Never Buy Properties At Auction!! (without knowing these secrets)

Charles Noonan teaches how to avoid three major auction mistakes: not bringing enough cash (aim for 150% of the bid), missing your property when it's called, and buying out of desperation. He covers funding tactics like 0% credit cards and wire services to get money there fast.

Sometimes I look at us as family. Oh, Karen, look at that. I remember Cam's name. You talking about a land bank family here, right? You talking about. I know Karen. I know her son. We've been to auctions together. And, like, hopefully that warms your heart, Karen, that. That I'm someone who cares like that about people, their sons, because I got two sons. They're family members and everything else. So I really wanted to just allow people in the room. I see we got my guy Bruce in the room. Bruce, I might pull you up, man. Here's what we're doing today. I am not doing more than five auctions in 2025. I will not do more than five auctions in 2025. Okay? It's just not going to happen. I want to make sure you guys. All right, Karen, 20 minutes. I'll bring up. I want to make sure you guys are prepared for the auctions. There's three mistakes that people made that got under my skin because some of y' all flew from all over the country to come to these auctions, and you missed out on your property. You took somebody else's property, Somebody else took your property, you missed yours. You didn't have enough. Whatever happened, we don't want that to happen again. So let's get started. We got one more minute before we actually kick this thing off. All right, One more minute before we actually kick this thing off, guys. Also put a number two in the chat if you guys have subscribed to the real estate newsroom. I'm in a new studio now. Just put a number two in the chat if you've already subscribed to the real estate newsroom. Put a number two in the chat if you have already subscribed to the real estate newsroom. What's up, Jay? Jay, my guy Jay Pierre is in the house. What's up, Jay? How are you? I am at the studio. Real estate newsroom. Studio. So if you guys have not applied, have not subscribed, you got to subscribe, because once a month, we give away a free property. Taro done went insane, and she gave away two free properties. This, this, this, this month. So make sure you guys subscribe. It's called real estate newsroom. Somebody just put that in the chat for me. Real estate newsroom. All right, let's get started. I put together a presentation because I like to be organized for you guys. All right? I like being organized. So I want to just be able to speak to you guys in a manner in which you kind of understand everything, in a manner in which you guys can get it. Make sure. Here's what's also important to me. I want to teach you guys in a manner in which you can turn around and teach this information to somebody else if you had to. All right? So if you wanted to tell anybody else about what we got going on here, about what we're doing, I want you guys learning at that level. Hopefully, that makes sense. Okay. I want you guys learning at that level. So let's just jump right into it. Of course, y' all know me. We gotta be interactive through this. We're not gonna, like, take our time through slides and all of that other stuff. We're gonna be interactive. If there's something you do not understand, say, charles, break that down. That's how we talk in A family. If you don't get something, just say, hey, Charles, break that down for me, all right? And then I'll be able to break it down for you into, I'm going to say, digestible size information so that you guys could. Could get it. Because what's the point of me teaching y' all stuff if y' all don't understand it? So we got to get to a point where we have the perfect understanding today. Right? Before I even announce auctions, I want to make sure y' all get through the three biggest mistakes. I do not want y' all making these mistakes in 2025. All right? Mistake number one. You guys don't bring enough money. Y' all do not bring the right amounts of money. It's kind of difficult. It's not easy to bring the right amount of money, but we struggle with that sometimes. And here's the reason why we don't read the fine print of the auctions. When we go to auctions, they say sometimes it's an extra 3%, it's an extra 5%, it's an extra 2%, whatever it is that we got to pay in addition to, like, the auction price. So in an auction, right? In an auction, we may go. Let's see. In an auction, the price may be $1,000. You may want to take into consideration $25 for a recording fee, 3% for something else. So now we are already talking about. Let's see. Now we already talking about 1050. 3% of that is 30. So now you got 1080. There might be some taxes or something going on in there. So it may go up a little higher or a little lower. All right, it may go up a little higher or a little lower. I hear people saying that they can't hear me. Can you guys hear me now? Can you guys hear me now? Just put a yes in the chat. If you can hear me now, and you guys are sending private messages, I don't know why. Can you guys hear me now? Somebody said loud and clear. Thank you, Jay. Can you guys hear me on the other side? Because I'm on, like, four different I'm on, like, four. Four different things. I can hear you. Yes. All right, let's go. Let's go. All right, perfect. Let's get right back to it. Thank you guys, for clearing that up. I don't know. I don't. I don't know what happened. I don't know what happened to the today 2020. Let's do this. Put a number, a number three in the chat if 2025 has been a little. Has had a weird start so far, just put a number three in the chat. If 2025 has gotten off to a weird start, right. I'll put a number three myself. I put a number three myself. If 2025 had a weird start, just put the number three for me, please. Let me. Let me know if y' all agree. Let me know if y' all agree with me. 2025 just caught a weird start. Damn. It ain't even. It's not only me. Not only me. Thank you. Like, when we talk about community, this is what I'm talking about. It ain't only me that had the crazy start to 2023. 2025. This is why I call us family. This is why we got to stick together. Because it's getting kind of crazy. It's a little kind of crazy, right? But let's get this thing started. Let's get this thing started. Welcome to the real estate newsroom. I'm Charles Noonan. I want you guys to be prepared for auctions this year. I'm only doing five auctions, max. I'm not doing more than five auctions. So you guys have to be prepared when we go to the auctions today. We're talking about the three biggest mistakes that people make at auctions. Mistake number one, you guys don't bring enough money. Like, straight up, sometimes y' all don't be having enough money. And this is why an auction, you can win a property for 1,000. They may charge you an extra $50, right? They may charge you an extra 50 dollars for transfer fee. They may charge 3% for auction fee. So that's 1,050 plus 3%. That's 30. That's 1,080. You may need some other fees as well. So you guys just have to be mindful when at auctions, there are some additional fees that get charged. You gotta bring. Bring an extra 50% safely in cash to auction so that when you buy your property, you don't get stuck. Because if you get stuck at the auction, sometimes they say you have till 4 o', clock, end of day to get the money and the cash and. Or whatever payment they accept. And then you lose out on the property. And sometimes they'll ban you from the auction. So be very careful of that. Always make sure you bring the price you're willing to spend and then include about half of that for fees and transfer fees and documentation fees and things like that. All right? Perfect example. Some of y', all, I took to auctions. I took like 250 people to an auction one time. Some people ran out of cash. They turned around and start asking me for cash for their properties. I don't be mixing, like, I don't be mixing money like that. So I had to tell a bunch of people no, right? I just had to tell y' all, no. You know, actually, I didn't have it. So it was easy for me to just say, hey, I don't have it. You know what I mean? Like, I didn't have the money to help you guys. But. And here's what happened. They had to borrow from other people in the community. You never want to do that in an auction. So, please, the point that I'm trying to drive home, bring as much money as you plan to spend, plus half of that for fees and extra things like that. So if you only go into the auction, you plan to spend a thousand, bring 1500 and bring cash. Cash very rarely gets turned down at the county treasurer's office. All right, let's go to reason number. Let's go to mistake number two. Mistake number two. Hey, Sharonda. Mistake number two. That missed. They missed their property being called this one broke my heart, guys. Mistake number two just straight up broke my heart. We had a guy at the auction celebrating his birthday, right? We got a guy. I can't remember his name. If y' all remember his name, put his name in the chat. We had a guy at the auction celebrating his birthday, right? He comes to the auction to buy his property. And I tell people, sit in the front of the auction. Sit like the first row. I'll be saying, like, let's fill up the first three, four rows in the auction for the simple fact that when they call our numbers, when they. Because sometimes they're going to call the CS number, sometimes they're going to call the sale number. Sometimes they're going to call a control number. Sometimes they're going to call a parcel number. You don't know what they really going to call. So they give you the auction form. You got to find your properties. My man came to the auction on his birthday. His property was on the first page, right? If y' all know his name, say his name there. His property was on the first page. He's getting used to how the auction goes. They called his auction number. He missed the auction. Now, y' all know when I take y' all to auction, we're gonna get the whole auction sheet. I'm an earmark properties for you guys. Karen derusso, you got number two. Annette Lewis, you pick number four. Sharonda, you pick number six. Randy Perry picked number seven. Bruce. Y' all know how it goes. My man missed. He missed his auction. So the property that he flew all the way to Pennsylvania for went right past him. He came to me. He was like teary eyed. I ain't gonna say he was crying, but he was teary eyed. Now, God. Just put a number one in the chat if you would be absolutely pissed if you flew to another city. You put down your money for the auction registration, your airline ticket, your hotel ticket, and then you missed a property that was worth $22,000 and you was only paying $700 for it. Just put a number one in the chat if you guys understand his pain. Just put a number one in the chat if y' all understand the pain that my guy went through. I know it hurt. I understand it hurts. I know it is. So you have to pay attention to when your property's called. And the auctions, they call properties quick. They'd be like 42, 56, 56 going for $652. Going once, going twice. No, 48, 49, 62 going for $742. Anybody any? Nope. Okay. Then they go to the next one. The biggest mistake is that you miss it. Our community, the color of our community, who we are, they do not go back. I've never seen them go back for us. I'm just being all the way real. I've never seen them go back for us. I've seen them go back for other people, but I've never seen them go back for us. So the auction numbers are going to be called very quickly, right? They're going to be called very quickly. If they miss yours, they just going to say, you missed it. Pay attention next time, right? The next time. You got to be on it. You got to actually tell them which one you want before the auction event, before that page even starts, you. You gotta raise your hand. You gotta tell them which one you want. Now, guys, just put a number three in the chat. And a lot of y' all been to auctions with me. Put a number three in the chat if you've seen the auctioneer actually go back for other people that don't look like us. If y' all notice that at the last two or three auctions, just put a number three in the chat, right? Just put a number three in the chat. Because I really noticed that. And I was like, damn. The way that they get to talk to them, the way that they talk to us is a Little bit different. So tonight, I want to make sure we do not let that happen to us, because we got to be on point from the very beginning. We have to understand that we can't make these mistakes, right? We cannot make these mistakes happen over and over and over again. All right, when we go to. I'm only doing, like, three to five auctions in 2025. That's all I'm doing. Three to five auctions, 2025. So you got to pay attention. You got to know what you're doing. You got to, like. Like, we're not gonna make no mistakes. When we go, everybody's gonna have properties earmarked for them. We're gonna organize it, we're gonna go there. We're gonna go dominate the auction. We getting out of there. No mistakes. Don't come to me telling me they've missed your property. Don't come crying to me because you flew all the way to this state and you ain't get your property because you missed it. You please don't come to me saying you don't got enough money. I don't bring cash to auctions. I'll be bringing y' all to the auctions. Y' all got the cash. Y' all go do y' all thing, all right? It's for y' all to win. I only bring y' all to auctions that I already bought, like, 10, 20 properties from. I dominated. I sold them already. Then after I sold them after that, then it's like, all right, cool. I could bring the tribe. And now y' all go in there and go crazy. All right? If y' all are looking for auction, too, for. Oh, for. For the first quarter of the. Of. Of 2025, I got one for y', all, and I make it absolutely free for y' all that want to go. Like, we'll go mob out of auction. Go have tons of fun. I got one for y'. All. All right, so I'm gonna give y' all that. The third piece, right? The third biggest mistake y' all be making. And this one. This one really bothers me. This one is the one that really bothers me. So mistake number one. You don't bring enough money. You ain't lose nothing except for airline and travel because you ain't have enough money. Cool. You still go back home. You just took a little vacation, all right? That's all that happened to you. You took a little vacation. You just took a little vacation. The second one, right? The second one is you missed your property. Same thing. You miss Your property. You took a vacation. You ain't lose no money. You lost flight, you lost hotel, but you ate. Y' all got camaraderie. Y' all chilled, you hung out. You got experience. You ain't lose nothing. The third piece, this one stings. This is the worst part of an auction. That, like, this one bothers me, and this one bothers you guys the most. The third biggest mistake that you guys make when we go to auctions, right? The third. Third biggest mistake that y' all make when y' all go to auctions, y' all lose the first property. You start to get greedy and desperate, and then you make fast decisions and buy a bad property just because you want to leave with something. Now, I'm gonna tell y' all right now, leaving with nothing is sometimes better than leaving with the bad. With the. With. With the. With a bad property. Just put a fire in the chat if you agree. Leaving with nothing is sometimes better than leaving, especially when y' all get desperate. Y' all be bidding for properties that's landlocked. Y' all be bidding for properties that. That don't have road frontage. Y' all be bidding for properties that don't got city sewer and you gotta buy. You gotta install a septic tank. Y' all be bidding because y' all be desperate. Y' all be hungry. Y' all be bidding for properties that you can't do nothing with. And I'll be sitting there like, I hope they did the research. I pray they did the research. Because now you just dig in. Every time you put your hand up right, you're digging a bigger hole for your pocket that. That real realistically, like, you have no clue what you're doing because you didn't research that property correctly. You didn't do everything that you were supposed to do. You didn't go through Africa. You don't know the area, the fundamentals of the sewer system, the road frontage. You don't know if it's an infield lot. The little snappet that y' all be getting on land glide when we go to the auction, that don't. You can't look up a property in 10 seconds. You just can't do. You can't look it up in 10 seconds. 10 seconds is too small. The auction goes so fast, some y' all miss your property. You get outbid for your property. Anything happens, y' all be jumping on land glide like, ooh, let me look up the next one. And this is the worst thing I'm gonna give y' all A bonus mistake right now. I'm gonna give y' all a bonus mistake right now. This is a bonus mistake that y' all be making. And I hate when y' all make this right. You look up a property on land Glide, you start bidding just because you want to leave with a property, right? You ain't look up no zoning. You ain't look up no hoa fees. The HOA fees be killer if you ain't willing to buy a property inside of a H, a place that has HOA fees, where they're going to clean it, they're going to cut the grass, you might have a pool, they're going to maintain it for you. If you not built to pay $400 a month in HOA fees, don't buy that property. But you have to research enough properties to know you got your. Your first property, your secondary property, your tertiary property, which is your third property. Go all the way down to five properties, right? I want to see an auction in 2025 with no mishaps, with no hiccups, okay? Absolutely no hiccups. I want to see for 2025. I'm only doing three to five auctions the whole year. Y' all know we mob the auctions out. Y' all know we go crazy with the shirts and everything else. I'm only doing, like, three to five. Next year, I'm gonna give y' all an opportunity to go. Y' all gotta get this stuff right. Y' all have to get this stuff absolutely right. If y' all get this wrong, it embarrasses me. I'll be embarrassed. Cause y' all are my people. Y' all are my tribe. Y' all are family. And then we go to the auction, then who do people look at crazy when we make these mistakes? Everybody put the one person's name that the auction people look at like he's crazy when we make mistakes. Everybody just put the man's name down that all them other folk be looking at. Don't say you put my entire name. I want my first name and my last name. Put the whole name. Because I'm gonna be honest with you. I love y'.
All.
I love doing this for y'. All. But Sharonda talking about you, Sharonda, you didn't even come to auction with us yet. We got to get you to auction. Thank you, Marcella Jackson. Thank you, Velma. Thank you, Dembo. They be looking at me like, I'm like. Like, you ain't trained your people. Like, what's going on? Why they don't have the proper amount of money. I'll be like, well, they didn't know exactly how to calculate. Why don't they know that they got to pay such and such fees? Why they don't know they can't build on this property. I'll be like, what? And then they look at me. They'd be like, charles, Yeah, I bought something with the HOA fee. Somebody told me last year, and this girl was upset with me. She said she bought a property without even looking at it, and she was trying to make something good out of that. I'm like, what? Wait, wait, wait. We all told you, don't buy stuff you ain't never even seen before. Stuff that you didn't go through. Area fundamentals of the sewer system. Road frontage and fill lot. Access to power lines, like, run the comps. You gotta do all that. If you don't do all that. Everybody put this in the chat. Just chill. Everybody just put the word chill. C H I L L Chill. Just chill. Because I'd rather you leave with the money you came with than leaving with a bad property. You're gonna have to pay tax. Thank you. Thank you. RHW you're gonna have to pay tax on the property. You're gonna have to pay HOA fees on the property. You're gonna have to try and make. Make a way to sell it. If you buy. If you guys buy a property that's landlocked, has no access, you actually have to call the neighbor on both sides of the property and say, hey, I made a mistake buying this property. I actually own a part of what y' all been using as the backyard. Do you think you could let me have an easement? It's called a flagpole easement. Do you think you will allow. You can allow me maybe three feet on each side of the property so I could dig an alleyway so I could get to the property, right? That's something that's kind of crazy to me, but it happens. And I'll be like, trying to fix it all the time. I'm like, I. So y' all gonna call me, right? Because y' all came because I'm the one who's at the auction. I'm bringing y' all to the auction, right? So y' all gonna call me, and then y' all gonna be like, all right, Charles, look, I bought this property, but what do I do with it? How do I do this? How do I. And I'll just be sitting there. I'll be like, wait a second. Ho, ho. Who told you buy that, and then y' all be telling me what had happened was. And I'll be like, just chill. Nobody told you to do that. Nobody told you to do that. So what I want to do, right? For 20, 25, we have. I'm only doing three to five auctions. That is it. Three to five the entire year. I may. I'm kind of cool with. With. With three. We'll start off with, like, one. Let's see how it goes, right? Let's see how it goes. And let's just see, right? Let's just see how it goes. To see how we really could. Could maneuver. If we do well and we killing it like we did last year. Some of y' all are building. Some of y' all are selling properties and everything else. I'm cool with it. I love it. All right, we got Karen in the building. What's up, Karen?
Nothing. I was wondering what happened to my screen.
How's our guy? Are you. Are you surprised that I got to son, Like, I got Cam's name, right? Yeah, I know you are. You. You was one of those people that be like, Charles is so busy, I don't even think he remembers me or my son or anything else. And now I said, hey, Karen, how's Cam doing? You like, what. How are you? Prayers for everybody in California.
Thank you. Thank you. Much needed. Much needed where? I mean, we're okay so far. Where Cam is, he's kind of, like, surrounded because there's, like, in the news, they're talking about the Palisades, and they're talking about Eaton, but there's actually, like, six fires going on at the same time. And so he's kind of in the middle. He's not been in any evacuation, but he has to stay inside because of all the smoke.
Yeah.
Or if he goes outside, he has to wear a mask.
So. Okay, well, the Land bank team will certainly pray. You guys have our prayers. You know, we're like, thank you. We, as you see, we care about. I care about all of you guys. So I wanted to know, you've been to auctions. You brought your son to auction with us. What do you think about those three biggest mistakes that I. That I listed? Number one, people don't bring enough money. Have you seen people at the auction start asking to turn around and borrow some money?
I haven't seen them ask to borrow, but it's been situations where, you know, you come in and you're like, because it happened. It happened with us, and that we just didn't expect it to go as high as it did. So, you know, we just got to a point where it just became a learning experience.
Right.
You know, so I just kind of.
Wait, how many auctions you've been to Tulsa, Oklahoma? Right.
Well, I just. I did the Tulsa one in person, but that was the only one we got to do. Okay, we did that one.
All right. What about number two with people? Tulsa, Oklahoma was great from a historical perspective. Wasn't.
Was because after the auction we actually went on Black Wall street and one of the shop owners actually, we actually pulled up chairs in the store and was sitting with him and he was just giving us a bunch of history. So Cameron was definitely intrigued and engaged in what all he had to tell us about what really happened.
So would you do that again? Would you come back?
Definitely.
Yeah. I was hoping you said that too. I didn't know. I haven't spoken to you, so people might think you and I spoke over the phone like a day or two and set this up. This is just totally out the blue.
Totally. Because I saw it and I was like, you know what? Because I have been MIA for a while because I have had a lot of stuff going on. Fiance had. Had to have open heart surgery. And so we've been kind of dealing with that in and out of hospitals, in and out of the error. But things are getting better. And I do need to get back into it because one of the things we've learned is he's about five years away from his pension.
Yeah.
And it keeps sticking in my brain. He's like, I don't want to die tied to my desk.
Yeah.
So because he went from being healthy, like we were in the gym six days a week. You know, he was like really, you know, muscles and everything. And he just, you know, he lost 30, over 30 pounds in two months.
Wow.
And so it was. It was just, you know, he actually coded, so they had to shock him twice. We're blessed. And thank God that they were able to get him back so out. My. My urgency has definitely changed in becoming successful with this because we want to be able to quit our nine to fives in five. We've got five years to do it. And you'll get his pension and you'll.
Have more time with each other.
Right, Exactly. So he's got five years. He wants to try to stay employed. Of course, he's a government employee, so we don't know how that's going to go after the 20th.
All right, look, I don't want to get nobody in trouble. All Right. You are here talking about trying to leave and all that. All right.
Well, no, but we, we, we, like I said, we definitely have a sense of urgency. So, yeah, definitely want to get back in it. And so that's why I, you know, logged on tonight.
Thank you.
Definitely want to get back in it and get back going.
So thank you for sharing that. And I see people are really thinking about you here in the comments. The second thing, the second biggest mistake we have is they miss their property being called. Called. That happens a lot because they go so fast.
They, they go, they go super, super fast.
Yeah.
And one of the things when you commented earlier about us being treated different than them.
Yeah.
During that auction there, it actually was one of my properties that I had signed up for on our list. And so we bid on it until it got to, you know, above our, our thing. But there was two properties and they were side by side. So of course they were calling them back. They were going to be called back to back. So the lady who won the first one was paying for it because at this auction, when you win the bid, you have to pay for it.
You go. Right, like share or on the other side. Yeah.
And so while she was paying, they actually waited for her because she wanted to bid on the second one.
Is that the lady I was right behind us?
No, she was, this lady was further back, the one behind us. Yeah, her and her husband was just buying up.
They racked up. Right?
Yeah. I think the story they told, the story they mentioned to one of our, one of our, our other members was that they had whatever their family would move into the area rather than buy a house through a realtor, they would go to auctions and buy houses and then, you know, sell it to their family members.
That's so powerful. I love it. It is so powerful, that stuff that we have to start doing together. All right. And the last one, number three, just because you flew all the way from California to all the way to Tulsa, Oklahoma, you got your son with you, you got your money ready, you ready to go. Everybody else around us is winning properties. Yours goes by, and then you just start blatantly just putting your hand up. And I think Cam was doing this too, right? Yeah. Because you want to buy something because you didn't get yours, and you just, you might end up buying something that you don't, that you didn't want just because you don't want to leave empty handed. What do you think about that as one of the biggest mistakes that people can make?
I, I, I agree it's best to leave empty handed than to buy a property that isn't, you know, wasn't a good buy. And there was a couple of times I had to remind him, son, put your hand down. He's like, why, you know, we ain't do the homework.
Yeah.
Yeah. So, yeah, I think he just got excited with just, you know, raising his hand. Raising his hand.
It is. Yeah. Thank you for sharing that, Karen. I. I want. I want us to know. I want us to go to auctions and dominate going forward, especially in 2025. So I put this. This court lesson together so that when we go, we're aware of these mistakes and we can. Leaving with nothing can still be a win, especially if what you wanted went way higher. Is cool. It's cool. Enjoy the company, enjoy the camaraderie. Don't go buying stuff that you. You. That you don't really. That you didn't do the homework.
Yeah, yeah. Just stick with what you. With what you know. And I would also advise people, definitely do your due diligence and definitely take the opportunity. When you go to an auction, if you have the time, go early so that you can drive by and actually look at these properties. Because what we saw on Google Maps when we drove by was totally different.
Absolutely. That's a big one. That's a big one. All right. Awesome, awesome, awesome. So, Karen, I am going to pay attention. Just pay attention to the real estate newsroom, pay attention to my Instagram when I post, and I'll try to text and send out an email when we're going again. We. I think we have to do the Tulsa, Oklahoma auction again. I think it's a must. So that may be one. And then I'm going to do, like, two. I'm going to give out an auction today so we can all go to it. Then I'll show you guys how you can just get access to that for free. I just want to go dominate. So, Karen, thank you so much. I really appreciate you popping in here last minute. It was an awesome experience. It was historic. It was one that me, you, and Cam will probably never forget. Right?
Yeah, definitely.
Yeah. So I appreciate you for hopping, and thank you so much.
All right. Thank you.
You're welcome. All right, guys, that was Karen Derusso. That's totally, totally impromptu. I haven't seen her in a while. I haven't talked to her in a while. I just asked her to come up just to kind of share that information with you guys because it's important to know. So we're going to do a quick recap. Number one, research. Double the the amount of properties you want, right? Research the. The properties you want. Research double so you have more properties if you miss your first or second property. Two, get funding a month before and liquidate the cards that you get through Funding through Melio and Plastic. And if anybody needs help with funding, just DM me the word on Instagram. My Instagram is CharlesJ. Noonan. Just shoot me a DM with the word funding. I'm gonna send you back a link. You can get business credit cards. I'll send you all the information. You get zero percent interest. And through Melio and Plastic, I'll show you how do you wire the funds. So that particular auction, we wired funds to the auction from the card. The auction has your cash. Here's the best thing, which is crazy. I know y' all ain't think y' all was gonna get this tonight. I know y' all didn't think y' all was gonna get this. If you think this is fire, put a fire in the chat. Let me tell, Let me tell you what you do. You get a 0% interest credit card from Chase US Bank, Citibank, bank of America. I'll show you how to do it if you just DM me the word funding on Instagram, right? I'll show you how to get those cards. Certain auctions, you can send them the money to preload your auction. So let's say you're going for a property that's $10,000, right? Don't put a fire yet because I didn't tell it yet. Don't put no fire yet. I did not tell the gem yet. I didn't tell y' all the gym yet. I didn't tell the gym. I'm gonna tell the gym now. Then you could put a fire in the chat. I get you. You DM me the word funding. I get you credit cards on plastic. I get you credit cards through Chase bank of America, US bank, whatever, the banks, the funding banks, right? You get the 0% interest credit cards. Now you're going for an auction that you want a property that's $4,000, you send the auction $7,000, right? Because you don't know how high it's going to bid or how low or what the fees are. So now you wire the auction the money through Plastic or Milio deloft. And you're going to like this one. You get the auction information. You get a 0% interest credit card. You wire the funds to the auction house. If you Want a property that's 3,000, wire them six, wire them 10, right? So now the auction, because they know people don't want to have huge sums of cash on them, the auction will hold your cash, hold your money for you. After the auction, if you don't spend all of your money, they will give you back in a check the change that you did not spend. So if you did buy something for 3,000 and you got some and you got $3,000 left over, the auction sends you a check next day of the unused funds that. That you wired to the auction. Now, if you guys want to put a fire in the chat, because I just showed you how you can liquidate a credit card through auctions, I will appreciate that. Thank you. All right, now let's get back to it. Best practices, research, double the amount of properties that you want. If you want five properties, research 10. Because if you don't get those five, you want backup properties that you already researched. Okay? Get number two, best practice, get funding a month before and liquidate through Melio or plastic. Okay? That's the second thing that you guys need to do. Liquidate your car so. So that you can have money. And now you get points for the spend and you'll get money back. So now you just liquidated a credit card. Get the list ahead of time from the county and learn your parcel number and sale number. Because you never know what they'll call at the auction. So there's two types of numbers that's going to be called at the auction. They could call sale numbers, they could call parcel numbers. They could call CS numbers. There's a number of different ways that they put on a chart of what they're going to call. And they, they. And they could call sale numbers. They do it quickly, say sale number 050670, going for $693,000 worth. $22,000 going once, going twice, next sale number. And you could have missed your whole entire auction number. So just be very, very cautious of that, all right? Be very, very cautious. Isabella Williams. Is it considered taking out cash? No. That's the best part. It's a wire. It looks like a credit card payment to plastic or it looks like a credit card payment to Melio. But it's not a. It's not cash. It's a wire. So you'll pay them. You'll pay plastic, and you'll upload the auction information and plastic will wire the funds on your behalf from your credit card to the auction for you, all right? Oh, my. I missed Something. Guys, I'm so sorry about this. I did not introduce myself. For those that don't know me, right. For those of you that don't know me, I should have. I don't know how the slide got to the bottom, but I just started teaching. I just jumped in and I just started teaching. Right. I apologize. This should have been one of the number one slides. So let me just run through an intro of who I am first. Right? Because I just started teaching. Well, some of y' all just came here for the best three, three practices of the free auctions and then some. Some best tips. Right? Three biggest mistakes and best tips. So if y' all just came for the information, I gave it already. You guys could leave the. There's a lot more packed in here. And then if you wait till the end, I'll show you how you can get the ability to come with me to an auction for free in the first quarter of 2025. So I'm Charles Noonan. I'm the founder of the Land bank team. I grew up certainly impoverished lower class neighborhoods. And here's a fun fact that a lot of people don't know, and I don't show this too often, but I was a security guard at one point. Point, right. I'm proud of it, too. This my id. I found that the other day. Right. I was a security guard. I also work odd jobs like ups and I actually worked inside of a pizzeria. I don't have the pictures of me working in a pizzeria, but I was. And I'm proud of it because it made me who I am today. And it's nothing that I'm shy of at all. I share this with you guys because wherever you guys are, whatever jobs you have or whatever you guys have going on, you guys can make it to where I am as well. Even if you like minimum wage security guard. Even if you're at ups, which is probably not minimum wage anymore. But when I was working there, a lot of those things were minimum wage. And I share this with you just so you know a little bit about my history. Okay. Today things are very different. I don't work a 9 to 5. And I'm at the point in my life financially where I never will. I, I get to do passion projects because of the work I put together in real estate. I don't have to work anymore. Right. I own three businesses and over 300 properties. And I pride myself on having all of my properties debt free. So it's not about having 300 properties and you only making $200 per door or you only making whatever, $100 per door or 500 per door? No, I'm. Whatever amount somebody pays me in rent, I actually keep the entire thing. I stuff the whole thing in my pocket. There are no mortgages on any of my properties. You can go to any state. I have properties, put my name in, you'll see ownership. You will not see a mortgage. I own over 272 in Alabama alone. So you can fact check that, and you'll see that, oh, here's one of my biggest accomplishments so far. All right, I'm gonna talk about my license that you guys see, right? I'll talk about my license that you guys see. But just also, so you know, as far as, like, the benefits of my hard work, I travel the world and enjoy helping others pick, purchase, profit, and protect investment properties. Here's my biggest accomplishment for 2024. Even though I got licensed in 2025, so I actually went from having a security guard license, right? This is my security guard l. All the way to having a builder's license. So I'm also. And if you understand real estate, you'll understand this makes me so powerful. I have not. Not only have the properties, but I have the builder's license to actually build on the properties if I wanted to. And here's just a picture of me helping Curtis and Irving, one of my team members, build a property. So these are my biggest accomplishments, right? Going from just being like a security guard and working at UPS to being a licensed builder, owning more than 300 properties. And not only that, I actually enjoy helping other people's other people get to where I am today in life. So that's like, some of the accomplishments that I've had from real estate. Karen, which you guys saw, was one of the individuals that I helped over last. Last year, the year before, I've helped over 900 families in 2023 get properties. In 2024. I went absolutely crazy. That's where y' all saw all them people talking about buy the block and ransacking auctions and just buying up everything. 3, 4, 5, 6 properties. 2024 was amazing to me, right? I was like, the biggest blessing that I've ever had. It's the biggest impact that I've ever had on people in one year. Like, I went crazy last year. I helped over 1400 families. Y' all know how many auctions that is? We had to go through into Tulsa, Oklahoma, went to Pennsylvania, we went to Birmingham, Alabama. We went all. We just went wild. Last year, right? So last year, right, I did over 1400 families. This year, 2025. Y' all may say this sounds crazy as far as a goal, but my goal is only to help 500. I only want to help 500 people in 2025. Instead of casting such a wide net, I'm going to cast a deeper net. And the 500 people that I'm going to be helping in 2025, I want to help them make way more money than I did for 2024. So in 2024, 1400 people bought properties, increased net worth. They did their thing in 2024. Like. Like, guys, just put a fire in a chat. If y' all leveled up with me, y' all learned something from me. I got properties from me. Let's put a fire in the chat, because we went kind of crazy in 2024, right? 2025, I want to outdo that number with less people. So I want 500 people. I'm only helping. And my told my staff this. I said, look, we only doing 250. Rosalie said, Charles, that's too little. It's gonna be crazy. Like, people need our help. At least do 400. Tara came in. She's like, nah, Charles, we not like, that's. You can't do. We could. We could help those people in one quarter. I'm like, yeah, but that's all we need. I just want to help, like, Deidre. Deidre. I want to help Jamel, right? I want to help Karen. I want to help them start to make more money, because not just everybody a little bit. I want to wrap my arms around a certain group, and I want to show them how they can make a lot, because that's important to me. Last year, we got everybody properties. It was easy to get people properties last year, right? This year, I want to get everybody lots of money. That's the goal this year. So less people, more money. All right? Less people, more money. If y' all with me, y' all can get into the 500 people, it's going to be kind of easy. I want to show people who are highly motivated individuals that want to change in 2025. But here's the thing. It's not going to be easy. Heineken knows this, too. What's up, Hunt? It's not going to be easy, guys, right? You're going to have to. And this is just pictures of me taking people to real estate conventions, auctions, everything. Like, we went crazy. Last year, I took people to Detroit. I took people to the auction in Pennsylvania. I Took people to the auction in Tulsa, Oklahoma, this year. For people to make a lot of money, right? For people to make a lot of money. With me, you're gonna have to change three things. You have to be willing to change these three things. Changing your financial situation, changing your tax bracket, changing the way you make money. It doesn't just happen with the tactics. It doesn't just happen when we say, go to the auction. It doesn't happen when me say, go to the auction. And these three strategies, you actually have to change in three other places, right? You have to change in your identity. And what I mean by that is, you have to change into a real estate investor, a land flipper, a property owner, a developer, a builder. You have to change who you are to actually make a lot of money in real estate. You can't tiptoe into the community and start killing like that. You have to get into the community and you have to say, I'm a real estate investor. I'm a real estate developer. That's when it happens. You can't be, like, the manager at such and such and do this and make a lot of money. Your identity has to change. You said, I'm a real estate developer, but I'm still working. Okay. Like, that helps. I'm. I flip land. I flip it for 10 times what I paid it for. Oh, yeah. And I also work also. So if anybody. You guys. Any one of you guys saw the show Pop. See the show Pop the balloon, right? So popular show. These people say they do 50 things for a living. And I'm like, there's no way you can do that many things successfully. You really could possibly. You really should just be doing one thing, and then if you got a little passion thing on the side or something that funds it. Cool. I'm a real estate developer. Oh, yeah. And I work at such and such because it funds my development. 2 is cool with me. They be saying 3, 4, 5. It sounds kind of crazy. Don't laugh at me because I watch Pop the balloon. It's an entertaining show. All right. If y' all watch the show, put a fire in the chat. We don't judge in this. 2025. 2025. Start off too freaky to be judgmental, right? We got to get the judgmental stuff out of the way. The second place you have to be willing to change is financially. You have to be willing to invest in yourself. No money will be spent outside of what you invest in yourself. And every dollar that you spend, I want you guys to see it as an investment in yourself. So if you got to pay for a flight to get to auction, it's an investment in yourself. You got to pay for a property, it's an investment in your. In your land flipping business, if whatever it is, right? The investment is. If you look at it like you're investing in yourself, you'll get the money back. Double time itself, triple time. Some of y', all, I'll be teaching how to get properties back, how to get your money back. Eight times, seven times. We had guy on here last time, he's getting 11 times what he spent on his money. All right? You have to be willing to change financially. You can't be cheap and try to make a whole lot of money. It doesn't work. It's not about. In a dollar amount. It's about what you have. If you only got 300 to invest, I'm gonna send you somewhere where the properties cost $300. If you got 3,000, I'm gonna send you to a place that got properties that are 3,000. If you got 30,000, I'm gonna send you somewhere that got about 3,000. So you can start, get your feet wet and understand what we're doing first, and then you can go bigger. There's so much money in real estate. I promise you guys. Donald Trump, Fred Trump started as real estate developers. They got all their money from there. Then they started doing passion projects, right? They started having fun with it and just doing things that they wanted to do. And then the last piece for 20, 25, this is the biggest change that has to happen. I want to work with people that want to have an impact in life. To work with me, you have to want to have an impact. You got to want to go into a city and develop where. Where it's disinvested. You have to want to open up a group home where people are aged out and don't have a place to go. You got to want to do a homeless shelter, work with veterans for your money, work with Section 8. You got to want to be do something for change, something for impact. And the reason I say that is because impact, when you have impact, right, it vibrates. And so much more happens when you make impact with something. When you make. Think about when you make impact with water, right? It vibrates, it has waves. It has a lasting impact far more than you just jumping in. You just jump in. You're in, but the waves make motion throughout. The reason that's important to me is because that's how I actually got financial advancement. Fortitude blessings is making, reaching for, including impact, profit and purpose will bring the profit back 10 times over. I don't know if I'm articulating that exactly. How many guy, how many of you guys just put a number three in the chat if you understand what I'm trying to say. If you just out for profit, you could get a certain level. But if you go for profit plus purpose, it multiplies so much faster and so much better. That is the energy that I want around me in 2025. Those are the people that I want with me in this small group that I'm having. Some, some mentors don't get to 500 people in five years, right? We're a little bit of a bigger group. So when I say 500 people is a small amount of people, to me, it's small. To someone, it'll change their life if they met, they mentor 500 people, right? We're at the level, we've had so much impact that it's easy for me to get to 500 people. And I'm, I'm actually saying like, stop. We're only doing 500. We're not doing more. Right? And that's just because the way that I've been blessing people, that when I put something out there, people jump on it because they know what I'm about, right? You have to be, have the identity change. You have to be willing to have a financial change. It will be for the better. But some people aren't willing to invest $1,000 to get back $3,000. You got to be willing to do that. That's just the bottom line. All right, so just a little bit deeper into my story, right? Four years ago I bought 300 properties in Birmingham. I read every morning just like Warren Buffett for three hours a day, right? I studied the real estate markets very closely. Is sad, but this is true. The worst cities in the country get the most money. For years, developers have, have been investing in the worst cities and making millions and sometimes billions of dollars from this strategy. The strategy is very simple. Guys follow hud, the federal government. Where the investments go, then you just go develop there because they, when, when, when a city does bad. So here the worst cities in the USA. This is from two years ago. Memphis, Tennessee, St. Louis and Detroit, Michigan. Right? This is an article from the New York Times. These are the worst cities three years ago. These cities got tons of money for investment. It's a slow down because they were the worst cities for a long, for over and over, repeatedly. So here's what happens. The worst cities get to raise their hand and say, hey, we need money. We're struggling, we're struggling with housing, we're struggling with affordable housing, we're struggling with low income housing, we're struggling with homelessness, we're struggling with all these different things. So what happens is the federal government and HUD come in, they give them a bunch of money. They can't develop on their own. They have to develop through partnerships, public to private partnerships with developers. Birmingham, Alabama is why is where and why I bought all these properties. Three, four years ago, Birmingham, Alabama was number one on that list. Disinvested city, the least income. Everything was just wrong. Was horrible in Birmingham, Alabama until this happened. Until the governor announced that the federal government and HUD gave them $7.7 billion for reinvestment. And then the article started to pour out. Birmingham city council approves funding for senior housing. So they redid this entire facility, brand spanking new for senior housing, because that's one of the areas that they were struggling in. Right. Birmingham will convert the Greymont school, an entire school, into affordable senior housing while commemorating its historical value to the city. Right. So they got a ton of money. In 2024, Birmingham approves $15 million for a new family fund center at the crossplex. Right. So here's another thing. The complex includes medical, commercial, retail housing components and is expected to generate $2 billion in economic impact. I know I sound like a nerd, but I really do obsess over this stuff. And I simply just read every single morning information about real estate and what we're doing. This is one of the houses that I built. I built in 69, 68 days in Birmingham, Alabama. This is the house that I built. And this is. This is grass. The grass is all around. This picture right here is an older picture of a house that I built. Now, I paid 169,000 to have this house built, and it's worth $259,000 today. I'm not selling it because I want to have impact. This is the kitchen. And I'm just showing you guys what you guys can do. We have lenders for everybody that needs help with building. That's my kitchen. That's my bathroom. I went floor to ceiling tiles. I love to teach. This is another group of people that I just brought to the property to show them and we did tours. Then as we continue to grow, we're seeing where Birmingham, Alabama was awarded $20 million in federal grants for workforce investment. So what they're doing, and I'LL explain workforce investment. You can't bring people back to a city and expand the city without bringing back the jobs. So they got $20 million in a federal grant to offer to companies to move back to Birmingham. They got the money. It's federal grant money. They just have to give it to people. So just imagine how many companies they could bring back if they said, we'll give you $200,000 each just to move back to Birmingham. Right. Just imagine how many that. How many they could do, they could bring back. Right? That's. That's a lot. I think it's 2,000 companies that will come back for $200,000, or it could be 200. Right. But point is, there's so much money being poured back into the city, so much investment coming back. I also know a lot of this stuff because I met with the mayor, we sat, we talked. That's. That's actually the mayor, Randall Woodfin. And when we're having our conversation, of course I'm showing him where we're developing, where I'm developing in the city. I'm showing him my plans for the city, what I want to do with the city. I told him I want to bring 500 people to the city. I want us to build, reinvest into Birmingham because of all the other developers are reinvesting, they're gentrifying the city. And I told them I want us to just like, let's, let's have a part in gentrification for once. Let's not be pushed out. Let's play a role in. In the rebuild or the revitalization of Birmingham. Let's build our city ourselves this time instead of having other people build. So I got my license, I started to build, and I told him about the conference that I'm doing where I'm bringing 500 people to the city and we're going to invest in the city and we're going to gentrify the city ourselves. Right? We're going to gentrify Birmingham. We're going to. We are going to build Birmingham ourselves this time around. We're not going to allow other investment groups to come in, invest in the city. And we're going to. And we're not going to allow other people to just change the city around, push us around, push us out. So I came up with a website. It's called let's build birmingham.com is where you guys can get tickets today. There's a special that I'm gonna do, and at the end, I'll tell you guys about the auctions and where you can get the where and how. You can come with me and my community to the auctions for free. Right? You go www.letsbuild birmingham.com. but I want to tell you what you get with a ticket. Okay, so what's your ticket to Birmingham? You get entry to our two day event where you can network with other members that are building in the same neighborhood. Now, I know Karen was on here and she probably didn't mention the camaraderie that you get when you're traveling together as a group in unity. And it's really like one band, one sound. It's really us against the world when we travel together and it really bonds us as a team in a community. You're going to get 10 free masterclasses similar to what I taught, but very much more detail on how to pick, purchase, profit and protect your first investment. Property Protect is important because it teaches us how to do wills and how we can pat and trust, how we can pass our properties down by putting them, put, putting them in a trust. The reason we lost our properties in the past is simply because we didn't have proper succession planning. We didn't put our properties in a trust and what happened was we actually ended up losing them. Okay, you're going to learn from, from the bank who will lend to people with just a 500 credit score. That's the minimum you need to have. You can also structure your loan with no payments for six months while you build. If you had any experience building, there's no worries about experience though. They will use mine or one of, or some, some of our other contractors. They will use our experience for you guys to be able to learn how to build properties and get loans on them. Because oftentimes the reason that we're left out of building, the reason that we don't build is simply because we don't have experience. So the lender that we're working with will lend to you guys even if you don't have experience. All right, part of the master classes, you're going to meet with contractors and build your own relationship with them. So this is a conference where I'm giving you and guys, if you just look to the right on the offers tab or at the bottom of your screen, you'll see where it says tickets available. I see three people already picked up three tickets, four tickets already. I want to just finish explaining everything that you get with this conference. These are going to be the only people that I work with in 2025 by the way we're only allowing 500 people and we only had 60 tickets left before we came tonight. If you guys follow me on Instagram, you see people posting every day that they got their ticket to let's Build Birmingham conference. And you just see new people buying tickets every single day. So it goes out quickly. And this will be a historic movement. So you guys going to LetsBuild Birmingham.com and grabbing a ticket will be a movement. It's a movement. It's not a moment in time. It's a movement in time. This will be historic. I'm going to give you all of my resources. I'm going to give you guys my contractors, I'm going to give you guys my question, quiet title, action attorney, my realtor, my broker, everything you, every, every person that you guys need to be successful, I'm going to introduce them to you at this conference called let's Build Birmingham. All right, so you meet with contractors, you'll build your own relationship with them. You're going to meet with architects who have designed 10 sets of plans for you to pick from to build your own house. So we already have the plans. You're going to. I'm going to introduce you to the architects that will build for you. You have the plans already. The architect is simply going to show you. Oh, you will give you the 10. You pick one of the 10. You just give them to your architect and say, hey, Brandon, Eric, these are the properties that this is what I want to build on the land that I have. We'll show you how to buy the land as well. You're also going to learn from one of my good friends, the passport abuser, how you can travel for free to the conference by earning six times miles and points. Now, this is crazy because we actually have people that are going to this conference that spent less than $100 for their round trip ticket. I'm not going to go into detail. Rocky paid $33 for her. Somebody else paid $18 for theirs. There's just ways that we've taught you guys how you can get miles without having to spend any extra money. It's super cool. Passport abuser is one of my good friends and she teaches that in one of the master classes. You're going to learn from and build relationships from three different builders that will build for you. I got my license, but I'm only building for 12 to 15 people next year because I'm doing a subdivision, so I could handle two properties at a time. That's fine. That's actually like 20 something. But I want to stay around 15 because I'm doing a subdivision. I may. Tara, my CEO is kind of convincing me to open up and offer the subdivision to you guys. I don't know, we'll talk about that at the conference. But my plan is to build out my subdivision in 20, 25. So, yeah, I'm gonna. So being that I'm doing my own projects, I will give you guys contractors to work with that are. That build for me as well. And you can just build through them if you wanted to, right? All right. Learn from the realtors who can buy your land for you or sell your land or your house. That is extremely important. And here's why, guys, we need contacts that can source more land for us or that will sell our properties, understanding what we're doing. The house that I showed you guys, I could have sold it before it was completed had I wanted to, but I didn't want to. I wanted to kind of just get through the project and start a group home. So I didn't sell it, but we'll show you how. You put your for sale sign up there, put the house on Zillow, and you can pre sell it. If you go on Instagram tonight and you look at my stories, you see, I posted a subdivision and I would just take that picture up from my engineer, the subdivision, put it on the sign, put it outside, which you guys will actually. Ticket holders will be able. Ticket holders will be able to see. Ticket holders will be able to tour four properties in Birmingham. Ticket holders will be able to tour four properties. So if you have a gold ticket, your event is two days and you get to tour Birmingham, you get to tour four different properties of mine. Some are going to be in the beginning stage, some will be in the middle stage. Two will be in the middle. And then you'll see the group home or pad split. You'll see. You'll be able to actually see different properties that I have or people in the group. So we have a guy who I'm building for now. You'll probably be. You should be able to go see his property as well. So after the conference, it's going to be Saturday from 9 to 4. At 4, you break out, you go see property tours. Those of you that are platinum and vip, you come back. We actually have a nice dinner at Ruth Chris. And at that dinner, we're going to be sitting at the table with the builder, the lender, the trust attorney, everybody that we're spending the day with. You get a much more intimate Roundtable setting with them at the at Ruth Chris, where we have a dinner. All right, so the realtors are extremely important. You're going to learn how to execute on different exit strategies such as Section 8, selling those properties, group homes, pre construction, selling furnace finder, Airbnb, VRBO travel, nurses pad split. All that stuff is going to be taught to you guys as part of the conference. And then we got our property tours of multiple locations. Like as I mentioned, right, there's some that start at the build phase, phase one, phase two, built of the phase, phase three. And then you'll see my furnace property as well. That's, that's the one on 41st Court North. 2867 41st Court North. On Friday. Some of y' all like to dance. Some of y' all like to sing. This is a time for some people to just let their hair down and just have good old fun with camaraderie with like minded brothers and sisters. So Friday is our networking mixer. That straight party time. However, everybody's gonna be there. You can still talk to them and everything. But I want y' all to just have fun. I want, I want, I want us to really start locking arms, becoming family, becoming community. As you saw at the beginning of the call, I met Karen. I know her. I met her son Cam. I know who he is. We went to Tulsa, Oklahoma. We had this historic auction. These are the things that I want. So if you went gold, you could actually get like this two day event experience where you really get to be around like minded people. Environment is extremely different. Private VIP dinner where you can build one to one relationships with the guest speakers. That's platinum. Platinum is sold out. Platinum got sold out in like two weeks. And we have over a hundred platinum tickets. It's sold out in like two weeks. I'll teach you guys how to get discounts on supplies. Those are fairly easy. I'm going to hand over to you my contacts at 84 Lumber, my contacts at Home Depot. I'll hand over the contacts at Opinion. Not, not Opinion Miles, but American Airlines where you shop through their portal through Home Depot. And you can get six miles per dollar through that portal. I'll teach you guys that as well. And then you get access to credit and funding specialists. We did one of the masterclasses was. It wasn't even the 10 free masterclasses, it was a bonus class where you guys got live funding. And we funded over $290,000 in one time, in one night. So that's probably one of the most important Pieces. Guys, if you need any money, right, just put a fire in the chat. If you wanted to do this but you needed money again, just put a fire in the chat. Put a fire in the chat. If you think you couldn't get approved for a loan and you needed a loan and you needed credit, credit, health, it's okay, we are all family. Just put a fire in the chat. I understand, I understand. Put a fire in the chat. Because there was a point in time like I showed you guys when I was a security guard when I worked at ups, I needed this help too. I needed credit help, I needed funding help. I didn't have it. So if, if that, if you guys needed funding help, I'll just help you guys because I want you, I want to, I want to lock this conference up. I want to make sure we get to our 500 people by the end of like this week. Just shoot me a DM on Instagram funding. Shoot me a DM on Instagram credit help and I'll be able to help you guys. So here's what we're doing tonight. For those of you that stayed, I'm going to tell you how you get to the auction with me for free. General admission ticket. If you have a general admission ticket is $497. You get the live conference, of course, access to everything we just mentioned the credit and funding knowledge, how to build, pick, purchase, profit, sell your land as well as all the contacts in person you're going to have. Oh, there's, there's a free land giveaway. They keep making me give away land. For some reason I'm teaching people how to buy it, but they keep making me give, give free land away too. So you'll have entry into the free land giveaway. You're going to also learn how you start a trust and things like that, right? All that is included in the conference. For those of you that buy a ticket today, for those of you that buy a ticket today, I'm going to package something in where you get access to the auction for free. It's only for ticket holders for today. All right? Only I will bring you to an auction for free the first quarter of 2021. Now I'm not going to say where it is, but it's a killer auction that does really, really well. I'm just not saying where it is because people, some people gonna want to go. Now if you got a gold ticket, you get the two day access, right? You get the two day pass, that's Friday. You get the networking mix of the party and everything else where you really get to. Oh, so people are. Party people are partnering as well. Some of y' all don't have enough money. The land might cost like 4,000. So I see some people are starting to partner with each other now. So imagine at the party where you really meet people, you can kind of just dip your toe a little bit with somebody else that you know and partner with them. There's nothing wrong with partnerships. That's what this is all about anyway. It's all about partnerships. So you get live in person, two day access to the conference, credit, repair funding, of course, how to build, pick, profit, purchase and protect. The first prop your property. The free land giveaway. Of course. I love giving away land. I don't care. I just love doing it. You get to learn how to start a trust and you get the mixer Friday night. Please don't read everything on the platinum side. The platinum side was packed with information, but it sold out in like two weeks. It sold out in two weeks. So, guys, if you want a ticket, comment the word ticket and I'll let comment the word ticket. You guys can get a ticket. For those of you just look to the bottom right and click on the link in the bottom right where it says offers. It says limited tickets available. Right? Limited tickets available to the let's Build Birmingham conference. For those of you that already have your tickets, just put a fire in the chat. I want to congratulate those that already have their tickets. Just put a fire in the chat now. If anyone has any questions. If anyone has any questions. Right? If anyone has any questions. I hear you, Marcella. I hear you. I hear you. I hear you. If anyone has any questions, ask your questions on here. Marcella. Just so you know, for those that are in the conference, we got. We're loaded up with stuff for you guys. We are loading up for stuff for you guys. So everybody that has their ticket already, don't worry, I got you. I got you with something special. These conferences will be a life game changer. Yes, of course. Now, does anybody have any questions? Free upgrade. No, we can't. That. That. The platinum is only platinum, bro. We can't go. You can't upgrade the whole room to platinum. That's a whole lot of state. We'll shut Ruth Chris down for 500 plus. People having stakes at Ruth Chris, man. We can't do that. Yeah, Marcella, trust me. We. I'm a load. Y' all are going to leave this conference so full and complete the way that we're working behind the scenes to organize and just get everything together. All right, Anybody have any questions? Because we're right at the top of the hour. Does anybody have any questions? If you have questions, put your questions in the chat. If you do not have questions. Right. If we do not have any questions. If you actually. If you have a question, you can raise your hand, and I could probably pull you up. I know a lot of y'. All. Marcella got tickets. I think Tamar has tickets. We know Rocky got hers. Bruce Sherman was one of the first to buy his. Sharita Logan. Congrats. She said she's getting her ticket in the morning. Pamela, for those of you that need funding, just DM me on Instagram, just the word funding with your phone number. I'll work on getting you funded. It's. It's kind of easy. For those that need credit repair, DM me the word on Instagram. Credit repair. It's @charlesj. Noonan. I'll help you guys with credit repair. That's kind of easy, too. And I'm just pulling information from the people around me, from the people that I know. I'm just gonna pull. I'm pulling their information because they're the experts, and I'm just simply gonna say, hey, I need you to fix this person's credit for me. I need you to do this. I need you to do that. My guy, Sean Riley, has his ticket already. That's phenomenal. I love it. Congratulations. We got a lot of people. Yeah. Marcella, I'm super excited about the conference. Like, I could not be more excited about this conference, but we got so many tickets sold, it's unbelievable. Guys, we have less than 50 tickets left. All right, less than 50 tickets left. All you have to do is go to let's build birmingham.com. let's build birmingham.com. and don't worry, guys, if you don't have $500 for a full general admission ticket, you can get funding through a company called Zip. It's a link on our site. They will get you funding. It's super easy. We have Klarna. If you wanted to maybe pay in fours. We have after pay, if you wanted to pay it in fours. And then we have a firm, which a firm may stretch it out 12 months. So you guys could probably pay $50 a month for 10 months and get a $500 ticket if you wanted to do that. Right? If you wanted to do that, all you'd have to do is just go to let's build birmingham.com. now, does anybody else have any questions? No. Back to the playoffs. Thanks, Charles. We really appreciate. Oh, Marcella. You're welcome. She got her ticket already. She been got her ticket, right? She been got her ticket. Ruth, you got platinum. Let's go. Let's go. Let's go in there. I'm not talking about platinum because I don't want to make anybody feel like they're getting a lesser of an experience. Platinum is just platinum. Like, platinum is first come, first serve. These are the 500 people that I'm working with. I'm not taking on anybody else. I'm not working with any mentees unless you're already in mentorship. I'm not doing that. I need to purchase tonight using afterpay. Let's go, Randy. Try zip first. Zip is much easier. Zip is much easier. Better. And crew? Better something. Crew. Better me. Crew. Can't wait. I'll be there. Let's go. Can't wait to see you. It's gonna be so much. Oh, guys, how could I forget this piece? I don't know how I forgot this. I'm actually giving. For those that bought a ticket or buying a ticket already, we're doing a pre tour for anybody that can come to Birmingham Tuesday. We have an actual meeting with the land bank Tuesday morning. And then at 1 o', clock, I'm doing just a free tour at my group home at the house that I have that we're making a group home. So if anybody buys their ticket today or tomorrow, you're actually going to get access to like come meet with us live and in person.
And.
And you get access to the group home tour, right, that I built from the ground up. So you actually be able to get to see that being built from the ground up. So guys, go to www.letsbuild birmingham.com. grab your ticket today. You will actually get access to. Come meet with me on Tuesday. Come see a group home tour live in person on Tuesday and it's going to be phenomenal for all of you, for everybody involved. Here's the thing though. That offer legitimately. Oh, we, we got. Sorry guys, we're down to 48 tickets left. That offer legitimately expires Tuesday because like the date is actually coming. So you'll get the 10 master classes, the live tour, you get four properties more to tour. When you're there, you're going to meet the builders. Oh, here's the last surprise. The last, like throw in the banker will be there on Tuesday. So just imagine having a relationship with someone that owns a bank. Like just Imagine that, like, she's walking the tour with us. She's going to be in the house with us. She's going to be hanging out with us. She's going to be at the meeting. Because we got a lot of people that bought their tickets early and they own property with the landfill they're buying. They're having an orientation with the land bank on Tuesday. So after that meeting, we're going straight to the house to do, like, a property tour. The place where I'm building the. The place where I'm building the subdivision, you guys will. I'll give that address to you guys, too, so you guys will just be able to see, like, what the subdivision is looking like now. Last question. We got three minutes. Does anybody have any questions? Are there any more questions that I could help you guys answer? Any more questions I can help you guys answer? What if I wanted to bring a spouse? If you wanted to bring your spouse, of course, I encourage family members. If you want to bring a spouse, whatever ticket you buy, you'll get the second ticket half off. So if you want gold admission, you buy gold for 997. Your husband or your wife will only pay 497. They'll pay half of that. So, yeah, I'm aware that some of you guys need to bring your husbands, your wives, your significant others, brothers, sisters, cousins, best friends, business partners, your business partners, your best friends, cousins, uncles, whatever will get half off of the second ticket that they purchase. That's a really good question, because I want to make sure, though. I want to make sure those that. That want to bring people like, we don't listen. This is not about money. This is just about me wrapping my hands or my arms around individuals that want to have an identity change, that want to make money and have impact. Right, Charles? Are we able to buy more than one property at a time in Birmingham? Come on, Randy. Come on, Randy. Come on, Randy. Come on, Randy. Everybody with me already got more than one property. Like land bank team, I said 1400 people I impacted in 20, 24. I got people with 20 properties. I'm gonna give y' all a snippet of the. Of the conference. Here's what I'm gonna say. If. If I helped you get more than 30 properties, please stand up. People gonna stand. If I helped you get more than 25 properties, please stand up. People gonna stand. If I helped you get more than 20, people are going to stand. This is absolutely like a movement, bruh. Move with family. Good stuff, Charles. Him. Bruce. Just let. Let them know how many you got? I think Bruce got like 12, 14, 15. Something crazy. Bruce got some crazy number. And Bruce, he'll tell you himself. If I buy one of the properties on the Alabama list, is it going to be six months with quiet title before we can build? No, quiet title sometimes is just 30 days. It could be 30 to 60 based on what you build, based on your financial situation. It varies. That's a good question. You have to ask Tara. We can't tell how much did he say. More good stuff with Charles. Yeah. Randy Lots. A lot a man. Oh, Bruce said he got 12. 12 properties is. So imagine you enter a mentorship with no properties, and then you got 12. 12 is crazy. I know. He gave one to his daughter, too. For graduate. Oh, guys, that's our time, guys. We out of here. Go to www.Let's build birmingham.com. let's build birmingham.com. that's where you guys can grab your ticket. Go get your ticket. My God. Mr. VIP, I think is in there. We don't. Bruce is in. We got so many people. And Randy Perry, I'll see you tomorrow as soon as you buy your ticket. Randy, shoot me a D. Say, charles, I got my ticket. I'm ready to roll. All right. All right, guys, that's my time. We're at the top of the hour. Thank you so much for joining. I appreciate you. Make sure you guys have subscribed to the real estate newsroom podcast. That's what we give out a lot more information, and you get to hear media from somebody that looks like us, that's reporting on things that we're doing, such as let's build Birmingham. And that's why we give the free property away every month when we get real estate news, real estate education, and real estate information. That's my time, guys. Thank you so much. I'll see you soon.
