 30,000 last month just using this strategy. Right. It's called the VIP package. Now, with the VIP packages, how many people have paid for, like, a photographer to, like, do photos for you? Okay, how many people. How many people here pay for, like, a videographer to do, like, content of you? Okay, now you guys find that valuable? Like, you invested in this. Valuable, Right? But for some reason, people, they be devaluing your platform, so they don't want to pay. Cool. No problem. So with the VIP package, what you're doing is now you're gonna package up the content that you're creating. Let's say. Let's say Charles was on my podcast. I'm gonna resell Charles the content that we just made if I'm coming on the podcast. So that. That's the raw footage, the edited footage, the six to ten clips. I'll give them an opportunity to shoot a commercial, behind the scene pictures, behind the scene videos, autocall to actions. I'll put it in a folder, and then I'll just resell it to him. Why? Because he's an entrepreneur. He's a business person. He knows how valuable content is. And if you would pay for a photographer to capture photos, as you're probably not going to use that often, and you're going to pay for a videographer to capture a moment that's going to be hot for like a month or two, I would. I would find a lot of value when a guest coming on my podcast, on my show, and then reselling the content of them, talking about how they help people, who they are, their story, where they came from, their impact, with a call to action in all the. All the. All the actual files, that's the easy sell. So if you're releasing four shows in a month, and let's say you got a 50 conversion rate and you charge $500 for the folder, which is very inexpensive, you just made a thousand dollars a month, and all you got to do is ask, hey, Charles, by the way, before you leave, man, are you interested in the VIP package?
I'm taking it every single time because I don't want to create my own content and do all of that stuff. If they're going to give me six or seven clips in a folder, they're going to get me walking in, walking out, and really make me look like an authority and that I had some big, fantastic day as a celebrity, I'm buying it. I buy every podcast I go to.
And imagine that, you know, you release four episodes in a month, four to five, depending on the month. But what if you. What if you're someone that likes to batch record. You decided, hey, listen, this Saturday I'm gonna shoot. Well, this Saturday and Sunday, I'm gonna shoot, you know, 10 episodes. And 50 of those people took. Took the offer you just made twenty five hundred dollars.
Did y' all follow that? Y' all got it one time. Teach us B.
Teach us B. Teach us now.
I gotta add. I gotta add one more thing.
No, I gotta.
I gott it. This is it.
These strategies, listen, I'm using and making money off of every single month, without question.
This is a cosign for TAM. Now, the number one thing that most creators, most podcasters, most YouTubers never do is they never actually turn their hobby or side hustle or project into an actual business. So what TAM talked about is turning, you know, turning, well, leveraging business credit, let's just say, right? You can take your content business, your hobby, the thing that you like to do, but you never really turned it into anything official. Turn into a media business, right? Go get your ein, your llc, get structured properly, right? Get your. Get your personal credit structure properly. Get your business structured properly, your media business structure properly, right? And now go get six figures, right? Go get five to six figures. You know what I just did recently? I just built out a whole studio. Two rooms, got all the equipment, paid a consultant, right? It cost me about $20,000. I didn't use none of my money. I used my many business credit funding. So a whole studio that, that I leveraged, banks money. I have offers, so they paid me before the studio's up. I've already made back 50% of the revenue from the. From the funding that I use to build the studio. And now you can use that funding to reinvest and grow your business. But most creators never do it. Most podcasters never do it. You got someone over there that can help you set up a media business. It's probably one of the smartest things I did in the space.
Got it, got it, got it. All right, so we're going to end the segment on. So I want you to teach a little bit too after this segment. Would you guys like to learn a little bit more from Brendan? All right, so we're gonna allow him to go through his PowerPoint as soon as I'm done. But I got one more question, and I think a lot of people here would want to know, what's the first step to actually starting, like a podcast?
I would say just use your phone. Honestly, the first step is use your phone, because this is the thing 97% of podcasters quit. So we gotta decide, are you in that 3% or 97%? And I'm going to tell you, it's not difficult to be in the 3%, because it being a 3%, you only need to do is create 200 episodes. So that, that's just ethic, that's just you deciding that I'm going to do what I said that I'm going to do. It doesn't take you that it doesn't take you that much to actually be in the top 3%. But is a big disparity between people that are actually doing it and people that stop doing it. And they stop doing it because they don't make money. They don't put themselves in a position to get what. Exactly. So that's, that's the number one thing that you need to do. So deciding, do I want to do a virtual show or do I want to do an in person show? And if you want to do live or in person or, you know, something like this, use your phone first. Because if, if you're not going to make the commitment to yourself that I'm going to spend money on these cameras and these lights and these tripods and I'm going to pay for a studio that's going to cost you and you got to edit it. You know what I'm saying? So every episode might cost you upwards between 3 to 500 episodes. I mean, 3 to $500 to put out. So I like to just start with your phone. Now, your phone is perfect. You can have it horizontal. You know, I would get probably three, three quick, easy purchases, though. I'll get a light for the phone, a mic for the phone, tripod. That's it. I would start there. Once you start there and you use some of these strategies that I gave, you know, that you could stop monetizing and you could stick to creating. Then I would start to level up, but I would not go get a 500, $700,000, $2,500 camera before you start, because now you're already in the hole and you're like, hey, listen, we should start a podcast and it's cool. And then, and then one of us is a person that ends up paying for everything, and then the other person is the one that's like, has all the crazy ideas and then we're not making the money. And I was like, bro, you was late to the studio. Now I'm feeling away. He's feeling away. And then we just stopped doing the show. There's so many shows I was just abandoned on. On YouTube and Spotify and Apple, and it's because they don't know how to make money.
I see it all the time. I see those dead channels. Guys, did y' all learn anything from Brendan today? Y' all did. Give a big round of applause for him. Big round of applause.
I'm.
I'm going to ask him to do something for us today he does not know. I'm going to ask him to do this right. First, we're going to do three things. First thing, Heavy claps for Brendan Boyd. Teach us B. Let's go, y'.
All.
Teach us B. Teach us B. Teach us B.
Come on, we gotta amp him up. I want him to say yes.
Come on, teach us B. Teach us B.
All right, cut, cut, cut, cut. Do y' all want to learn more from him? Do y' all really want to learn more? Do y' all think that y' all can do this? You just need a phone. He said to start and he'll teach you the rest. What I'm going to do, because I made an offer earlier today, right, I want to. And I just said it. Whatever I say, I kind of pride myself in doing. I want to make A O and O. Right now, what I'm going to ask him to do is to participate in my O and O. I just committed to three weeks of mentorship. If you guys text the word land to 646-3356-792. I'm gonna say that number again. Take it down. There's a reason.
Six, four, six, notebook.
646-3356-792. What I'm going to ask Brendan Boyd is, will he commit at no additional cost, meaning for free for you guys, Would he commit to teaching three weeks in that mentorship that I'm doing for free? It's gonna be an O and O. Everybody say O and O. Everybody say O and O. O. He taught us O and O. He taught me how to make the money. He got me to commit to making an O and O, right? So I'm gonna do an overnight offer for you guys. If he agrees to piggyback off of the LAND mentorship and going to the auctions, would you agree? And I'm asking him live on stage. It's the real estate newsroom live, right?
Y' all. Pressure.
Would you agree to teach three weeks of your high level mentorship along with me to impact them at no additional charge?
You know, you did not ask me this before.
I know. I didn't ask you. I just said I didn't ask you before, but I'm asking you. You want us to make O and O. He wants us to make offers, right? He didn't say you have to ask him before we make an offer. So I'm just gonna piggyback and make it.
Offer.
Offer.
Like, would you agree to teach the people that signed up? Manny said it's like 10 people that jumped into the offer that's coming with us to the auction that are action takers, that are ready to go. They already paid the money. Yeah, if they needed money, they could go to Tam before they left. So money aside, Dana impacts people. I impact people. We know you impact people, but are you willing to mentor the people in the room? O and O, overnight offer only the people in here. You're watching YouTube. You missed it. You're watching this on the network. You missed out. Can we get a yes. Help them out, guys.
Yes.
Hold on.
Hold on.
Yes. Hold on, hold on, hold on.
Yes.
Overpowered on. Hold on. Wait.
Teach us B.
Did Manny really got 10 people, Manny.
10 people signed up so far. You told me.
All right, so listen, if. If y' all are really committed, then I will 100 agree. I 100 agree.
Stand up, guys. Come on. Come on, guys. Come on, guys.
But free. But this is the thing. I'm only going to agree to this if people are committed to doing this, right? Because just like you guys value your time, I value my time. Like, this is my guy. You know what I'm saying? So I'm. I'm very happy to do it and contribute. So for the 10 people that are already signed up, 100. Now, if there's more individuals that want to join the 10 people that already are going to learn everything that he's going to teach you in physical real estate, if y' all want to learn what I know as far as digital real estate and combine the two, I'm very happy to teach and train, you know, you guys. So if you're interested, you haven't connected with Manny, and you, you know, kind of put me on the spot. I. I'm with it. I'm with. All right. I'm with it.
All right, give it up, guys.
Heavy claps.
Teach us, B. Teach us, B. Teach us me.
Look at that smile.
He can't believe it.
All right, so I'm gonna give the number one more time. So we're actually going to give you. We're going to teach you what you can teach and make your content about if you want it.
Hold on. Can I want to throw A bonus in there real quick.
You want to throw more?
I want to throw. Go for it, bro. I got. I got two bonuses.
Let me give the phone number first.
Okay, Go ahead.
Text the word land. L a n d to 6463-3567-9264-6335-6792. Now, now, now. You want a bonus? You didn't teach us to put bonuses.
Hey, bro, you turn me up, so I'm turned up now. All right, so this is two bonuses for anyone that has already signed up and for those that are looking forward to signing up. Now, I have a four day mentorship live that I'm doing this week starts on Monday. It's two hours of teaching every single day. I will give you that free. So everyone that signed up today, you're going to get the three weeks that he's talking about, plus four days starting Monday, Monday to Thursday. It's a. It's a 300 value if you bought the ticket. So I'll just throw that in there. So we're going to get in a fire start on Monday. The second thing that I'm going to do is I'm going on tour starting in September. So whoever moves forward, I'll give you one VIP ticket to any city that you want to join me at.
Let's go. Heavy claps, guys. That's going to end this episode of the Real Estate Newsroom. Like, subscribe and share. Let's get out of here, y'. All.
Teach us tea. Yo, can we get the phone real quick?
I need some stories.
Oh, yeah, let's repost this because my guy went crazy with the bonus O O's. We learned. We learned everything. We learned the affiliates.
Yeah, real quick. Tag, tag. Charles. Charles. @CharlesJ. Noonan and myself, it's Brendan Boyd. We want to share as many of these as possible. I hope you did. Y' all get a lot of value. Y' all got a lot. Did y' all learn something? Are y' all gonna take action? All right, cool. Let's go.
I'm gonna say the number one more time because y' all asked me to, but let's conclude the episode on YouTube. See you guys later. You did not get in the room. And you're gonna. You guys missed it.
