Chapters
What in the world made you say, I want to be a developer?
In 2013, I lived in Newark, New Jersey. I was sleeping on an airbed in Newark with my daughter's father at the time. And the city of Newark was selling land. And I said, you know what? I want to build container homes. And I knew, literally back then, Newark, every other house was abandoned. I knew I was living in an area that was full of opportunity. I saw how Brooklyn was gentrified, and I knew Newark was going to be the next big city. And I was like, I have to be a part of it. Number one thing is you need to understand real estate, so you need to get educated on your numbers, how to run a deal, your costs, how to build a house. Right. I understood the land application process for Newark, so I became a designated developer in the city of Newark. So I had to write proposals. I had to build a team on paper, all those good things. But all of those things didn't even matter because I wind up losing everything. Find you a builder that is not a brook builder. Okay, so one that. That's.
Find a popping builder with money.
With money. So my builder, not only did he have the liquidity, he had the cash. Right. He also had the line of credit. I was engaged to be married to my builder.
I didn't know that. Whoa, whoa, whoa, whoa, whoa.
Okay, I'm just going down a rabbit hole with y'. All.
You dated a built.
You dated. Your ex fiance was a builder? Yeah, he was my builder.
Oh, no. This is getting juicy. It's getting interesting. Do me a favor.
Yeah.
Because I know you personally.
You do know.
Can you tell my audience who you are and what. What brought you here?
Hi, everyone. I'm Deontay Chantel. I'm a real estate developer, and I am here to talk about real estate development. How I went from zero to developer. In one year, literally, my company grossed over a million dollars in real estate development. And we did it. Well, I did it with no money.
Let's go. And I'm Charles Noonan, host of Brick by Brick with Charles Noonan. And I got Deontay Chantel here because she. She is a developer and she does amazing things. I've watched her build five, three bed, three family houses.
Two family houses.
Five, two family houses in one year.
One year.
Phenomenal.
Thank you.
Phenomenal. We have to teach. We have to show more people what's possible.
Yes.
We have to do that. So I say congratulations to you.
Thank you.
I applaud you. I don't see a lot of Women. I don't know. I don't see it. I don't know a lot of women developers, but since we've met, I saw your podcast, Journey to Developer. You invited me to speak. I was a guest on your podcast, and that video is probably one of my top performing videos. Even more than my own YouTube channel.
Oh, the one from the event?
Yeah. Thousands and thousands of views.
Oh, wow. Okay.
Yeah. So welcome to the show.
Thank you for having me.
All right, so we highlight individuals that run up a bag of money through non traditional ways in real estate. What in the world made you say, I, I want to be a developer?
Yes, It's. It's an interesting dynamic of just wanting money, but I really, at the time, in 2013, actually, it wasn't even money. I saw an opportunity. I lived in Newark, New Jersey. I was sleeping on an airbed in Newark with my daughter's father at the time, and the city of Newark was selling land. And I said, you know what? I want to build container homes. And I knew, literally back then, Newark, every other house was abandoned. So I knew I was living in an area that was full of opportunity. I'm originally from Brooklyn, New York. I saw how Brooklyn was gentified, and I knew Newark was going to be the next big city. I just knew that. And I was like, I have to be a part of it. So that's how I ended up just uttering the words real estate developer or building houses. It literally just was like manifestation, I would say.
Did your daughter's father know anything about development?
Neither one of us knew anything.
Were you guys. Did you guys start building together?
No, we broke up, so. We broke up by the time my daughter was like, 18 months, so.
But you was a wife back then, too?
No, I feel like.
Oh, you. You walked into a wife.
Yeah, I was very. I was. I was different. I see why we didn't work out. Yeah.
It was your what? Hold on. Was it your fault?
It wasn't mine.
This will be the first woman who. Who admits that their breakup and that their relationship was their fault.
And I'm not gonna say it was my fault, but, bro, I thought we had one. No, I see where.
Hold on1second.IO do women admit when they. When they're the cause of the breakup in a relationship? Never. Never, never. What do they say? It wasn't my fault. Yeah, it wasn't my fault.
So do we have to go into why we broke up?
No, I just wanted to know if you was just gonna say it's your fault or not.
I can see where things went wrong on both ends. I actually tried to break up with him, like three times, and he refused to let me leave.
Yeah.
And then he just started cheating, so we were done. Anyway, so there you go.
All right, so shout out to the 50 accountability you take and the demise of your relationship. And shout out to admitting that you wasn't a wife back then.
I wasn't a wife?
No, he was not a wife.
I was 25, 26 years old. Definitely not a wife.
What age did you become a wife in your mind?
That's good. I became a wife at about 32. 31. 32.
Okay.
Yeah.
Now you full blown wife material, right now I'm ready.
I understand what it takes. Okay.
Ooh, I like that. I like it, I like it, I like it. All right, so this ain't a dating show. We. We got to teach people how you make money in real estate.
How did I make money?
You had a four million dollar deal last year.
Yes. 2030. What? We started building the end of 2022. We finished building and selling all five properties in 2023.
How did you sell them that fast?
Well, I have an amazing team. First of all, my builder, he literally put up five houses in less than nine months. Okay. Most of 2023, I traveled throughout the country. I was in Israel. He was building houses. And not just my house, his own houses as well. And then once we get to, like, framing phase two of the project, we're literally pre selling the houses. All of them were pre sold. We didn't wait until it was finished.
Did you put a sign up as the. As he was building?
Yeah. So we have his construction sign, but we didn't have a for sale sign. His wife is also a broker, so she was already pushing it to her clients. Yeah.
Is this the Hispanic guy I met last year? Last week.
Yes, it is.
Okay. Why you laughing? You ain't got to. It ain't no secret.
It's not a secret. So I was on another podcast that went viral, and from that podcast, I gave out a lot of information. So people have been blowing him up, just. Which is great for him.
You don't want to give his info. You don't have to. You can. You can't.
No, I mean, I don't think I need to. Yeah.
So do this for me. Tell me the steps. Give me the five steps that people can repeat, can do to repeat what I did. What you did.
Number one thing is you need to understand real estate, so you need to get educated on your numbers. How to run a deal. Your costs, how to build a house. Right. The number one step here for me, and I know about to go on a whirlwind of information. I understood real estate because I was a wholesaler first. Okay, so get that in your. Your mind first. And then I understood the. The land application process for Newark. So I became a designated developer in the city of Newark. So I had to write proposals, I had to build a team on paper, all those good things. But all of those things didn't even matter because I wind up losing everything. So we're gonna talk about that later. So two and a half years ago, I literally started at zero. 2022. The beginning of 2022. Yeah.
So I say give me the five steps. I know I don't want to learn real estate. Lose everything, start alone. Give me the five successful, repeatable steps. Because my audience wants to know, how do they get to the bag?
All right, number one thing, Understand real estate. Run your numbers, Know your numbers. Well, find a builder, okay, that is competent, that can potentially partner with you.
How? How do they find a builder?
Referrals, I would say referrals from your architect, from civil engineer. That's literally. The architect was somewhat the segue to this builder. But realistically, I found him on Instagram and I reached out to him on Instagram.
Dope.
Yeah.
Step three, find your builder.
Find your builder.
Where you get the money?
Well, my builds are partnered with me, so leverage unraveling. I know that's like, ah, don't want to put them on blast because people will blow them up. But with that being said, find you a builder that is on. Not a brook builder. Okay, so one. That. That's important.
Find a pop and builder with money.
With money. So my builder, not only did he have the liquidity, he had the cash rate. He also had the line of credit. So he used about $2 million in his line of credit, funded the project, and then the last project, he used about $500,000 cash. Construction.
How much did it cost to build all five?
It cost about the 2.5 million.
And you netted 1.5. You profited, you sold for 4.5.
No, no, no. Well.
So y' all made $2 million?
We made over a million dollars.
Profit.
Profit.
Okay.
Yeah, that's after you pay everybody.
So profit in one year.
In one year.
That's crazy. Some people don't make a million dollars in their lifetime.
I know. So we're trying to repeat that a couple times.
Where'd you get the land?
So, great question. Cuz we.
Did we get to 4?
We didn't even get to 4. Cuz I skipped over.
I'm so curious as to how so.
Actually wouldn't even be number two or three. The first step. Well, first step was knowing your numbers. Second step would have been going to the city of Newark and the city of East Orange. So go into your municipality, see what inventory they have. Okay. So I was able to buy city owned land from the city of Newark and the city of East Orange. They made me a designated developer. Okay. Then I had to, during that process, build a team. But my whole team had to get fired. Okay, we talked about this in the past. I was engaged to be married to my builder.
I didn't know that. Whoa, whoa, whoa, whoa, whoa.
Okay, I'm just going down a rabbit hole with y'. All.
You dated a built.
You dated your ex fiance was a builder? Yeah, he was my builder.
I just asked you were you, were you guys planning on building together? You. You said no.
No, that was my daughter's family father. Okay.
Oh, no. All right, we getting into it now. This is getting juicy. Getting interesting.
Lord. Yeah. So make a long story short. I always knew not to. To depend on him. I don't know, I had this hunch like, hey, do not depend on this man or no man.
They say you should mix business with pleasure.
Not a bad person though.
He.
He was like my number one cheerleader. Not a bad person. But I knew from day one to get into researching modular homes. So I literally was vetting a bunch of modular home companies, and when I submitted my proposal to the city of Newark, I. On paper, it showed that I was a partner with a modular company. So that's actually probably how I got designated. Because they knew that this modular company had 30 plus years of experience. Nothing could really go wrong. Okay, okay, so.
But you didn't put modular homes on there.
I did.
Those are modular homes.
No, I'm sorry. No, we built those homes.
I'm building projects better than you.
No, I thought you meant on the proposal.
Okay.
No, we did wind up building stick frame homes and I didn't want to do that, but my architect actually talked me into it because he was against macho homes. He doesn't like the way they set in after a while. So he said just go with the stick built.
I like stick built better too.
Yeah.
Okay.
Okay.
So where we at number five?
We should be around there. But so even for before the builder, you should have had your funding in place. But again, my story is totally back.
But you didn't have funding because your builder got the funding. Did you negotiate? Did you lead with that?
So when I came to him, this land. Yep. I came to him, I said, I have five lots. I have over 90% of equity built into the land. I'm looking for a builder. And he said, let's do a deal together. So we did a joint venture agreement. We decided to. He was going to charge me cost to build, and we were gonna split up everything else or break even on everything else.
Yeah, dope. I love it. And then I guess step five, find someone to sell them.
Yeah.
Before they're even done.
Right. When you're 50, I would recommend at least 50 to 75% completion mark. You should have it under contract, in my opinion.
We talked about contract with realtors.
Okay.
Because I'm in contract with a realtor now to sell a house. I hope she don't watch this.
Oh, yeah, you should have had that sold already. I told. Well, it should have been pre sold, but that it might work in your benefit because the market might increase.
I know, I know, I know. What's your experience working with realtors? Oh, well, that was your builder's wife.
Yeah. Yeah, most of it was sold well. It was definitely listed by her brokerage. And then I think a third of a buyer's agent wound up selling it. I'm not gonna put his name out there, but he's doing big things.
Give some people some shout outs.
Y' all come and, you know, this.
Is a chance to spread love, and it comes back when you spread love. It just comes back.
But I don't feel like releasing names on this episode.
Okay.
Shout out to my builder, Ricardo. No, he, like. Ricardo knows I love him. I even told him that, you know.
At the event, you want to give his company or no, I don't see.
The need for that. But you. You can reach out to my company, Beauty for Ashes Developers.
Yo, bro, we need a gatekeeping.
Oh, my goodness.
Somebody gatekeeping. Oh, we're gonna press the button.
You know what it is? No, it's not even that I'm gatekeeping. You know what it is? People don't steward my relationships. And I talked about this at the event. We had a whole situation. We're not gonna get into that one here. I don't want to distract them and waste their time. And I give my. First of all, I just put on one of the biggest developer events, what, 10 days ago.
I was there.
Charles was there. I literally, everybody that pours into me was there.
Nice.
And they all were able to pour into each other. That was the blessing to see, to be honest. Even Ricardo was able to get something from Carol, of course, and from Ryan. And you even being.
I got something from Ryan.
Right.
What's Ryan's last name?
Sanders.
See, I'm getting.
You're starting to give information shout out to Ryan Sanders.
Oh, now you already said it. Now you want to give him a shout out. I got the name out. No, where's he work? Oh, like, what does he. What does he do? Because he. He. He was knowledgeable.
Oh, yeah. He. He does a. A multi family development. So those are apartment buildings. He's out of PA and he does throughout the country as well. But he's out of PA he works closely with family deals. A family business. Businesses. No family offices. Excuse me.
Y.
So he raises capital. He works with NFL players. Like, he's doing a lot of great things.
Yeah. Ryan Sanders.
Yes. And I actually met him through Stephanie Smith. Shout outs to her there. My life is real estate on Instagram. He wants me to drop everybody. Listen, I don't mind dropping people.
We're sharing for the audience.
I just don't want y' all harassing certain people, that's all.
Look, if we. If there was an abundance of developers that gave information, we wouldn't.
Trust me. If y' all go to my past episode. Not with y'. All. With someone else. I gave everything. There's so many people that tell me, hey, I reach out to your builder, and my builder tells me the same thing. So if they really wanted to find it, as they look into me, they'll be able to find it. If you go on my page, the flyer is up there. My builder was at the event. You were able to shake hands. They were able to shake hands with the builder, get his number in person. But I'm not gonna get cute no more. I'm gonna tie everything, bro.
Go on Amazon right now on my phone, please. It's already connected. Order. Look up Gatekeeper sound button. And we just gonna order a Gatekeeper button.
Mercy.
Okay, cool. So you went broke at some point doing real estate because zero is zero.
Yeah. Yeah.
What was ground zero like? What was that about how you got to ground zero?
Okay, so when me and my feet. First of all, before me and my fiance broke up, he had a stroke.
You looking at me because you know you're guilty.
You know what I'm guilty of?
Oh, you hear this? You hear this? She breaks up with the man after he has a stroke.
So here's the thing.
I actually When I was there, was this one your fault, too?
No, this one wasn't my fault.
You had nothing to do with this one.
This one wasn't my fault. However, not a bad person. He had a stroke. That's not why we broke up. Actually, before he had the stroke, I called up the engagement. Okay.
Charles, did that cause the damn stroke? What you think she got.
No.
Does she have anything to do with what's going on here? What you think, bro?
Charles is hilarious.
He definitely is probably going through it beforehand, but.
So do I have to go into all my details?
No, I don't mind.
Here's the thing.
How did you go broke in real estate?
So we. We started acquiring property together.
Okay.
He was. He was my builder. Right. So he wasn't completing projects. That was causing issues with my lenders. Right. Because now they. They're threatening to foreclose. And a lot of the loans that I did, I didn't have to pay any monthly mortgages, so it was deferred. It was deferred. They just wanted me to pay it at the end. So we had a halt in construction before he even had the stroke. Okay. I don't want you to think that he had the stroke and I was depending on him to get it done. No, that's not what happened. There was just projects that were not getting done. And with that being said, there was some infidelity in the relationship as well. We broke up. So I sold all the assets we had together. We went our separate ways. And then certain projects or properties we didn't get to maximize the returns as expected. And then any properties that we had cash flow in, once we sold the properties, the cash flow would stop. I was also left with tons of debt, like from Home Depot and everybody else.
Do you. Going from where you were, would you say, like, things were really good? Y' all was making money. Power couple.
It had. There was so much. First of all, this was like 2020. All the houses were appreciating like crazy.
That's not that far.
Yeah, that was. Right. That just happened. So. And there's a lot. And I heard you in the last interview, there was a lot of developers and builders that lost a lot of money during COVID And we'll. We'll get into why in a second. But with that being said, I. I did think that we were projected to be this power couple and we were going to have a great life together. I did.
So infidelity, would you say, is what crumbled?
That, yes.
I don't know who infidelity on who part?
Oh, it wasn't on my part.
Okay, so. So did you not think to forgive him for the bigger picture and just.
Be like, look, so when we. When I called off the wedding, we was three months away from the wedding, mind you. And it wasn't like this big cheating thing where he was sleeping with somebody because he didn't even get the chance to, but it was still infidelity in my eyes. He laughing.
This is you Crumble the empire over phone calls and text.
If I can't trust you. First of all, I couldn't trust you with my money. That's. That's where it started. Okay? I couldn't trust you with my money, my business. You is now you going to put us. He going to be mad at me when he hit us.
All right? You don't got to dig that deep into it. Don't you go, but here's the thing.
I don't care, because this is my testimony, so I don't care. But. So you were doing certain things and the business. Not saying that it was intentional. Intentional, but it was crumbling my business. So you was messing with my money. Okay, all right. And then you messing with.
Shouldn't it be y' all money? Because y' all was engaged.
Yeah, but the properties were in my name. Like, the ones that were in construction were in my name.
So you still had a little separate. Mine. Yours.
Right. But for those projects. Right. So it was like everything that I was working towards was crumble, crashing, and burning. Okay. So that's why I was left with hanging the bat, holding the bag. So money is funny. You out here doing what you want to do. We're three months away from a wedding, and I'm not gonna even tell you how I found out, because that's a whole nother story for a whole nother day. Y' all gonna have to come on my podcast to find out. I will bring you on my podcast and we'll talk about it. But with that being said, I called up the wedding. We were still living together. He wound up having a stroke like, a month later. For during the whole stroke, I was there for him. I was literally praying down heaven, having everybody pray for him, fasting, doing what I need to do as a wife.
You are a wife.
Back then, I was still a wife. No matter.
2020.
This was. That was 2022. No, that was 2021. When this happened, when I called up.
You was a wife back then?
Yes, I was.
And he fumbled the bag.
He did.
Okay, cool.
He. He regressed it to this day.
Cool.
Okay. Yeah.
So financially, we going.
I had to do it right. Started. I lost everything I had.
I0.
Was I negative? Yeah, yeah. It was so bad. Where. When I went to go partner with my builder.
He said, oh, hell, no.
No, he didn't know all that. I'm not. I'm not going to leave with that. All he knew is I had these deals and I needed to partner. That's it.
Okay.
When he went to go transfer me some money.
I never heard this story.
I told you this last time.
I just know he wasn't gonna wire me the money.
And we're talking about. He went to go wire me six figures.
Yeah.
The money bounced back to the Federal Reserve.
Okay.
Because the account was closed.
Okay.
I didn't know the account was closed, but I had a negative business banking account. He went to go send me the money. Federal Reserve was like, this account don't exist. So we had to send the money. They sent the money back to him, and he's like, yo, what's happening? I didn't even know what was going on. So, yeah, I was that, bro. I was. That account was probably negative, like, 400. But, yeah, I didn't have any money at the time.
I know you now today. That's why I'm laughing. Right. It's all about, like, the comeback. It is bounce back. Sometimes I be in situations that go so negative for me, same. But when I learn how to do it for myself, I'll be so happy. Where I'm at today doesn't even matter, because I know, like, I learned something that's going to make me a million dollars. I learned something that's going to make me $2 million. I don't care. It doesn't matter where I am right now. The fact that I learned this game, Golden Trade or nugget or information, it's like, it's just a matter of time for me.
Exactly. I agree. And I knew that I could bounce back. I just needed to be divinely aligned. Right. How I found my builder was a miracle.
You said you found him on Instagram.
But wait, she's more than just fighting him. So it's a miracle because.
Charles, go ahead, tell me. Tell us.
It's a miracle because there was a groundbreaking, a big groundbreaking in Newark with a celebrity, and my architect invited me to come, and I was like, I feel like such a failure. I'm not going right. So he literally called me, like, why weren't you at the groundbreaking? I wanted to introduce you to people. And he wasn't technically going to introduce me to that builder because he felt like he was going to be too busy anyway. He felt like he wasn't going to do some more projects, and he was trying to introduce me to other builders and nothing would pan out. So he's like, you were supposed to be at this groundbreaking. You didn't show up. I was like, sir, I felt like a failure. I didn't want to be there, but I did hear the voice of God. After that conversation, as I was scrolling on Instagram, I saw the groundbreaking because it was this big publication, and I was like, here go the builder. Right here. And literally, I heard the voice of God in that moment. And God was like, reach out to that builder and pitch your deal to him. And that's what I did. Had I been afraid or I lacked confidence or continue to feel like a failure and not reach out to him, we wouldn't even be sitting here right now. So I literally had to get over myself and reach out to this man and be obedient to the voice of God and reach out to him. And he wound up agreeing, and he didn't have to. There was other projects. He could have took on bigger projects. He actually turned some of those down and he did my project. So it is a miracle.
It is. I'm happy for you.
Thank you.
So you went to him, you had the land, you talked through the deal?
Yes.
And y' all worked it out, right?
I pitched a deal to him. I was very organized, and we got it done.
So that was last?
No, that was 2020. We started 2022. Yeah, 2022. So two years ago.
And you sold. You. I feel like I saw you building this year. No, that was last year. Yeah, no, 2020.
So you built this year.
So 2023.
Right.
What do you have going on now? So now. Now what'd you do? How's things financially for you now?
Now we're good. We're not going down that road.
You got the money, you cleaned up a lot of old stuff.
Yeah, I had a lot of debt that I had to.
Did you. Did you blow any of that money? Because that's a big check. We don't know what the size of the check.
No, I didn't know it was big. I didn't blow the money. I did a lot of traveling, a lot of soul searching. I told you, I went to Israel.
So you had to go out the country to Soul Search?
I mean, I do. I was doing that regardless, but I did travel. We still have money left, so that's not an issue. I reinvested into more real estate, also into my mindset, branding, you know, different things like that.
None of it blown or reinvested. Well spent.
Yes. So we're, we're actually working on bigger projects. So a lot of the money went into big, much bigger projects. Yep.
So now the relationship you have with the builder, super tight. Like you come to him with something, you feel confident.
Yeah, sometime I work with him, sometime I don't. Cuz he doesn't want to take on all projects.
Okay.
So I'm working with many other builders and I'm throughout the country now. So because I'm in Kansas City, we're doing stuff and Philly, he's not come with me everywhere. I have to find new builders and build new relationships.
Can, can anybody develop?
Yes.
Like anybody, anybody could do it. Do you need an education?
Yes. You do need that education for sure.
No. Do you need like, oh, to go to college, high school diploma, colle.
I would say everybody need a high school diploma. Do you need a college degree? No.
What are the qualifications to develop?
I mean for the most part you need to understand real estate. That's it. So if you can understand how to structure a deal, put a team together, structure the numbers, analyze the numbers, that's the bulk of it, money. If you partner with a builder with money, that answers your problem.
When you say numbers. Right. And I'm, I know I'm asking these questions so that people can understand. When you say numbers, do you, do you mean like the simplest form, partner with a builder and figure out how much does it cost to build this three family? Yes, it costs 250. You now go do some research and find out how much are these new construction properties selling for?
Right.
Let's just say 450.
Right. So in this case you want to know what the comps are. Right. So what are houses selling for? Whatever you're looking to build, what are new construction properties selling for? Or if it's a rehab, what are the after repair values of these homes? The numbers when it comes to. And that's for just the market value of that home. The numbers when it comes to rehab or new construction costs? Yes, you need to know that going in. And these are going to fluctuate depending on the builder, depending on how you structure the partnership with the builder. Like I said earlier before we got went down a rabbit hole, some, some builders, if they partner with you, they'll say, hey, I'm going to charge you costs. The cost for them might be 100,000. I mean $100 per square foot. But to the general public it might be $175 per square foot. So you want to get clear on you know what the cost is and if you're going to give them equity share I would say they should be charging you cost per square foot to build your home. So you do want to know those numbers. But the main thing is does it meet the qualifications also of a typical lending standard which is 70. Well we'll say for development is probably going to be about 60 to 65% of the ARV minus the building costs. And the reason why it's a little lower is because you have pre development costs dollars that you may need or you will need for sure.
So what are some of those clearing?
Yeah. So. Well I do a lot of infill lots so it won't be the same for what you do in Alabama but we're going into like Texas so I'm sure we'll have to have. Yeah. Site prep, clearing.
Just soil test.
Soil testing for New Jersey is doing an oil tank sweep. Your architect fees can be very expensive. Also civil engineer, geotech testing. Like there's a bunch of things that you might have to pay for. The cheapest thing is probably the survey which is like $2500 but everything else can be thousands of dollars. Now there are some lending institutions that will wrap everything into the loan but most of the time you do have to have that already paid for before getting funding. So it depends.
Depends on your lender. Yeah, you can have soft cost built in. You can, you want to shout out a lender. Do you, do you know a Linda that will put in include the soft cost we want?
Well, I will shout out a couple of, a couple of lenders. Shout out to Joel from Burr Loans. He's a really good friend of mine and he's, he was one of our sponsors at our event and he will structure your development deal a particular way depending on if you have experience. So now if, if you're not able to leverage another developer's experience or your builder's experience, most likely he may not do the deal for you. However, he does have a, a new loan program where if your, your rehab project was over 150k or maybe 200k they will count that as a developer. Yeah. For, for new construction. So that might be perk. So cool.
So two new rehabs and you qualify for Joe.
Maybe three. Yeah, three.
Nice.
Okay. See I didn't get keep there.
She said Joe. She said Joe from Burr Construction, Burbank.
Joel from Burr Loans.
B. RR Loans.
Yes.
Can people that are looking for loans call Joe and say deontay told me yes. Dope. I love it. We don't want a gatekeeper. We want people to be able to build. I'm gonna post a link to some banks, too.
Yeah, so, I mean, there's. And I'm learning about new banks all the time. Charles has a bank that he's gatekeeping right now, actually. This is like comedy. But no, there's. There's other loan banks as well. So you also have Ground floor. You ever heard of them?
Nah. Hard money Lender.
Hard money lender. They also operate as like a hedge fund as well. You also have fund that flip, but they change their name. But if you go to fund that flip.com, it'll go to the new website. These are all lenders that will do your loans. I mean, for new construction. But they do want you to have experience.
Okay.
But Bird Loan is the only one I know will use your rehab experience if it's extensive.
Cool.
Yeah.
Love it. All right, let's get into last week. Last week you had an event. I wanted to come to show up, to show support, because I love our north people up north that are doing things like that. I'd love to come out and just. Just support what you're doing. So I didn't know it was that far. So I drove to Kenilworth. No, that wasn't Kenilworth.
That was East.
Kenilworth was Queen Ella's event. I drove to East Orange, which probably equally as far, because the traffic was crazy.
Yeah. New York traffic.
But I came to support. Why? Why'd you have some. How'd you get so many people there?
So for the most part, we did. We did promote it. Right. So I did ask certain people to give out some free sponsored tickets. So we. We were sponsored by Bird Loans. We were sponsored by Millionaire Essentials, but we only gave out probably like 10 tickets. Everybody else did come by way of social media, and I think people wanted to be there because of the lineup. So the speakers were incredible. We have Prada Jones. We had again, Ryan Sanders. We had Ricardo Sosa and so many other great dangling.
She gave the name.
Gave the name. Go ahead. But the lineup was crazy.
So the lady, too. Don't forget the lady.
Carol D Boys. And that's who I'm going to be doing my Women event with November 10th. We'll plug that in later. But with that being said, the lineup was amazing. We wanted to showcase Ricardo's apartment building. Right. Which it was an incredible project. And I also have a building that I'm working on right now.
Did you take them to that?
We didn't get a chance to.
We ran out of time because I had to leave in the middle.
That was supposed to be stop number two, but we ran out of time with that being said, because I'm transitioning into multifamily on the greater scale, doing 24 unit buildings. Actually, we have a whole project where it's like 200 units, but the one that I'm doing right now in newark is a 24 unit building that we got from the city of Newark for under a hundred thousand dollars.
Nice.
So I wanted to talk about that project and I'm going to talk about it here, I guess. So we put in a rfp, which is a request for proposal.
Excuse me for one second. Are you taking on investors to this for this?
No. This project will be funded mainly by grants and a pool of wherever the other sources come from. But most of it is grants.
Okay.
And state funding.
So if I wanted to give you $500,000, you'd be like, no, I've got.
Another project for that right now, actually. Kansas City. Yeah.
Okay.
So Kansas City. Yeah, Kansas City. We have a 22 acre project. It's going to be over 300 doors total.
Okay.
Yeah, so we can talk about that.
So the reason I asked you, how did you get so many people there? I wanted to know because they were like newly and new investors. Some I knew, some I didn't. But they were investors that were looking to learn how to develop.
Yes.
You promoted it on Instagram.
Yes. So I do have like. So everything about my brand and my niche is talking about the journey to becoming a developer. And I have a community called zero to developer. Right. So a lot of people are like, wait, wait a minute. I could actually get into real estate development with $0.0 of your own dollars. But you do need somebody's money. Let's just put that out there. But yes, that was my story. I literally had zero and I literally got it done. So I think that gravitated like that allowed people to say, you know what, I need to be here because I need to figure out how to get this back like Deontay did. And they knew. And the way I promoted it is you need to be in the right rooms.
Yeah.
Shaking hands, introducing. Excuse me, introducing yourself. And just networking with the right people. Because you never know these people can potentially partner with you and be your business partner.
So, okay, I Thought it was. So would you have like a cohort where you talk will you teach people?
I do have a cohort.
Tell me about it.
Yes. So we. I have a cohort called 02 Developer Mentorship and we meet 40 times a year. We do live.
How long is the cohort?
So the. So we meet four times a year for one month. All right, so every quarter we meet, we have 10 classes per cohort.
Four times a year?
Yeah.
I thought you said 10 times a year.
No. So we meet 10 times per cohort. So the cohort is for one month or five weeks, we meet 10 times and then the next quarter we'll do it again. So it's 40 classes for the whole year. I just.
Sounds intense.
It is. So the goal is for you to become a developer or you should know everything you need to know to become a developer in 10 classes or in five weeks.
That's like fast. But I like. Yeah, I like. You know why I like it when I see like year long mentorships, people take. Feel like they got the whole year to take action.
Gotta do it now.
Five weeks will. Could potentially be better than a whole year, believe it or not. Because you really can learn and get a lot of things into it.
Like I feel like you could even do it in two days.
You could become a developer in two days.
I believe you can do it in two days. Everything when it comes to education. Yes.
Interesting. So your next cohort, do it in two days.
Listen, let's. I can't aim for it. I feel like if you can acquire the land or the building or insert yourself into people's deals. Yeah, you can.
Nice. What else? So. So I feel like giving back and teaching is something that helps propel the teacher. Have you learned anything from teaching from like the people that you teach?
Yeah. So we have some powerhouses in my mentorship community that are women actually. So it's okay. All the women in the groups are actually taking action. So pretty much not all the women, but most of the women in the group, they're set to build one. One is set to build an 18 unit building. She's a general contractor. We have one. She just got designated like six lots in Philly. So she'll be doing a development project out there. One of my mentees, who's also one of your mentees, sat shout out to her. She just won a lot with the city of Irvington.
Nice.
For $12,000.
Let's go.
Me and her is going to joint venture on that development project together. So it's Going to be dope.
I love it.
And it's like four more other people doing great things in the community. So the women and the men are taking action, but the women are like, deontay, you're getting it done. I'm getting to it. And I'm about to become a developer. And that's what they're, that's what I like to hear. A lot of these mentorship communities, people are stagnant. They're not taking action. So I had to learn that the problem is people don't believe in themselves. Just like I almost gave up on myself. These are the, my audience is the people that don't really believe they can do it because of their financial situation.
Okay.
So imagine if I would have gave up because I lost everything.
So you teach people that there's a way.
Yes.
Regardless of your situation.
Regardless.
Have you ever filed for bankruptcy?
No.
Foreclosure.
Any problems? Almost now close happen.
We wind up modification.
No. So what happened was with my lender, he did file for foreclosure. We wind up selling that house and we still made six figures by the grace of God.
Nice.
That was just the market doing what it needed to do.
Yeah, corrected. Okay, cool. So you teach you out here doing deals. You're doing deals with your mentees?
Doing deals with my mentees. We're co developing projects.
I love it, I love it, I love it. I like just teaching, just teaching it and watching them succeed and shine. Oh, I'll do it side by side. I'll do mine, you do yours.
Right. And I don't teach it by myself. So I have other experts come in, people like Ryan and you know, we're not Ricardo yet, but Carol Gabrielle shout out to her. So I've built relationships in this real estate development space because it gets lonely. It's not that many of us. Right.
Yeah.
That are doing it. So we all pour into each other and then we pour back into my community. And I'm sure Charles have the same type of scenario going. So sometimes I'm learning from my peers in my community, of course, because I don't know everything.
So we talk all the time and teach each other stuff. What are your thoughts on developing a fund for yourself?
So the goal was to. Is to do a real estate fund. So when I became a designated developer back in 2019, the goal was to start a podcast, create a real estate fund, build this big brand for Deontay Chantel. So we're still working on that.
So if I could help you with a fund, would you Be interested.
Of course. I was about to say, didn't I introduce you to my attorney?
Who's the attorney?
Nick the lawyer. Shout out to Nick the lawyer. Yes, I did, because he was at my online event. And you was like, we. We're really friends behind the scene, y'. All.
Yeah, I don't know.
I. I sent the email with you in it.
That ain't an intro. I probably didn't get the email.
So. Charles, how.
It's hard for me to get emails.
Show me how to do how I should do this. What do you recommend?
A fund.
Yeah. How should I do it?
I'm gonna introduce you to Lavon Idolette.
Okay.
Who is an SEC attorney.
Okay.
Who. Part of my mentorship. She created a partnership for a group of individuals that's opening a group home.
Okay. That's cool.
Based on the level of dollars and who your people are, whether they're accredited investors or not, will determine the level of funds. So you can do a SEC fund, a partnership, where that's created and people put their money together.
Right.
And different things. So I'm gonna just introduce you to her. I don't do funds. I don't like funds. I'm kind of like on my way out, but that's just me personally and my.
So I don't want to. I don't. I would. I would never personally want to do crowdfunding because we just seen a lot of crazy stuff happen. I'm good. And everybody I know that does crowdfunding, they seem to be more stressed out from the investors, so.
Oh, I know a woman that. No. So it's not bad. Like. Like, that's a. It's a dope business model. Yeah, I know a woman. I can't remember her name. African American developer. She has three multi unit properties in Birmingham. She got like one building with 80 something units, another building with 80, and one more with 40.
Okay.
She raised the money to buy them. They have an exit plan, like a value add, an exit strategy, and she does it successfully. So there are models. I love the concept. There are models. Don't. Don't think funds don't work. So she got in the game. And she'll take fifty thousand, a hundred thousand, and the returns on her fund are awesome. Her name is Sonia. I don't know her last name. I'm gonna have her on the show. I didn't. I didn't ask her yet, but.
And she should come to Birmingham for.
Your event, the conference.
Yeah.
Yeah, I gotta talk to her. We have a meeting coming up. Soon. But she lives like down the block from. So I met her in Birmingham, but we live around the corner from each other.
That's crazy.
Crazy. Yes.
That's what's up.
But yeah, funds are good. Funds are good. I just don't. I want to kind of just focus on my own projects that I have and I self fund mine. So there's no need for me to do a fun unless I do a subdivision. But I still don't think so.
The subdivision that, the 22 acres that we're working on in Kansas City, we're working with a fund. I'm not gonna drop like acronyms here, but we are working with a fund. They do get money from family businesses and it's is. I, I believe it's gonna be breaking ground at least by the end of 2025.
Cool. Will that be like a six figure track? Seven figure check for you?
I think that's gonna be an eight figure.
Eight for you?
Yeah.
Damn, that's a big figure. Shame on. I apologize. I didn't say eight. No. All I know is six and sevens.
No, I think that project.
No eight figure check yet.
That one is going to be big again. That's 22 acres. It's going to be 300 plus doors. It might, I think it might be like close to 400 doors. If I'm not mistaken. There's a hotel involved. It's a lot. And I'm not the only developer on that. So I'm co developing with another group of. I love black developers.
I love it. I love it, I love it. All right. Tell people how they can find you.
Okay.
What you have going on as far as how they can learn from you. And then after that I want to talk to you about what I'm doing in Birmingham.
Okay. Yes. So you can find me on Instagram. My name Deontay Chantel. Also journey to develop her. We have the Journey to Develop her podcast and we also have the 02 developer mentorship community and we'll be launching a all female community really soon. So look out for that.
Did not allow to talk about. You're not allowed to come on a man's podcast and promote this all female community. Listen, that's like why, why, why, why.
Women when we're so. First of all, I love working with men. I love.
Why are you doing an all female community?
Because sometimes we women go through different things and it's not just going to be about real estate. It's going to be about spirituality. It's going to be about dating. These Men out here.
You including dating in your relationship.
It's going to be. So you want to know the name of it?
Yeah. Well, kind. I don't know IO we trying to. We trying to hear this.
Listen, bottom line is it's all about development. So personal self development, spiritual development, everything. Real estate development.
Okay.
And that's my brand anyway, so me allowing men into the cohort that I have now kind of deviates from what my purpose is and what my audience is.
My audience probably provide some diversity and.
That'S why we're going to keep zero to developer. We let the women need to have a safe space. Why not?
Why not? So do men.
So you should make a man cave.
No. Oh, you know what's funny?
I made a couple, okay.
Out of a. A five day challenge and going to auctions together. So we traveled together and a couple came out of it.
Okay.
I heard. I don't know the name or anything like that, but shout out to the people that hooked up through my mentorship.
So, ladies, let me tell you something. First of all, the men was in the building at my. Some of them I ain't know. I was like, who?
You came. Why are you looking at me? I don't know. I just be there to support you. I don't be looking at.
No, we know you're not looking at no man. What I'm saying is, ladies, if you want to meet a potential spouse, go to a real estate or a wealth conference, you might find your man there. So Charles, he has his first couple in his group that met at one of his meetups. Yeah, you never know. Make sure you come in looking good, smelling good, and you never know, you might find a man.
So you're gonna have these women all dressed up, coming to let's Build Birmingham. And it ain't gonna be no none of that. You never know. Yeah, that's true. You never know.
You just never know.
All right, let's Build Birmingham. Right? So that's the conference I'm doing. I'm doing the first national conference. I'm bringing 500 people to the state of Birmingham, Alabama, to the city of Birmingham. And the concept is for me to teach them how to pick, purchase, profit, and protect their first real estate investment property.
Okay.
We're doing it centrally in the city of Birmingham. We have tons of support from the city. I'm going to not Gatekeep. I'm gonna invite the attorney who can do this, the trust, so we can protect our properties.
Okay.
I'm gonna teach them how to pick them Up. So I'm going to teach everything I know. I own probably 350 parcels of land in Birmingham alone. Right. So I'm going to teach how. I did that and teach people how they can buy. A lot of people that bought tickets already have they purchased land in Birmingham already. So I'm going to teach that. I'm inviting my developers, and these are my crew.
Okay.
My actual developers. I'm going to offer and open up and teach development. So they're going to teach the building part of it.
Okay.
Who else do I have coming? My realtors.
Okay.
So I got like three realtors. I'm bringing my realtors so that everybody on my team can completely serve the 500 people there.
Amazing.
We only have four tickets. 400 tickets available to be served. Sold. Because I am donating 100 tickets to. 100 tickets for free to residents of Birmingham.
Okay?
So if you got a Birmingham address and you actually live in Birmingham, I don't want you to feel left out. I want you to feel included for free. I'm inviting you to come to my conference and you guys can learn as well and start to build and develop in your own city where you actually live.
Great. I'll make sure my best friend is there. She lives right in Birmingham.
February 21st to the 22nd.
Okay. I think that's amazing.
So do you come in?
You already know it. I'm there.
100.
I'm there.
All right, cool. Hopefully you get that bus driver. You bring that. You bring them, too.
What bus driver?
You said you. You cool with a bus driver? Didn't, bro. Did she not say she looking for a bus? The hottest bus driver out right now. Yes or no? Is that what she said earlier?
I'm just.
Listen, I did hear something about a bus driver. Thank you. Thank you. So, yeah, bring your bus. Draw. You guys are invited. I'm. I'm all for black love.
Like, I mean, I pray that my husband locates me before your conference.
Okay.
But if he doesn't, that's okay, too.
You driving. You should take. You start taking a bus. Start taking the bus. So look, this is why you need a male perspective.
I'm get them.
Because now you get access to more bus drivers.
No, no. Thank you. Taking the bus.
Hey, look, to be honest with you, right, I'm going to give you my honest opinion about. About love and relationships.
Give me that. And then tell me. Give me some advice on dating. When it comes to, like, what do you see about me that I probably.
Should improve to prepare myself is two Very simple concepts. One, if you're really looking for love, money doesn't matter.
It doesn't matter.
Whoever has it, has. It doesn't matter. Love and money don't. It doesn't mix. It's not like the same. Right. So if you're really looking for love, what the person does doesn't matter.
It doesn't.
So that's one thing. Second, my dating advice, and this is like my real, true hardcore dating advice, for people that I care about that want to be in successful relationships, my theory or my resolution to that will, like, put people together if they wanted to be with somebody.
Okay.
Is to date one person at a time.
Of course. Yeah.
When you date multiple people. So like, let's just say people say they're dating. I feel like that ruins the opportunity for one person to really get to know a person. So you might have. You might be dating two or three good people at the same time, and none of them are going to be good for you. Good enough for you to be in a relationship because you're always comparing. So if you really just close the doors, lock in with one person and really get to know that one person and you don't have anything to compare it to, you might be dating a good man. That's marriage material for you.
Yeah.
So sometimes people could just clear their plate, do all the self healing, self awareness, whatever you got to do to be ready. Right. And then you just lock in with one person at a time. So the person could be right or wrong. But you'll see clearly because you're only looking at one person. And I think it happened for you like that.
Okay, we'll give you an update.
Brick by Brick, Date by Date with Charles Noonan. Guys, like, subscribe. What else? Oh, share this podcast because we talked about a lot.
We did.
But we made it personal because I really want you guys to see, like, the ins and outs and that regular people are making millions of dollars developing. And you guys could do it, too. I'll see you on that next episode of Brick by Brick with Charles Noonan. Deontay Chantel. Thank you. You can find her on Instagram at.
Deontay Chantel, My name podcast journey to develop her Cohort 0 to developer scrap.
The all female thing. All right, guys, I'll see you next week. Thank you.
