So is that the most common strategy? The tax delinquent list? That's, that's one list that you can pull. You can also go to your county website and pull a, I want to say a code enforcement list. These are people who haven't cut the grass. You can pull a water shut off list from your county. Every county is different. So some of these, they just may not have the information available, but you can submit that request. But I have some more game for you as well, Charles. That's a lot of game, bro. This, but I got a little bit more. I want to make sure you guys are winning. Like I have so much to give because I know it works, right? I know it works. So here's some more game. Auction.com this is my favorite. You can create a free account on auction.com and what you'll do is you're going to create a free account and then you're going to save all the properties in Preforeclosure and Auction.com. what happens is they're going to email you and tell you what properties are actually have been cleared to go to the foreclosure auction. Meaning the people have not caught up on their mortgage payment yet. Okay. You're going to go to ben verified whitepages.com and run the same exact strategy what I told you about the tax delinquent list. You spent probably $50 max here do the same thing. And the beautiful thing about this charge is this. Yeah. The pre foreclosure homes are typically in better condition than the tax delinquent homes. So then you can sell one of those to a hedge fund on Wall street here in New York and make 30, 40, dare I say 60k on these deals because these homes are nicer and they're cookie cutter home.
