Make $150K+ in 6 Months with a New Podcast?! Here’s HOW! 💰🎙️ - Ft. Brendan Boyd

YouTube interview (Charles Noonan with guest Brendan Boyd) about how podcasters—new and small-audience creators—can monetize quickly by treating podcasts as media and productizing content. Key tactics include: selling VIP guest packages (packaged edited assets + clips), packaging brand deals with local businesses, repurposing long-form episodes into many clips (segments) to multiply reach, and 'pod-closing' (certifying hosts to act as setters/affiliates for high-ticket offers). The conversation also covers equipment/software suggestions, investing in education/mindset, examples of monetization outcomes, and promotion of Brendan Boyd’s Audience Growth Challenge and Charles Noonan’s Birmingham conference.

All right, welcome to the real estate newsroom. Today's headlines is. There are no headlines. Brendan Boyd is the headlines. Welcome to the show, Brendan boy.
I appreciate it, bro.
Yeah, man. So we ain't got no crazy, crazy scenery or nothing for this episode because you're like the first person to introduce me to digital real estate from a podcast perspective.
Yeah.
I didn't know there was so much money in podcasting, bro.
There's a lot, bro. There's a lot. I think, I think people, I don't really know where they get it from, but they come into space and they think that the only way to make money is if you have a large audience.
Yeah.
If you grab a brand deal or if you get a sponsor and you know, you got celebrities, athletes, influences, even people that are big on social media, they're gonna get that off the rip or they're gonna be presented with those because they have a large following. But if you, if you're a brand new person in the space, you starting a YouTube channel from. From Jump, you starting new podcasts from Jump, most likely those are not gonna be the ways that you get a bag, but that's the ways that most people think that's the only way they're gonna make money. So that's why, like, I think there's a stat, Google, I think close to like 90% of podcasts, like, if you search em up, they don't exist. Like, they stop after a certain year or certain amount of episodes.
Right.
They're not committed to actually being in the space.
Well, let me ask you this. How many people you think in the podcast space are in it for, like, because it's cute and fun or in it to make money?
I would say probably like 85, 90% of them in because cute and it's fun.
Cute. They want a podcast, they see some others with a podcast. It's cool to do.
It's like.
And they say, yeah, I could do that. 100 little do they know.
Well, also, the barrier entry to have a podcast is really low because you can technically start a podcast with some software in your phone and a camera.
Yeah. But you know what I find out too? A lot people are scared. Overcoming, like the fear of being in front of a camera, a microphone, saying something that's wrong, and other people's eyes. A lot of people have fear, but.
You know, that's a natural, right?
It's unnatural.
Fear ain't natural.
Fear is not.
It's not natural. When kids, when kids are born, they run around the house, they're not afraid of nothing.
They go right next to the human.
Godly instinct from, you know, our guard, like presence is not. We don't have fear.
It's fair.
We're running into things. We're putting our hands on things. We're jumping off of stuff. We get, we get programmed that. Yeah.
Today's society too, I think people fear the identity risk. Right. So you have to like put yourself out there on camera for people to judge, comment, thumbs up, thumbs down. So getting over that is like the first step. Right. The second step is like understanding and learning that there's so much money involved.
Yeah.
There's a lot people just don't know. So we going to go right off. Right off.
We can talk about a lot of different ways, bro.
There's a lot we're going to talk. First, I got to thank you. Right. Because you've taught me in watching. Consuming your content. Right. Consuming your content.
Right.
You've taught me affiliate money from clickbank. I never heard.
Oh, yeah. I mean, you talking about that before.
You know so much stuff you forgot about, bro.
No, no.
You know so much you forgot.
Well, there's a. There's like two new. Well, I don't want to say newer strategies, but there's two strategies that I'm really looking to like share with people heavy right now. Cause you can make four or five, even six figures quicker monthly. Yeah. With these strategies that I got.
All right, So I gotta thank you for that. And then providing value, guesting, preparing packages you taught me too, which I don't have a huge audience. 10,000 followers more on Instagram, close to 70,000 followers. But I actually make more money from my podcast than I do from some of the stuff I do on Instagram. Blew my mind.
So first off, you know, you media.
Yes.
Like as soon as you. As soon as you have a podcast, your media, people need to understand your media. And being media, you know, you get a lot of access that if you wasn't meeting, you wouldn't get. Just off of that.
I gotta share something with you. Did you see I got a press pass?
I'm not surprised.
Did you see it?
I didn't see it.
Oh, bro, I gotta give that to you. Okay, so with the real estate newsroom, having a podcast qualified me for a press pass. So I'm official press member. They gave me a sticker for the, like a plaque for the car and I got like a press bag.
I'm not surprised.
Yeah, bro, I gotta give that.
See, that play right there is what a lot of Podcasters don't understand your media. So, like, if you wanna go to a comedy show, a sporting event, you know, if you want to go to, let's say, a concert, a summit conference, you can go to all these places for free because you have a podcast. Because now you're media. Now all you need to do is obviously show them that you actually do what you say you do.
Yep.
But guess what? They're going to need coverage. A lot of these places don't have someone covering them. They don't have anyone providing that type of information to show the outside world, like, hey, this really happened. These are the type of people we have here. But you know, that same strategy someone can use to make four or five figures too, because you could turn that into a package. So, for instance, if I go to a conference, a summit, a convention, most of them don't have a podcast is there to actually do interviews of the hosts. The speakers get testimonials for the people in the room. So you can have a package like that as a mobile podcaster and present that package like, hey, XYZ convention, let's say 10x. 10x is a little different. I just want to give that context because most people know what the 10x, they know Grant Cardone. But if 10x was just starting and because you can kind of take this and relate it to whatever's going on in your city. But. But if there's a conference like 10x just starting off, they're not gonna have someone covering them. So you can say, hey, listen, for 3,000, for $5,000, I'll interview all the guests, I'll interview the speakers, I'll get you some testimonials, I'll get all this content for you, and all it's gonna be is 3,000, 5,000.
Why?
Because if they pay the videographer, they will be paying those packages.
Here's the thing. Without the interviews, we want media coverage for our events.
100%.
So now the real estate newsroom is gonna cover this event. Estate event. I feel like I can now based. And I saw you teach that, but it didn't sink in. Now it's sinking in. I saw you teach that on Bag Feud.
Oh, Backfield. Yeah.
Shout out to Bag Fuel. My guy Heineken. Shout out to y', all, but.
Oh, it's spaceman, right?
Space ghost.
Space ghost.
Yeah, yeah, yeah. So, yeah, bro, so you just gave me more, right? I'm excited that you're here. If y' all can't tell, please introduce yourself to the audience, the community you know?
Okay, cool, cool, cool. Listen, if you're a podcaster, I'm the person that can help you make six figures in the space with a framework that I call the foundational four. No brand deals, no sponsorships. You don't even have to have a large audience. You just have to commit to podcasting in the space. And if you're an entrepreneur or business owner with a proven product, like, you actually have customers and you service customers and you provide value, I can get you more exposure by leveraging podcasts so you can close more deals, get more leads, and ultimately make more money. Dope. Yeah. Oh, yeah. And I'm Brendan Boyd. There you go.
How do they find you on all.
Platforms, not just Instagram? You can find me at. It's Brendan Boyd. So that's I, T, S, B, R, E, N, D, A, N, B, O, Y, D. If you forget, it's Brenda with an N. Yeah, because everybody spelled my name wrong. And then I got a best friend. Her name is Brenda. Yeah, no one spells her name wrong.
All right, so look, this is how I. This is how I know you. I was doing challenges online, and I'm like, how do I get my challenge out there? How do I get this out there? Like, who? How do I blow this up to where I could register a thousand people for my challenge? Every single person said, hey, you got to go to Brendan boy. You got to go to Brendan boy. I was hitting you, but I was hitting you a little too late. Like, man, I need, like, two months, but I can't do this in a week. You like, I can't get you late in a week. Charles, how many you got are you at? 500. You?
Cool.
Rock out. Hit me on the next one.
Yes.
So the Plump Perfect by Be Forever Younger has arrived. So I wanted to try Plump Perfect to get some plump, pouty, luscious lips without the lip injections. Like, I've never been that pressed to go that route, and I've seen the problems other women go through with injections. But a little plump action, I don't mind. Like, my lips are okay, but they can use some work. So the kit was super easy to use. All you had to do was roll the micro needle roller on your lips for about 60 seconds in different directions and then apply the lip filler to your lips, ensuring to cover the entire surface area of your lips with a smooth and even layer. And then, voila. Soft, beautiful, luscious lips. And I love that they use all natural ingredients to plump your lips, such as collagen. So get ready to have more hydrated, softer and volumized lips without the surgery with be forever younger. Plump, perfect.
And then as I started to get to know you, so I don't know if you know this, you're known as the guy in the, in the, the, I'm going to say the influencer space or the educator space. You are the go to guy for us to get our events lit.
So I didn't, I didn't know that directly. Obviously I know a little indirectly just based off some of the people that I work with. Yeah, but that's good. It's good. It's good to hear them rumblings.
Yeah, man. Nah, it's out. It's out. It's out there. They know so from everybody. Like you're the guy to go to to get people on podcasts and now you're teaching how the back end side of it, how people can make money.
So. So, because I hear this a lot, right? People want to go on podcasts. They're like, y' all want to go on the big joints. I only want to go on the top shows. Yeah. There's a lot going on with first, people need to understand if you only want to go on the top 5% podcast, you can, but it's going to cost you. So are you willing to invest in yourself to get that type of exposure? There's absolutely nothing wrong with that. You can do that. Then I'll ask you, do you have a proven product? Because it don't even make sense if you're going to spend and invest to get on these platforms. You don't even have anything to make the money back.
Right.
The next thing I would say, why do you want to go on these top shows? Because you think these top shows are going to get you lit, but they're not. They're going to give you momentum. But you're the one that gets your own self lit, right? Because you can go on a small show and still get a lot of traction. Because ultimately it's not about, I would say the primary exposure. Sometimes it's a secondary or that third exposure which would be your clips or your segments or like those meme pages on theme pages because they also promote, right? So I would think like someone that has something to say that master their message, that knows how to craft the information and present it well, who knows how to create some, some energy, some drama, right. Who, who knows how to make sure that not only am I educating, but I'm also entertaining. Yeah, you have to make sure that you're crafting and driving your message. So it's not really going to matter what platforms you get on. You want to get on the big ones and you want to get on the smaller platforms, but you also want to now do the work on the back end. And that's why I feel like a lot of people are dropping the ball. Plus they forget that every time you're on a podcast. You mentioned when we started this podcast is digital real estate. Yeah. So if you had, let's say, because you know you're in real estate. So if you had a plot of land that was, let's say 5,000 square feet, would you maximize that 5,000 square feet or would you only use half of it? And then just. And then just don't do.
Now you got to maximize it.
All right, so how will we maximize a podcast? If I have a product or service first I'm going to come to that podcast with some commercials.
Right, Right.
So most podcasters don't do anything with the space. Like they're going to run the podcast and going to be out because they don't have any sponsors.
Yeah.
So you can come to them and some of them you can just put your commercials in for free. Like they're not even going to charge you.
Yeah.
So you can get a front row, a mid roll or in row. You might even be. You might even be able to get all three right. To pack them in there.
We're not thinking this.
That's why I'm here.
We're not thinking this. We're thinking, oh my gosh, I'm gonna go on.
I just want to get on the podcast. Yeah, that's what we're thinking.
You're being so strategic with this that I could see how your students are killing it.
Another thing is, podcast is never, is never old. Like, like content don't age.
Nope.
It only ages in your mind. So a lot of people don't. They'll make something be like, oh, that's old. I'm over that. It's kind of like an artist, you know, like an artist that make a song. Yeah. And like six months old. It didn't come out, but they over it. But to the public it's like, oh, this is new, this is fresh. So content never ages. So you might have a podcast or some content you made a couple of years ago that you can re release now or even a year ago. You can re release now and it'll be new to the people.
That's genius, bro.
What if somebody was on your episode A year ago. And they didn't do, let's say, half of the stuff we're talking about. They could download your episode reposted on their channel and put commercials in it.
Here's something funny. Somebody did that to me, and their podcast went further on their YouTube channel than it did on mine.
I'm not surprised.
Just because the information. They were so ahead. Yeah, they were so ahead of the game that the information that they shared, like yesterday is now current today. And that podcast is going crazy.
What's your favorite movie or one of them?
Slumdog Millionaire.
Okay, Slumdog Millionaire. Has it only been on one network or has it been on several networks?
Several.
There you go. So why would you only limit the episode you did on someone's podcast to only be on their YouTube channel or their network?
Right.
I would put it on mines. I will find other people who are accepting, you know, episodes I would put on theirs. On the secondary markets, I would chop that up and put on other pages. There's just so much you can do with the content to get it out.
And people don't think about that. So it doesn't matter. And what you're saying is it doesn't matter the size of the platform that you go on. You want to get the opportunity, the content, leverage it, and do the work on the back end.
So we call, like, the 4P plan. So I teach. When I teach podcasting, monetize. It's like the post podcast promo plan. So what are you gonna do with the podcast when it releases? What are the 4 to 10, 15 things you do when the episode rolls out? Are you gonna post it and just hope and then you on to the next.
That's what we do.
Or you're gonna be like, we don't know better. You know what I'm saying? Are we gonna post it? Okay, cool. I got 10 clips. Not three. I got 10. These 10 clips are gonna go on these three, four or five different Instagram channels, Instagram pages, you know, TikToks, and then the Facebooks and then on LinkedIn. Oh, you know what? I'm gonna exit up. You know what? I'm gonna throw it on my YouTube channel. I'm gonna make segments, right? So what people don't know about segments. Just so you remember Katt Williams, right? This is a really good ex Williams on Shannon Sharp.
Yeah.
So the main episode did, like, close to, like 50 million.
Yeah.
Like, the main episode.
This is one impulse buy that I don't regret. I decided to try the plump perfect because I Wanted a little more volume without getting lip injections. Because I've seen so many go wrong with other women, I can't risk that. With the Plum Perfect containing natural ingredients such as collagen, how could I go wrong? I saw results as fast as seven days. Now there's only two reasons why you should try it too. Number one, and most important, it actually works. And number two, it's cheaper than lip injections. Shop be forever younger.com before the plump perfect sells out.
But if you look at total, at the totality of that episode, that, that one episode he had 36 uploads, all long form. Because those are segments.
That's new. How long you been to. How long have you like, you're cutting edge, bro. Cause I'm now seeing people from a one hour podcast get eight minute. Like there's an eight minute segment mark broken down. Some people actually release their podcast. Six minute clip, six minute clip, six minute clip. One hour. Like the long form and what it actually does. And I said this, this is so true. I said this on your episode with Bag Fuel, right? You really. They released I think an eight minute clip and I was like, damn, like, where's the rest? I immediately went back like, is it out yet? Then they released another one and I just broke down and I posted, I said, I said, aso, when are you all going to drop this episode? Because they kept giving teasers, right? So that's genius. And repurposing or just posting it different ways is like super intelligent.
So imagine. So, okay, let's get a brand deal real quick and then let's use that same strategy. So let's say you're a brand deal. I'm about to break it down. So a brand deal is basically similar to a sponsorship, but a brand deal is like a brand's going to pay you. It might pay you for like a one off. A sponsor is going to give you money for like a longer, a lot episode, maybe for a season or something or for the year. A brand deal might pay you one time to post, you know, or two times to post or just feature, you know, that product or service. So most people can't get a brand deal because they're thinking they need Tide or something like that or Kellogg's or something big. What if we, we. Because we're going to go back to what you just said. What if we go to our favorite coffee shop, the favorite pizza spot we go to. What about, will we go to, you know, cleaners, bowling lounge, where do we frequent? Where do you spend Our time doing our life at.
I'm tell you something funny. I go to Angela Yee's coffee shop, Coffee Uplifts people at least three times a week. And I post there and we just laugh and joke with each other because she's like, I think she said she's actually. Angela Yee said she's actually going to give me a seat with my name on it because I'm there so much at Coffee Uplifts people.
That's perfect.
So.
So your relationship. I copy uplift coffee uplift people. It's because of the time that you go, they know who you are.
Yeah.
So now it's going to be easy for you to go to there and be like, hey, listen, we got the real estate newsroom. I'm not sure if you knew. We got a podcast. Love to, you know, market your company, you know, your brand, your coffee shop on. On the podcast.
Yeah.
So because you have the relationship, they're gonna be more open to want to give you a brand deal or be featured on a pod. Right. And a lot of us are not taking advantage of that because you go to the same. Like you said, some of them might go to the same coffee shop or the same Starbucks. And Starbucks is a franchise, so you can probably go there. But you go to the same places. You frequently spend money. You have relationships with that owner or that manager or that person that's in the front. It's easy for you to now because of a lot of reciprocity, be like, hey, listen, I have this podcast. Y' all don't do no marketing. Y' all don't even post on social media. Why don't you give me a thousand bucks and then just, you know, let's just test it out. So you go get three or four of those. Now you got 4,000, $5,000. You got all these brands. Now you can leverage these brands and go get some real bigger brands because they're gonna be like, oh, these companies are spending money right now. Let's bring it back to the segments right now. You can make commercials for these. For these brands.
Right.
And you can put these commercials inside all these different episodes. Because now with the segments, if you look at what you meant on back view, the real estate, they're not maximizing it. There's nothing in there.
Yeah.
There's nothing. Front road and that middle road is not in row. It's not against them. I'm just saying all this, once it's posted, you can't go back and throw it in.
Yeah.
So now it's like, if they know with intention, oh, we got these brand deals. We can offer more. We can put them in there. We can put our own products and service in there. Now they can maximize. Now when you put it out, guess what? You have all these different pieces of digital real estate that can generate revenue and bring it back to you.
Yeah. And then you got the numbers, right? Then you got numbers to prove. You got views, you got purchases, affiliate links where they really can track the power of what you put out. And then, realistically, the roi, if you really look at ROI on them, spending money with you. A lot of times, some companies may just need, like, three customers. Yeah. And now you justified it, and it's automatic. They're locked in for the rest of the year. Every month, it's like, all right, Charles, here's your two. Here's your two grand. Because we got 18 new people.
Exactly.
Easily. So, yeah, man, I love that you use some words that are not common, but I love them, and explain to the audience. Productize and monetize.
Yeah. So most parts. Most podcasters can't monetize because they don't productize. So we talked about how your podcast is media. Mm. Your podcast is also a product. So the content is a product. So if I don't package up this content, there's no way I can monetize the content. So when I say prioritization, one of the first things I like to teach, like startup podcasters, or maybe this podcast is out of moving and grooving, not making no money, is the VIP package. So what the VIP package is, it's literally you're packaging up the content that you're creating in real time. And then I'm gonna offer it to the guests. So that's how you turn your free guest to a paid guest. So check this out.
Wait, look at Melanie over there. Melanie's like, what the heck did he just teach us? Look at that.
So check this out. So you got me on a podcast, right? Let's say I don't know who you are. I'm just coming on. And you're like, hey, Brendan, excited to have you on the show. Just. Just so you know, if you would like to, you can upgrade your experience to the VIP package.
Genius.
I'm definitely gonna be like, what's that? They're always gonna say, what's that? Now all you gotta say is, well, we're gonna give you access to your. All your files, the edited, the raw. We're gonna give you four to 10 clips, whatever you wanna give we'll put a commercial inside there, B, roll pictures, you know, testimony, whatever. Package it all up. Give them that content folder. Now, you can charge, you know, obviously, depending on the podcast, but if you start now, you can at least charge 250, 350, 450 for that, 1500 for that.
Right?
So now, why would they. Why would. Why would someone want to do that? Well, if they invested in the videographer to shoot them content, they would get way less. They would get way less content that's not targeted, that has nothing to do with their messaging, and they would pay premium for that.
Yeah.
Why would I not pay for me being in real time, sharing my message with someone, asking me questions about what I am? I mean, about who I am, what I do, how I help people? And I have all that content that I can reuse on social media. Plus I don't even post because a lot of people don't even post or they don't post consistently.
Then that's genius.
Why would you not pay for that? So now, on the other side, we.
Gotta call a timeout. No, I'm gonna tell you why. We gotta call a timeout. All you podcasters out there, that's not making no money, Brandon boy just showed you how you can make money doing what you're already doing so you don't have to do anything. Y' all in y' all basement, y' all shooting y' all podcast with your boys, your fellas, the neighborhood people, whatever. Now you have a product that you can offer them, which is called the.
VIP package, The product that you're making with them in real time.
Yeah.
And if you want to turn it up, you just add. You just add little, little things to it. It could just be the experience from when they come in the show. It can be, you know, beverages that just anything that enhances that experience along with the content that you're going to give them.
It's a big deal to people when they come to a podcast. I see, like, not going to say any name. Somebody just spent like an hour in the bathroom before they came to shoot that episode. Right.
Just to get ready.
Every woman here comes with, like, her makeup done. Everything's done to the T. Right. So capturing that and saying, hey, you know, we're gonna kind of like give you a whole package.
Yeah.
From when you walked in to when you got dressed to where you. You shot. You watched the podcast. We did your podcast, your messages, your product, your clips, your everything, your highlights. Like, it's easy to pay for that. Like, I would Pay for that every time I go do a podcast.
100%. And even. Even if this won't be the case, but even if you have some people that don't purchase, but you own all the content, you can compile all that content, let's say, in a compilation. Put that at weekly. It depends on how often somebody shoots. But you can put it out weekly, monthly, and that's gonna attract more guests to your show. Because most people aren't doing that. They're gonna be like, damn, I wanna be on that show.
Yeah. Or I get this a lot. I promote. So me putting my guest on my Instagram. Everybody else is seeing Charles Nunes promoting this person. Charles Noonan is going hard for this person. Right. And we get a lot of calls for people to be on the Pod.
100 because of that.
Like, we're gonna have fun. We gonna educate, we're gonna look to move the culture with the information we have. And then I'm really gonna push and promote what I can for my guests because they're nice enough to come fly into New York or travel or get here and spend an hour and some change with me.
100%.
But let's go a step further, bro. Here's what you do. Here's one more thing. We got a question from the audience. But I got something I gotta give back to Brendan, right? Cause I love. It's the law of reciprocity. He on here flaming people up, getting every podcast in America lit and getting them some money.
There should be no excuses even off of this episode. They don't make no money.
Here's what you can do now, when you're posting other people's clips, right? Those clips are gonna take traction. Some of them are gonna take off. So now when you're presenting this package. Hey, I got a VIP package for you. Oh, by the way, one of my guests got over a million views from one of the clips from the podcast that we did. So if there any. If there's any hesitation about paying for that package, it's kind of like, backed up with the exposure. It's backed up with the numbers that the reels did that the YouTube videos did. Your show, as it grows, speaks for itself.
Yeah. And it's really educating the client or the guest or the viewer on. Sometimes it's not the primary place that's posting.
Yeah.
It's that secondary. Because those secondary places are going to do a lot of the heavy lifting to bring people back. So you can watch the full episode.
Of course. Yeah, of course. All right, so we had a question from our studio guest, Melanie.
Sam, this is dope. Live in the studio.
The plug, the connector, the PR queen. What's your question?
I just want to know your start. Like, you are so well versed in this.
Yeah.
How did it begin? Did I miss that?
Because.
Oh, well, I mean, I think this is a good platform to share the story because I was in real estate.
Okay.
I was an agent for like eight years. I had a license in Massachusetts, in California.
So you was going, you was going showing people houses?
I was showing people. I was showing buyers how to buy and sell. Side of sell. Oh, yeah, we didn't know that. No, no, no. So, okay, so check this out. So I was doing it, and when I. The last, like my last year in Massachusetts, before I moved to Cali, that's when I started messing with the camera a little bit more. And I started a pod, but also vlogging. And I was inspired by, like, million dollar listing. So I went to la. I'm like, yeah, I'm gonna do this real estate and I'm gonna do more content. So I got a referral call, right? And he was like, brendan, I got a really good friend of mine, he definitely wants to buy a house. He wants to buy. I. I forget. Oh, Salton Sea. He wanted to buy the Salton Sea. So if anyone knows Salton Sea from la, it's like past Coachella, which is like two and a half hours out. Yeah, I didn't know that at the time. You know what I'm saying? It's a referral. It's like, if you ask me to do something, you going to do it?
You're going to say yes, and then look into it 100%.
So I said yes, went out there, showed him the house, and this never happens. It's like, first house who wanted to buy it, boom, put the deal together. The seller, the house definitely wasn't worth what he wanted. It was worth like probably 40,000 less, but he didn't want to budge on the price. So that deal took probably like six months to get done. Like, my buyer didn't want to pay more, seller didn't want to come down. And it took me three trips out there to get the deal done. So on the way back, I'm like. And it wasn't about the commitment. It was a small commission because homes out there, they like less than 300,000. So commission wasn't crazy. I wasn't motivated by that. I was motivated by my time. I'm like, all this time in the car this is basically three trips back and forth from there to la. I was like, I can't do this no more. I was like, I don't see myself being, like 70 years old.
Right.
You know what I'm saying? Like, being a realtor, So I literally just quit right there in the car. And then.
So I have team members that quit sometimes. Some of them say, hey, bro, I'm gonna go in a different direction or whatever. Some just like, no call, no show. They just realize because I talk about being a boss so much, I talk about being an owner so much, and I really be talking, unfortunately. But the reality of it is I speak down on people that work jobs that aren't in their purpose. So if you just working for a check and you're not fulfilling your purpose, if you fulfilling your purpose at $29,000, I'm cool. I love what you're doing. But if you really just work in something you hate, like, I despise that decision to get up and go do something that you really don't want to do every single day, 100%. Now, did you just like, no call, no show, nothing? Well, I mean, would you be like.
Hey, no, that was my last deal. So it was the last deal. And I mean, as a realtor, you're an independent contractor. I have my own company, but I was under. I was under. I used to be under Compass, but then when I moved to California, I got with Albert Preciado's brokerage.
Okay.
And nah, man. I was just like, him and I had a good relationship.
So you had a combo.
Yeah.
I'm like. I just wanted to know.
I'm just like, yo, it's done. It's something.
Some people have this breaking point.
Yeah.
Where they cold turkey, can't go back. They're sick and tired. They never want to go back to that place again. It wasn't like that. It was just like, all right. Thinking long term, this ain't it for me. Yeah.
I was like, this ain't it.
It ain't it.
It ain't it. And then I just went crazy, investing in myself, like, in what ways, programs, courses, my mindset, where you just like. I kept trying to do trading. The first thing was I. I bought a mindset course. It was like five racks at the time, so I was the number one. I had to, like, get my mind right. And I didn't really know. I know I had a bunch of skills because I had. Previous to that. I had a clothing company that. It was about 10 years. We. We operated for like, 10 years. Society, original products. And a lot of athletes influences artists. We talking about, like, the weekend before you. Before he was high fashion. You know, I'm J. Cole. Before you had the dreads, Wiz Khalifa. Like, all these people wore our brand. And are you familiar with the jogger sweat? You know, like, joggers?
Yeah, of course. We made.
We made that. We made that pattern.
Right.
But we never got a technical pattern.
Okay.
Right. So we never, like, that was a style that we created. Three black dudes in Boston.
Nice.
But we never got the technical patent to, like, you know, say that this is ours. Like, we own this.
Right.
So I spent 10 years, did. I did all of the marketing, the seeding, the business development. I. I got us in all these stores and around the world and online. Big box, the small. The small shops. So I had all these skills. Yeah. And I like people. So then that's when I transitioned to real estate. But then I was like, it ain't worth the time.
Right.
So then I kind of like, okay, I'm gonna use the skills that I have, but I need to learn new. I need to learn new things.
Okay.
So that's when the investment started going on.
So you invested in mindset.
Invested in mindset first.
So did you know? Did you know, like, I don't think how other people think or how. Let's just say you wanted to be a millionaire entrepreneur.
Right?
Everybody wants to be a millionaire. So you're listening to Millionaires. And are you mentally, like, disagreeing with him? Like, I don't know why he would do that that way. And then you said, well, maybe I need a mindset coach now.
It was more so, like, I didn't starting the podcast when I first started it and then not having anyone in my life that made, you know, like, seven figures, a high six figures, and knowing, like, all the people that I knew that was really getting money was just in corporate.
Yeah.
I knew that I was already programmed in that same way because that's just.
How I grew up. Okay.
Now when I move to California, obviously, this is a whole different atmosphere. You know, it's a whole different energy. So I'm like, I came here to learn more about me, to discover more things, but at the same time, I'm still doing some of the stuff that I was doing at home. I kind of need to break. I need to find out what I don't know. Yeah, right. So that's what I. That's why I invested in the mindset thing, so I can kind of like, you know, Reprogram, deprogramming and reprogram. Kind of like what I said earlier. Like people that come in the podcast space or want to monetize, they don't know why. They think they need to have a big YouTube and I need a sponsorship and a brand deal. That's just something that they just believe they were programmed to think, this is how I make money in podcasting. Because they'll see like the Joe Rogan deals, or they'll see the Kelsey Brothers deals, or they'll see a million dollars worth of games. They'll see all these big six figure, seven figure podcast deals that are. That they're receiving from. From a Spotify, from an Apple and think they're like, oh, I need to do this too.
Yeah.
You know, so that's kind of like how it started.
Was that. Would you say the most valuable investment that you made?
Yeah, I think spinning. Spending money to. To me to get access to information or people that would never have gotten access to. I would do that every single time.
It's worth. Yeah, it's tough. It's tough for some people because the.
Money you're gonna get back, the time you ain't never gonna get back. That's, that's, that's how you really collapse time.
How do we, how do we teach the audience, both of our audience. Right. Like the most genuine way. How can you frame this or phrase this? Because we, we both have make offers to people.
Yeah.
So people would look at us a little bit jaded when we say this, but in the most genuine way. How can you tell people? Investing in information is everything.
Yeah. So what I would say is you're holding on to an asset that's not really worth anything. What's money worth? It's not backed by anything. They can change the price anytime they want. The value is going to fluctuate anytime they want. So you're holding.
Some people don't have a lot of it.
Yeah.
And they think they don't. They can't afford or it's not smart. They think it's not a smart investment when they don't have a lot.
Well, if you hold on to something. Okay, let's talk about where's. Where's the money at first? Is the money bank pocket, whatever. Is it in the commercial bank? If it's in a commercial bank. You did not. That money's not even making any money, first off. And they might be losing money because of the monthly fees. Mm.
Right.
So a lot of these banks are gonna charge you a monthly maintenance Fee.
Yeah.
To store. To store your money.
Right.
That they're gonna go out and make money on and you're going to get far less and you think is there, it's safe. But you need to take some of that money and learn a skill so you can make more of it. So you can multiply the money that you might have or you can make more money. You can add to what you, what you have by learning a skill set or solving a problem that other people need solved. That's how you're going to make money faster. You're not going to make money faster by holding on to it and afraid to investing in things. You're going to make money faster. And this is also the thing, you don't really even need to spend the money if you're willing to do the work. If you're someone that's like, I'm going to find all this information, I'm going to correlate it, I'm going to put the steps together, I'm going to execute, then you don't really need to spend the money because you can read, you can go on YouTube, you can find free courses and stuff. But if you're someone that needs to expedite that journey, then you need to spend the money.
Okay, right.
And invest in someone like you.
Right.
Because if I invest in Charles, I'm going to quantum leap even Charles. Because when Charles started, he had to bump his head. He had to figure it out. Yeah. He had to spend a lot of money, he had to lose a lot of money. He had to see a deal not work out. He had to figure it out. So if that took Charles, I don't know, two, three, four, let's say five years to figure it out and you just paid him and he could teach.
You in six months everything not to.
Do, everything not to do and how you can get your result faster, that's worth it.
Yeah.
And guess what? That skill that you get from Charles or whomever, you don't lose that skill. You can keep making money doing the same thing over and over and over.
Yeah. I have trouble explaining that to people because that's how I'm wired. I feel like investing like I feel. It's so, it's so black and white. Right. Brandon knows how to make money from podcast. I pay Brandon, Brendan. Right. I learned how to make money, whereas I wasn't making money my first year doing podcasts. So whatever the fee is, it's easy for me to pay. It's a no brainer for me to make the investment, because you're on the other side where they're making money.
Look at it like this. We're in New York, right? You're gonna pay.
Okay.
Let's say you want to go somewhere youe could walk there for free.
Yeah.
It's gonna take you a long time. It might be really cold outside. You don't know what. You don't know what you're gonna run into. And you're probably gonna be late. Right. Or you can invest in the mta.
Yeah.
Or Uber or something. They know the path. They're falling. A gps. You're gonna be comfortable. Right. You still might run into obstacles. Still might be some traffic, might be something for that driver to avoid, but you're going to get there, and you're going to ride faster. But you invested in that journey. You're going to get there faster. People need to look at it like that.
What are some of the. What are some of the reasons or some of the myths that need to be dispelled about people investing and information from other people?
I think people need to understand that, like, if you're around people and none of them have the result that you want, all of y' all are doing something wrong. You know? And this is another thing that I. Cause this happened to me yesterday. So a client called. We spent time on the phone. She's like, I definitely want to do this. This makes sense. I want to move forward. I need to talk to my husband. I'm like, well, your husband should have been on a call. Right. Because, number one, you can't articulate what I shared with you to your husband. To your husband. Your husband don't have the result that you want.
So why you even have.
So why you even talking to him? Right.
Bro, you gonna hurt some feelings, bro. But.
But I'm being serious.
That's the.
You want to go back and talk to your husband or your mom or your father or your spouse about something that you guys already talked about doing, most likely.
Right.
You probably already had a conversation, a hundred of them. Right. You. About what you want to do to change your current situation, but you're gonna go back to the same individual that don't have the result, that don't know. Yeah. What you. How to do it. Yeah. And they're going to influence your decision to not take action, and you're going to not take action, still be in the same result three, six, nine, even 12 months later.
Yeah.
The fastest action is to. Is to move forward.
Right.
You have to stay in motion.
That's Smart. Hey, look, to all the husbands out there, when y' all want to get it together, when your wives ask you, should they invest, please tell them yes. Please just back them and tell them yes, because here's what happens in my program, and it happened twice. The woman makes the decision and says yes. Anyway. She starts buying land. She starts leveling up. She starts buying houses. It bridges the relationship, because he was against it, but now she's actually buying land and selling it, and she's getting more money. He's never going to say, and I hate to say this, the husbands never say, babe, I was wrong. I told you not to. But the reality of it is, you made a great decision.
You.
Can I get some of that real estate money? They never gonna say that. Right. Right or wrong. So, ladies, please stop asking. Ask them after.
Ask them after.
Ask after.
What would they say? Ask for forgiveness. Yeah.
More than permission.
Ask for forgiven. More than permission.
And then I did a study on this. It's funny. I did a study on this. A lot of women invest information. A lot of men sometimes don't. So I asked the women. I'm like, hey, like, what's going on with the men? Where are the men in this cohort? I've had cohorts. I've had, like, sessions or trainings. 80% women, 20% men. And I just asked one day, I'm like, all right, women, like, what's going on? Where's, like, all the men at? Because this is real estate. Like, y' all might have to lift some stuff, some cabinets or install some stuff. And they said the men were the ones who pay. They use the men's money to pay for it. They just went to get the education and the know how.
Yeah.
Yeah. Do you find that women invest more in information or themselves? I mean, I think.
Do men under. I mean, women are the biggest consumers anyway.
Okay.
And I think women, they. Women want to go to the next level, I think faster than me. I think men need a little bit more incentive. I think we're a little slower.
Okay.
You know, like, when I was in real estate, a lot of the.
Homes.
That I sold to single people were women. Yeah.
I think women are better.
They're just more serious about. About getting stuff in order. Yeah. Faster.
I think women, when a woman wants to do something, she can get it done better and faster than a man.
I agree. Well, that's why. That's why, like, it makes sense to find a good woman if you're a man, I think.
Yeah.
Then y'.
All.
I mean, it's gonna work.
Agreed.
It's gonna work, right?
Agree. I agree. All right, let's get back to it, man. Because I want you to educate and I know you don't have a lot of time. I want you to educate on. Give me the top three things needed to start a podcast, man.
The top three things needed. All right, cool. I'm gonna give. I'm gonna give that, but I want to share something real quick. All right, so there's this thing that I called pod closing, and I think I'll get a top three things to start a pod, but I want to give them this too. So what pod closing is. Pod closing allows a podcaster to close a high ticket deal, meaning a podcaster could, you know, close a deal that's a thousand, two thousand, fifteen hundred. And all they got to do have a regular podcast.
Okay. Right.
So what happens is, and they don't even have to have any products or services of their own. They just have to do a show. So what happens is with pod closing is a podcaster is acting like a setter. Right? So let's say there's someone out there that has a high ticket deal. Okay, let's say one of my offers to get people on podcast. So get people on podcast. Let's say that one of the packages is 15,000 or something like that.
Right? Okay.
So I would certify the podcast host into the messaging of this offer. Like, how can you convey or find out if someone sitting across from you would be a good fit? So we basically just certify them in the messaging. What they're going to now do is do an interview as normal. They're going to intertwine maybe two or three questions out of fact finding questions. They're going to interweave that into the interview. The guest is not gonna know, but they're gonna find out, oh, this guest might be a good fit for this affiliate partnership that I have. This podclosing partnership that I have. Yeah, When a podcast is over that 30, 60, 90 minutes of time that y' all spent, y' all are cool now. Like, you build a relationship to know, like, trust is really high. There's no. The walls is down right now. I can just go back to literally something that you told me in a podcast you like. Yo, Charles, you didn't mention you had that conference coming up in Birmingham, right? I mean, we just did this podcast. Would you want to go on more shows? Like, would you want to get more exposure? So once that, once the guest agrees or says, you know, yeah, They're a good fit for that product or service that the podcast basically has as an affiliate. Auto podcaster does now is either set that appointment or close that deal. They don't have to do no customer service, they didn't sell nothing and there's no fulfillment for them. And they might get 10 to 20% or more of that deal.
So now to put them on a pod. On another pod.
Yeah, or whatever. Or whatever the partnership is.
Okay.
Because we're pod closing. Like for instance, I did a pod close deal for a client. They have a $35,000 e. Com offer and their commission was 5k. So basically I had to guess on the podcast and I was doing the fact finding during the interview.
Yeah.
Found out that they wanted to invest in more businesses and they actually wanted the E Commerce store.
Okay.
So all I did now all I did was connect.
Oh, right, okay, right.
And they got a client, they pay me the 5K.
Nice. Smart, smart.
So that's part closing. And all you need to do, all you need to do is. And I teach this in, I teach this and I got a three day event coming up.
But find people with dope offer.
You find people with high ticket offers and I'll certify them in pod closing because you, you have to, you have to know the offer fairly well and you have to have some fact finding questions that you just interweave into your interview.
Right.
Seamlessly.
Yeah.
And then you just do your podcast per usual. Guess what? You wasn't gonna make no money anyway, so you might as well just ask the next question.
Yeah.
And because of the know, like trust of the episode, it's easy for you now to talk to the guests about whatever's on your mind. Cause y', all, y' all basically built a friendship in that, in that hour time.
Of course.
Right, of course.
I love it. So pod closing is. So you're not even saying like go turn on your iPhone and it's like, get your strategy first.
Yeah, I would say build the foundation if you wanna make bread, if you wanna make money. Yeah. I would get the strategy before you.
Even get in front of a camera. Cause you know, most people say you need two lapels, two lapel microphones, an iPhone, and like a space. Yeah, right. You like, not like, forget all of that.
You don't even need that.
I would say before people watch you, you saying get your strategy. Right. Don't just go be talking on camera for no reason.
Yeah.
Podcast closing. What else you got?
So right now I feel like if you have a Little bit of money. If you have a little bit of money, you want to start a show. Because I'll give you, like, the investment side if you want to do it for free. So if you got a little bit of money, want to start a show, I think one of the best tools you can buy is the Osmo Pocket 3. Okay, so the Osmo Pocket 3 is a small camera. Actually, I think mine's in my bag over there. It shoots vertical and horizontal video. It has face tracking. You can put two mics on it. You just get a little selfie stick that goes up to like, 60, 70 inches. You can put that anywhere. And you could do an interview.
Nice.
That's all you need. That's literally. That's literally all you need. That's going to cost you about 600. So if you have a little bit of money, that's all you need. If you want two angles, you can use your phone, or you can get two of them if you don't have any money. Right. Or you want to start small. Small investment. I would either use my phone, an iPad, you know, I would get Riverside, or I would get. What's the other one?
What's Riverside?
Riverside or Streamyard? Riverside is a software that basically will do an online show for you. So to be you on one side, the guest on the other side, and the guests could be anywhere in the world, and I would start with that. So you could do Riverside, or you could do Streamyard. So that's gonna be like $30 a month. Yeah, right. And then use your existing MacBook. Right. Or your iPad or your iPhone to host a show. You may want to get a USB mic, a USB light, you know, so you can enhance the overall experience, but that's all you need. You can run with that for a little bit to see if you actually want to do this, and then you can start investing a little bit more. But if, you know, off the rip, I want to do some interviews, I would start with the Osmo because it doesn't cost that much. It's a 4K camera. You get a one terabyte, SD card. Now you got like 40 hours of recording time. Yeah, you get them two mics. You good?
Love it. Love it. Love they got a question? Studio audience, got a question?
Let's go, studio.
Just say a little bit louder.
I know you're running out of time, but this has been such a great segment. I've been learning a lot. But I did have one question. As far as the industry you start out in, when you start Podcasting, how important is it to stay in that niche? If you switch, like, say, people do relationships, some people do real estate, some people do business, money, et cetera. If you change it, would you lose some frequent listeners?
No, I don't think that matters, because you may be discovering. I mean, we're on a show right now. Charleston changed the title, like, three times.
Yeah.
You know. You know I'm saying. So I think. I think just doing it, like one of the podcasts I started with a friend of mine. We had like, 10 shows with no. With no title. So we just called it. This is the insert title here, show until we found the title, and that was, like, the name of the show. So I think doing it will help you find out. You might start off talking real estate, but you might end up talking politics, you might end up talking relationships, you might end up talking, you know, like, how to buy businesses or whatever. It's really about your personal brand more so than it's about to show. Because you have an audience. They're gonna go with you, and you evolve over time. They want to see you grow. They don't always want to see you just talking about one thing. Yeah. And I think the future podcasting is a little mix of podcasts and, like, a show. So, like, show me what happens before you get to it. Where's the guest coming from? Like, set the stage. Then I might have a little sit down.
But.
But then what happens after? Like, make it more, like, enjoyable. Cause everybody doing the sit down thing. Well, if you're like, yo, we got Brendan coming. You just came off the airplane and you like, brendan, give me some B roll. Boom. Now you're gonna say to like, Ayo, your editor. All right, we got video Brendan coming off the plane, jumping in Uber. We got a video of me kind of setting the stage. We're gonna put that together, and then we got some of him coming in. That's interesting. Now I'm like, oh, okay, cool. What they talking about? Right? So I think that's the future. Like, a little bit of, like, show or, like.
Yeah, Desire less curated.
Yeah, let's sit down with a background, because everybody sitting down with the back.
That's why I did the newsroom, bro.
Yeah.
So different. So just. Just for you, Jazz, and my. My story, right? I started the Land bank show. I think starting is the most important.
That's the most important thing.
So I started the Land bank show, and it did really well. That was, like, year one. I paid a little. I paid decent amount of attention to it. But it got me so many leads. So I revamped and I was brick by brick, Brick by brick took off and I'm like, oh, this, this podcast thing, I started making money, I started getting views, way more leads. I'm like, all right, I like this. Then I started getting in rooms of people that have podcasts, people who have deals. Right. With different shows. So I wanted to do something just completely different. I'm a free spirited person, so I wanted to. I wasn't. I did a new show and I was inspired by like, the scenery.
Oh, yeah, yeah.
The layout. It looks such like a show. So. So in my mind, I'm like, all right, I'm gonna create the real estate newsroom where we, we report news, we educate. But I feel like the real estate newsroom has more likelihood to get picked up by a whole show. Like a network.
Yeah, right.
Like an own, an A and E, a tmz, whatever. So what I love about it though, is that we own it. Right? So I could do whatever I feel like doing. I could have whatever guest I want.
Yeah.
I can have him drink water. I can have them eat a burger. Like, you can do whatever you want. Like, you get the freedom and flexibility.
And what you just say. So now what's the local burger spot around here? Yeah.
Hey, our guys shooting Sweet Chick, they can.
There you go. So even with. Even with Sweet Chick, they can have a segment where they introduce some product to the guests and get. And get the guesses raw. Real response. That's a placement.
Yeah.
So there's no. See another thing how Backfield could even take to the next level with Sweet Chick, they don't. They don't get no content. No B roll of the guests coming in. Sweet chicken.
Yeah.
Don't get no B roll of them grabbing a bag sitting down. All right, so before we get into it, how them fries, bro? Like, you know, I mean, like, that's color. Yeah. People be interested in that.
It's not just show.
Yeah.
It's not just like, even with your.
Product, if you do your podcast, like, you know, they can't use it. They can't try it out during the show because the type of product it is. But no, I'm saying, hey, maybe they could, maybe they could, maybe they could, maybe they could, maybe they could. Yeah.
She has a feminine watch for the audience.
Keep that in your mind. Like, how can I. How can I integrate my product in an organic way? Or how can I add a segment that. That might be branded by the product in an organic way? And Introduce that to the guests seamlessly so it doesn't seem forced. But at the same time, they'll give you some. They'll give you some real context behind that. You know what I'm saying? Like, that's. That's what you want to do.
All right, bro, I know you pressed for time, man. I want you to miss your plane. Even though we. We gotta. We got like an influencer club dinner today.
I'll be back. You gonna miss. I'll be back. I'll be back, I'll be back. So, look, I need to come back.
Like, I'm gonna summarize some of what you said. Just start, right, like, that would be your. Your advice. Get your strategy and get your monetization strategy. So you making money. You're not just talking reckless. Just start. Get your strategy. Just start. Give me something high level, like the most money you've made for somebody in the podcast space and how so. And then on that, you out here.
All right, so listen, we got. We gonna go back to the beginning, that VIP package, and my phone's over there charging. I'll show you one of the testimonials. But I met this guy, Moneybag Rich. This was like a year ago in August. He started a podcast. I think the podcast was about six, six or seven months before he met me. He was doing it. He. He connected with me. I taught him two strategies that he ran with. The first one was the VIP package. He didn't give me no friction. He just did what I told him to do. He made $4200 in less than 30 days just off of that strategy, which I showed you. Repackage of the content. That. Right. He just shoots pods. Then I taught him how to productize his show, which we didn't go into full detail, but that's when you build products out of the assets. So it might be a digital product, could be a course, could be a community, things like that. So we took the VIP package in one product, and he made $42,000 in five months.
Killer.
Just off of that.
You know?
You know what I'm saying? So I like to use this testimonial a lot because. Just two strategies. And he. He. You know, he does. He reaches out, he does a pod, and then recently he just opened up a studio. And that came from rbc. Making money in space.
Yeah, I do that too, bro. Yeah, I do that. I do that.
You know what I'm saying?
So we ain't gonna say no names, but a lot of people going viral out of Here, bro.
Hey, listen, listen.
Yeah, so, Brendan Boyd, man, I appreciate you stopping by. You came into my community, you educated like crazy. Like that. One hour with you. I didn't know so many of my community wanted to do podcasts. I know Samantha wanted. I know a bunch of them wanted.
A couple of them. Yeah, yeah.
What else do you have going on where you're teaching people how to make money, how to monetize and productize from podcasts?
So I have a. I have a five day challenge, the audience growth challenge. So audiencegrowthchallenge.com spend five days with me. We're gonna teach you how to master that message, how to market that message, how to fund that message, and how to take your podcast and generate money. And we're gonna do it in five days.
What's the dates of it?
So the next one coming up, we do one every six weeks, but the next one coming up is December 9th to the 13th. So December 9th to the 13th, it'll be available. If you're watching this after this time, same thing. Just click the link below. Just sign up for the next one.
Now we putting this out.
All right, this gotta come out.
This has to come out. All right. Have you heard about what we got going on in Birmingham?
I heard about it, bro. I didn't get the invite, though.
No, you got to be on the show to get an invite.
This is.
Hey, everybody. Don't get no invite. I don't send out my invite right here. I'm about to, if you like, if you like what I. What, what I'm going to offer there. All right, so Birmingham's been going crazy from a gentrification standpoint. All my mentor developers, all the high level developers, every developer that I look up to, all roads for them are pointing to Birmingham. They just built an amphitheater there. 300 something million dollars. Coca Cola just did a naming deal, right? So they have naming rights to the amphitheater for, I think, the next 40 years.
That's crazy.
30 years and it's $46 million. There's tons of land in the surrounding area, from the airport to the amphitheater to downtown. It's disinvested, but just for just forecasting, reading, being the real estate nerd that I am, everybody's developing there. All the major players are developing in Birmingham. So I came up with the bright idea, right? Why aren't we taking advantage as investors? We're on a smaller scale, but all we have to do is follow the money. I did the research, I did the homework, like Birmingham is the next hottest market. So I put together a 500 person conference.
Right.
It's going to be the biggest conference that I've ever done. Right. I do 2, 300 people at auctions and things like that. But this is the biggest in person real estate conference that Birmingham, Alabama has ever had. For the first time in history, I'm going to put in the room at Regents Field the builders that build my houses there, the architects that draw the plans, the realtors that can pre sell your house before it's even finished being built. If you want to sell, the realtors that can flip your land for you because the land is going absolutely crazy. And then the final piece is a trust attorney, because historically we've lost our properties through poor succession planning. So now I'm teaching people in this room I everything that I do to excel my financial career in real estate. One roof, one weekend, one stadium, Regents Field. That's where Birmingham Barons play. That's where Michael the great Michael Jordan went and played his basketball. But yeah, baseball, baseball, baseball. You're right. Baseball. So, yeah, I'm looking to impact our culture in such a positive way where I'm looking to, like, break history there, bro.
So guess what? Now you go on a podcast, you bring this commercial.
Yeah.
And then you give the commercial to the podcasters and give an affiliate so they can sell tickets for you without you having to sell tickets. And all you have to do is go on the podcast tour to do it.
I love it. I appreciate it, bro. Now, could I get your official invite? Can I get your official. Yes, I'm there, bro. All right, what's the dates?
The 21st to the 22nd.
February 21st.
I haven't been to Birmingham before.
You're gonna love it.
It's gonna be lit.
It's already lit. Like, they already doing a thing out there. The masses just don't really know about it yet. And what happens is, like, the first concert there is going to change the whole city. They already have the structure. The mayor's in line, the governor, the city legislators, all the way down to community development. Oh, this just in. Community development. The Deputy Commissioner of Community Development will be a speaker at the conference. It's. Yeah, it's gonna be crazy, bro. So look, guys, make sure we hold Brandon Boyd accountable because he said he's coming.
Yeah. February 21st.
Yeah.
21St to 22nd.
21St to the 22nd. We gonna go absolutely crazy that weekend, bro.
Yo, sounds good, bro.
Yeah, we're gonna impact the masses. I can't wait.
And Then clearly I gotta come back here.
So. No, you're gonna be like a friend to the room. I'm gonna give you a code to the lock. Yeah, just bust in, we shoot. You know the days that we shoot, just bust in and we gonna put you in here, man, you do your thing because what you're teaching, I don't see many people teaching this. The strategies that you teach. Everybody wants a podcast. We just don't know how to make it make sense to justify us being in front of a camera, in front of a mic. So yeah, man, you got open door policy as many times you wanna come through.
I got a New York studio, whether.
You wanna use the studio, whether you wanna jump on a real estate newsroom, whether you want to just do some clips or whatever, some content.
Let me ask you this, do you, do you go live with the new, with the real estate newsroom? Yeah, with this.
Oh, so here's another thing, bro, it's hard for you to, it's hard, but we get together, bro, it's like we, it just be magical from a, from a, from a business perspective. But check this out. Tuesdays, Tuesdays at 6pm we do Q and A for anybody. Any of our followers on YouTube, any other people in our community, they can live, call in and get Q and A. So whatever real estate information they have, they need, they can call in and get it. Here's the better thing. The first Tuesday of every month, all you guys have to do is click the link. The free land giveaway link. In the real. In the description of the YouTube channel. We're doing a free land giveaway the first Tuesday of every month. All they have to do is be, is subscribe to the channel, fill out the form and just be present. The first Tuesday of every month, I'm giving them away. One free piece of land.
Yeah, that's a cheat code. We ain't talking about that.
Hey, you gave me that cheat code.
That giveaway play crazy, bro.
The gift that keeps on giving.
The giveaway play crazy.
And guess what, here's the best thing. The land value sometimes be 10, 15, 12, $25,000. But I know where to get it for 6, $700. So it's like easy marketing. And we're on the podcast side now, right? Easy marketing, easy play to a impact people's lives. You know the law of reciprocity. When you give somebody something, when you make an offer like immediately, they're on it, right? Automatic. It's a fail proof system. When you give to people, they typically give back or they invest back, because.
That'S a lot of land.
It land.
Right.
All right, cool. Look, guys, like, subscribe, make sure you comment. Make sure you click the link in this description. Sign up for this. What is it? Five day?
Yeah. Audience Growth Challenge. Five Day Challenge. Let's take your podcast or your message to that next level. Teach you how to monetize it, master it, market it, and get to the back.
Give me the Instagram one more time.
It's Brendan Boyd. Its B R E N D A N B O Y D. All right.
Look, we didn't need headlines because my guy brought the headlines. We're out of here. Thank you, guys for watching another episode of the Real Estate Newsroom. Peace.
Peace.
