How to start an air bnb business in 2025 Ft. Eugenne & Charles Noonan

YouTube interview (May 12, 2025) in which Charles Noonan interviews Eugene, a short-term rental entrepreneur from Tampa Bay. Eugene describes building a seven-figure Airbnb business over ~4–5 years, managing “over 25” properties, operational systems (Turno, HostAway, AirDNA, PriceLabs/Nashvisor), financing/furnishing strategies (Chase 0% offers, Truist, AMERI credit union, Wayfair/Klarna, IKEA, 90-day same-as-cash), and a five-day training (May 19–23) including tax strategies. The conversation covers scaling, guest/cleaner management, handling reviews, rental arbitrage vs. ownership, and practical tips for listing and pre-launch booking.

I've been going, going, going, going, going, going crazy. Nope, you can't blame me. You haven't going, going, going, going, going all summer.
Welcome to another episode of the Real Estate Newsroom. I have one of the best individuals that I've ever come across. Eugene fan, fan. The short term rental expert. I'm just putting them title Airbnb expert because that's what most people know it as. But bro, I gotta thank you right off the bat because the last time we spoke, you helped me make sixteen hundred dollars in eight days passively. I really knew nothing about it until two days ago because the person rented over the weekend, my Airbnb, they booked it, we say, and, and I didn't know about it until I spoke to my assistant Tara on Monday. She's like, oh yeah, by the way, someone's at the house for the whole week and it's going to be sixteen hundred dollars coming to your account. I was like, whoa. I was shocked.
And let me hold something, let me hold something.
Anytime you want, bro. Hey, you can stay. You got places to stay in Birmingham, Alabama if you ever need it. And if you need to hold something, bro, just let me know.
Because what you hit you up like, yo, I'm gonna call you.
What you share was amazing, right? All the resources and everything you shared. And that's why I wanted to bring you on, on the Real Estate newsroom. Because it's not common that we hear people talking about how they make money and how they do it passively, but it's not common that they share it. So I wanted to bring you on and let you know I appreciate you. Thank you for teaching me what you taught me and I'm hoping you can share some of that with our audience.
So 100. Absolutely.
So just, just give us an introduction of who you are and what you do.
Absolutely, absolutely. So definitely want to give it back to you, Charles. Appreciate you inviting me on a newsroom. Real estate newsroom. My name is Eugene. I'm a 15 plus year entrepreneur. I'm out of Tampa Bay, Florida. Born and raised originally in Miami, Florida, but right now I live in Tampa, Florida. And we've been in that short term rental game about four or five years. This is something that we've been able to turn into a seven figure business with a short term rental. Now we're teaching other people how to tap into this game and do the same thing. Just like you, make some cash flow.
I love it. I had my Airbnb as I had the. I built the house and I was Using the house as a group home and it's taking some time. So I really just threw it up on Airbnb and then it started making so much money. And then I came across you and I met you through, through Brendan. So shout out to Brendan and bro, you've been helping me. So I want to just find out, let the audience know, how did you get started in the Airbn space? On the short term rental space?
Yeah. So yeah, 1,000%. So basically, you know, me, my wife was looking for a way to make some cash, you know, some extra income. And you know, you know, a lot of times we just want to make, you know, quick money. And I have a me. We have a vision of this long term. So I'm like, what can we do where we can make good cash flow? We own a multi family and we only get paid once a month on our rental property. And I said, you know what? Well, if we get into something else that pays us daily, weekly, that'd be good. And I came across Airbnb and I began to study it, learn it, and we just took a chance. We found out for a spot that allowed us to do it. We listed it. Within less than 30 minutes of listing it, we got our first booking and from there the rest is history. Right. So we got started about, about four or five years ago and we just been locked into it. But this is something because typically with traditional real estate, you're only collecting rent once a month. So just imagine if you rented out your property that you have in Birmingham, long term rent, you only collect your rent by the 5th of the month. Yeah, but with Airbnb, you can get paid daily, weekly, big chunks of lump sums. And that's what we wanted because we wanted to get daily income. See, a lot of times, you know, we don't realize that we got bills every day. Think about it, we got electricity bill, gas bill, grocery bill. We got to find ways to get paid daily so we can eliminate those bills and live a better lifestyle. So that's what really attracted me to the Airbnb and the short term rental model.
How many of them do you have now?
So right now we manage over 25. Geez.
Like in eight days at $200 a day, I made $1600. Now some people are going to have mortgages because I build houses for people in Birmingham. Some people's mortgages are only going to be 14, 1500 dollars. So in the first eight days. And mine is priced really low so I could get cover the mortgage, principal taxes, insurance and interest. In one rental in eight days. Like, can you imagine what, what that must feel like for the rest of the month? Yeah, just, just think I could put like, there's so much stuff going on in the area that I have mine. I'm gonna leave it at 200, but on the weekends I put it at 250. So I could potentially make like another $4,500 for the month that I could just stuff in my pocket.
Wow.
And I got one. And I. I just have one. You got 25. I'm not pocket. I'm not counting your pockets, bro. But you got 25 of those opportunities.
This is one impulse buy that I don't regret. I decided to try the Plump perfect because I wanted a little more volume without getting lip injections. Because I've seen so many go wrong with other women, I can't risk that. With the plump perfect containing natural ingredients such as collagen, how could I go wrong? I saw results as fast as seven days. Now, there's only two reasons why you should try it too. Number one, and most important, it actually works. And number two, it's cheaper than lip injections. Shop be foreveryounger.com before the plump perfect sells out.
So when I come to New York, man, you gotta take me to a nice restaurant, bro. Like, yeah, I got you. You gotta take it to a nice restaurant.
I got you. No question. So here's another thing. Can you share with me what you think was key in you scaling? Because I. I need to scale. So what are some of the systems that you have in place and what are some of the systems that you use to scale your business?
Okay, that's a good question. And one of the biggest mistakes I made in my early careers of being an entrepreneur was doing every, you know, do everything the wrong way. Once we get paid from our business, we just blow the money and we think it's all the way ours.
Right?
And that's the rules, the wrong mindset. And that's why I couldn't really scale my very first business right away. So when I came into this Airbnb game, I realized, you know what? I came into the mindset that I'm going to reinvest the money. So when we got our first booking, all of our bookings for that first month, we rolled that into another Airbnb. We made money in that Airbnb wrote into the third one and just kept growing it like that because I knew that it was gonna be a long term play for me. So a lot of times people come into Businesses thinking they know what I want to make a quick play and that's it. No, you have to have a long term mindset. So anything that I do now, I have a long term mindset. I'm not looking to just blow the money or spend the money right away. I'm thinking about how can I scale and reinvest it. And now we leverage different systems. So if you think about different systems that we leverage, we leverage different systems, such as, you know, just like you mentioned, Turner, to find cleaners, we leverage.
No, you can't go that fast, bro. Can you tell us what that site is? Because that's what changed it for me. That's what changed it for me. You just said turn it like nothing. Tell us what Turno is and how you use it, please.
Yeah, so basically turn those where you can find cleaners basically anywhere in the country, right? So let's say, you know, because most people think that you have an Airbnb, you have to be the one to clean it up. I don't clean none of my properties. I never clean one, I never will clean one. So what you can do is set up your Airbnb profile, link it to Turner, which is website, and it will find you cleaners that's looking to bid clean on your property, to clean your unit. And then what you can do is check the reviews and make sure they got a good review before you select them and allow them to clean your property. Because reviews are everything when it comes to Airbnb. So if you got a bad cleaner, they don't do a good job, you're going to get hit with a bad review. So we always look for people that got good reviews when it comes to Airbnb. And other thing we do is like a software is called HostAway, which is a channel manager. We can link all of our properties to multiple platforms like verbal booking.com, tripAdvisor, Airbnb. And you don't have to be on different platforms to message guests. We can use one app and we have everything all together. So kind of think about apartment complex, bro.
You, you're giving away.
They have a managed software. We have a software that we use for our rentals. When it comes to Airbnb, you just.
Gave away a whole ebook. You just gave away a whole ebook on where to. On where to list your short term rental. So you said vrbo, booking.com which I owe you another, I owe you another dinner, bro, because I never knew that you could list your short term rental on booking.com. so since we met. I put it on vrbox, I put it on booking.com and I've used Host Away to manage my calendar. Right, because you don't want to get two bookings at the same time, and then you have to cancel one because that will ultimately affect your ratings. Right. Your reviews or how does that work? What's the negative?
If you get a lot of cancellations, it can impact your reviews. And you know everyone that's doing Airbnb or that's starting Airbnb, your goal is to strive for super host. Okay. And premiere host on Verbal. So super host is basically when you're a top tier status and you get more benefits, more people are gonna book with you because they put you on top of the algorithm on Airbnb, so you get more eyes on your unit. And then now you have more people gonna book your unit because they can see your unit. So if you don't meet certain requirements every quarter, you can lose your status. So basically, how many bookings that you're taking and how many good reviews or bad reviews you're getting, how many cancellations are you doing? So if you do a lot of cancellations, it could drop your rating and it could disqualify you from becoming a super host. Right. And if you do cancel out bookings, you get hit with penalties for every cancellation. So they're gonna. Airbnb is going to charge you money, and then it could potentially kick you off the platform. So it's very important that you're not canceling, you know, just a booking. Just because. Yeah, you got to be a valid reason. Right. Whether you know something, you know, got broken or messed up or. Yeah, that's very, very important not to be, you know, canceling stays for no reason.
So help me with this. What if I did get a bad review? So you told me about Torno on a Friday. I needed it on a Sunday because I had to get the unit cleared for Monday. Like, I had to get it clean. So I ran there, got somebody, they came right away. They did their thing. Sparkling from that one. I got a five star review. Right. What do I do if I got a bad review?
Yes.
So the Plump Perfect by Be Forever Younger has arrived. So I wanted to try Plump Perfect to get some plump, pouty, luscious lips without the lip injections. Like, I've never been that pressed to go that route. And I've seen the problems other women go through with injections. But a little plump action, I don't mind. Like, my lips are okay, but they can use Some work. So the kit was super easy to use. All you had to do was roll the micro needle roller on your lips for about 60 seconds in different directions and then apply the lip filler to your lips, ensuring to cover the entire surface area of your lips with a smooth and even layer. And then, voila. Soft, beautif, luscious lips. And I love that they use all natural ingredients to plump your lips, such as collagen. So get ready to have more hydrated, softer and volumized lips without the surgery with be forever younger.
Plump.
Perfect.
Yeah. So, you know, if you get a bad review a lot of times, some guests, you know, intentionally, they'll probably leave you a bad review if you don't want to give them certain accommodations. So let's say you have a guest, they want to check in early, and you're like, yo, I want to check in 2pm but your check in time's 4pm and ain't. Tell the guests no, and they feel some type of way about it. When they stay in your unit, they could leave your bad review all because you didn't let them check into your unit early. And now Airbnb put a policy, retaliation policy. So basically, if a guest is trying to retaliate against you and they use the review as an option to do so, Airbnb will look into it and automatically remove that bad review. And we had that happen. A guest went in something and we didn't provide it for them, and they left us a bad review. So, you know, guests can't do that, can't leave you bad reviews because, you know, you're not accommodating certain things.
Yeah, unwarranted. But there's no hack to if you got a bad review. Like, let's just say I didn't get that cleaner there in time. And the toilet was dirty. Right. It actually had to be in two days. I had to clean it out. I had to snake it first because they put globs of the two ply. We got. I'm not gonna blame nobody, but my assistant, everybody know who she is. She goes out and buys the thickest toilet tissue in the world. And then she had. We had a guest that had a bunch of kids. So the toilets got clogged, right? The toilet. Toilet got clogged. So I had to get it snaked out and get it cleaned in all the short span of like a day. So we're finding artists. It got cleaned. Then we're like, the cleaner is like, hey, the toilet's not flushing.
So.
So now we had to get a snake and then get it cleaned in the event that I didn't, like, I didn't know about Turno and you didn't teach me that and it was dirty. Is there anything that I could have done? Like how do we prevent. Because we as business owners, especially if we scale, we're not going to be perfect every single time. What do we do in that situation where you just got a bad review and it was an honest review, how do we offset that as business owners?
So you know, if you get a bad review, I mean now like, hey, I'm strive to get a better review on the next one. So, you know, one thing that you can do is kind of over deliver and get your gym. So let's think about, let's say someone's staying in your property and like, hey, I'm coming here because our anniversary, our 10 year anniversary. And now what you can do is like, all right, well you know that they have the anniversary. You can tell your cleaner, hey, if I order this gift, you know, chocolates or thank you card or whatever, put the society unit with a champagne bottle for them. So when I guess comes, you already know they're gonna leave you five star review because you just kind of over delivered, you know what I'm saying? That's one of the things that I do. So the guest tells me they're coming in for anniversary or whatever. Sometimes I tell my team, he puts on the side for them, bottle, whatever, and then from there they won't even five star review. So that's something that, you know, I think all hosts should do is figure out how can I accommodate, you know, certain guests in a, you know, certain ways that I know for a fact that they gonna take care of me on the back end with the review. Because better reviews that you get in all business is not just Airbnb. Everything's about reviews. People look at reviews to see if they're gonna do business with you, they can trust you. So you want to make sure that you know, you have good reviews when it comes to Airbnb.
That's smart. So customer service, like you can drown it out with like great reviews going forward. Right. So you take your preventative measure, then you just try to get fives all the way. So now it comes up to like a 4.9. Right. The more you get, the higher your review rating is. All right, so that's a smart thing.
Yeah.
Yep, Yep. All right. What's some of the strategies that help you find and acquire your Airbnb? Because I completely got lucky. Like my, my, my location is, is great for a group home. I didn't think about, I didn't even know about Airbnb until we started sponsoring speaking. Now it's an Airbnb.
Right?
What are some of the strategies that you, you think about before you pick your, your location?
So I look at the reviews. So, you know, just like, you know, which one do you want to do due diligence? You know, a lot of times the, one of the biggest mistakes that a lot of people make is they'll just get a unit anywhere because that person tell them that, hey, Airbnb or is Airbnb approved? That's a big negative, right? Because you can lose a lot of money that way. And I see a lot of people make that mistake of just getting any unit because it's Airbnb approved now. So what we do is we do our due diligence. And the way that we do that is that we use a system called Air DNA and Price Labs where we research that address and see what the data, the data is how much money we potentially make for the year. Revenue. What is the occupancy rate for the month? What is the adr? The average daily rate we could charge monthly. Right. Because understand, men lie, women lie, numbers don't lie. So very first thing, before we tap into a market, we're looking at the numbers. The numbers make sense. We all in. Right. So we use airdna Co and BNB Cal to run the numbers on the property, make sure it's good before we secure it.
Give me the top three sites you just named. That helps you scale your Airbnb.
Yeah. So it's going to be Nashva. You can use nashvisor. Right. To do data research. Airdna Co and BNB calendar. Right. Typically if you get anything doing 50k and above in revenue, that's pretty solid. Right. When it comes angley and above, that's pretty solid to look to lock into in the market. You want to have a channel manager to link all your Airbnbs together. So we use Host away and then also you want to use Turno to find new cleaners that'll go ahead and clean your units and things like that for you.
Nice. So what are some of the biggest challenges that people go through when they want to start an Airbnb or short term rental business?
I would just say that the regular day to day management, you know, it can take time because you have to do guest communication. You got to schedule cleans if something breaks or maintenance. I would Say that part of it. The day to day operations that could get overwhelmed for some people. A lot of people just leave the game because, oh man, this is too much. But you mentioned something earlier. When you have systems in any business, it makes your life easier and it makes the business better. So system stands for save yourself time, energy and money. So you want to leverage systems. So we have system where guest communication, our team is speaking to them, they're scheduling cleans, they're doing all that. So you want to leverage systems. So that's what we do to eliminate the heads and hassles. A lot of people miss out on the system. They allow people to start my Airbnb and boom, that's it. Now it's working. Volvo, you don't have those proper systems. It could make or break your business.
Okay, so you're doing all the research before you have all the systems and processes in place. You do all the research and then you go out and you pick. You identify and pick a location. Correct.
1000. There you go. Yep.
Awesome. Your first, your first unit. Did you state. Did you. I'm gonna say furnish it with money out of pocket. How. Where'd you get the money to stage to furnish?
Opm? We love some big money. Talk to us about. So we leverage the bank money. So you know you have two ways you can leverage business credit. If you got, you can use cash, but if you got credit, limit your credit. So you can use business credit, business credit cards, or a lot of furniture places, they'll give you 90 days, same as cash. So we did that option too. Well, basically we get all the furniture, we don't put anything down and it's same as cash. And what we did, the profit that we got from the bookings, we just pay off the furniture. Right? So that's why, you know, we just tell people like you just want to leverage OPM so that we're not use your cash.
That is amazing. I'm gonna actually drop some banks. Because you say it like it's so easy. Right? But not yet.
But not yet.
Yeah, because you saying where to get the money? But we don't know.
Well, okay, so look, you're so high.
Level at this, bro. 25. You're at the 25,000 foot range. Right now. I'm at the 100 foot range. Right. So before that, before that, before you start dropping that. Right. You shared something that I want to just speak to and I want you to explain it, but it resonated with me. Someone who's new. How can you take advantage of leveraging 90 days without having to pay for furniture to furnish a place and maybe list it before. Before you actually get the key. Or like it's. How do you, how do you manage timing it to. Let's just say getting the keys, furniture and listing. How does that work for you? Like, what's the best practice?
That's a good question. So you want to plan. So one thing I want everyone to think about. You know, a lot of times we got to think, how do corporations think? So think about. We were just talking about the iPhone 16. Right before the iPhone 16 dropped. Apple already sold it already. They already sold so many phones. How they did pre sale. They had specific launch date on pre sale. And like, all right, there's going to be the launch date and this is what we think. We could deliver the phones. Boom. But we're going to collect money. We'll collect deposits pre sale. So pre orders. So what we, what we do is if we know that we're going to get this property, we select a certain move index. So for example, I'm actually doing this for my mentees. So watch this. So I told her, select June17, sixth move in date. She's getting unit Amanda, say select June 6th. Right now we're in May. So what that's going to do, they're going to have time to figure out what we're going to put into the unit. We're going to get the keys June 6th, and guess what we're going to do? We're going to get stage photos listed on Airbnb in advance. So that way we already got bookings coming in. So we're going to list it in advance and put the first check in date June 6th after 4pm I love it.
Dude, you gotta get in there. You gotta get in there immediately on June 6th. That's it. And do your thing.
That's it. Set everything up. Boom, ready to go, get a first check in. I did that a couple times. Well, basically both the unit in advance.
Yeah.
From there we put this move in date and then we just start promoting and then from there, you know, get paid. That's how the big companies do it. So, yes, we're gonna run a super.
Here's how, here's why I like that. And I was thinking that. But I was thinking on doing it like the day of enlisting, like the next day, staging the photos, right? Because do you get some similar furniture and similar stuff in the same units? Like, do you have it down to a system like that? Like these are the couches that perform the best. These are the best mattresses. These are the best beds for the best cost. So you can actually take pictures of other Airbnb units, put them up, because you already. The bedroom is going to look exactly like you're showing. So you'll do that. And that's genius, bro. That is genius, because I know the space now. People book out a week, two, three, four weeks in advance. So you're taking advantage of all of those people that are on the platform looking to book before you even get the keys. The day you get the key, you could turn, you can, like, start making money. And like you said, you're going to reinvest. Do you pay off your furniture first or do you go get another lease and. And do it again? Like, get another space?
Yeah, so usually what I do, I do a mixture of both. I pay some towards the furniture, and then from there I go ahead and get another unit. Okay, go ahead and get another unit. So. And I think this is really good, bro. I ain't gonna lie to you. People that work at nine to five job entrepreneurships are the best thing for you because you can work 9 to 5 at your job, and in 6 to 10, you could be building your empire. So. And then you're 9 to 5 to.
Cover your bills, right?
And you 6 to 10 build your dream life. So that way you don't got to touch the Airbnb money. You just use your 9 to 5, pay your bills, you Airbnb money, let it pile up and keep growing. So we do a mixture of both, right? Where we pay off some of the furniture and we put money back into the business. Getting another Airbnb, that's genius.
These are. These are the things that. These are the things that, without dialogue, without community, you don't think of on your own. I consider myself like an intelligent entrepreneur who just has a knack for business and making money and finding ways to grow capital, right, and grow cash flow. Just having a conversation with you, I was thinking, right? And this is the power of environment. I was thinking, all right, have my furniture delivered on that day, take my pictures, paint, do everything, list it, and then I push out like a week out to even start the first listing. What you just taught me was so powerful that it's like I could actually have bookings the first day. And what that does, it. It eliminates the. The loss of vacancy, right? It eliminates the days where I don't have anybody there. We already know, right? That could be $1200, 200 300, $400. How much does an Airbnb go for in Miami or in Florida?
Usually like 35, 4,000, 3,500. 4,000.
No, no, no. What's the day per day? What's the amount on average that you guys get?
A 50. About 250 by 350 a day.
Wow.
So that's $1500. If you just booked, you just had rent for the first five days.
That's it.
Yeah, that's. That's really smart. All right, man. So this space that we're in, right? The short term rental space, how have you seen it change over the last two years?
Yeah, so I seen, you know, it went through ups and downs, I want to say, after Pandemic, it went through a big boom. You know, everything increased with Airbnb, became very, very popular. But I think with a couple city regulations, it did deter some people from getting into Airbnb for me, which I think is a good thing. Not more so for competition or anything like that, because there's enough money for all of us to eat, right? So enough fun this out here. God, put enough out here for all of us, but really just weed out the people that's not serious. The amateurs, right? Then the professionals, people that want to become a professional. So a lot of people dig it out the game because, like, all right, these regulations, restrictions and things like that, but I mean, Airbnb is here to stay. Been around short term rental, been around for years. Airbnb, the marketing platform, just took it up a notch with your marketing. So I think it's here to stay. Airbnb doing some great things. They're a billion dollar company, but that is shows short term rental and real estate in general is always going to be here to stay. So I think it's good. I'm excited to be in the game. I think we got in early and I think there's a lot of room for this business to really take things to the next level. Nice.
I love it. All right, so now I'm gonna ask you about them banks, man, where. Let's do this. Help me understand. Help the audience understand where can they get the money for the units and where can they get the money for the furniture? Because you talked about leveraging opm, I get less scared if I. And this is just human nature, right? If I have to go into my bank account for money and really. And see my money drop versus putting something on a card and having a pot, having the ability to make it back through leveraging platforms. So help me understand, like the money and where to get it from.
Great, great question. Yeah. So you know, number one is you want to have the credit as ways to kind of get money with bad credit. I always recommend have the credit in order. So minimum 680, you have your corporation, LLC, all of that. And you know a couple of things that you could go to that's good, I recommend is Chase. Right, chase give you 0% interest for 12 months, which I love because now I'm getting free money. 12 months. More than enough to flip that money.
Yeah.
You know, then you got truest bank that won't do the same thing. They'll give you up to 25,000, 0% interest for 12 months. And then I'm going to talk about some of the credit unions that a lot of people know about. It's one of my favorite credit unions because this will help a lot of people who don't have a lot of credit experience still get access to high limit credit cards. It is one of my favorite go to's. I don't really share it but because it's your community, I'm gonna share it with them. And this one's called Annry Credit Union. All right. Amory Credit Union. And this one on the personal side that you access to. Right. Because credit unions where you want to go to obviously get the higher limit credit cards. Right. Especially if you got starting off with a new credit good profile. I'll go to Amy Credit Union. Now what you could do for furniture, you have Wayfair. Wayfair also partners with Klarna Catapult and they'll give you a credit to buy furniture. Oh, Wayfair. Oh, you understand. So you can go online, look at the furniture that you want, go to Catapult, order furniture, don't use any money to pay. It's covered. Right. Another thing is Ikea. IKEA has a business credit line as well too that they give you a business credit line just to buy furniture so you don't have to use your none of your money.
I love that, bro.
And then you have local furniture stores they're going to give you when you go buy furniture, ask them, hey, do you have 90 days same as cash option available and what that is, they'll allow you to get the furniture and you got 90 days before they turn into a loan to pay off the furniture. So basically the same as cash. 90 days. 90 days. More than enough time. I will say it'll take you about 60 days with your Airbnb and make that money to pay back the furniture. Boom. Now you roll in. Now you got pretty much you have to come out your pocket. Now I show our mentees and show people how to get started in short term rental, little to the money at your pocket. So people have no excuses on why they can't get into real estate because now you can leverage OPM to fund your dreams and then you can leverage credit to get access to the furniture, to buy the furniture, to set up your Airbnb.
That's amazing, man. I appreciate you sharing that. Now it's Amory. A M r. Yeah.
A M E R I.
Okay. A M E R I. Yeah.
Amy Credit Union.
I appreciate you for sharing that because our audience, we, we sometimes hear other people talk about what they do, but it's very rare that they come up and teach us what they do, how to do it, and where they can go do it as well. So I really appreciate that. I know we're getting out of here soon, so I just got a couple of maybe two, three more questions for you. I wanted to ask you, looking back on your journey, what are some of the things you would have done differently, knowing what you know, today, day from air, from the first one all the way up to the 25th?
What I done differently. Let's see, let's see, let's see now. Yeah. What I'm looking at now, and I'm glad I'm kind of tapped in and keep it 100 with you. I'm thinking long term vision, but I want to go another L level. So we're doing rental arbitrage, which is great. Basically rental property under LLC name and we have permission to sublet it, so lease it out. But the other thing I want to do now is basically, basically what we want to do now is own the properties.
Right?
Right. So we want to start buying them as well, too. So I wish I knew that earlier because now it's like you would have an asset that appreciates that's going to pay us off stuff off quicker. Right. And then you, you own that property. That's one thing I would do differently. And that's what we're doing. We're looking to do now begin to buy some of the properties so that we can actually own it. You know. But besides that, I would say I won't regret anything. You know, I went through a lot of ups and downs and started the business. We had some issues. Some of our units got flooded, like went through some stuff. You know what I'm saying? Yeah. But I wouldn't speak anything because, you know, you learn from Your failures.
Yeah.
You know, you learn from those mistakes and that makes you kind of put you in a position where you are today. You get better. Right. You learn from your failure. So I would just say that would be the only thing besides that. All the learning experience, all the Ls, all the losses, I'll say we took, like it's part of the game. You get to learn from how to get better. So I wouldn't change that at all, but I would say just ownership. Awesome.
I like that. I like that concept too, because it is thinking long term. One of the things that concerned me about Airbnb was what if I made all of that investment and then I got thrown out of the person's property? Right. I have to kind of like shuffle and struggle and take that stuff and put it in a new one and find a new one and argue for deposits and things. So that's really smart. I'll be happy to build a house for you, man. It's even cheaper or less expensive than buying one if you just built one. I built the house for 160, $169,000, which is like, that's crazy. Yeah, we, we do it all the time. We show it. We got it down to a science. Right. And now what I'm thinking, when you say thinking long term, what I'm thinking for you, someone that's like a short term rental professional, what if you and five of your team members, five of your mentees, what if you and five mentees built houses together in a specific area and you made them like elite, Right. Maybe you had like a big pool in the back, just a whole. I mean, you got, you know, the decorate decorative space better than I do. What if you really decked it out to be a community that only does short term leasing?
You know, I think I'd be good.
Yeah, I think that would be crazy because I think your biggest expense, correct me if I'm wrong, is rent. Right?
Yeah, that's the biggest Mrs. Rent. Yeah.
So if we could eliminate that. Right? If we could eliminate that. And I have people that are building houses with credit cards. So, so, so you can get, you can get 12 months, 0% interest, build your house in four months, you got eight more months to go to start making payments and everything else, making money, making payments and, and then obviously you'll get into a long term mortgage or longer term situation. But I think that's a way to get a really good start and really start to work on eliminating that biggest.
Expense that you guys have 100% no, no, that's, that's. I said like, what you doing and what we doing, man? I think we put it together, man, we can make some magic happen.
Yeah.
So I know we about to go crazy. I know the mentees going to love what you going to be doing. They ready for you. I know your, your team ready to tap into Airbnb next on the Money, of course.
So tell us about how they can find you. And I understand you have something like a concentrated workshop or challenge that you're doing where people can actually learn from you over the course of a week. Five days.
Yeah. Yeah. So we have a five day class that we're doing actually where people can actually, you know, learn deeper. We're going to break down passive income. We're going to break down how to get started in Airbnb, how to get access to things when we applying live on the spot. Right. About to go crazy with this one. And then also I'm gonna bring my partner in, Michelle Babrun, who's a CPA, who's gonna teach people how to save 50k in taxes. Right. Because as entrepreneurs, that's one of the biggest bills that we got at the end of the year. Yeah. So he's gonna come in and break down tax strategies as well. So it's gonna be May 19th to May 23rd that we're gonna be having at 7:00pm Eastern. So, yeah, definitely tap into that and follow me on Instagram @mister Eugenozzle6 and then, yeah, we'll give them a, a link to be able to grab the tickets.
Awesome. It's gonna be in this. It's gonna be in the description. If you guys comment the word passive in the description on, on YouTube, on Instagram, on Tick Tock, you guys will get the link to getting this challenge. Give me two things that you're looking forward to this challenge about. Like, give me, like, when you do challenges, give me two things that you really, really, really like about them.
Challenges. What I would say, man, what I love about challenges, man. I'm looking for people to get a experience, number one and a breakthrough.
Right.
I want you to come in more knowledgeable than you was right before you hopped on to the challenge. That's our only goal for you get experience and for you to get a transformation and breakthrough on.
As a coach, myself who teaches people real estate, that's the biggest reward. Someone has the breakthrough. Someone gets over their fear and you give them the confidence and they start to make money. Someone gets over the credit hurdles that they think are holding them back, but they don't know the credit. The. The furniture space is a little bit different. The corporate leasing space is a little bit different. So having that breakthrough and really finding out that they can have an Airbnb, Having that breakthrough and finding out I don't have to have $15,000 for furniture, Eugene might be able to show me how I could get it for very little. Right. Understanding that, hey, I don't. I was afraid to go into Airbnb because I didn't know if the state laws were going to change. I didn't know if people were going to break my stuff. And there was a way that I could be reimbursed for stuff I didn't know. Like, I had so, so many fears. And then when I just did it, that was my breakthrough. I started to make so much money passively that I recommend everybody get into this challenge because you can have a breakthrough. You can. This is new money, untapped, unplanned money that's just rolling into my pocket. And I already made $1,600 in eight days, and I have not been to Birmingham this whole month.
Mmm.
It's just, like, free money now.
Let's go.
Yeah. All right, so just tell about the challenge. Tell where they can find you and what else you do to teach. If you have something, maybe for people, because I can imagine that challenge is going to be crowded, bro. Tell if you have something, because I'm going to be in it myself. How if you have something for people to work with you a little bit more, one on one, too. Just so everybody that's watching, the entire audience can understand that working with you, they can have a breakthrough. And it's gonna be at every level. If they needed five days, if they needed more support or just ways that they can work with you.
If you guys want to tap in, want more information. You know, we do free workshops every Thursday, 8pm Eastern. So if you guys want to tap into that, just follow me on Instagram is Eugeno6. And then you can register for free for the workshop. It's going to be passive income blueprint class dot com. You guys could tap into that. But, yeah, man, if you guys ready to go to the next level, you got to execute and take action.
I love it. I appreciate it. Hey, that's going to wrap up this episode of the Real Estate Newsroom. I appreciate you for dropping in. I appreciate you for sharing the game. I appreciate you for the money that you made me so far. And I can't wait to. To we hang out next time I got drinks and a dinner or whatever it is that you need. I got it on me, man, because I owe it to you for everything that you've taught me.
No. No doubt. Let's get it.
All right.
Thank you.
